What are new-home buyers looking for in the closing months of this year and into 2021? What do you want? We’d really like to know. It’s already September, and you can sense things are changing. People seem to be growing… anxious might be too strong a word, but perhaps restless… that the warm months are coming to an end, and they’re keen on making the best of these shortening days. At the same time, we’re trying to navigate stage three of the economy reopening, safely and productively, while businesses search for ways to pivot and find their own comfort level in the new normal. Indeed, there is a ton of questions, but the positive energy is growing. When it comes to homebuying, too, some uncertainty remains. Not so much about GTA housing itself; there’s plenty of evidence to show the buying appetite is there, and the strong market performance is undeniable. But the pandemic has some prospective homebuyers wondering. Where and what should I buy? In Toronto, elsewhere in the 416 or in the 905 – or even outside 905? From which builder? Should I buy now or wait until spring? What do I need to do to make sure my finances are in order? Should I buy close to transit? Eglinton crosstown nEws Last month, the Ontario government announced it is extending tunneling work on the Eglinton Crosstown westwards towards Etobicoke and into Mississauga, and opened a Request for Proposals to advance the project. Premier Doug Ford says the province is working with the Greater Toronto Airport Authority for a connection to Pearson Airport and that Eglinton Avenue would not be closed during the work.

GTA NEW HOME MARKET SEES STRONG SALES IN JULY The GTA new home market just saw the strongest July for new home sales since 2007, according to the Building Industry and Land Development Association (BILD). A total of 3,544 new homes was sold in July, up 36 per cent from July 2019 and 40 per cent above the 10-year average, according to Altus Group, BILD’s official source for new home market intelligence. Sales of new single-family homes, including detached, linked, and semi-detached houses and townhouses (excluding stacked townhouses), with 1,553 units sold, were up 187 per cent from last July and 78 per cent above the 10-year average. It was the highest July since 2009 for new single-family home sales. Sales of new condominium units, including in low-, mediumand highrise buildings, stacked townhouses and loft units, also picked up in July after three months of slower activity. With 1,991 units sold, condominium sales were four per

cent below July 2019, but 19 per cent above the 10-year average. “The strong demand for new homes we saw in July is heartening but not surprising,” says David Wilkes, BILD president and CEO. “Even as our region makes its way through recovery, it continues to be a very desirable place to live and work. The provincial government, with its Housing Supply Action Plan, has put in place a number of changes to help address our generational

housing supply shortage. It’s time for municipalities to work with our industry to implement these changes for the benefit of the families who want to call GTA home and as a much-needed boost for our economy.” The benchmark price for new condo units in July was $993,811, up 18.5 per cent over the last 12 months. The benchmark price for new single-family homes was $1.18 million, which was up 8.3 per cent over the last 12 months.

GTA RESALE SALES JUMP 40 PER CENT IN AUGUST Resale home sales in the GTA continued with a record result for the month, jumping 40.3 per cent over August 2019 to 10,775 sales, according to the Toronto Regional Real Estate Board (TRREB). Sales were up on a year-overyear basis for all major home types, both in the Toronto and surrounding GTA regions, driven largely by the lowrise market segment, including detached and semi-detached houses and townhouses. Condominium unit sales were up on an annual basis for the second straight month, but to a lesser degree. “Increased demand for ownership 18  HOMES Magazine  |   SEPT. 26–OCT. 24, 2020

housing has been based on improving economic conditions, in terms of monthly GDP growth and job creation, and the continuation of very low borrowing costs,” says TRREB President Lisa Patel. “In addition, fewer households have chosen to go on vacation as a result of COVID-19 and instead have remained in the GTA and been active in the housing market, satisfying pent-up demand from the spring.” “Generally speaking, market conditions remained very tight in the GTA resale market in August,” adds Jason Mercer, TRREB’s chief market analyst. “Competition between buyers

was especially strong for lowrise home types, leading to robust annual rates of price growth. However, with growth in condominium apartment listings well-outstripping condo sales growth, condo market conditions were comparatively more balanced, which was reflected in a slower pace of price growth in that segment.” The overall average selling price was up by 20.1 per cent to $951,404 in August, compared to the same month last year. Annual detached and semi-detached sales growth was stronger in comparatively moreexpensive Toronto, compared to the surrounding GTA regions.

ONTARIO HOUSING MARKETS TO LEAD CANADA HEADING INTO 2021 Housing markets across Canada are expected to remain active for the remainder of 2020 due to pent-up demand and low inventory levels – with price growth in Ontario leading the way, according to a new report from ReMax Canada. The ReMax Fall Market Outlook Report forecasts the average sale price in Canada could increase by 4.6 per cent during the remainder of the year, compared to the 3.7 per cent increase that was predicted in late 2019. The pandemic has prompted many Canadians to reassess their living situations. According to a survey conducted by Leger on behalf of ReMax, 32 per cent of Canadians no longer want to live in large urban centres, and instead would opt for rural or suburban communities. This trend is stronger among Canadians under the age of 55. “The classically hot spring market that was pushed to the summer months due to the COVID-19 pandemic created a surprisingly strong market across Canada and across all market segments,” says Christopher Alexander, executive vice-president and regional director, ReMax of Ontario-Atlantic Canada. “Looking ahead, government financial aid programs may be coming to an end in September, which could potentially impact future activity. However, the pent-up demand and low inventory dynamic may keep prices steady and bolster activity for the remainder of 2020. Overall, we are very confident in the long-term durability of the market.” Not only are Canadians more motivated to leave cities, but changes in work and life dynamics have also

shifted their needs and wants for their homes. According to the survey, 44 per cent of Canadians would like a home with more space for personal amenities, such as a pool, balcony or a large yard. ONTARIO HOUSING MARKET

With Ontario one of the provinces hit hardest by the pandemic, markets such as Niagara, Mississauga and Kitchener-Waterloo experienced significant drops in activity, but bounced back aggressively in June as economies began to reopen. Toronto continues to be a sellers’ market, with low listing inventory and high demand. An uptick in new listings is anticipated for fall, now that buyers and sellers are more comfortable engaging in the housing market. ReMax estimates a five-per-cent increase in average residential sale price in Toronto for the remainder of the year, with the potential for modest price increases of up to six per cent in regions such as Hamilton, Brampton and London. LUXURY MARKET THRIVING

Canada’s overall luxury market has remained strong throughout the pandemic, with market conditions unchanged from the beginning of the year in most regions. The luxury segment in Toronto is considered balanced, with Vancouver pushing into a sellers’ market. Vancouver is beginning to see more interest from move-up buyers instead of the foreign buyers who drove demand in Vancouver’s luxury market prior to COVID-19. This was likely due to travel restrictions brought on by the pandemic. In Toronto, activity was slower than usual this spring as

HOW WILL THE NEW ‘STRESS TEST’ HELP CANADIAN BORROWERS?

In January 2018, the OFSI mortgage stress test (B-20) was introduced to test a homebuyer’s ability to afford their property in the event of an interest rate increase. Before then, the stress test existed only for highratio mortgages – anyone borrowing more than 80 per cent. However, the new B-20 rules made the stress test applicable to all mortgages in Canada. Under this stress test, Canadians are no longer qualifying for the value of the home they are purchasing, but instead, the greater of the Bank of Canada’s (BoC) five-year rate or the rate offered by their mortgage lender, plus two per cent. Consequently, this made the new process of qualifying for a mortgage a lot tougher, especially for first-time buyers. Back in June 2018, the benchmark qualifying rate for the stress test was 5.34 per cent. After three rate drops from the BoC this year, it now sits at 4.79 per cent. This significant drop from 2018 has increased the overall home affordability of Canadian borrowers and thus made the stress test a little easier. WHY DOES THE RATE DROP HELP WITH AFFORDABILITY?

A major pain point with the previous stress test was that its strict guidelines made affordability more difficult for borrowers. With the qualifying rate lowered to 4.79 per cent, this increases the amount of money homeowners and buyers can borrow and also expand their horizons in terms of what they can purchase.

For example, let’s say a young couple is looking to buy their first home. Their household income is $124,000 and they’re willing to make a down payment of five per cent on a $523,000 home. Under the previous stress test, this couple could get approved for a mortgage of $516,724. However, today they could get approved for a mortgage of $543,400 on a $550,000 home. From June 2018 to now, their home affordability increased by $27,000. HOW WILL THIS HELP CANADIAN BUYERS AND HOMEOWNERS?

When the stress test was first put in place, many first-time buyers were impacted, as it reduced their home affordability. With the qualifying rate lowered to 4.79 per cent, the marketplace is much more inviting for those who have been anticipating the opportunity to purchase their first home. For those who want to renew or switch their mortgage, the new stress test gives them more opportunity to explore better options outside of their current lender. Under the previous test, many homeowners looking to renew their mortgage could do so only with their existing lender as they wouldn’t be subject to the stress test. Today, this process is a lot more flexible and lenient to homeowners interested in shopping different lenders for a better mortgage. For individuals looking to refinance, the new stress test rate is positive, as it increases their overall affordability and the total amount they can borrow on top of their current mortgage. The consistent rate drops over the last six months are a direct response to the recent pandemic and the federal government’s efforts to

stimulate the Canadian marketplace. With the stress test rate lowered, there’s been a clear spike in buying activity across Canada. GTA RESALE GROWTH HITS RECORD IN AUGUST

A strong rebound in the Greater Toronto Area resale market continued in August, with sales jumping a record 40.3 per cent compared to August 2019. Most notably, sales were up on a year-over-year basis for all major home types, in both Toronto and surrounding GTA regions. Notably, lowrise market segments, including detached and semi-detached houses and townhouses, were the drivers of this growth. The number of new listings during the month and active listings at the end of the August 2020 both were up on a year-over-year basis. GTA realtors reported 18,491 new listings, up by 56.8 per cent. Although new listings were up strongly for all home types, growth in new condominium unit listings far outstripped growth in the other market segments. In terms of selling prices, competition between buyers increased in many segments in the GTA, fueling further acceleration in year-over-year price growth. The overall average selling price in August was $951,404, up by 20.1 per cent compared to last year. PENT-UP DEMAND

Before the onset of COVID-19, there was a great deal of demand in the market. With the slowdown in activity over the spring at the height of the pandemic, pent-up demand increased in the summer months. Increased demand is based on improving economic conditions, including monthly GDP growth and job creation, and the continuation of very low borrowing costs. In addition, fewer households have chosen to go on vacation as a result of COVID-19 and instead have remained in the GTA and been active in the housing market. Overall, market conditions remained tight in August. Competition between buyers was especially strong for lowrise home types, leading to robust price growth. However, with growth in condominium listings welloutstripping sales growth, condo market conditions were comparatively more balanced, reflected in a slower pace of price growth. 30  HOMES Magazine  |   SEPT. 26–OCT. 24, 2020

For those in the field, becoming chief planner of the City of Toronto has to be one of the most desired gigs in all of Canada. But heading up the planning department of the largest city in the country, indeed, one of the fastest growing in the world, is no cushy assignment. Managing growth, housing development, transit and cycling infrastructure… the list of tasks is endless and the critics plentiful and often harsh. And in a COVID world, everything is that much more complicated. Gregg Lintern, chief planner for Toronto, opens up about his vision for the city, his department, and the challenges of the development approvals process. 32  HOMES Magazine  |   SEPT. 26–OCT. 24, 2020

You’ve been in the chair a few years now… what have you learned or come to appreciate about the job?

Growth and change in a city of three million people is complex. The job is about managing that complexity to focus finite energy and resources to influence positive outcomes – usually in partnership with public and private interests. I’ve learned that is not easy – and it takes people and your ability to inspire people to get things done. how would you describe your philosophy as chief Planner for the city of toronto?

Be values driven – I ground my thinking in values such


as humility, empathy, generosity, perspective and resilience – and be people-centred. Think about the outcomes – the city we want to be in 20 years, and work backwards. What choices can we make now that will get us there and have our children and grandchildren say we made good decisions? The city as we know it is a consequence of evolutionary change, driven by internal and external forces. Part of my role is influencing change for the better, understanding mistakes and showing a willingness to change direction, and push for beneficial outcomes. The tensions that exist within the system of evolution are many, including things such as cars versus other modes of transportation, and exclusivity of land use versus mixed use. These tensions often result in incremental compromise, even as the general direction is clear. Change doesn’t happen overnight, but COVID has seemingly accelerated and clarified both our opportunities and challenges. Ideas with longstanding support, such as increased cycling infrastructure, have moved forward quicker than they otherwise might have. But just as quickly, existing issues such as access to housing and social and health inequities have an increased urgency and visibility around them. If we remain grounded in our values, I do think we can use this moment of clarity, even if it feels overwhelming at times, to make some lasting changes for the better, particularly for our most vulnerable groups. what do you hope to accomplish in your tenure?

I set out a simple goal at the beginning of my tenure, and that was to build on past accomplishments and leave the Division and the City in a better place than I found them. I see that as the contribution everyone should make – in service to their family, friends, community and city – is to add, to enrich, to

get it ready for who comes next as an intergenerational responsibility. In that sense, the city having more housing available and affordable for more people and better mobility than they have now – to have that access to opportunity that people across the city require. Toronto has landed on many top 10 lists across many measures of success; my job is to keep us there and to grow the list.

what changes would you like to make, or are making, from the way your office has operated in the past?

I would simply emphasize communication with staff and stakeholders. I know you can’t get things done alone – the more we communicate in a way that resonates with people, the better off the results of the services we provide and the outcomes in the community. what are the top priorities in the planning department these days (such as improving the approvals process, addressing the need for “missing middle” housing, cycling infrastructure…)?

While we are looking at improvements to the approvals process, we are very much focused on improving the outcomes of the process – ensuring that new development contributes positively to the idea of complete. That’s really our main priority and much of what we do is aligned with this objective. In addition to the construction of new housing and commercial space, expanding and improving transportation infrastructure, cycling connections, expanding and making better use of our public spaces are all elements in the process of building complete communities. Building a more livable, equitable Toronto is also a top priority. The City’s recently approved Housing Now projects are examples of smart density, building complete, mixed income, mixed-use communities with housing accompanied by child care facilities, open spaces, pedestrian connections and new streets, and retail and office space in various

configurations. It’s about developing a broad range and mix of uses, combined with good urban design, to support daily life. Missing middle housing, and expanding housing options in neighbourhoods, is part of that work, and city planning has a considerable role to play. the homebuilding industry is lobbying various levels of government to make the approvals process faster and simpler. how do you see this issue, and how are you addressing it?

The City conducted an End-toEnd Development Review, which provided recommendations to improve the development process for both applicants and the City. To implement the recommendations, the City has established the Concept to Keys (C2K) program – a dedicated, multi-divisional team that will guide this work and will modernize how the City of Toronto attracts, facilitates and regulates development activity. C2K is working to create more predictability, efficiency, transparency and collaboration. Early areas of focus include a revised operating model and governance structure, enabling online applications and evaluating options to enhance backend technology to more effectively manage the development review process from start to finish. …continued on page xx

new home supply and affordability, some say, are at or near crisis levels, and that we really need to approve and build more new housing, and more quickly, in order to meet demand and address affordability concerns. what’s your take on all this, and how realistic is it to expect your office to “fix” this problem?

Affordability and access are major challenges facing Toronto and many other growing North American cities. Council adopted the HousingTO 2020 – 2030 Action Plan in December 2019. It recommends a host of actions to improve supply and affordability across a whole spectrum of need. It’s a tool kit approach because there isn’t one fix for the housing challenge. About 20,000 units of housing are approved every year in Toronto, but a greater variety of housing more targeted to specific needs is required. Ideas such as expanding housing options in neighbourhoods, and more ground related housing such as laneway suites and secondary suites in homes, are gaining interest, for example. what other cities, either in canada or elsewhere in the world, have planning departments, systems and processes that you believe work well, and that we could learn from, and why?

We are always looking toward other cities, and encourage other cities to look to Toronto, to seek out and share best practices. No two places are the same and local context is always important, but there absolutely are lessons to be learned from work being done elsewhere. Many cities in Canada and around the world are contending with the same challenges, though perhaps at different levels of intensity, as Toronto. Expanding housing options and providing for some that of “missing middle” are one such example, where cities are looking at what other jurisdictions are doing and then developing a suite of tools that work for their communities. how did the early days of the covID-19 shutdown impact your office? we’ve heard a lot about approval processes slowing, and submission backlogs…

Like any other organization, the pandemic disrupted core business in the very early days but the initial disruption was short-lived. Staff pivoted to work from home over the course of eight weeks, and that transition limited backlog and enabled staff to perform duties normally undertaken in the office. One of the challenges posed by COVID has been hosting community consultation meetings. We host hundreds of these meetings in communities throughout the year to consult on new development applications and the development of new planning policy. What used to occur in person has moved online, and there has been a period of adjustment in adapting new consultation approaches. These new approaches to consultation present an opportunity for us to reach a broader audience and incorporate more constructive feedback into the planning process.

We have adapted our processes to work better remotely and provided our staff with resources to continue managing development review applications. Additionally, the pandemic provided a renewed sense of clarity and urgency to certain areas of work, including the need to expand housing options and build local resilience right across the city.

I’m west of Yonge – actually grew up in Rexdale and have lived in the west end ever since. But I love the east end too, of course! what is your favourite thing about toronto? When I get asked this I usually say – it’s a good place to call home. I often think of the people who were here before European settlement, of the waves of immigrants who have come here and of the people who desire to come here. It’s grown into a big city, but remains a place people want to call home. when you’re not at the office (real or home office), you’re: Walking or cycling in my High Park neighbourhood. If you weren’t a city planner, you would: Cook for people.

ReMax expects the Durham housing market to continue to see a healthy amount of interest and activity over the next 12 months. In fact, ReMax expects Durham to be one of the hottest markets in Ontario for the balance of the year, forecasting a 14-per-cent increase in average residential prices, compared to just six per cent for Ontario overall. As for the new home market, the Building Industry and Land Development Association reports total new home sales of 567 in July 2020, compared to 146 in July 2019 and just 40 in 2018.

COVID-19 AND THE AGREEMENT OF PURCHASE AND SALE

COVID-19 has created a unique situation in the real estate market, not only for the buyer and seller, but also for realtors, mortgage brokers and lawyers. The current restrictions and limitations necessary to comply with physical distancing are having a direct impact on a buyer’s experience. Showings are conducted virtually, meetings with brokers and lawyers take place over Zoom, and everyone is working remotely. As a solution to some of these challenges, many real estate agents are now including COVID-19 clauses in Agreements of Purchase and Sale. But how do these clauses protect the parties and what should you look out for? COVID-19 clauses in Agreements of Purchase and Sale are meant to protect the parties from delays and interruptions to their deal caused by issues relating to COVID-19, including illness, self-isolation or delays with third parties. However, a COVID-19 clause, which is not carefully drafted and reviewed, may cause unnecessary confusion or delay. Consider, for example, a common clause which contemplates an extension of a real estate transaction where either party is subject to a mandatory COVID-19 quarantine and the agreement is automatically extended, at the request of either party, for a period of 14 days. This clause doesn’t consider a situation where a party is still sick after 14 days or where a party has to 52  HOMES Magazine  |   SEPT. 26–OCT. 24, 2020

stay in isolation as other members of their household remain COVID positive. In addition, most people self-isolate voluntarily, rather than it being mandatory. Would this put a party, who is self-isolating to mitigate the risk of exposure or transmission to others, in breach of the agreement? And what if the party was able to close the deal remotely, using audiovideo technology? Would they be able to delay the transaction due to a quarantine despite their ability to close? So, what if your real estate agent includes a COVID-19 clause in an offer, or you receive one from a potential buyer? Discuss the clause carefully with your agent and seek the advice of your real estate lawyer before signing the agreement. It’s important to disclose what you are hoping to achieve should an unexpected situation arise. But it’s important that buyers and sellers are aware of the potential pitfalls with these clauses before including them in any contract or Agreement of Purchase and Sale.

Protect yourself and your family by speaking to an experienced real estate lawyer, and they will guide you properly and protect you to the exclusion of all others from the dangers brought forward by COVID-19. A good real estate lawyer should also ensure you have a will or Power of Attorney. The minute any real estate deal is firm, ensure that at a minimum you have a Power of Attorney in place in the event that you are physically or mentally unable to complete the transaction. Open shelving WHY iT’S WOrTH a CLOSE LOOK by Linda Mazur

We have been seeing the trend of open shelving in kitchens for a few years now, and it doesn’t look like it’s going away any time soon. We love the open shelf look in kitchens and often try to incorporate in our designs. It’s not a look that necessarily works for everyone, or for every space, but when possible, it’s a nice way to inject a little modern vibe into your space. There are many benefits to introducing open shelving in your new kitchen plans. Eliminating stretches of closed-door cabinetry can visually create a more spacious and brighter look in your kitchen. Removing cabinetry, especially those around windows, can often allow for greater natural light to fill the room and produce a lovely look and feel. This all helps to create a warm and welcoming feel in your kitchen. The one resistance I always encounter to open shelving has to do with clutter and the dust. However, once you commit to open shelving in the kitchen, you will likely quickly commit to decluttering and keeping them looking pretty. Closed door cabinetry hides your mess, so basically you end up not really noticing how disorganized and cluttered your kitchen really is. Clients often initially object to open shelves in the kitchen, then end up loving the simplicity, organization and functionality of their new approach. There’s simply no longer a hidden junk zone. When planning your kitchen design, one thing to keep in mind also is that open shelving is a great budget friendly option to full cabinetry. It’s also useful if you just want to give your kitchen a quick facelift. Removing a few cabinets, introducing some open shelving and applying a quick coat of paint can be an economical way to add new life to your space, if a full renovation isn’t in the budget or part of the plan for a while. If you’re a collector or have special mementos, the open shelving option is for you. Why keep your grandmother’s pretty serving pieces hidden in a cabinet, when you can see and enjoy 54  HOMES Magazine  |   SEPT. 26–OCT. 24, 2020


them daily? Create stylish little vignettes on your shelves by incorporating heirloom or collector pieces with plants, artwork, glassware and your everyday pieces to personalize your space giving it a look all your own. You can also change these vignettes according to the seasons… A vintage Christmas cookie jar on display with some fresh greenery and various other festive pieces is the perfect way to add some holiday cheer to your kitchen. Open shelving is also a great way to address functionality or any issues with odd corners and unusable space in your kitchen, instead of trying to fit an awkwardly shaped, and likely underused, cabinet. It also allows you to efficiently use a lot of wasted space that may not be conducive to cabinetry, especially when considering small space kitchen design. Open shelves can be installed just about anywhere to afford you additional storage space, for example, over windows and doorways. Yes, open shelves are a trendy look in the kitchen, but it’s a look that affords many benefits. Take the opportunity to bring out those pretty dishes from behind closed doors to give your kitchen a personal touch!

Choosing the right

Choosing the right coffee table for your space seems simple enough: You walk into your favourite shop, select a piece you love, go home and voila! But wait a few hours, reflect a little more, and you may realize that you made the wrong choice. Like choosing the right couch, finding the right coffee table involves some bigger considerations. Size, height and width all matter, as does scale and proportion. Does it have to be kid-friendly or storagefriendly? Does it fit your lifestyle or your room? CONSIDER SIZE FIRST

Is there anything more awkward than an ill-fitting coffee table? One that’s too high or far too low? The general rule is that you should find a coffee table that is ideally standing at the same height as the cushions, or one to two inches lower. If you go too far on either side of that equation, it will just look off and throw the whole space into question. DON’T FORGET PROPORTION

Similarly, look for a coffee table that has the right length in relation to the width of your couch. In specific 56  HOMES Magazine  |   SEPT. 26–OCT. 24, 2020

terms, this means your coffee table should be two-thirds the length of your couch. So, for a 96-in. couch, look for a coffee table that is 64 in. long. Also, think about distance, too: From the edge of your couch to the

edge of the table should be 18 in. Why? You want it to be close enough to reach for your drink or put your book down, but far enough that you can stretch out your legs. BALANCE YOUR STYLE

Find harmony between your couch style and your coffee table style. If you have a substantial couch in a solid block of colour, try pairing it with a lighter version of a coffee table that’s glass with a chrome frame. If your couch is more streamlined and smaller in frame, opt for a coffee table that has more weight


to it, whether that’s a wooden piece or an entirely solid base. FUNCTIONALITY

Do you have pets or children? It might be best to opt for a coffee table that has an oval shape – no hard edges mean no possible injuries. Consider what the primary use of the table will be: Is it purely decorative, for storage, or for entertaining purposes? All of that comes into play. Some tables come with shelves or drawers, others with materials that may stain if a wet drink or food is placed on it. Pick a piece that works with your lifestyle.

Again, this depends on your overall room (and house) style. You want the coffee table to meld harmoniously with all of your other furnishings and not stand out like a sore thumb. Whether you favour contemporary or vintage, take a quick snap of your space to bring with you on your buying excursion. It will really help store clerks find the appropriate style for you, and you can also remind yourself of exactly how your space looks while out shopping.

CONSIDER MULTIPLE MINI-TABLES

There is a plethora of different materials to choose from, from woods to metal, marble and Lucite.

Maybe a bit controversial for some, but sometimes a set of mini-tables works better in a space than one

larger coffee table. This is especially true of smaller spaces because it offers a level of flexibility in terms of how you use the tables, and where you put them.
