CHILLY WEATHER, HOT MARKET February is the coldest month in the city, and it is mighty chilly outside right now, but the housing market remains pretty hot. The Calgary Real Estate Board says demand remains strong due to the prevailing low interest rates. StatsCan’s report that Calgary’s population also grew two per cent last year also bodes well. This isn’t to say that everything is well. The COVID-19 lockdown certainly still affects the economy, a worrying rise in lumber cost posts another challenge, but the spirit in the city remains buoyant. Hey, Calgary still ranked among the Top 50 cities in the world, coming in at 47th just after Copenhagen and Tel Aviv. It’s the fourth-highest Canadian city on the list, following Toronto (13th), Vancouver (34th), and Montreal (41st), according to the latest survey by Resonance Consultancy. It just gives us all that much more hope for a brighter future. Speaking of which, Trico Homes latest townhome sensation – Parallel Bloc in Crestmont – dovetails right into this sense of optimism. Infill developments have been a staple in Calgary’s inner-city communities since the ‘70s. But in recent years, the number of lots being redeveloped for infill housing has been gaining momentum, as more homebuyers rediscover the charms of living in an established community. How are infills changing the city, why are homebuyers choosing to purchase infills, and where are Calgary’s infills being built now? We attempt to give a few insights into this growing trend. A new VoiCe

Infills can take a variety of forms. The Calgary Inner City Builders Association (CICBA) defines an infill as “the process 18  New Home + Condo Guide  |  Feb. 5–Mar. 5, 2021

or development of a vacant or under-used land within existing urban areas that are already developed.” It includes demolishing an existing building and replacing it with something new or developing vacant lots in existing neighbourhoods. Building time for an infill ranges from eight to 24 months, depending on the size, complexity of the design and any possible delays with funding or permits. The CICB is a non-profit organization that aims to give a bigger voice to infill builders and developers. They are a relatively new voice founded only in fall last year, but they are working to improve Calgary’s already established communities,

promote the benefits of redevelopment, create affordability in the industry and establish credibility and accountability. “We believe that we can create affordability in infills by cutting red tape in the processing of applications,” CICBA chairman Shameer Gaidhar, tells Calgary New Home + Condo Guide. Nearly all of Calgary’s population growth has been in new communities on the outer edges of the city which require investments in infrastructure and city services. In 2009, the City of Calgary Municipal Development Plan (MDP) set out


goals for aggressive growth within established communities to make better use of existing land, reduce the cost of City services and locate Calgary residents closer to work, recreation, and service hubs. By 2069, Calgary aims to have 50 per cent of population growth occurring within developed areas, which is defined as the inner city and established communities that were completely built out in 2006. As reported in the City of Calgary’s most recent draft of the 2020 MDP & CTP (Calgary Transportation Plan): “Between 2009-2019, Calgary’s population increased by nearly a quarter of a million people, with 10 per cent of growth being accommodated in built-out neighbourhoods, and 90 per cent in new communities on the outer edges of the city.” The City has set an interim goal to have 33 per cent of Calgary’s future population growth within developed areas by 2039, which means many more new homes will need to be built within established areas

in the city in the coming years. The redevelopment of land for large condo complexes in the inner city is one component of meeting this goal but infill houses have a role to play as well. Building more infill homes provides inner city housing options for homebuyers who are not interested in condos and seek larger family style homes. Redeveloping a lot that has one single-family home and replacing it with a duplex that can house two families will increase the number of residents living within a neighbourhood block, potentially doubling the population in a neighbourhood over time. Infills are not a new solution within Calgary’s home market even though they are now a core component to the city’s sustainable growth. Since the 1970s infills have been built in Calgary’s communities, says Richard White, a respected local journalist and blogger who keeps tabs on Calgary’s redevelopment. “Thanks to a strong (urban

core) and lots of amenities in the downtown, living in Calgary’s inner city is very attractive,” he says. He cites for example that living in the inner-city benefits in shorter commutes and access to more amenities. So, what continues to drive most people to purchase homes on the outer edges of the city? Likely lower pricing, larger lots, and the convenience of purchasing a brand-new house in a new community. Can infill builders complete with this draw? infill liVing in CAlgArY

For many individuals, couples, families, and downsizers, infills present the best of both worlds. Developed communities have more school options, community centers, retail and business centers, parks, and mature trees that most new communities lack. While new communities on the outer edges of the city have longer commute times, with less public transit options, and often, fewer options for urban comforts like meal deliveries and ride sharing services. CICBA’s Gaidhar says it is the cost of building infill homes that deter many from this option. “It’s the higher land cost that is affecting demand, but among our organization’s goals is to bring this cost down by streamlining the application process.” In terms of lot sizing, infill homes are limited by existing space, which may be a drawback for an individual looking for a large backyard. For infill homebuyers, creative use of front yard space, custom design of backyard features, and accessing nearby public parks and recreation spaces may be an alternative. Building An infill home

also provide a stable of highly qualified, certified professionals. Infill buyers are typically only limited by their imagination as far as design goes, and budget of course. The ability to have greater customization allows homebuyers to design their home to fit exact preferences and needs. There are also many new trends in infill design that allow these homes to be more accessible to a larger variety of homebuyers. Alex Wang from Gold Homes, a custom home builder in Calgary since 2008, explains that units with legal basement suites or backyard suites are trending. “With low rates these days, a working couple may be able to own an infill, it used to be a far reach, but now they can rent out the basement with separate suite for mortgage help.” There is also the opportunity to build with more environmentally friendly options, energy saving materials and green design features reducing the environmental impact and often providing homeowners with utility bill savings. There are other perks to consider an infill investment that might not be initially apparent. It takes even more importance these days when – heaven forbid – one gets sick and needs to isolate in the bedroom. Whatever the case, the master bedroom provides the respite and privacy the homeowner needs. The retreat from the everyday grind that provides rest for our tired bodies and souls. showhome and you will see the invariable hook of inspired design aimed at eliciting an emotional response. A response so powerful that we want to have it for our own bedrooms. We talk to a few experts on how they approach designing master bedrooms in the showhomes they design, to find out what is essential and what is needed to complete a stylish, serene look, no matter the size of the room. Ariana Kelly, marketing manager at Calbridge Homes, has been around showhomes most her

life, and has picked up a thing or two about decorating a home for the most visual impact. But at Calbridge Homes, she says it all starts with the floorplan. “Where the master bedroom is physically located in the home as it relates to the rooms around it is really important to consider. In our designs we really strive to foster a decent separation between the master and the children’s bedrooms. Whether that means having a central bonus room dividing them on the upper floor or having the laundry room and

walk-in closet create some space between them, it’s always an important consideration for us to offer as much privacy for the master bedroom as possible,” she says. “We use the word ‘retreat’ a lot when describing our master suites because we truly want it to be a relaxing and rejuvenating space. In terms of the design of the room itself, large windows and seamless access to the ensuite and walk-in closet is something you’ll see in every one of our homes.” Style sets the tone though, and NuVista Homes has mastered the look of the master bedroom for their wide range of single-family homes. Pam Stordy at Barr Design and Tina Nielsen at Xibit take care of decorating NuVista’s showhomes and both know the importance of getting the emotional tone of the master bedroom just right. “The most important thing is creating a comfortable and peaceful space. Sleep is so essential to our health so just the idea of relaxing and being able to shut down in a room you enjoy is very appealing,” Stordy says. Nielsen agrees, saying that furniture placement within the room is the obvious starting point, with the bed becoming both the focal point and anchor of the room. “And let’s not forget about the mattress… (the room) can look fabulous, but without a great mattress, you will not want to spend any time there.” They both emphasize the need for good lighting and the comfort of a cozy carpet. “It can start with a dramatic overhead light, paired with bedside

lamps that provide ambient or reading lights,” Stordy says. “While underfoot we want softness, we love a luxurious area carpet on a solid surface flooring or plush broadloom to keep the space warm.” “Ideally, this space is cohesive with the design style of the other spaces in the home but needs to be sanctuary,” Nielsen adds. “As for design style, much of this is determined by your personality and favorite colours and style such as traditional, contemporary or transitional.” The essentials are pretty much the same regardless if it’s a master bedroom in an estate home or a townhome, it’s just a matter of scale. Katherine McCallum of Kalla Interiors has been the go-to designer for StreetSide Development’s many projects and she is quite fond of her latest work in their new townhome showhome in the lakeside community of Harmony just west of Calgary. nexthome.ca  33

Called Harmony Peaks, they are the first townhome development in what has already become the most prestigious community in Springbank. “The master bedroom needs to be a space that is inviting and comfortable. The bed is the focal point drawing you in with design or colour. In the case of Harmony Peaks, the Mid-Century walnut bed with attached floating nightstands stole the show,” McCallum says. She says another thing she has going here is creating visual interest though a feature wall. “Feature walls - usually a headboard wall - adds depth, simple statement artwork can go above a shorter headboard. A grand tall headboard will be a feature in itself and can be a fun or interesting colour/ fabric or leather.” According to Calbridge’s Kelly, large windows are also key in creating the ambience of the master bedroom. But drapery definitely plays a role in establishing the look, not to mention creating privacy. “While we definitely appreciate large windows and natural light, privacy in a bedroom is also paramount, so window coverings are certainly important. You of course want to choose something that visually compliments the colour theme you’ve chosen for the space, but it needs to be functional as well,” Kelly says. At NuVista, Stordy and Nielsen use fabric as a jumping off point to determining the style and design of the room. “In the master bedroom we want to create serenity, so lux, soft neutral fabric is what we look for and add color through toss pillows and throws,” Stordy says. “Window treatments create a softness to the room, both visually, acoustically, and as well as a utilitarian use. darkness invoking peak melatonin levels which promote a healthy sleep,” Nielsen adds. Kelly adds that Calbridge’s master bedrooms are further equipped with unique ceiling details that give it an elevated stature. “Unique ceiling details are a feature we love to show in our bedrooms. Incorporating a boxed-up or vaulted ceiling, coupled with a stylish chandelier over the bed adds so much personal style and luxury to the space. Having the bedroom drop down a couple of stairs is another great way to add some subtle visual interest to the room,” she says. McCallum has some some sage bedroom design advice. “It is all about textures and layers of fabrics. Also lighting is key; make sure lamps are not taller than your headboard, and choosing the bulb can just be as important - warm yellow can bring a sense of natural light. Or go for wall sconces that are adjustable for reading.” NuVista’s Stordy and Nielsen also have this to say: “Ensure you have everything you need to create your own retreat; bed, lighting, window covering and bedding. We typically start by finding a fabric or a duvet cover we LOVE and design the space around this,” Stordy says. “It is always our springboard for design,” Nielsen adds.
