Edmonton 2021 “Industry, integrity, progress.” Those are the words that Edmonton lives by and are found in the city’s coat of arms. It can also be used to describe the local new home industry that continues to forge ahead despite the difficulties of the previous year, as they continue to build top quality, innovative and stylish homes that a world-class city need. Those words were certainly put to the test this year. With all the changes happening in the market in the past 12 months, getting some insight on what to expect throughout the homebuying journey over the next year would certainly offer some peace of mind. This is where the Edmonton Builder & Developer Annual comes in. It shines a light on just how progressive, innovative and resilient the local new home industry is, and we want to take the time to celebrate them here. At the same time, we wanted to give our readers

Breaking down the Awards of Excellence by LAURA BRUNO

Have you noticed the CHBA-Edmonton Region Awards of Excellence logo around the City? Do you visit the award winning Builders’ show homes? Do you wonder how they became Awards of Excellence winners? It’s actually quite the process to go from entrant to winner, here’s an inside look at the road to winning. First, CHBA – Edmonton Region members submit entries into one of the more than 60 available award categories. There are categories for single family, multifamily and infill housing, community development, renovation, trades, suppliers and more. Once submissions close, the homes entered go through a cost review process. This process includes a thorough review of each submission by industry experts who are intimately familiar with building costs to ensure each submission is in the correct price category. Once cost review is complete, all the submissions move on to be officially judged. Our judges are made up of volunteers from across Canada who work in the residential construction industry. This army of judges look at the entries, giving scores for floor plans, price, special features, design appeal, and more depending on the category. There are also special Builder of the Year categories. To become Builder of the Year, members accumulate points for every category that they are a finalist in. The better their finalist position, the more points they are awarded. One of the most interesting parts of Builder of the Year is that customers also have a hand in choosing 10

who wins. Builders also receive points based on how they perform in customer satisfaction surveys that are collected after the first and thirteenth months of a home purchase, so don’t forget to fill those out! These points combined with points from awards are added together to determine the Small Volume, Large Volume and Multi Family Builders of the Year. Next time you see the Awards of Excellence logo, know that there’s months of work on submissions, review and an army of industry volunteers who contribute to crowning the ultimate winner. The Canadian Home Builders’ Association – Edmonton Region is a not-for-profit, volunteer driven organization that has fostered a community for the residential construction industry supporting more than 450 member companies through advocacy, education and recognition.

Village at Griesbach is one of the most beautiful communities in Alberta, and it has been voted the best community in the Edmonton area 10 times! The parade also featured a show home by Impact Homes, but it was recently sold to a lucky new community member! Visitors are welcome to drop by as all the sales centres have moved back to regular hours. Just be sure to follow AHS recommendations and wear a mask! The opening of a new showhome parade is part of the exciting growth the community is constantly experiencing. As new stages are introduced, new homes are built, and with it comes new community members who bring life and excitement to the

wonderful community. Community members work together to put on great events and activities, build new playgrounds for their children to enjoy, and participate in the community gardens! The community gardens are a fantastic amenity members of the community can book to participate in. Reserve a lot of land in the community gardens and you will have access to 12

all the gardening supplies you could need to help your crop flourish. Plant fruits and vegetables, bond with other like-minded people, and add even more gorgeous flora to the community! The community also features over five kilometres of walking trails around all the different lakes and monuments. Not only is it a beautiful walk, but you can get a great workout in! The walking paths offer enough distance for a great trek, and there’s also a number of hills to get your cardio in!

Central Hill Park is at the peak of Central Hill, a 90 foot summit in the centre of the community. Milestone Builder Group: winning awards, hearts and minds

2020 was a year unlike any, to say the least, and not many will look back on it with fond memories. But at Milestone Builder Group, the past year was a testament to its fortitude, resiliency and strength in overcoming long odds. In many ways, they mirror exactly how the Edmonton new home industry -and the city itself – is winning through adversity. For one thing, Milestone achieved in 2020 the rarest of trifectas in the homebuilding industry, winning the top builder awards in the national, provincial and local levels in the same year. The majority of our homes are in the $450,000 range.” Marcson Homes and Park Royal Homes build in 10 of Edmonton’s most popular residential communities and produce between 100 to 150 homes a year. “Our numbers may be affected by the pandemic this year, but curiously enough, we have been enjoying strong sales through the shutdown,” Wilson says. But anywhere they build, the mission remains the same: To be Edmonton’s most respected and preferred builder group, who maintains the best resale value, by exceeding customer expectations and taking pride in what we do. “Our homes have become known for their distinctive look and uniquely crafted designs. Do you see any growth in the industry next year? Is there a particular sector (single family, row homes, etc) where you can see growth?

Industry-wide, I suspect things will remain relatively flat over the next year though we would not be surprised to see a decline in overall activity. Members have indicated most of the demand has been for single-family, semi-detached and row housing with a degree of declining demand in the condo market (mid to high rise buildings). What are the factors do you think that will affect the decision to buy a new home next year?

What are the biggest challenges the Alberta new home industry face in 2021?

Like most industries a significant amount of uncertainty remains. The industry has weathered the COVID storm over the past 8 months better than we had initially anticipated. Part of the reason for this was increased consumer demand and the second was an industry-wide commitment to enhanced safety protocols that allowed construction to be designated as an essential service. Moving into next year, I think the level of consumer demand is completely unknown and will depend on if immigration resumes and how quickly the economy recovers. In my discussions with a number of builders and developers, they are carefully assessing their inventories and planning quite cautiously for 2021. How can the BILD Alberta help builders/developers in overcoming these challenges?

At this stage our focus is on getting government to further remove regulatory barriers that are

What would be the strategy for growth this year? Offering new home designs, keeping prices low, new promotional campaigns? What do you see is your biggest advantage?

This year we have taken a multi-pronged approach to our overall strategy. Over the past few years we have made a concerted effort to implement our land acquisition strategy, in conjunction with our key development partners, which we feel is essential in fulfilling our growth strategy. Our major considerations include ensuring we are in product lines that are well aligned with Coventry’s overall value proposition and that we are working with the right development partners. We have a strong product offering where we have focused on five home types and focus our energies exclusively on these service offerings. When I think of what Coventry’s biggest advantage is, it is two-fold. Firstly, we have a wide product offering that can take our homeowners from their first home and beyond. Secondly, we have “said goodbye to cookie cutter” to offer our clients flexible home building experience. Whereas many builders may shy away from customization, at Coventry, we welcome it. Do you see any new design trends in homes this year? Is the multi-generational design trend of homes going to continue? Are you seeing any new design trends like more emphasis on study areas and home offices?

This year has been full of changes, and design style is no exception. I would say this year, more than any other, we are seeing an increase in multigenerational living spaces. Garden suites, separate basement suites and main floor bedroom options are in high demand. Tech spaces and home offices are something that we are also seeing more of and suspect this preference will continue in the coming years. In general spaces within the home are becoming more multi-purpose than ever before.

What would be your advice to prospective new home buyers in these times? Is there anything they should be aware of before building a new home?

Advice that I would give to a new home buyer in these times would be to focus on the importance of being an active participant in their home building journey. No doubt the amount of work that goes in to building a new home can be overwhelming, but take the time to ensure that you select a builder who will best service your needs, that you can have open lines of communications with, and that you have complete confidence in. Where do you think new home prices are headed this year? What are the factors that might affect the decision to buy a new home in 2021?

With the continued challenges imposed by the Covid-19 pandemic, we have seen pricing pressures on material, lumber for example, that have caused the price of homes to increase this past quarter. The pandemic also limited the amount of new land that came on in 2020; as such, builder supply has decreased while client demand has gone up. I think all of these factors will play a role in a marginal increase in new home prices. There are a few key factors that may affect people’s decisions to buy a home in 2021. Firstly, we are experiencing historically low interest rates. All signs are pointing to rates staying at these levels, or close too, for 2021 and can have a major benefit to clients’ purchasing power. Like many industries, the new home industry was uncertain of the extent of impact that the pandemic would have. Notwithstanding some major difficulties, a major take away is how resilient the Edmonton marketplace is. When comparing Edmonton to other major cities we have some, if not the most, affordable home prices in the country.

As we move into 2021, Excel Homes is looking forward to some exciting new projects. We are expanding into new areas, which will be launching throughout the year. In addition to that, our team has been working hard to design and create some beautiful new models that will be released in the spring. We also have a brand-new website that is going to be translated into 5 languages this spring to better help our customers shop for a new home. Furthermore, we continue to work with our trade partners to get the best price possible for our customers. Do you see any new design trends in homes this year? Is the multi-generational design trend of homes going to continue? Are you seeing any new design trends like more emphasis on study areas and home offices?

There are a few new trends that we noticed this year that are getting increasingly popular. One of which is the addition of a upper loft on a home.

This addition gives growing families extra room and space to live and play. Most lofts include a bedroom, full bathroom and bonus room area. Another trend we have noticed is multigenerational living, where families of different generations are all living together. As a result, having flexibility in the model floorplan is key – whether you want a side entry, or perhaps a bedroom on the main floor, a finished basement or even a loft. Wherever you need the space, we can make it work for you. Lastly, we have seen an increase in the need for at home offices or a separate quiet work area for those that are working from home. Flex rooms on the main floor are becoming increasingly more popular for this reason. What would be your advice to prospective new home buyers in these times? Is there anything they should be aware of before building a new home?

As a new home buyer, there’s a few things to consider right now before making a purchase. Firstly, it is important to note that building times have been disrupted and are taking a little longer than usual due to material availability and worker restrictions from COVID-19. If you are wishing for a home with a faster possession, we recommend looking at Quick Possessions offered by builders for a quicker move in date. Excel Homes recommends that customers put together a wish list of things that they would like in their new home and prioritize them from most important to least important. Where do you think new home prices are headed this year? What are the factors that might affect the decision to buy a new home in 2021?

It’s hard to say where new home pricing is headed next year; there are so many unknown variables that make it difficult to predict. This past year we saw quite a bit of fluctuation in pricing caused by the market, the global pandemic and by material cost increases such as lumber. As we head into 2021, we are hopeful that pricing will begin to stabilize. Material costs are beginning to soften, which has already helped pricing come down and will continue to do so into next year. In addition to that, we are hopeful that with the release of a new vaccine it will also help to lower the curve and provide further stability in the new home market and help normalize pricing.

We will continue be market leaders in innovation and home design while focusing on providing exceptional value and industry leading customer service. Are you seeing any new design trends like more emphasis on study areas and home offices?

The home has never been more important to people. The trend for convertible flex rooms, smaller multiple home offices, home gyms and functional and affordable outdoor living spaces will continue. A demand for secondary suites will continue as multi generational living increases and affordability remains an issue. What would be your advice to prospective new home buyers in these times? Is there anything they should be aware of before building a new home?

There is no better time to purchase than right now. With inventory levels declining, product is selling faster which means less choice and higher prices. With interest rates so low, consumer buying power is increasing which means now is the time to focus more on design, functionality and value and less on price alone.

Where do you think new home prices are headed this year? What are the factors that might affect the decision to buy a new home in 2021?

There will be continual upward pressure on house prices in 2021. Cost pressures such as commodity pricing and product manufacturing constraints will continue through 2021 adding to increased home prices. Inventory levels will continue declining through 2021 which should also add to increasing new home prices. The good news is interest rates are at an all time low and should continue through 2021.

The biggest differentiator from one builder to another, lies in their portfolio of plans, as well as the actual building specifications used in their base price. Over the last few years, as evidenced by the unprecedented number of house design awards Milestone Builders have won, we believe we have that first piece of the puzzle locked in. Subsequently we have worked with our trades and suppliers on eliminating all waste out of the building process, allowing us to go to market at a value that is better now than it ever has been in decades. Do you see any new design trends in homes this year? Is the multi-generational design trend of homes going to continue? Are you seeing any new design trends like more emphasis on study areas and home offices?

Both multi-generational homes and rental suites will continue to grow in popularity. We have a huge increase in the percentage of buyers looking to “buy up” by means of offsetting their mortgage

payments with rental income. While home offices have obviously become a highlight, we have seen a return to the demand for good old fashioned single family homes! Recent experiences with quarantining has brought forth a resurged importance of having ones own private yard where one can let the kids go outside and play, or enjoy the outdoors on their own. What would be your advice to prospective new home buyers in these times? Is there anything they should be aware of before building a new home?

My advice to buyers would be two-fold. One would be to be open and transparent with your builder representative with not just how much you want to pay, but rather shift to how you will be living in your new home, and the long term priorities you will have living there. That will allow the experience of the builder to bring options and choices to the table that you may not have even considered. Secondly, I would take a look not just at what is present in the Showhome’s, but focus primarily on reviewing the specifications document. This is what you will get included in the base price of your home, and will avoid any unmet expectations. Where do you think new home prices are headed this year? What are the factors that might affect the decision to buy a new home in 2021?

Regardless of what is going on in the economy, our house prices in Edmonton are already considered the most affordable of any other major Canadian city. Recently we have experienced events such as lumber shortages, which has driven up the commodity prices of lumber to the tune of 10-$15,000 per house. Those homes will be the ones on the market in the spring, so we will see the price of the same home going up year over year. If the average prices don’t rise, it will be because people are buying smaller or lower spec’d homes that will bring down the average. Interest rates were already at historical lows, and that opportunity is expected to remain for the first part of 2021, unless things really kick into gear in other markets like Vancouver and Toronto in which case we might also see a small rise in rates.

How do you plan to grow this year? Where are you focusing your energies this year? Why?

This past year was very challenging for growth and was difficult to predict the strength of the new home market due to the pandemic. Our original intent for 2020 was to proceed with a much more robust development program than we ended up with. Early on in the pandemic we recognized the need to adapt our business plan by scaling back development based on our revised lot sales projections for the year. We were pleasantly surprised with the strength of market, which outperformed our expectations, and are now in a position where demand for new homes is balanced with our inventory of lots. Much of our energy this past year was focussed on minimizing our capital investment, reducing overhead costs, and updating our future plans so we are ready to move forward when the market improves. What are the biggest challenges facing the industry in 2021 in Edmonton? And how do you plan to cope with them?

We are living in uncertain times and there is much worry about the future of the local, provincial and national economies, and the potential impacts on regions like Edmonton. As a result, my biggest fear is that there will be less grant funding available from senior levels of government and that municipalities will be tempted to download new costs to the home building and land development industries. Additional challenges include the potential for increased costs due to interruptions in the supply chain such as trade tariffs, transportation problems, and manufacturing shut downs due to the pandemic. The concern is that all of these costs are ultimately passed on the new homebuyer, which reduces housing affordability throughout the region. Now, more than ever, our industry needs to be recognized by municipalities as partners in community building, and that we need to work together to address these issues. In the meantime, we will be monitoring market conditions and building only enough housing to meet demand. Where do you think demand will be coming from this year? What factors will affect the decision to buy a new home?

Although there are always challenges for development, there is still hope for the future. I am encouraged by the fact that Edmonton hasn’t had less than 2000 annual housing starts going back to the 1960’s when our population was much lower. Now that we have grown to be one Canada’s largest metropolitan regions, we have developed a local economy that is large enough to generate its own natural growth in new neighbourhoods. There is also hope on the horizon with the promise of a vaccine for Covid-19, which will generate a rebound in the economy, leading to reductions in unemployment rates and an increase in international and interprovincial migration into the area. Historically low interest rates in the short to medium term will also help to drive new home sales. What is your advantage, why would people want to live in your communities?

He had learned the fine art of furniture making in his native Italy, and after immigrating to Canada in the early 1960s, he gained experience in all areas of home building. A friend was so impressed that he asked Sergio to build a home for him. Word soon got out, and Sergio ended the year with seven more homes under his belt. Being a small volume builder – they build between five to 10 homes annually - allows Pompei to focus on the customer and quickly and efficiently make changes as needed. One way of making sure the client’s home is exactly what they want is by using state-of-the-art 3D computer-aided visualization technology. Clients are able to design and see their homes unfold in front of their eyes. With full colour renderings, the clients can visualize the layout and see the home from multiple angles, just like they would if the house existed in more than a drawing. The program also allows the flexibility to experiment with different colours and products right down to how they want the fireplace to be detailed. “It’s a great tool because our clients can visualize their dream home before it’s built. It’s very detailed and allows us to fine tune,” explains Dario. “It also allows us to see any potential mistakes and rectify them. There are no surprises for the customer.” Keeping up with technology isn’t limited to the design stage. Pompei also keeps up with the latest green technology in home building. They search out the green options that are cost effective and add value to the home and the client can choose to incorporate them into the home.

It’s hard to pinpoint what I start with when I design a $2.2 million dollar dream home, but I can say with assurance that it always has a defined personality. I also prefer to connect the outside to the inside in both color palette and style genre, then every element of that home will fit within the boundaries of that style. To create tension and excitement, I often mix style genres, like in this home, where I paired renaissance art with contemporary art, and leaned more modern with my chandeliers and light fixtures, but kept the millwork traditional. This particular home was put together with Old English Tudor stylings and designs. I pushed the main and second floors into classic traditional, but the basement “mancave” has a rock n’ roll vibe to it. Complete with Nano Window Wall, Roche Bobois inspired sectional, cool matte gun metal black pool table and gold gilded portraits of great rock n roll icons like Robert Plant and Mick Jagger, who happen to be modern English. nexthome.ca
