maller projects are a great way to save a bit of money and create some sweat equity in your home. This could include painting or refinishing your hardwood floors. The columns on pages 38 and 42 list a number of great projects you can tackle yourself this spring. However, it is wise to let professional renovators and designers tackle the big projects which require a great deal of time and expertise. The special feature (beginning on page 21) lists all of the entrants of this year’s MHBA RenoMark Renovation of the Year Awards. Each of these 69 entries has a story to tell and all of them with a happy ending! The interesting thing with each of these successful projects is that all of these Manitoba homeowners understood the value and importance of hiring professionals. This really cannot be emphasised enough. If you hire someone who is working ‘on the side’ and pay in cash without a detailed written contract, there is tremendous risk that what you are dreaming of will turn into a nightmare. The great news is that embarking on a project with professionals means that your dreams will turn into a reality. Why can we say that with such certainty? Professional renovators and designers will work with you from start to finish. They provide expert advice and technical know-how. They will be able to provide a long list of satisfied customers. What about cost? You get what you pay for and if you want quality products and workmanship, professionals will supply it along with accurate pricing. They will provide you with a detailed contract which protects both you and the renovator. Also, professional renovations come with a warranty on labour. Professional renovators and designers are not fly-by-night operators. They are in it for the long term and they want nothing more than for you to be completely satisfied with their work. They want you to call them in the future with additional projects and they want you to share your experience with your friends. These are local businesses you can trust to get the job done right.

MAKE WAY FOR SPRING
Seasonal switch-up
HELLEN BUTTIGIEG At first, you were afraid to put away winter gear because it was impossible to believe that unrelenting, snow-filled season was really over. But spring has slowly slid into place, and now you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies. It’s time for the seasonal switch. Make some space for your spring and summer things, and don’t give Jack Frost another thought. QUICK TIPS ON ORGANIZING YOUR HOME
Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-ofseason items. Here are some ideas to consider: Add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need. How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never 10
Home Decor & Renovations | April–May, 2020
seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time. Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a giveaway box. Toss or recycle any papers and garbage that are left over. Designate this room as a “no-clutter zone” so
you will always have a sanctuary to escape to, regardless of what the rest of the house looks like. Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution. A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yet-visible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins. trends
“No longer are ceramic and stone products solely about functionality and durability, but rather, they have become fashion statements in themselves, elevating any decor with unprecedented character and elegance,” says Kristina Panzera, senior buyer at Ciot. “The result is nothing short of a masterpiece, creating an artful, one-ofa-kind look in any room that will stand the test of time,” she adds.
TILE TRENDS
Industry trailblazer, Ciot, shares the latest tile and stone trends for your home in 2020.

Striking textures, patterns and finishes: Imitation cement tiles boasting colourful designs are growing a fan base for its ability to add visual interest in the home, while neutral textures are favoured to bring a touch of Mediterranean heat or Bohemianstyle. Bright, glossy tiles resembling a lacquered finish are also taking centre stage. Eye-catching colour: From pale rosé and minty green to punches of indigo blue, forest green, burgundy and black, 2020 will be all about colour. Stronger tones add character to any room while warmer pastels remain popular for a more neutral, muted decor choice.
Home Decor & Renovations | April–May, 2020
Dynamic shapes: Compelling shapes – from fish scales to diamonds and hexagons – are gaining traction as a fun, free-spirited way to elevate a room. Computer-generated 3D effects will also create intricate tile designs that play with light and shadows for futuristic decor palettes. Super-sized tiles: When it comes to tiles in 2020, bigger is better. The new standard is 60 by 60 centimetres, with large rectangular tiles – measuring 60 by 120 centimetres – gaining popularity for an upscale look. Longer, wider planks will steal the spotlight for flooring, and used on walls, it creates a sleek, modern vibe.
Metallic: Metal finishes will be increasingly stylish – with natural gold, copper and brass highlights creating one-of-a-kind shiny, reflective surfaces that glisten in natural light. Primarily used as wall coverings, deep metallic finishes exude a raw, organic feel. Underfoot, neutral-toned metal finishes for floors will continue trending. Distressed looks: What’s old is new again as distressed looks continue to hold appeal for both floors and walls, imitating the look of old marble floors worn by years of foot traffic, and creating an air of old-world charm and craftsmanship.
STONE TRENDS Stone wrapping: Elegant and sophisticated stone slabs will envelop entire rooms as consumers experiment with all surfaces for an inviting, one-of-a-kind decor look. From floor-to-ceiling stone slabs on walls to kitchen islands to stairways and floors, stone delivers a striking, cocooning ambiance. Colour infusion: Warm whites are no longer monotone and flat, but rather, contain lively textures in hints of grey or gold. Rosé, burgundy, jade green and icy blue return in 2020 as light and colourful choices suitable for all rooms. Black will also increasingly be in vogue, particularly with white and gold veining that is mysterious, deep and ultrachic. Brighter, bolder veins: While white marble with light grey veining will always be a classic choice, stronger marble colours with active veins of wine red, emerald green and bright blue are starting to steal the show. Rather than hanging expensive artwork, these surfaces are works of art themselves. Natural richness: The outdoors continues to move indoors in 2020, with the rise of honed surfaces and finishes that resemble raw materials and radiate the richness of nature. Leathered marble, terrazzo and concrete looks are becoming increasingly popular for its moody vibe. For more information visit ciot.com.

Leopard print carpet in cream, grey and black colour tones adds drama and pattern. Tribal print fabrics adorn the window seat cushions. Natural grasscloth finishes the upper walls, while paint updates the existing panelling. Edison bulb light fixtures add functional light and visual interest. Copper bar sink and oil-rubbed bronze faucet complement the new copper and wood countertops. The only new cabinets are the hammered copper uppers on the back wall, which are paired with peg-wall wine holders, to give a new look. New swivel barstools add functional interest with a mix of material, featuring hand-woven rush seats, wood frame and oil-rubbed bronze metal details.

Are you looking to create more of a “green” home? Small steps such as considering the materials that are used in your decor and wardrobe purchases can have a big impact on the environment and your well-being. Bamboo-based furniture and clothing have been gaining in popularity these environmentally conscious days because of its sustainability as one of the world’s fastest growing raw materials. Its production into fibres has very low environmental impact, it produces twice as much oxygen than other trees and it’s grown without pesticides or chemical fertilizers. Here are six simple ways to introduce this natural trend into your living space.

Celebrating
EXCELLENCE by LANNY MCINNES
Lanny McInnes is president of the Manitoba Home Builders’ Association
THE MANITOBA HOME BUILDERS’ ASSOCIATION is always pleased to partner with Home Décor and Renovations magazine to feature the entrants in its annual RenoMark Renovation Awards. On the following pages, readers will be able to see pictures and descriptions of the projects that have been entered in this year’s showcase. Entries are featured in six different categories – Additions, Kitchens, Bathrooms, Whole House, Outdoor Structures and Basement. As one can see from the entrants appearing in this magazine, each project is spectacular. We are featuring 69 different projects by 17 outstanding MHBA RenoMark renovators; renovators who follow the highest professional standards in Canada. These projects will undoubtedly provide you with the direction you need to better pursue your renovation or, at the very least, start you thinking about what you could be doing to upgrade your home. This issue of Home Décor and Renovations is always very popular because readers see what has been done in other houses and then develop ideas of what could be sin their home. These are real projects completed by professional renovators in homes in nearby neighbourhoods. Over the past weeks, all of us have been spending much more time in our homes. This leads to thinking about changes we could or should make around the house. Everybody has something that they have been longing to improve in their kitchen. Bathrooms are being updated and modernized for comfort and practicality on a regular basis. Many of us love our neighbourhood and love our house, but we also need change. Colours and styles from 10 years ago just don‘t cut it today. Traffic flow is encumbered by a bevy of walls and rooms. It’s time to open things up. There’s a reason no one goes down into the basement. Cooking is a chore in a room that stifles creativity and innovation. An addition is like creating a whole new living space; a whole new lifestyle for your family without the hassles associated with moving. These award-nominated renovation projects can provide a great example of what you can do to make your own home more functional and livable. If you’re considering a renovation, look to the standards and practices of a professional RenoMark renovator. The Code of Ethics and tips on what to look for when hiring a renovator can be found at the web site renomark.ca. The Manitoba Home Builders’ Association website is home to great tips, videos and a full listing of our renovator members by visiting.homebuilders.mb.ca and clicking the “Renovating your home?” button. Insist on the quality, professionalism and knowledge that come with a RenoMark renovator; your assurance of quality. Enjoy looking at all of the entrants in this year‘s RenoMark Renovators Awards and, of course, all of the articles featured in the magazine. Your next renovation project could be inspired by what you’ll see on the following pages. nexthome.ca 21

MACANTA DESIGN BUILD INC.
MACANTA DESIGN BUILD INC.
The customers purchased this house as their starter home. They thought that they would only be there a few years and then move on to something bigger. Fourteen years later, they are still there and realize they love the house, neighbours and neighbourhood and didn’t want to move. Now with two children, the issue was they needed more space in the kitchen and living area. By adding onto the front of the house, we could give them a larger dining/living area and revamp the kitchen to work better in the existing footprint. We were able to make their wish happen.
This 1953 bungalow, nestled in the Riverview neighbourhood in Winnipeg, is in the perfect location but was too small. A home addition was added, which perfectly complements the home’s architectural style and which nearly doubled the livable space. The addition houses a second bedroom and separate den, mudroom, as well as the kitchen with full custom cabinets, stone countertops, island with breakfast bar, and separate dining area. The home addition was designed inside and out to match perfectly with the existing structure; it’s impossible to tell where the old home stops and the new space begins!
This gorgeous two-story, located on a pieshaped lot in Starbuck, Manitoba, is home to a growing family. They needed more space and decided to extend their second storey over the garage to add three additional bedrooms and some flex space. A catwalk joins this secondfloor addition to the existing space, which now includes a fourth bedroom, bathroom, and a gorgeous master suite with a large walk-in closet and ensuite. New cement board siding was installed onto the entire home for a lowmaintenance exterior.

MARIC HOMES
This basement in Windsor Park is one of a kind. The customer wanted us to build them a 50’s diner-themed basement combined with some 20th century electronics. Since the 50’s was a little before our time, we had to do some extensive research to understand the look the homeowner was striving for. The customer had all of his ideas in his head and knew exactly what he wanted. We just had to make those ideas a reality.
The client wanted a usable entertainment area in their basement and additional storage. They wanted a new bathroom and a nice laundry area. The old basement was small, cold, dark, and uninviting. We were able to provide a warm and cozy entertainment area with a built-in electric fireplace and TV feature wall. We incorporated a table and chairs for meals or games while entertaining. The combined bathroom/laundry area was bright, inviting and functional. We custom designed cabinetry to incorporate necessary storage, allowing laundry items to be hidden from guests. We doubled the usable living space in the home.
This basement development was a design challenge but with the work of Maric Renovations and our clients, we did it! Our clients wanted a timeless look that worked in unison with the main floor. We incorporated clean lines, contemporary finishes, and neutral colour palettes. This renovation is a cozy lower level where our clients can entertain company. Features such as: maple cabinetry, maple hearth, stone entertainment unit, storage and quartz countertops; barn doors open into a gym with two closets; down the hallway, a bedroom, laundry room and bathroom. This contemporary rejuvenation is finished with luxurious materials and warm finishes.

This lower level design intent from the onset was clear: create an entertainment space for a young growing family with enough seating for guests. Using this principle, we sought to incorporate natural elements, modern finishes, plenty of seating and maximize circulation efficiency. The aesthetic of the renovation is urban modern, with custom black cabinetry and shiplap, open wood shelving and sleek white countertops. Gold hardware, floor-toceiling storage and classic light fixtures create a comforting space for our clients. This urban modern is finished with razor-sharp details, luxurious materials, and crisp finishes.
From toys to hobbies, office supplies, laundry, and mechanical, no need was overlooked in this stunning, well-thought-out basement development. And for each, a very intentional solution was provided. And while functionality was key, design was certainly not overlooked. From custom two-toned kitchenette cabinets, quartz countertops, and tiled backsplash, to the custom tiled shower, continuous grain vanity, and vinyl plank flooring throughout, all the boxes got checked! And of course, a large screen TV and media area ensured that the space was well equipped to meet the challenge of entertaining both adult guests, and grandkids alike!
This bathroom was in desperate need of an update! The bathroom was completely gutted, new plumbing lines were run, all electrical was upgraded, and new moisture resistant drywall installed. A new acrylic tub and surround was installed, along with new plumbing fixtures. A custom vanity was built and a stunning quartz countertop installed. A new undermount sink and faucet were included. A custom side medicine chest was added to replace the old, dated unit. A custom glass mirror, new tile floor, new exhaust fan, updated lighting and fresh paint completed this stunning bathroom!

This project involved a basement bathroom that had been neglected since the 1970’s. The only thing that was relatively new was the shower unit. We gutted the entire space and upgraded all plumbing and electrical (all required permits pulled). All of the rotting walls and mould were removed and the entire bathroom was disinfected. New moistureresistant drywall was installed, along with new sheet vinyl flooring. A new, modern European style (space saving) vanity with faucet, and a new high-efficiency toilet were also installed. New lighting and accessories were also added. A fresh new paint job completed this project!
The client’s dated ensuite with a small alcove shower and a large unused jetted tub was not meeting their needs. Their dream was to have a large shower. The new focal point of the bathroom was an impressive 9-ft. x4-ft. openconcept tile shower. It included a large bench, two shower stations, and a 24-inch ceiling rainfall feature. New luxury vinyl plank flooring in both the bath and attached closet replaced the old flooring. Dimmable LED recessed lighting was added throughout the ceiling. A custom-built vanity with an under mount sink and quartz top completes this luxurious master ensuite.
After purchasing this home, the customer realized the master ensuite had many deficiencies that were covered up. We started by totally demolishing the existing ensuite. A full tile shower with bench and a custom glass door was installed. A large dark toned vanity capped with a light colour quartz countertop was added. New dimmable LED lighting illuminated the space. The tricolour luxury vinyl tile flooring brought the look together. The transformation to a bright open ensuite delighted the homeowners.

You will surely agree that this unique south St. Vital bathroom is an eye-catcher. The customer really wanted a free-standing tub, but unfortunately it would not fit into their existing bathroom. We found a way to make the tub fit. Additional features were added. The customer loved their new spa-like bathroom and could not thank us enough for creating exactly what they wanted.

This outdated 1950’s-style bathroom was in desperate need of some TLC. The renovation included a full reconfiguration of the space with all new plumbing and electrical. The oldfashioned tub was replaced with a beautiful oversized six-foot walk-in shower featuring floor-to-ceiling white subway tile and a black two-inch hexagon tile base for eye-catching contrast. New LED fixtures were installed to brighten up this small space, allowing the sleek black matte shower and sink fixtures to complete this stunning transformation.
This charming River Heights home carried its character throughout, even into the bathroom with its cathedral style ceiling and wood trim features around the window and cabinet. Our objective was to highlight these features, expand the size of the bathing area and brighten the room. To allow a large soaker tub, we had to open the wall, remove a chimney stack and build the space to match the 1920’s structure. Bright white subway tiles within the shower continue throughout the room. A custom wall-hung vanity in high-gloss white and light coloured walls welcomes the natural light and opens the room.

Stylish and spacious were the key elements for the main bathroom in this client’s home. Opening up a closet to accommodate a large seamless walk-in shower and removing a dark and dated jetted bathtub for a deep soaking freestanding model brightened the room and gave it a spa-like open feel. Modern matte black bathroom fixtures pair nicely with the wood accents of the vanity and storage tower while also providing a contrasting focal point against white components, especially the large format marble tiles that line the shower and continue throughout the bathroom.
The original space was doing double duty as a bathroom and laundry room and just wasn’t working for a busy family of four. Our clients wanted to reclaim the bathroom space by relocating the laundry to another room. The remaining space was reconfigured to be both functional and beautiful. The toilet was moved so that it was not within the direct sightline of the door and was shielded by a wall, which also acts to contain the alcove tub. Removing the washer and dryer allowed for a large double vanity and full height storage for fresh linens and other necessities.

This home had a bathroom from the 1980’s that needed updating to accommodate both a modern design and homeowners looking to age-in-place. We completely gutted, re-wired and re-finished the space. We raised the ceiling to make the space feel bigger, added grab bars for future use, and a full shower complete with custom-made quartz bench and niche. The vanity and medicine cabinet were custom made here in Winnipeg and featured unique door hardware to finish the custom look. Design by Lisa Duxbury, Glenat Duxbury Design.
This client came to us wanting to embark on their very first renovation ever. Improved function and aging-in-place were focuses within this renovation so we added blocking behind the shower walls for current and future grab bars, fully upgraded the exhaust system, and allowed for other future improvements. The interior design was centered around the cabinetry colour and style and included dark quartz countertops, chrome finishes, modern vertically stacked tiles, luxury vinyl plank floors, and a dramatic olive-green wall colour. Our client was thrilled with the outcome and very pleased with the overall renovation process.
The former bathroom was small and lacked the luxurious feel that the clients were looking for. We enlarged the bedroom space and used two of the existing bathrooms to create a split master bathroom for the homeowners. One of the bathrooms became a two-piece powder room complete with bold teal wallpaper and tile, and the other bathroom became a neutral space with a large Neolith shower, vanity, soaker tub, and a modern fireplace. The soaker tub by the large new window and the linear fireplace are the pièce de résistance of this relaxing new space.

This client was referred to us through one of her neighbours down the street who we had previously worked with on their bathroom renovations. She was inspired by some of the previous work she had seen on our website. After working one-on-one with our interior designer our team gutted the space and fixed the water damaged areas. The shower was outfitted with two different types of Carrara marble mosaic. The champagne bronze faucet, shower system, and accessories complimented the marble, dark tiled floors, walnut vanity, white fixtures, and blue accent wall to give our client a sophisticated bathroom.

HAMMERDOWN HOME RENOVATIONS This bathroom was created for a young boy with mobility issues. His previous bedroom and bathroom wasn’t equipped to handle his unique needs so our team created a large, accessible bedroom space. We converted a section of the house with winding hallways into one large space complete with vanity and zero entry shower to help him as he grows older. Our team added personality to the space by including diamond-shaped tile and a navy and gold vanity space and installed a track system from his bed to the shower.

This homeowner came to us with a very clear vision of a black and white bathroom. She specified that she wanted all black fixtures and accessories paired with a walnut vanity, and white toilet and sink. This bathroom was on the main floor of the home, was used primarily for guests, and geared towards minimalism. The floating vanity was constructed to include two drawers instead of the typical double doors. Our team also fully upgraded the exhaust system and re-installed a window and more light to the space to add to the perception of more space.

How do you create a luxury spa-like ensuite? Start with a stunning custom floating vanity with two sinks and multi level mirrors. Add a private water closet, a huge walk-in closet, and double sized shower with floor to ceiling glass, two rainfall shower heads, steam unit, built in bench, slatted floor drainage and plenty of niche storage areas. The final touches, in-floor heating, a luxurious stand alone soaker-tub and stunning light fixtures all designed with the finest materials and finishes... and VOILA, your luxury spahh ensuite awaits!
The client wanted to update their main bathroom with a spa like feel and a contemporary look. They wanted a walk-in shower and added storage space along with a hidden laundry chute to the lower level. They required a new venting system. We installed a new custom tiled shower, and custom vanity. The base of the linen tower hid the laundry chute to the lower level. A bulkhead with pot lights above the vanity hid the venting for new fan. The toilet was relocated to allow for a larger vanity with more storage. The finished project exceeded their expectations.
For this renovation, we wanted to create an oasis to escape after a long day. We incorporated natural elements, lavish finishes and subtle details to bring our clients a feeling of luxury. This modern industrial renovation features black hexagon floor tiles, subway tiled shower, floor to ceiling glass shower walls, gold fixtures with free standing tub and open shelving. Gold hardware, wood elements and classic light fixtures create a comforting space for our clients. With every detail meticulously planned, our client’s new restroom suited their needs and design dreams. This rejuvenation is finished with razor-sharp details and luxurious materials.
For a master ensuite this one is on the small side by today’s standards, but the conversion of a small bedroom to create this transitional ensuite was exactly what the client dreamed of. Modern shaker style cabinets painted foggy grey, high contrast black fixtures combined with a bold pattern tile floor and Victorian style mirrors create a unique and beautiful transitional style space. The clever and unique design and construction of the walk-in shower in a sloped ceiling area is brilliant and comes complete with a rainfall shower head and built in niche.

This entire kitchen design was coordinated by the clients - right down the very last fine detail! The clients knew exactly what they wanted - and did we ever deliver! A full gut of the existing kitchen with all new plumbing and electrical upgrades was where we started. Custom cabinets in a cappuccino colour along with new vinyl tile flooring accented the awesome quartz countertop. The tile backsplash was laid out piece by piece as per the client’s design and vision. A new stainless steel appliance package, along with new LED pot-lights and fresh paint really brightened up this amazing kitchen project!
This home - custom built by the current owners back in 1985, was in immaculate, but dated condition. The kitchen was gutted, all plumbing and electrical were upgraded. The new kitchen had custom cabinets, quartz countertops, LED pot-lighting, and a stunning new backsplash. The renovation continued throughout the remainder of the home as well - all interior doors were changed to new, with all new hardware, all baseboards, casings, and trims were also replaced with new, modern materials. The main bathroom and ensuite were upgraded with new custom vanities and quartz countertops, and the front entrance received new millwork as well!
We had sold this client a kitchen renovation, and shortly after signing up, the customer had an unfortunate plumbing leak from the second floor that totally destroyed their old kitchen! The restoration team came in and completely gutted the old kitchen and cleaned up the water damage. What you see in the photos are after the damage was cleaned up, and the wonderful results of a brand new kitchen! White shaker style cabinets, new quartz countertops, stacked stone tile backsplash, vinyl tile flooring, LED pot-lights throughout, fresh paint, and a stainless steel appliance package finished off this gorgeous kitchen!

This kitchen project involved removal of two load bearing walls to open up the front area of the home. Plumbing, electrical, venting, drywall, and insulation were all upgraded, and we added new LED pot-lights in the ceiling to brighten things up. The client chose two tone cabinets - white shaker style for the majority of the kitchen, and a sharp looking grey coloured island. Vinyl tile flooring was installed in the kitchen and extended to the front door entrance. Quartz countertops and a stunning glass backsplash tile finished off this gorgeous, open concept kitchen!
This 2003 walk out basement show home was showing its age and needed a refresh. Tweaking the layout and removing the walls to create a better use of space and flow between the new kitchen, dining, and living room. New pot lights and cove moulding to the ceilings gave it some well needed light and detail. New engineered hardwood floors, cabinets, quartz countertops, patio door, and fireplace for a complete makeover. Special attention was given to the hand-crafted steel range hood and matching barn doors.
The customer’s 60s era home was in need of a full reconfiguration to accommodate a modern flow for closer family and entertainment experiences. A modern white and grey colour scheme was requested by the owner. Opening up the kitchen and dining/living room areas by removing a wall completely captured the look the owner wanted.

This custom kitchen remodel was all about maintaining and highlighting the unique character and layout of this beautiful 100 year old home. The kitchen features custom cabinetry, a new gas range and hood vent and a bold retro-inspired tile backsplash which the client’s loved. The original oak wood flooring was able to be maintained throughout the space while custom benches were built to create a bright, cozy sitting area adding function and making the entire space feel welcoming.
Our clients wanted a clean and classic design for their kitchen remodel in this 1950’s bungalow. New structural work with the addition of a beam allowed us to open up the space to make it more functional and inviting. Beautiful maple hardwood floors were installed throughout the space with a custom stain color match on the stair railing. Quartz countertops and glass front cabinets with accent lighting were the perfect finishing touch to this crisp, bright kitchen.

This client requested an update to their 1980s kitchen while maintaining the character of the home. Our team preserved the original wood floors and added all new cabinetry, tile, countertops, lighting, and paint, effectively updating the space to match the rest of the house’s newer aesthetic. This space was adjacent to the family room where we refaced the fireplace, painted the space to match the new kitchen, and removed the stipple ceiling throughout.
The former kitchen was very dark and closed off by walls. We removed the walls to maximize the natural light. We eliminated one window, enlarged the other to maximize the layout, cabinetry, and wall space to create a large open concept kitchen with adjoining dining room. The cabinetry was all custom made for this space and included white cabinets on the perimeter and a dark stained island with elevated live-edge waterfall piece. We tiled to the ceiling and hung pendants over the sink. The adjoining dining room bench was built into the back of the kitchen cabinetry.
After having had a very bad experience with another contractor we felt very lucky that these wonderful clients put their trust in us. We took our roll and their trust very seriously, listening to their needs and making sure they felt comfortable and informed throughout the process. Their vision was transitional meets industrial. This was accomplished by using custom shaker cabinets along with more industrial touches such as large enameled pendants, pipe shelf brackets and industrial handles on the main and prep faucets.

The focus of this renovation was the original eat-in kitchen of a 1970’s home which had mix of styles from many different eras. To stay within the client’s budget the project was divided into phases. Starting with the kitchen, found at the heart of the main floor, meant that the design would require a clear direction for future updates while not looking totally out of place until then. The end result is a functional kitchen done in the transitional style with nods to the mid-century.

This kitchen makeover, described by the homeowner as, ‘their dream come true,’ was designed to be the ultimate gathering space. The huge T-shaped peninsular island is the focal point and was strategically constructed for big family functions where guests are free to mingle or sit in the kitchen, with overflow spilling into the open living and dining areas. As the party rages on guests congregate around the east side of the island making it easy for cooking and food prep to continue smoothly on the west side where the refrigerator, sink and range create an efficient work triangle.
The cabinets are central to this stunning kitchen design and provide a striking contrast of bright white and inky blue finishes on durable maple wood. Unconventional but gorgeous walnut counter tops with a clear finish and rich hardwood flooring add natural colours that brings this kitchen design together. Now, add a perfect work triangle, convenient wine storage, a recycling centre and other helpful cabinet features, plus dazzling sunlight streaming through new windows and you have the perfect combination of function and beauty. What more could you want in a kitchen!
The kitchen in this 1930’s character home went from dated and compartmentalized to sleek and sophisticated with some strategic design decisions. The removal of a wall increased the footprint allowing for the addition of a 7-foot island and a full wall of cabinets increasing both counter and storage space six-fold. Colours and materials were carefully selected for a modern makeover while at the same time maintaining the heritage feel. Soft close cabinets painted Foggy Gray were flanked with a trendy off-white geometric tile backsplash and topped with White Attica Caesarstone counters for the perfect finish.

Our client wanted an open concept living, dining and kitchen with an island. A wall needed to be removed between the living room and the kitchen and dining area to create the open concept. The challenge was working around the staircase in the center of the space which did not allow for a free standing island. However, our design team was able to create the illusion of an island using the staircase as the island with seating at one end. The built-in bar/desk/storage in the dining area made a functional entertainment space leading to the adjoining screen room.
Our client goals was to update the kitchen layout to something more functional. The client found the dated upper cabinets to be oppressive and cut off the space in adjacent areas. During our first meeting we discussed installing a larger window to incorporate the wonderful views and wildlife in the back yard. We discussed changing the layout to include an island, a coffee station, and a serving counter for beverages. We also talked about the collection of small appliances and how they needed dedicated storage. We collaborated over several review meetings and produced a plan that ticked all the boxes!
Our client goal was to modernize the kitchen. The client found the dated cabinets to be dark and oppressive. They wanted to be mindful of their budget as the rest of the house also needed updates. We chose to remove the non-load bearing wall to open up the space to the dining area. This in turn created much more light from the south facing windows. We updated the layout to include a slide-in stove, counter depth fridge and decorative range hood. We incorporated pull-outs for easy storage and added tall storage adjacent to the dining area for pantry items.

Our goal was to take full advantage of open concept design! By removing all kitchen walls and re-configuring the layout, we could make room for an oversized island, and create a great open space to cook and entertain in! Removing the old fireplace allowed us to install new oversized patio doors, maximizing the site lines of the incredible back yard! Contrasting 2 tone cabinets, quartz counters, and new stainless appliances, all help create a space that is not only functional, but stunningly beautiful as well! The unique marble backsplash is the crowning jewel, and really helps tie it all together!
Summer is here. Time to get out and enjoy the weather. No better way to do this than in your backyard on your new deck. Beautiful brown treated durable wood decking will give years enjoyment. Glass railings provide a clear view into the yard from the deck and house. Being a few feet off the ground allowed for skirting and an access door under the deck, giving ample storage for the homeowner. The wide pyramid style stairs offer direction and flow into different areas of the yard while providing a simple rectangular deck with style and its own unique personality.
A basement walkout house gave this deck a lot of options. The deck, built 12 feet off the ground, offers an incredible view of the lake behind the house. A wood railing and square spindles provide a feeling of privacy from the public walking path without obstructing the view. Additional decorative privacy screens on the side facing the neighbour provide privacy even with the neighbours out on their deck. Views, privacy and solid construction add a functional extension to the living space of this home.

Our client had a year round sunroom that had been added to the home that was cold, drafty and not usable in winter. They wanted to convert the old wood burning fireplace to electric and update the fireplace. The built-in entertainment center was replaced with custom cherry cabinetry to match the rest of the home. The TV was centered on the fireplace for easy viewing. The entertainment wall and crawl space were insulated with spray foam which made a huge difference. The updated sunroom was functional and cozy all winter long and became a favorite room year round!
Our summers are short and our mosquitoes are abundant, so our objective was to create a space that was able to address both of these issues. The solution was a stunning, 3 season sunroom, with attached deck and outdoor BBQ area. On the inside, the warm traditional feel of whitewashed pine, the rugged durability of vinyl plank flooring, and the seamless functionality of the Weather Wall window system made sure that this space stood out from the pack. On the outside, stylish composite decking and pre-finished aluminum railings made sure that all of the boxes had been checked!
Preserving this beautiful river property with a view gave and a solid foundation led to a large renovation rather than a rebuild. Transformed a long single car garage into a larger master bedroom and ensuite and added a new 2 car garage to the front of the house. Newly configured rooms providing main floor laundry, a new office, along with a completely renovated basement with similar finishes. The details continue throughout the house, decorative ceiling details, porcelain slab countertops and fireplace finishes. All new cabinetry throughout and engineered hardwoods among a long list of new electrical, plumbing, and mechanical systems.

The transformation of this 4,500 square foot four-level split 1960s home was our fourth project with this client and was a very positive experience. Our team transformed the house from function-specific rooms to open concept, re-introduced natural wood elements, and stripped the entire house back to the exterior framing, completely re-wiring, re-insulating, and re-structuring the entire home. We utilized Manitoba businesses as much as possible, with all of the millwork custom made to fit each space perfectly. The exterior received a facelift, including all new siding, windows, roof, detached garage, and a reconfiguration of the front entry.
This home renovation is the ultimate transformation of a 1960’s compartmentalized house into a custom designed beauty with all the bells and whistles. Structurally the floor plan was overhauled; converting the garage into an office and gym; moving the kitchen from the back of the home; and modifying the second floor to include two bedrooms with ensuites. Unique features abound with a huge, unconventional T-shaped island, a custom architecturally unique staircase, inviting modern entry, radiant in-floor heating, ensuite with free standing soaker-tub, oversize shower with two rainfall shower heads, plus all the luxury materials and finishes you could imagine.
This lakefront home underwent a 1750 SF renovation/addition. Through the design process everything was considered from exterior – in. The beauty and attention to detail is immediately noticed upon driving up to a brand new deck and exterior with high end finishes. Inside, an open concept floor plan was achieved through eliminating five tele-posts during construction and laminate flooring and T&G pine finishes were installed throughout. The dwelling features a custom kitchen and cozy wood-burning fireplace with cultured stone surround. Cabin fever? No problem. Grab your coffee and step out onto the new lakeside deck and take in the incredible views!

The client provided 100 year old reclaimed wood from their family cabin that had sentimental value, which was incorporated into the main floor existing hardwoods prior to refinishing. Cost effectiveness was important however not at the expense of a high-end custom look. Prefabricated cabinets and millwork were just some of the value-engineering steps taken to reduce overall costs.

Now retired, with their family grown and moved out, they wanted to refresh and transform the home into an aesthetically pleasing, accessible, and functional space. Custom cabinets and stone counter tops were installed throughout the kitchen and dining room bar area. A real-wood butcher block countertop was installed in the kitchen at the breakfast bar. The living room and entry foyer boast custom cabinetry as well. A mix of hardwood and LVT flooring was installed, as well as a counter-to-ceiling tile back splash.
Nestled in the Riverview neighbourhood in Winnipeg, this 1953 bungalow was transformed into a forever home utilizing aging-in-place design concepts. A home addition was added which perfectly compliments the home’s architectural style. The living room boasts a wood-burning fireplace and custom maple mantle. Custom cabinetry and stone countertops exist throughout the kitchen and bathrooms. The kitchen includes full-wall tile, an island with breakfast bar, and a gas range. Black doors throughout give a modern feel without diminishing from the home’s overall character. The exterior is low-maintenance and the back yard includes a hot tub and natural-gas BBQ.

The design intent from the onset was clear: keep the home’s prairie aesthetic and maintain the established setting of the home within the context of the neighborhood. Using these principles as the framework for the project, we then sought to incorporate light, modern finishes and increase circulation efficiency. The central aesthetic of the renovation is midcentury modern, keeping in theme with the home’s original design period. Wood panels throughout the main floor and classic light fixtures harken to a previous time in our city. All are made boldly modern here with razor-sharp details, luxurious materials, and crisp finishes.
These homeowners had been living with the original design of their Linden Woods home since moving in. The classic 80’s oak ran throughout the house, begging for an update. Opening up the wall between the kitchen and living room and adding LED lights created much needed light. Darkening the wood railings and ceiling beams created a contemporary feel that paired with the new LVP hardwood look flooring, dark shaker style cabinets, white quarts countertops, and white subway backsplash, beautifully. The result, a previously dark and closed space turned into a warm, welcoming, friendly atmosphere for the homeowners.
A couple of Tuxedo empty nesters finally wanted to give their large, beautiful home not only a much-desired facelift, but also a substantial space change more suited to their current lifestyle. No inch of this space was left untouched. An updated, more open plan included a new kitchen, LVP flooring, lighting, windows, and high-end mouldings and trim work. His and her private offices and striking custom millwork installed throughout finished the space and the clients couldn’t be happier with their bright, contemporary “new” home!

Our objective was to reconfigure the existing living space and provide a much needed update to an aging home. By eliminating both kitchen walls, and installing new shaker cabinets, gorgeous quartz counter tops, and new stainless appliances, we were able to create a space that was not only open and functional, but eye catching as well! The new media wall includes custom built ins, plank style ceramic tile, and a modern linear fireplace, creating the perfect focal point for the new open concept. A full bathroom remodel, and Hickory hardwoods throughout, were the perfect finishing touch to this stunning renovation!
Not one detail was overlooked, as we transformed this dated family home into the home of our client’s dreams! From the stunning new eat in kitchen complete with quartz counter tops, stainless appliances, and custom dining table with banquet, to the fully re-modeled bathroom complete with shaker style vanity and modern tile tub surround, not one space was overlooked! Refinishing the original hardwood flooring throughout with a beautiful espresso stain, was the icing on the cake, and ensured that every detail of this home truly leaps out at you as if from the very pages of a magazine!
Our client purchased her childhood home from her parents. She always loved the location, backing onto a golf course. This late 90’s home was a perfect candidate for a makeover. The home was built extremely well and worth the investment in renovations. Interior designer Lyndsay Stokes, the homeowner, and our team worked out the “Grand vision” to bring this home up to date. A generous budget allowed the use of beautiful finishes and amazing products.
Congratulations to all entrants in the 2020 RenoMark Renovation of the Year Awards. * The winners will be announced in the next issue.

nprecedented... fluid, touch, contact, social and physical distancing. These are all new terms we are hearing daily in these extraordinary times and they are becoming all too familiar to us and the new common vernacular. I trust you are all doing well and enjoying this time with family as we adhere to the recommendations of our health care professionals and are staying home as much as possible. It’s not the time to be talking about new projects or building that big addition, but there are some home related tasks you could be doing to protect the place you are spending so much of your time.
Home Decor & Renovations | April–May, 2020
This is the perfect time to look at some of those home maintenance issues that perhaps get put on hold or forgotten about as we go through the regular business of our daily lives. Here is a short list of some proactive items to keep you busy and your home and loved ones a little safer and better protected: 1. We just had the time change. Did you remember to change the batteries in your smoke and carbon monoxide detectors? 2. Change those furnace filters and clean those lint traps and even the lint duct to the exterior of your home if you know how to properly disconnect and reconnect it. 3. We will be getting the big melt soon, so make sure that gutters and down pipes are clear for effective water management around your home. While you’re up there, take a look at your roof shingles as well. 4. Inspect your chimney and if you have a wood burning unit that you have been using all winter, clean out that old ash from the unit and your ash dump as well. 5. Look at your caulking around countertops and sinks etc., and if it needs replacing, now would be the perfect time to do this as well. There are plenty of other suggestions you can find online, but these are just a few of the main ones that should be done annually. Take care of yourselves, be well and we will see you on the other side of this issue. Then, we can talk about how we can take your space to new levels.

pring seems to be finally showing itself, marking the perfect time to start those home renovation projects you’ve been holding off on starting. Spring is perhaps the most popular time for a home update in Winnipeg; the weather is nicer, and it creates a better environment for working. Homeowners often feel the need to make updates in spring, as they watch the grass and flowers grow, wanting to see the same great changes inside their home as well. One way to update the home this spring that is both simple and affordable is with paint. Paint can easily be used to update any area of the home with a little time and effort. PAINTING WALLS
The most popular way to change up the look of the home with a simple weekend reno is with the walls of your home. Paint one room or a few rooms, changing up the look and feel of the space. With paint, you can easily give a room a new look without breaking the bank. During a weekend, start your project by taping off the trim and ceiling, preparing the space to be painted. Make sure to prime the surface with a quality primer before you start painting. Using paint and primer in one product, although it can save some time initially, has its downside. Depending on the surface you’re painting, two-in-one products can peel incredibly easily.
paint for instance. A big trend right now is taking older pieces of furniture and painting it with chalk paint. This paint type dries quickly and can be sanded a bit for a unique look. Most old furniture – hutches, coffee tables, and dressers are especially popular choices and can be refreshed with a little time and some paint! REVAMP YOUR DECOR
Did you know that you can easily update your decor items with paint? From shelving to frames and other accent pieces, you can easily revamp your decor with paint. Depending on the material, you can use spray paint along with traditional paint. Choose bold colours that will stand out to create a conversation piece in the home or go with a neutral to create a calming palette. Not much of a DIYer, or prefer to spend your weekends and evenings socializing with friends and family? Hire a professional to beautify your house for you!
PAINTING FURNITURE
If you don’t want to commit to painting a whole room, you can always paint a piece of furniture to change the look of the space. Paint has come a long way over the years and can easily be used to revitalize old furniture. Take chalk 42

COLOUR conundrum
THE
Interior designers Phyllis Lui and Aleem Kassam share a simple rule to help you choose the right colour combination for your space.
44
Home Decor & Renovations | April–May, 2020
There’s no arguing it: Colour is the best! Colour can change a mood at the flip of a dime; it has the power to take your interiors to new heights of luxury, serenity or calm, depending on the colour itself, or even shade and tone. But beware the dreaded colour misstep, which can send a space into a tinted tailspin faster than you can say “rose pink.” As interior designers, we can attest that colour is a wonderful tool, and from experience, we can say it is best served in thoughtful doses. Attack this beautiful beast armed with the 6030-10 per cent rule. In this space, our 60-per-cent colour, otherwise known as the dominant colour, is off-white, which is chic and sleek in any scenario. Covering about 60 per cent of the space, walls and sometimes large furnishings are the usual suspects for the dominant hue, which is frequently a neutral colour chosen for its versatility and its wide-ranging appeal. The 30-per-cent colour, or secondary colour, should cover about 30 per cent of your space. As a general rule, select a colour that contrasts your dominant colour. We chose a few
Tip If you’re aiming for a unified aesthetic in your home, carry the same colour scheme through every room, and particularly in adjoining spaces. different shades of grey for furnishings, area rugs and some accessories, which really “pop” against the white backdrop. Grey also happens to be another trending neutral these days, so it delivers the trend factor with the eternal appeal of a neutral colour, making it the ideal choice for bigticket furnishings such as a sofa. Now for the smallest, yet arguably the “biggest” colour of your palette: The 10 per cent of your trifecta. Also referred to as the accent colour, this is the wow factor for your space. Though it only occupies 10 per cent of your view, your eye is instantly drawn to these small but steady punches of colour, often appearing in accessories such as textiles, artwork and curios on display.
Our choice for the accent colour is a dusty rose pink. We love how this hue instantly warms up the otherwise cool palette of white and grey, making its small but not-so-subtle appearance in every room. An accent chair in the living room sofa; pops of pink books and accessories; a cosy cushion and rug in the bedroom. When it comes to choosing a colour combination for your home, consider how a particular colour affects your mood, and how you want to feel when you’re in a specific room. If you’re having trouble nailing down that perfect combination, draw inspiration from a piece of art, a rug or a fabric swatch that you love. Ultimately, there’s no right or wrong choice. If you love it, then it’s right!

DESIGN
in a Changing World by LYNN FENWICK, B.I.D. photos by DUALITY PHOTOGRAPHIC Courtesy of A&S Homes
At the beginning of January, we were reviewing the company projections and feeling extremely positive on the outlook for 2020. Our team was up and running smoothly, our clients were happy and work was interesting and challenging. SO WHAT JUST HAPPENED?
I am pretty sure I am not the only one reiterating those words. We are all navigating through this situation together for the first time. At Fenwick & Company, our plan is as it always has been: Keep employees informed and safe, be there to support our clients, their renovations, their businesses as well as support the local companies that support us. Projects will be moving forward, they will just move forward in a new way. We have so many tools to communicate with these days. For instance, with Zoom you can meet and virtually present so that it almost feels like face-to-face meetings. We can share desktops and look at the same documents in real time. We can look at drawing sets, images and even view materials. It is interesting because, I so enjoy the personal interaction with clients. I won’t be able to have you, the client, see and feel the materials as you would in person, but I can send them to you by post or courier. The one thing I recognize is that the need for interior designers will always be there. The home environment is

more important than ever. Our homes are what soothe and support our souls in times of uncertainty. Interior Designers create those spaces that impact our wellbeing and positive outlook. Our nervous system is greatly affected by our surrounding environment. We respond, whether we know it or not, with the production of stress hormones. Get rid of the negative environment and you release your stress. We seek a calming space when we need to relax and rejuvenate. Interior Designers know how to create a sanctuary in your everyday life – in your home and also at work. In these next few weeks, if you are inspired to enhance your home – you are not alone. It is because we all instinctively want to improve our surroundings. If you are spending lots of time at home and you feel the need for change – it’s time to seek out the guidance of a professional. At this time, until circumstances get better, we may not be able to proceed in the same manor as we did before, but we can give you design direction to prepare for the end of this chapter and the beginning of a new one. Anything we can do to provide support – we are right here for you and look forward to working with you.

Small SPACE
BIG Style Designer Jo Alcorn updates a small kitchen into a stylish and useful cooking space. Small spaces are always a design challenge. In my recent tiny kitchen refresh, I was tasked with creating a functional and efficient cooking space for a busy family who loves to cook and entertain, without sacrificing style. Here’s how I did it. COUNTERTOPS
The space already had relatively newer countertops that my clients wanted to salvage – this translates into massive savings. The existing countertops were black with flecks of grey, brown and taupe – it served as our starting point in the design process. THE ENGINE OF THE KITCHEN
The appliances are the main engine of any kitchen, so choosing the right style, colour and functionality is key. For this space, I needed to play off the black countertops; this naturally led me to a Whirlpool (whirlpool.ca) black stainlesssteel suite. Knowing how vital cooking is for this family, I wanted to give them appliances that had practical technology but didn’t compromise on design. Whirlpool’s fingerprintresistant finishes hide fingerprints and smudges, and easily wipes clean, which is crucial for busy young families. CHILLING AND GRILLING
I love the cool features that Whirlpool appliances now offer to help ease regular household chores and duties. Their new slide-in electric range has a ‘control from anywhere’ feature that allows you to multi-task with the Whirlpool App. Busy bathing the kids but need to preheat the oven or slow down cooking? Start it remotely or adjust the temperature with the keep-warm technology from anywhere with a smartphone or tablet so it’s ready when you are. In a small space, I love to introduce a refrigerator with French doors. The dual-opening, side-by-side doors allow you to open the fridge without blocking the entire 48

A SPLASH OF COLOUR
Another key to a sophisticated kitchen and an element that can make a huge design impact is tile. For this space, I went with a funky glass pattern backsplash from The Good Tile (thegoodtile.com). My clients love to cook, so these tiles were perfect as there is no grout needed for installing, making them easier to clean. The glass retro backsplash is a genuine wow factor that draws your eye in creating more depth in this small space with another reflective material for more light to bounce off. LET’S EAT
PHOTOS BY: JASON HARTOG
In the dining space, I created a gorgeous picture wall with some of the clients’ favourite pieces of art. An antique sideboard was a perfect complement to the clients’ retro style and an ideal solution for additional storage so the table can be kept clean and open. The colour of their existing table and chairs was a great tie-in with the upper cabinets for continuity. area. And this French door refrigerator’s features are amazing – everything from tuck-away shelving, spill-proof shelves, and adjustable door bins. All these features make life for a family easier. CLEAN-UP CREW
With a growing family, a full-sized dishwasher is nonnegotiable. My clients had an apartment-sized dishwasher before this refresh. While the inclusion of a full-sized dishwasher did mean giving up some cabinet space, it was well worth it, especially for the one-hour wash cycle. And I was able to compensate for lost storage space with taller upper cabinets and the addition of a pantry next to the fridge, addressing one of the family’s biggest concerns – not enough storage space.
THE FINISHING
The final touches in this kitchen that tied everything together were the cabinet handles, lighting and the faucet. The cabinets had outdated handles, and I found replacement ones in black that took it to a whole new level of sophistication. The lighting went from functional to an integral part of the beauty of the space. And the faucet is stunning. This sleek black Delta (delta.ca) faucet has every feature you can imagine, from a pull-down nozzle to spray options, but it’s the design that makes it a show-stopper. In small city dwellings when you can’t change the footprint of a space, some clever attention to detail can make even the smallest space feel grand.
CABINET COSTS
A significant cost in a kitchen renovation is cabinets. In this case, some of the cabinets were in good shape, so I decided to keep the lower ones as they were to create a trendy wood colour palette for a two-toned kitchen look. All I had to do was update them with new hardware. While I kept the lowers, I opted for replacing the upper cabinets. The uppers were replaced with a hardware-free, glossy white, flat front style. The gloss on these allows the light to bounce off them, creating the illusion of a larger space. Choosing to go without hardware kept the lines clean and simple, allowing the eye to travel over them. COLOUR CONTINUITY
A little paint can go a long way to transform a room, and it’s very cost-efficient. This house is open concept, so we had to paint the entire main floor for a better visual flow. It was a pretty extensive paint job, including the kitchen, dining room and the entire first floor. A new coat of paint helped the whole space to have a fresh, clean look, especially since we brought in white stark gloss cabinets and I wanted the walls to blend in. nexthome.ca 49

converts two Manhattan apartments into one – for a luxurious, familyfriendly space.
City living is often characterized by compromises which we know translates into less living space. Most urbanites are well-versed with terms such as “micro,” “mini” and “minimal.” So, you can imagine my surprise when my clients wanted to combine two apartments into a single functional and fabulous dwelling. Aside from its ample square footage, this stunning apartment features a few other urban extras that take it to the next level. Here are some of my favourite highlights of this home. FRONT FOYER
This is the first impression of your home, so make it a grand one. In the apartment’s front entrance area, I opted for a glamorous look. Walls were finished in faux eel-skin wallpaper. Underfoot, soft white and grey vein cut marble tile. Brassdetailed furniture, and elegant glass sconces add rich, textural layers into the space. 52

BATHROOMS
Regardless if your home is large or small, if the space is shared with one or eight, one thing is certain – the need for enough bathrooms. This home design tackled demand right from the get-go. The new floorplan included ensuite baths in all bedrooms. The powder room was relocated and finished with a marble feature wall, marble floor and wallpaper. EAT-IN KITCHEN
Here’s a real luxury when it comes to urban dwellings; the elusive eatin kitchen. The eat-in banquette boasts a table with a matching Corian tabletop, to keep a cohesive aesthetic in the kitchen. A gorgeous hand-blown glass orb suspension light hangs above the banquette.

FIREPLACE
A fireplace represents the heart of the home. It’s where family and friends gather, share and... nap. It also becomes a wonderful point of interest in the space. This apartment features a ventless fireplace set within a beautiful custom-millwork wall, with a surround that is clad in marble. The walls flanking the fireplace are outfitted with custom shelving units, open for display. Remember, only collect and keep the things you really love, never out of obligation. You’ll be proud to display your curios and happy to tell the stories behind them. Your displays will look intriguing and utterly chic. Overall, this home is as true to its owners as it is to New York City. It’s warm, welcoming and full of character. The ask – combining two separate apartments into one family home – became a great opportunity to incorporate all those little luxuries that take this space a step above.
