Senakw/Westbank Project on Burrard Bridge Squamish First Nation and local developer Westbank have released plans for widening a segment of the south end of the Burrard Street Bridge to accommodate busonly curb lanes and bus stop shelters. The pedestrian and bike pathways on either side of the bridge would also be reconfigured in the bridge widening. In this newlyreleased plan, the heights of several buildings have been increased, including the tallest tower, from 56 storeys to 59 storeys. Format Market – April 1st The East Van Easter Event presented by Format by Cressey was a wonderful celebration of local businesses and spring. On Thursday, April 1st, this fun community event brought out many couples and families, procuring organic eggs from Coligny Creek, fresh-cut flowers from Granville Island Florist, and baked goodies from Flourist. A prized Easter flower arrangement was given to the guest who purchased a carton of eggs and found the golden egg! NEIGHBOURHOOD PROFILE

MARPOLE Marpole is a mostly residential neighbourhood on the southern edge of the City of Vancouver. Its borders are Angus Drive to the west, 57th Avenue to the north, Ontario Street to the east and the Fraser to the south. It has seen much change over the years, largely due to the construction of the Oak Street Bridge and the Arthur Laing Bridge, leading to the southern suburbs via Highway 99 and Vancouver International Airport, respectively.

This neighbourhood has a strong sense of history, particularly within its aging population. Archaeologists have found evidence that Marpole was inhabited as far back as 3500 B.C. This is also one of Vancouver’s oldest settlements, which was called “Eburne Station” in 1860. The area received another boost when the Lulu railway and the BC Electric interurban train were built in 1908, increasing its accessibility to and from other areas of the Lower Mainland.

The 2011 census recorded Marpole’s population as 23,832 and the median age as 41.6. HOW IMPORTANT IS THE PORTABILITY OPTION IN YOUR MORTGAGE?

Selling your current home and moving into a new one can be stressful enough, let alone worrying about your current mortgage and whether you are able to carry it over to your new home. Porting your mortgage enables you to move to another property without having to lose your existing interest rate, mortgage balance and term. And, better yet, the ability to port also allow you to increase your mortgage amount without paying a penalty. It’s important to note, however, that not all mortgages are portable. When it comes to fixed-rate mortgages, you usually have a portability option. If you require additional funds, there are two ways lenders do this. Some lenders will do a blend and extend; meaning that they will look at the interest rate you currently have compared to the rate that is currently available and they will blend both rates and that will be the interest rate you will have for the new term. The amortization period might increase or remain the same. 22  New Home + Condo Guide  |   April 17–May 1, 2021

With other lenders, primarily banks, your current mortgage will remain in place, and for the additional amount you require they will give you another mortgage with the current interest rate, new amortization period and a new maturity date. The challenge with this is that you will have two different mortgages renewing at different times and with different amortization periods. If you ever decide to move your mortgage to a new lender you will have to pay a penalty regardless, as the two mortgages will be renewed at different times. It is always best to explore all your options with a Mortgage Expert. On the other hand, with variable-rate mortgages, porting is usually not available. As such, upon breaking your existing mortgage, a three-month interest penalty will be charged. This charge may or may not be reimbursed with your new mortgage. While porting typically ensures no penalty will be charged when you sell your existing property and buy a new one, some conditions that may apply include: • Some lenders allow you to port your mortgage, but your sale and purchase have to happen on the same day. Other lenders offer a week to do this, some a month, and

others up to three months. • Some lenders don’t allow a changed term or force you into a longer term as part of agreeing to port your mortgage. • Some lenders will, in fact, reimburse your entire penalty whether you’re a fixed or variable borrower if you simply get a new mortgage with the same lender – replacing the one being discharged. Additionally, some lenders will even allow you to move into a brand-new term of your choice and start fresh. • There are instances where it’s better to pay a penalty at the time of selling and get into a new term at a brand-new rate that could save back your penalty over the course of the new term. In real estate, they say, the top three considerations are “location, location and location,” but what does this mean? The perfect location is specific to each individual. Today, as many aim to be socially responsible and reduce their carbon footprint, it can mean driving as little as possible, if at all. As more and more people seek their own space in new areas, one thing that can help determine 26  New Home + Condo Guide  |   April 17–May 1, 2021

how much they may or may not have to drive is to look at the prospective property’s address on Walk Score™. Walk Score is a private company that gives a score the walkability and drivability of locations based on their address, and is available in Canada, the United States and Australia. They have a website and app that make figuring out the relative convenience easy for consumers. A score of 90 – 100 is called a ‘walker’s paradise’ which means everything can be reached by foot within a few minutes. Unless you are in an urban core this is hard to find. A score of 7089 is stated to be ‘very walkable’

meaning most daily errands can be reached by foot. A score of 50-69 is called ‘somewhat walkable’ and means there are some walkable amenities, but a car may be required for others. Scores under 50 are called ‘car dependent’ meaning a vehicle will be required for most if not all errands. In today’s suburban neighbourhoods, any score of 70 or higher is very good, and shows the convenience of the neighbourhood. These neighbourhoods are transforming and will become more walkable with improved walk score ratings over time, as more and more amenities are built and come to


fruition. Homes in these areas will only become more desirable in the long run and are a good investment as the neighbourhood continues to grow after purchase. Neighbourhoods in the 90 to 100 score range have reached or are close to reaching their full convenience potential already. One of the great neighbourhoods to consider in the 70 to 89 score range is the new emerging area of ‘Uptown Surrey’ located between the Surrey City Centre and Guildford area, where the benefits of both neighbourhoods are easily reachable, and there is an

eclectic mix of amenity offerings already nearby. Unison is a new condominium development that is now over 50 per cent sold, with more offerings coming to this neighbourhood already has a walk score of 70 and moving to up. Other areas to consider that are up and coming, with walk scores sure to rise over the next 5 to 10 years, are South Surrey, in particular the Grandview neighbourhood, and Coquitlam’s Burquitlam/Lougheed neighbourhood, both with current walk scores of 49 to 50 but a lot of planned amenities yet to come to improve the value of

your location over time. If budget is a factor, a good way to get into the market is to consider a neighbourhood that has not yet reached a higher convenience potential, but the plans for that neighbourhood show that it will. Hazelwood in South Surrey by Hungerford Properties is a masterplanned townhome community designed for suburban families, and Dansey, by Belford Properties in Coquitlam is coming to market soon in the Burquitlam Lougheed area. Since March 2020, 16 per cent of mortgages in Canada have been deferred to help homeowners who were financially impacted by the pandemic – a number that has slowly fallen since then. During the pandemic, credit cards, car loans and other bank loan payments were also deferred, which has considerably impacted the credit scores of many people across the country. This has left many Canadians in financial situations where their credit score has dropped, sometimes significantly, and their mortgage options may have become more limited. Especially if you find yourself in a situation where your debts have accumulated and you want to leverage your home equity to borrow against your home to refinance and consolidate your debts. What does ‘good’ credit mean?

Lenders typically favour homebuyers with credit scores of 680 or higher and use this to evaluate the strength of a mortgage application. 32  New Home + Condo Guide  |   April 17–May 1, 2021

If you’ve been slightly impacted by the pandemic and find yourself in the 600 to 680 range, this is considered “mid-level” credit. The good news is that there are many Prime A lenders, such as credit unions and monoline lenders who offer more leniency compared to the big banks, along with favourable mortgage rates and features. These sources can be an option for an approval. What are your mortgage options With loW credit?

Low credit is when your credit score falls below 620. Being in this range makes it more difficult to get approved with Prime A lenders. There are still options available for you. When you can’t get approved with A lenders, exploring different B lenders is a good alternative. B Lenders make it possible for people with low credit, less income or high debts to get approved for a mortgage, with some additional requirements. Buyers are usually expected to make a larger down payment of 20 per cent or higher, and are subject to slightly increased rates compared to A lenders. When you work with a B lender, the terms are shorter (one to two years) to give homeowners an opportunity to improve their credit and later refinance into a better Prime A mortgage. If your income and credit are too low and your debt is too high for A and B lenders, private mortgages are a potential option. These lenders come at a higher rate with additional fees, but are

a common solution for those who cannot meet the standard lender criteria. What happens if your credit is loW When you reneW?

If your mortgage is up for renewal and your credit score has fallen below your lender’s criteria, it may be time to start searching for a new lender. When you receive a notice for mortgage renewal, it’s important to know that you’re not obligated to sign back under the same terms. If you’re looking for a better alternative to your current mortgage, you have the option to either negotiate with your current lender or shop around and switch lenders for a better mortgage. There are a multitude of benefits to walking places, from the obvious health and exercise benefits of activity, to the need for less car infrastructure and less resulting pollution. Studies have shown that people who live in walkable communities have stronger social connections, which contribute to better mental health and quality of life. So, how can we define what is a “walkable neighbourhood”? This is 2021, so of course there is an app for that. It’s called Walk Score™. Walk Score measures the walkability of any address using a patented system. For each address, Walk Score analyzes hundreds of walking routes to 34  New Home + Condo Guide  |   April 17–May 1, 2021

nearby amenities. Points are awarded based on the distance to amenities in each category. Amenities within a five-minute walk (about 340 metres) are given maximum points. A decay function is used to give points to more distant amenities, with no points given after a 30-minute walk. Walk Score also measures pedestrian friendliness by analyzing population density and road metrics such as block length and intersection density. Data sources include Google, Factual, Great Schools, Open Street Map, the U.S. Census, Localeze, and places added by the Walk Score user community.

In Metro Vancouver, the highest walk scores are predictably in the downtown areas of Vancouver, Burnaby, Richmond, New Westminster, and Surrey City Centre. In downtown Vancouver, Grosvenor’s The Pacific is a 39-storey residential tower with 224 homes and the restoration of an iconic heritage house, which has a Walk Score of 98 and is perfectly positioned to be close enough to walk everywhere, including the beach in English Bay. Moving South in Vancouver, the Cambie Corridor is increasing its Walk Score every year as new residential buildings and businesses are created. The area’s newest addition, Voyce, is a solid concrete six-storey form that entwines aesthetic, quality, and sustainability, for a uniquely upscale living experience on the edge of Queen Elizabeth Park. Vancouver’s historic villages are also quite walkable, and have exciting new projects happening for the first time in years. Kerrisdale (90) will soon have Gryphon House on West Boulevard, Marpole (85) will be home to Revive, and Dunbar Village (81) will be home to Wesgroup’s elegant Dunbar & 39th. In Burnaby’s Brentwood, Shape’s giant megaproject at Brentwood Town Centre (Walk Score 69) called The Amazing Brentwood, is just a small part of the burgeoning, walkable new centre. Amacon’s The Alaska will also grace the Brentwood Skyline soon,

as will Solterra’s newest tower, the sophisticated Bordeaux. The neighbourhood’s amenities will also be bolstered by Concord Pacific’s newest masterplanned community, Concord Brentwood. Further east in Burnaby, Lougheed Town Centre will be creating their own walkable community, and next door in Burquitlam, a large amount of development is increasing Walk Scores with every new mixed-use high-rise. Metrotown is a Walkers’ Paradise (90), and has a tremendous revitalization underway, with the redevelopment of Metrotown Mall. Concord Metrotown is currently in the works, as is Intracorp’s Telford on the Walk. Other massive mall redevelopments into master-planned communities include Westbank’s Oakridge, CF Richmond Centre, Coquitlam Centre, and the recently announced major reinvention of Lansdowne Centre in Richmond. Smaller, older village neighbourhoods in Metro Vancouver also offer great walkability, places like Port Moody, Steveston, Ladner, Burnaby Heights, downtown New Westminster, and White Rock, which has recently added the impressive, award-winning Foster Martin to its skyline. Surrey City Centre already has an 86 Walk Score, and is getting more convenient all the time, with an extremely busy new home market and new buildings being announced all the time.
