More than a new home IT’S A WHOLE NEW COMMUNITY AND LIFESTYLE When you’re in the market for a new place to live, it helps to remember that you’re not just buying a home, you are also becoming part of a new community. Not all neighbourhoods are created equal, and everyone has different needs and wants. Reviewing the many features and aspects of a prospective community is just as important as finding the right floorplan. So, what do you look for? Close proximity to a doctor’s office or hospital, perhaps? Nearby access to shopping, transit and schools? Definitely! But what about things such as walkability and the demographics of an area? These are essentials you’ll want to check out too. The demographics of a new neighbourhood are important to investigate before you buy. If you’re a young family with children for example,

you’re likely going to be thrilled at the prospect of having other families with children living nearby, ideally within walking distance, so ask who’s buying in the community. What to ask your new home builder by LYDIA MCNUTT So, you’ve decided to buy a new home. While you’ll be faced with dozens, if not hundreds, of choices throughout the purchasing process, perhaps the most important decision you’ll make is choosing which builder is right for you. The good news is, there are lots of great home and condo builders and developers in the Calgary area, vying for your attention. To distinguish themselves from the crowd, some builders offer financial incentives to entice buyers. Others differentiate themselves with their product. Some specialize in
highrises, while others build more intimate low- or mid-rise communities. Some have an eco-friendly agenda, while others are all about the luxury features. Ensure you’re comparing apples to apples. Be clear as to what you want and need in your new home, and then determine who can deliver. Remember that a little research goes a long way. 1. Who’s building what? Determine your area of choice, and who’s building and developing what there. Ask friends, family members and co-workers for names of reputable developers and builders they have dealt with. Nothing beats first-hand experience. You can also check with the Canadian Home Builders’ Association – Calgary Region for a list of builders in your area.
2.
What is the builder’s experience? If this is starting to sound like a job interview, then you’re on the right track. How long has the builder been in business? Who is the developer? How many homes or condos do they build each year? What kind of background and experience do they have? Ask for references, and contact them to find out if previous buyers are satisfied with the homes they purchased and the service they received.
3.
Is the builder licensed with the proper registrations required for Alberta? If they don’t take care of their own house, how can you trust them to take care of yours?
4.
Is there a show home or suite? Tour these in detail, taking note of what you like and what you don’t. Take

your time, and if you feel you don’t know enough about construction to make a decision, bring someone with you who does.
5.
Can I get a site tour? This isn’t always possible, but it’s definitely worth asking. You can tell a lot about a builder by seeing them in action.
6.
Can I see the master plan? Request this from the builder as well as the municipality. If you’re moving into a brand-new community, know that it will most likely look very different in 10 years than it does when you buy your home. What’s the future plan in terms of retail, schools and services,
public spaces and infrastructure? These can affect the value of your home – positively or negatively.
7.
Can I ask a few more questions? Ask as many questions as you can think of. There are no silly questions. Take note of the answers to review and compare at your leisure. If a builder or representative is unable or unwilling to answer your questions, buyer beware! A home is the biggest purchase you’ll make in your lifetime. It can be tempting to buy on a whim, but look before you leap. Some careful consideration on your part will help to ensure you make a wise move that will enhance your lifestyle today, and make a great investment for your future.

Calgary new-home buyers’ guide by CODY BATTERSHILL Are you thinking about buying a new home in Calgary some time soon? Whether you’re building from the ground up or are buying an existing residence, you’ll want to make sure that you choose the right house and end up 100 per cent satisfied with your purchase. So, how do you know if the house you’re considering is good for you? Here are steps you can take to ensure that you end up choosing the right one. 1. BUILDING A NEW HOUSE The starting point when building from the ground up is lot choice. There are three main things you need to know about your lot: Price, lot coverage and what (if any) architectural controls there are in place. A lot with wider dimensions and away from a main highway is likely to cost more than a narrower one with a sound-barrier as its back fence, for example. A bigger lot may be ideal if you’re looking for more backyard space for the kids or to entertain guests. It also may give you more options when it comes to floorplans. Lot coverage is determined by

the lot developer (usually a different company than the home builder) and dictates how long and wide your home can be. New suburban home builders typically have pre-existing builds which already comply with the lot coverage for a specified lot. Keep in mind that the allowable length and width can restrict which floorplans there are to choose from, as some of these require the homes dimensions to be expanded. Architectural controls are a set of rules made by the developer that determine the design details of new homes. Some examples include the type of exterior, allowable colours, type of roofs and architectural style all together. New home builders will be familiar with all architectural controls in new suburban communities and provide several design options if you choose to build from the ground up. It’s important you choose a community with architectural controls that you like! 2. SELECTING FROM FLOORPLANS Some new-home buyers prefer to browse floorplans before considering the lot. Builders always have a vast
selection of plans to choose from; it’s important that you take your time and really consider what features will fit your lifestyle best – not just now, but in two, five and even 10 years down the road. Some important questions to ask: • How long do you plan to stay in your home? • Do you plan on having kids in the future? • Do you plan on having pets in the future? • Do you enjoy entertaining guests on a regular basis? • Do you like to play sports such as billiards or darts at home? Answering these questions and any others you can think of will help guide you to picking a space that has the size necessary to grow into and layout that’s compatible with your life. The amount of additional rooms and other functional spaces you end up getting will also affect your resale value down the road. look of the home. I recommend you determine what inside features you want first before considering exterior aesthetics, as the living space is much more important. New home builders will typically have a few show suites to give you an idea of the floorplan and interior features. Make sure to visit them all as well as many inventory homes if possible. If the floorplan you’re considering is different from the showhome, try to imagine what the space would look like. 3. 4. STORAGE OPTIONS Once again, make sure to visit as many model homes from the home builder as possible. Not just one or two, but as many as you can! Home builders typically add a ton of upgrades to showhomes which are chosen based on past demographics for that particular market. Visiting all the model homes available will give you an idea of how upgrades look in actual spaces and can help you determine exactly which ones you want in your home. Ask for a feature sheet that outlines which ones are add-ons and keep track of any you do like for further consideration later on. There are a number of online resources that can help you determine which look you want in your home. Pinterest and Houzz are two websites that offer inspiring photographs of

Last, but not least, is to enlist the services of a real estate agent who has extensive experience in helping people buy new homes from builders. At the end of the day, the home builders’ representatives work for the company, not for you, therefore, its best to have a third-party representative with you when visiting the sales centre or show suite. An experienced real estate agent will have your best interests at heart and help guide you through every step of the way, not to mention that they are paid by the home builder for their services – not by you! The Town of Okotoks keeps getting it right.
Steeped in history and surrounded by natural beauty, it offers a simpler, small town lifestyle only minutes from all the big city amenities Calgary has to offer. It’s what drew developer Anthem United to Okotoks more than two decades ago. First with its popular Crystal Ridge development, followed by the impressive environmentally sustainable Drake Landing and now their latest development, D’ARCY. “D’ARCY has been one of our most highly anticipated communities in Okotoks,” says Steve LePan, development manager for Anthem United. “The location and stunning views make for a natural amphitheatre overlooking the Sheep River Valley and beyond to the Rocky Mountains, so we’re very excited about creating this distinctive community. With breaktaking views and sprawling green spaces, D’ARCY will eventually be home to 6,000 residents. “The community design is focused on developing connections between the people, the amenities and the great outdoors,” LePan says. “With planned school sites, retail and commercial uses and a golf course just a 9-iron away, D’ARCY is a complete community in every way.” Ensuring residents have access to amenities early on was key to fostering the community. Which, is why a park in phase 1 was completed to connect residents with each other and with D’ARCY. The community will provide a product for almost every buyer. From starter homes, villas and townhomes up to front drive garages and estate homes overlooking the golf course. “It’s a comprehensive, multi-generational community that connects residents to each other and their environment,” he adds. Phase 1 targets affordability by offering single family homes on a lane with optional rear detached garage on 30to 34-ft. lots, and paired homes on a lane with optional rear detached garage on 25- to 27-ft. lots; home styles are exclusive to D’ARCY in Okotoks. The paired homes are being crafted by Morrison Homes and priced from the $330,000s. They have been so popular that Morrison only has one lot left in this phase. More paired homes are available for pre-sale in phase 2. Morrison will also build villas from the $500,000s in the upcoming phase. Meanwhile Pacesetter by Sterling Homes and Trico Homes are building laned homes priced from the $370,000s and there are two showhomes from each builder, which opened in the spring. “There is growing demand for this type of product in Okotoks and these homes will appeal to first-time buyers from Okotoks or those looking to sett down roots with a partner,” LePan says. “We also see these homes appealing

choice, the families moving into town may be looking to upgrade to a new home and downsizing couples moving from within Okotoks.” Buyers will be pleased to see an expansion of the housing mix this fall with Pacesetter by Sterling Homes and Trico Homes adding front drive homes with two new showhomes (one each) opening on September 29th, while the Partners Development Group will be selling street-oriented townhomes this fall. Of course, residents are only a few minutes’ drive from an abundance of shops, services, eateries, boutiques, groceries and recreational amenities already established in Okotoks. Overcoming mortgage affordability hurdles by ALYSSA FURTADO Over the last several years, it’s become harder and harder to afford a mortgage in Canada. Housing prices have gone up substantially in major markets. And even in places where real estate has begun to cool off, prices are still more than double what they were 10 years ago. To address the massive run-up in prices, governments took steps to protect against a crash. Among the measures were several waves of new rules that made it harder to qualify for a mortgage. The theory is that those who do qualify will have wiggle room in their budgets for when interest rates go up. These protective measures may be for the greater good, but for homebuyers in Canada, it’s never been harder to afford a mortgage. Fortunately, it’s not an impossible task and there are ways to overcome some of the biggest hurdles to affording a mortgage. MORTGAGE AFFORDABILITY: THE MAGIC FORMULA
To determine whether you can afford or qualify for a mortgage, lenders use a simple formula called your debt service ratio. 56 New Communities | Fall 2018
Your debt service ratio is your income divided by all of your housing costs. The total cost of your mortgage (principal and interest), property tax, heating and 50 per cent of condo fees can be no more than 39 per cent of your pre-tax income. This is known as your gross debt service ratio. A separate calculation, your total debt service ratio, adds your other debts, such as credit cards and car loans, to the equation. Your housing costs plus all other debt can be no more than 44 per cent of your income. These formulae contain the biggest hurdles Canadians have when it comes to affording a mortgage. Let’s look at a key one: INCOME Your mortgage affordability is a percentage of your income, so making more money should equal approval for a bigger mortgage. But if making more money were easy, we all would have done it by now. Assuming you can’t go to your boss and demand a massive raise, there are two ways to increase your
income: Taking on a side hustle or becoming a landlord. A side hustle is a part-time gig you do in addition to your normal job. You could work retail on weekends, start freelancing or start a business. Selfemployment income is harder to get credit for on a mortgage application than full-time work, but it may help your case. The other option is to look for a property with a second unit you can rent out. If the second unit is already tenanted when you buy the home, you can usually count half the rent as income for your mortgage application. There are lots of extra rules when you’re using rental income to qualify for a mortgage, so make sure your realtor and mortgage broker are on the same page about your expectations.

Protecting your investment by JASON ELDRIDGE Whether you have just recently purchased a home, or you are looking for your future property, for most people, having house insurance in place and installing a home security system are usually the only protections they arrange. Granted, if you have a mortgage, you don’t have a lot of choice in the matter, as house/fire insurance is mandatory, and while many home security systems offer peace of mind against theft, fire, carbon monoxide and flooding, they also help reduce your home insurance premiums. When it comes to purchasing a home, we are bombarded with making what seems like endless decisions. Just when you think homeownership is in sight, you are asked by your mortgage broker if you have considered taking life or disability insurance. At this stage, many people are prone to waiving any type of coverage due to the additional cost it will incur… but is this the right decision? Let me start off by saying that I am not an insurance sales representative, nor am I licensed 58 New Communities | Fall 2018
to sell insurance. However, I am mandated by RECA (Real Estate Council Of Alberta) and AMBA (Alberta Mortgage Brokers Association) to present clients with the most basic protection options for their mortgage. Having a financial planning background, I feel this is a value-added service that I can offer. If a client does wish to look at any of these options, I then complete a basic application with them and forward it to an insurance company. A licensed insurance professional then contacts the client to continue the process. So why does one need insurance for a mortgage? The simple answer is to protect you and your family as well as your asset. There are life-changing events that can result in clients losing their homes due to a significant reduction in income, not allowing mortgage payments to take place, and resulting in either being forced to sell their home, or worse, the bank forecloses on their property. In the event that a death should occur, it would be nice to know you have an insurance policy in place to
either pay out the remaining balance of your mortgage, or a term policy that provides the beneficiary with a lump sum payment they may use to either manage the mortgage payments or pay off the mortgage in its entirety. Imagine that you get injured in a freak accident, and it doesn’t allow you to work and earn your regular income. For many folks, their employer offers short-term or long-term disability insurance. On the surface, this sounds encouraging. The problem is, with many disability policies, you only get a percentage of your income while you are recovering. So the question is… Can you meet all of your financial obligations if you are receiving anything less than 100 per cent of your regular income?
