We stay in the northeast, as we delve into what else is happening in this dynamic sector that is the focus of our latest Explore feature. WELCOME HOME TO
HOMESTEAD Amidst the last remaining undeveloped rolling grass plains of northeast Calgary, the area’s romantic pioneering past and its own dynamic future can be readily seen and enjoyed in the fast-growing community of Homestead. Homestead, the first residential development venture from Partners Development Group, is off to a fantastic start as the first two phases are almost sold out and demand for the next phase is already sky high. “Sales have gone really well, so far, for all home styles!” says Cale Marklund, marketing manager for Partners Development Group. “Having just launched the community last year, we are already into our third phase of development, featuring larger lots!” Excel Homes, Genesis Builder Group and Trico Homes all offer laned homes and front-drive homes 8 New Home + Condo Guide | Jan. 7–Feb. 4, 2022
in Homestead. While Partners has its Journey by partners no-condo-fee townhomes. “Homestead’s first residents moved in last November to our Journey by partners no-condo-fee townhomes, and they are already enjoying life here,” Marklund says. Growth continues unabated as Partners released more laned and front-garage lots in Phase 3 this past fall. “We’re excited to feature larger lots in phase 3 with front garage homes from Genesis available,” he adds. There’s even more to look forward to, as Partners is about to commence construction for the first commercial hub in the community, and even more in-community amenities come up. Expectations were high for Homestead when it started sales last year, despite the pandemic. The
developer knew that it had a valuable location set in the dynamic northeast, east of Stoney Trail and McKnight Boulevard. Homestead is a throwback to simpler times and small-town living, says Dennis Inglis, VicePresident of Land for Partners. He says they want to make this 230-acre community seem as welcoming and inviting to their “homesteaders.” Here, residents can still see the vestiges of the area’s rich farming history. “We are surrounded by farmland, canola fields across from Homestead will be there for years to come. We want to make everyone feel welcome here,” Inglis says. Homes will mostly be in the modern farmhouse style to
enhance the feeling of friendliness; streets are also designed in a grid pattern like in many small towns of southern Alberta. “Homestead’s main thoroughfares – its boulevards and avenues - will only have laned homes, which gives a better feeling of welcome. Seeing homes with front porches instead of front garages as you enter the community lends to this feeling of warmth and welcome that we are striving for,” Inglis says. This family-centric approach is already taking place in the community, as it has already made the development of its park and pathways a priority that residents can already enjoy. huge crowds come in to check out the varied home offerings. All the showhomes enjoyed record-setting traffic for its family-friendly line-up of laned homes, front-drive homes and townhomes. “Homestead really is the new northeast in Calgary. It is already reinventing how homeowners perceive the NE quadrant of the city, and it differentiates itself by offering an abundance of open space and opportunities to get outside and connect with nature,” Marklund says. On build-out, Homestead will feature four kilometres of walking paths winding through its 19 acres of environmental wetlands. There will be future cricket and soccer pitches, as well as pickleball and basketball courts. “There is no shortage of opportunity to get outside and enjoy an active lifestyle,” Marklund adds. A highly anticipated development is Homestead’s first commercial shopping hub: Homestead Landing. “Construction begins on the development this year and when complete, it will feature childcare, health and wellness facilities, grocery shopping, convenience stores, and multiple dining opportunities!” Marklund says. Homestead has become a top choice among new homebuyers. “We have seen everyone from first-time buyers, to growing family/upsizers, to multigenerational families moving,” he points out. “And the future amenities coming up along with the variety of home options is making it a desirable location for everyone!” Pricing is also appealing in Homestead, as it remains one of the most affordable new communities in Calgary. NE CALGARY: A COMMUNITY FOR NEW BEGINNINGS by PEPPER RODRIGUEZ
The signs of growth are everywhere in northeast Calgary. Someone who hasn’t been in the area over the last 10 years might even find it unrecognizable with all the new commercial and residential developments. And more are underway. What was once a lonely stretch of prairie country road, Country Hills Boulevard – one of the main thoroughfares in the area – has become emblematic of the explosive growth of what has been termed Calgary’s “New North.” Indeed, the appellation works. The northeast has ever been the area for new beginnings, as it has been favoured by new immigrants to the city for its affordable housing options. And it’s not just immigrants, but anyone who wants to become a homeowner – especially first-time-buyers will find something within their budget in the myriad of new
communities that have fuelled the sector’s growth. Not a decade ago, rolling grass plains straddled Country Hills Boulevard east of Deerfoot Trail. Now, these have been replaced by a bustling commercial area filled with new offices, hotels, car dealerships, restaurants, and shops. New residential Max’s Restaurant
communities now line this vital roadway, including Cornerstone and Cornerbrook, Skyview Ranch and Redstone, and further east is the new community of Homestead. The expansion of the Calgary International Airport a few years ago has led the boom in infrastructure growth too, and
now Airport Trail and its attendant roads is a straight shot east from Deerfoot Trail to the residential communities of SaddleRidge and beyond. This provides unprecedented accessibility to the airport, that is one of the major employment hubs in the area. Lilian and Jerry Quincina have been residing in the northeast for the better half of two decades and they have seen its rapid growth firsthand. When they first moved here, they remember still seeing cows and other farm animals grazing along the farmlands that dotted the SaddleRidge area. But they found a home and a community here that suited their lifestyle. “It’s a great community to raise our kids, our home is just walking distance to our kids’ school, there are plenty of amenities that makes life easy,” Lilian says. She should know, Lilian is a realtor with Urban Realty and her husband, Jerry, is a mortgage broker at Axiom, and bulk of their new homeowner business is in the northeast. “There are plenty of affordable homeowning opportunities here, and they are not limited to the new communities either,” Lilian tells Calgary New Home + Condo Guide. Newcomers to the city have indeed found a home here. Recent census data reveal that Wards 5 and 10, both in the northeast, had the highest proportion of people who identify as visible minorities compared to the overall population of each region. More than 80 per cent of those in Ward 5, encompassing areas such as Falconridge, Martindale and SaddleRidge, identify as a visible minority. In Ward 10, which includes Abbeydale, Marlborough, Mayland Heights and Rundle, it is at 58 per cent of the population. The most common ethnicities are South Asian, Chinese and Filipino. can tell simply by noticing all the supermarkets and restaurants that serve those particular segments of the demographic doing brisk business in the area. The venerable T&T supermarket on 36 St. NE gets crowded every Chinese New Year; Basha International Foods along Barlow Tr. is the go-to spot for fresh ingredients for South Asian dishes; and, the most recent addition, Seafood City just off Sunridge Blvd. draws Filipino shoppers from as far away as Saskatchewan. Forbidden City, Cinnamon and Max’s Fried Chicken are some of the best Chinese, Indian and Filipino restaurants (respectively) in the northeast, maybe in all of Calgary. The newly renovated Sunridge Genesis Centre
Mall continues to be the commercial mecca of the northeast and the new Daily Fresh Produce area combines the traditional shopping mall with a farmer’s market offering local produce. Families love the northeast as it offers several inexpensive ways to engage young children. The Prairie Winds Park along Castleridge Drive, just east of 52nd Street NE, has become a lovely fourseason outdoor playground for residents living in the surrounding communities. The city-run Village Square recreation centre is a great option, as well. Then there is the magical Genesis Centre, a 225,000 square foot multipurpose complex dedicated to enriching the health, wellness, and

unity of northeast Calgary. It has two indoor filed houses, a community gymnasium. The Saddletowne YMCA and the Calgary Public Library are at its wings. With all those amenities – not to mention the plentiful schools and places of worship– it is no wonder that the northeast is known as a very welcoming place. Then there are the family-friendly new communities that abound. Redstone by Qualico Communities is all but built-out and is now on its final phase. Like many other of new communities here, Redstone has never shied away from the multiculturalism that has defined it and attracted even more buyers to it. Making the most of available space has always been the point of home designs and balancing the needs of practicality and style have always been key. Now more than ever, homebuilders are stressing the importance of the innovative use of space as the pandemic lockdowns create new needs for homeowners. If the past year has taught us anything about homebuilding, it’s that the homebuyers have new expectations of their private spaces. Working from home increased the need for flex spaces, not only in single-family homes where they are expected, but in the multi-family sector as well. Townhomes, duplex models, laned homes, and front-drive models have seen some of the most innovative designs not only in the inventive use of space, but in the increase of sustainability features as well. According to the RE/MAX 2022 Canadian Housing Market Outlook, sales activity in Calgary is expected to increase by 4 per cent year over year in 2022. The residential market set record sales volumes over a few months in 2021 with a strong market likely to persist in 2022. As a result, homebuyers and sellers can expect the market to be “brisk” by Spring of this coming year, meaning home sellers could see more multiple offer scenarios again while homebuyers may have to act quickly to accomplish their real estate goals - especially if inventory is tight. • INTERPROVINCIAL MIGRATION TO CONTRIBUTE
RE/MAX predicts that positive net interprovincial migration to Alberta will help both the residential and rental markets recover from downturns over
the past few years. Historically speaking, more migration to our province means a boost in real estate sales activity as well as a drop in rental vacancies.

We all love looking at a beautifully designed room. The impact of flow, form and function in a space can be transcendent. As we face another New Year – particularly after two years of unique and acute challenges, globally, and often, as a result, individually-the comfort 28 New Home + Condo Guide | Jan. 7–Feb. 4, 2022
we get from a well-designed space can be indescribable. You cannot put words to the comfort, warmth, serenity, or restorative quality of a beautiful room. It is just something that you feel. As designers, we learned the fundamental building
blocks of the art of design. From scale and proportion, to balance and harmony, to colour theory – these principles highlight that there is indeed a very technical side to the process, which can be acquired through theory and practice.
Finding ways to incorporate natural and organic elements into your home is always soothing to the soul.
Still, the heart and soul of design is not something that can be easily extracted from a book. Great designers not only design with precision, but also with an incredible amount of energy, creativity and spirit. You can feel the difference when you step into a space that was designed with a deeper intention in mind. As a designer, my mandate is to thoughtfully reveal the authentic aspirations of each client to create spaces that are rich in spirit and restorative to the soul. Although the process and end product may vary for each homeowner, here are my top 5 things to always keep in mind ahead:

When we start working with clients, this is one of the first and most important exercises we go through. We ask them to come to the design briefing with a variety of inspiration photos that elicit an immediate reaction or feeling. It should be visceral: it either moves you, or it doesn’t. It doesn’t matter if you love a specific sofa or armchair in a living room reference. What’s important is to try and nail down the overall intention and sentiment of the space, because without this key piece of information, it’s hard to actually design with much meaning and purpose.
Whether you’re working on your own or with a designer, get very personal. During the onboarding process, a good designer will ask questions in a variety of different ways, trying to get to the root behind your aspirations. If we aren’t getting anywhere with straightforward questions, we may pivot to exploring areas like art, music, travel. Ultimately, it’s not about trying to identify the exact shade of colour you want. Rather, why are you drawn to the colour in the first place? Because in understanding the underlying desire and reason behind a choice, it becomes much more impactful. nexthome.ca 29
3. FINd bAlANce
Balance and harmony can be brought into a room in so many different ways. It can be as simple as highlighting overall symmetry, or utilizing the principles of Feng Shui, or focusing on harmonizing the five elements (wood, fire, earth, metal, water). The point is, finding a way to create balance and harmony in a way that visually makes sense to you will add calmness and a restorative quality to your home 4. gO NATuRAl
Finding ways to incorporate natural and organic elements into your home is always soothing to the soul. You may want a very rustic looking space containing wood with a live edge. Bring in a soft alpaca throw or add subtle fluted wood detailing accents or piece of furniture. 5. FOllOw yOuR heART
We often intuitively know exactly what we want, so instead of trying to create an endless array of the “why it won’t work”, focus on ways to work with your overall vision and bring it to life. Usually having this sense of direction and conviction is the best way to enter into a partnership with a designer. Because it’s not a designer’s job to think for you. Rather, it’s our job to help edit and bring a certain level of focus to the project, to help bring your ideas to life in the most beautiful and meaningful way possible.
