It has been a buy Holiday season in Calgary - festive, safe celebrations have become the norm again, shoppers are back in a big way (have you seen the crowds in the malls?!), and the thrill of the Season of Giving seems to have affected every Calgarian. It even looks like a White Christmas might be possible this year. We needed this kind of joyous Christmas, for sure, after the difficulties of the past year. Even showhome crowds are back it seems, and the new home industry is all too happy to oblige with a string of blockbuster new showhome and community openings over the past few months. Coming in fast is Trico Homes’ latest townhome offering – the Brooklyn, which graces our cover this month. The Brooklyn, located in the trendy Marda Loop/South Calgary area, marks Trico’s triumphant return to inner-city development. Quick possessions are available, and buyers can actually welcome the new year in a new townhome here. Speaking of townhomes, Partners Development Group is quickly adding to their repertoire with new releases in Okotoks and Calgary. Their Arrive D’Arcy II in the north Okotoks community of D’Arcy is their welcome follow up to their first Arrive D’Arcy no-condo fee townhomes, while Journey by partners is their first townhome development in Homestead in northeast Calgary, which incidentally is the developer’s first venture into land development. We also have BILD Calgary Region CEO, Brian Hahn, offering the institution’s take on what is facing the industry in 2022. Though there are still tough challenges ahead, there seems to be plenty of opportunities for homebuyers as well. This year has been full of surprises, but lately, it’s surprises we want. Let’s hope it stays that way into 2022.

Cover Story
Trico Homes brings luxury and Ny viNTage sTyle to inner-city townhomes with BrooklyN Trico Homes has mastered the townhome form – their string of successful townhome developments in the suburban Calgary area speaks to that. Now, they are bringing their accomplished expertise and craftsmanship to the innercity with the release of their Brooklyn townhomes. From Legacy in south Calgary to Precedence in Cochrane, Trico Homes has offered some of the most stylishly functional and innovatively designed townhomes crafted for today’s lifestyles. Their new Brooklyn townhomes, located in the trendy Marda Loop/South Calgary district, will surely turn heads with the charm,
functionality and vintage style that only this multi-awarded homebuilder can bring. Brooklyn is actually a return for Trico to Calgary’s innercity townhome market, having completed Kingsland townhomes some two decades ago. The opportunity to build in a dynamic and vibrant neighbourhood like Marda Loop seemed too good to pass up, says Brooklyn area manager, William Wong. “Marda Loop/South Calgary has always been a very desirable place to live because of its centralized location. This is a community that will only continue to appreciate over time, thanks to the (City’s) investment into revitalizing the

area, as well as the development of amenities for every need,” he tells Calgary New Home + Condo Guide. “For this reason, it’s a great time to offer townhomes of this size and quality in an area with limited opportunity. Brooklyn allows an inner-city lifestyle without the hustle and bustle of downtown. It’s a very walkable neighbourhood that’s also close to major roads for convenience.” Brooklyn gathers 12 threebedroom, modern townhomes crafted into an iconic vintage style that brings new energy and vibrancy to the community’s streetscape. It is an exclusive development with very limited
opportunities, designed for the metropolitan lifestyle, with two distinct floorplans to choose from. Two blocks with six units each are complete and available for quick possessions, they also have a showhome open at regular showhome hours ready to tour. “Every room in Brooklyn oozes charm and modern design, with hints of rustic elements as a nod to South Calgary’s historic past. Stylish interior finishes beautifully complement the bright, openconcept spaces,” Wong says. He also notes the significant appeal of the wider living spaces Brooklyn offers. “Most traditional townhomes, which are long and narrow, can make choosing furniture difficult. In Brooklyn you don’t have that crowded feeling. The window size and location also really maximize the flow of natural light into the home.” Brooklyn is located on the corner of 28th Avenue and 17th Street SW, just a short walk to trendy shopping, restaurants,
and other urban amenities, with convenient access to major roads for everything else. The brick exterior gives it a vintage charm that stands out among the custom-made homes that make up the majority of the neighbourhood. Best of all, Brooklyn features private rooftop terraces and double attached garages – a rarity among both inner-city townhomes, and singlefamily homes, as most in the area only have single garages. “Our townhomes offer the unique opportunity to have a double-attached garage, which is very rare in the area. We have two different floorplans which offer options for three-bedrooms with three- and three-anda-half bathrooms, as well as office space.” Brooklyn townhomes range from 1,602 to 1,632 square-feet and come with top-of-the-line standard features, including luxury vinyl plank flooring on the entry and main floors, quartz

countertops throughout, gas range cooktops with hood fans, and built-in appliances in the kitchen spaces. “We also have barbecue connections on both the secondfloor balcony and rooftop patios with built-in planters. Our homes come roughed-in for AC, smart lock systems, zone targeted programmable thermostats, in-floor heating in bathrooms, and much more,” he adds. The modern conveniences and stylish design will surely appeal to young professionals looking to live close to downtown in a quiet yet trendy area for either those looking for a first home, down sizers, or those moving up from apartments. With starting prices from the mid $700,000’s, including GST, they open doors to more homebuyers as Trico Homes’ – as a major homebuilder – has the purchasing power to make substantial savings in the construction process that they can pass on to customers. “Trico Homes also has a strong reputation in the industry, building for over 30 years, which means we offer far more experience than any other infill developer in the area. Homebuyers can count on our construction quality and a trusted service and warranty program,” Wong adds. “People will want to live here because we are located on the quiet side of an already established community, within walking distance from many amenities.” Brooklyn residents are just blocks away from picking out fresh produce at Blush lane organic market, buying everyday groceries at Safeway, or choosing from healthy dining options at Our Daily Brett Market and Cafe. “The revitalized King Edward C space also offers boutiques, shops, craft galleries, and a weekly farmers market, conveniently located less than a block away. It’s dog walker and pedestrian central and has easy access to parks, shopping, restaurants, Crowchild Trail, and Downtown Calgary.” 12 New Home + Condo Guide | Dec. 10, 2021–Jan. 7, 2022

Young families, professionals energize
Bridgeland by PePPer rodriguez
Bridgeland is one of Calgary’s oldest communities but its importance to the city remains as vital. This inner-city community, just outside the downtown core, is as romantic in nature as it comes. It blends idyllic tree-lined streets with quaint mid-century style infill, single-family homes, along with contemporary high-rise apartment condos. Then there’s the thriving, dynamic commercial hub of 1st Avenue, NE. Strolling down 1st Avenue presents a colourful visual experience. In the past, it was because of the fresh fruit stalls lining the front of family-owned stores, now, quaint brick buildings reflecting an architectural design of a bygone era are filled with
unique eateries, coffee shops and other essential neighbourhood services. There’s even a plaza in the middle of it where neighbours can gather for a bonfire. It is an area steeped in history, possessing a rare melancholic atmosphere of a turn-of-thecentury township yet brimming with optimism and hope that its first immigrant settlers brought. The perfecT locaTion
As in the past, what has made the Bridgeland-Riverside popular was its fantastic location. The downtown core, the Calgary Zoo, the Bow River, and Prince’s Island Park are all within easy walking distance from the area.
14 New Home + Condo Guide | Dec. 10, 2021–Jan. 7, 2022
Steep escarpments to the west, north and east of the community also separate it from the neighboring residential communities. This landscape has served to give the community its distinct character and flavor, making it into a kind of island that is at once isolated from the bustling city streets yet near enough that you can take a leisurely stroll to the city core. It was very much a blue collar district even before the community was incorporated into the city (Bridgeland in 1907, and Riverside in 1910), attracting a predominantly immigrant population who were seeking inexpensive places to live near the growing city.
German immigrants settled in the district of Riverside, while Italian and Ukrainian immigrants flocked to Bridgeland. All had a significant influence on the development of the community that can still be seen today, like in the many Italian restaurants like La Brezza Ristorante dotting the neighbourhood, as well as the St. Vladimir’s Ukrainian Orthodox church that remains a beautiful presence in the community.

one of a kind communiTy
Bridgeland-Riverside remains to be an ideal neighborhood where one can raise a family and still remain at the heart of the city. Many condo developments are already finished and available for immediate possessions, including Radius by Bucci. Alvaro Townhomes is coming up fast as well. Bridgeland was named after the historical Langevin Bridge that was built in 1885, and appropriately enough the community lies across three more bridges that get traffic from Edmonton Trail and from Memorial Drive into the downtown. It is nearer the downtown core than many other inner-city neighborhoods and residents have plenty of options to get around. as the Bridgeland Memorial C-Train station and Bow River Pathway are nearby. It is only a 15-minute drive to the airport, and a brisk walk into downtown. It’s convenient location only gets better when a major grocery store – set to open soon in East village just across the bridge – will provide tremendous convenience to residents.

But the neighbourhood itself is a melting pot of entertainment and commerce. Now there are trendy burger joints, breakfast diners, distilleries and bars and a healthy helping of Japanese restaurants as well, including Ikusa and Sushi Bar Zipang that serve some of the best traditional and fusion Japanese dishes in town. Also in the community is Made by Marcus Ice Cream and Lil’ Empire Burgers. Village Ice Cream, Una Pizza, and Phil and Sebastian have all moved into RNDSQR’s new General Block building. A new feature in the BridgelandRiverside community is the recently opened Flyover Park, an innovative use of urban space
that will repurpose the underused space under the 4th Avenue Flyover into a welcoming area that includes food truck stalls, seating, play structures, lush landscaping, night lighting for pedestrians, and a display of local artwork. There’s plenty of new residential developments in the BridgelandRiverside community. There are leasing options, affordable home opportunities and lots of new multi-family developments. The Bridges masterplan that began in the early 2000s had brought over 30 acres of new housing where the Calgary General Hospital once stood. Home-seekers can still purchase brand new condos here or explore infill projects throughout the community. nexthome.ca 15

LEGACY CHRISTMAS LIGHTS
WHAT’S HAPPENING There are numerous Christmas lights shows around Calgary during the Holidays, but for our readers, we thought it best to highlight a residential community that never ceases to amaze with its own amazing Christmas lights display: Legacy. The community of Legacy is bringing a bright spot to Calgarians – literally. From November 15, 2021, to January 16, 2022, Legacy lights up the south end of the city with more than a million Christmas lights as one of Calgary’s largest free light displays. Find out more about the community at www.legacylife.ca.
Christmas Parade of showhomes at Copperstone Vesta Properties Alberta is inviting everyone to visit their Copperstone showhomes to get some Holiday décor inspirations and maybe a deal or two for their line of townhomes, and single-family homes. “We have our most customizable and luxurious homes yet!” says Vesta Sales Manager – Alberta, AJ van der Linden.
There is a wide variety of three- or four-bedroom single-family homes offered that answer every buyer need. They include Single Family Laned Homes the Modern Double Front Garage Homes and the Executive Single-Family Homes. Get more info at copperstoneliving.com.

DID YOU KNOW?
Calgary’s Flyover Park is the first park of its kind in western Canada. It has reclaimed the unused and forgotten space under the 4th Avenue overpass giving residents of BridgelandRiverside an amenity everyone can enjoy.
New laned home models unveiled in Belmont Morrison Homes and Jayman BUILT opened five brand new laned showhomes in the growing community of Belmont in the southwest! Decked out in merry Holiday décor, the new laned home models opened during Belmont’s kick off to the Christmas Season. The new models blow away all expectations with their studied stylishness and elan. “The laned homes have always been a popular offering here in Belmont,” says Jenny Cawthorn, marketing coordinator at anthem United, the developer of Belmont. “Now, there’s even more to choose from, starting from the mid $400,000s.” Jayman BUILT showhomes are the Booklyn 20, the Avid 20 and the Cooper 20. The Cooper 20 at 1,780 square-feet is a big favourite, exhibiting grandeur not many expect from a laned home. Morrison Homes has the Arista and the Dexter, both perennial best sellers. Belmont has grown by leaps and bounds since it opened a little over three years ago. It already has
one of the most popular playgrounds in the city and is poised to meet the much expected growth of south Calgary, particularly in the area west of Macleod Trail. Visit anthemunited.com for more information.
One-of-a-kind home in one-of-a-kind community “Unique” may be an overused word in the new home market, but the new Douglas showhome by Homes by Avi in Rangeview is unique in every way. For one, it is only available in this dynamic, and one-of-a-kind community in Calgary’s southeast; for another, it has three floors as standard. The Douglas is a 1,948-square-foot laned home with three floors as standard. There’s the main floor with the living room, dining room, kitchen and home office/den; the second floor has the master bedroom with luxurious ensuite and roomy bonus room; and the third has the two children’s bedrooms and full bath – one bedroom even has a balcony. It’s a lot of home for a growing family, and the option to develop the basement and add a side entrance lends a lot to its functionality. It’s as dramatic as they come, as well, with a soaring open-to-above feature in the living room.
Definitely a statement piece in a development as unique as Rangeview, the city’s first gardento-table community. Go to rangeviewyyc.com for more info.

ADVICE | CALGARYISM
ALL EYES ON THE
UNIVERSITY DISTRICT CODY BATTERSHILL
• WinSport’s Canada Olympic Park • Foothills Hospital • Shouldice Athletic Park • Bowness Park #2 – INVESTMENT POTENTIAL
I can’t tell you how excited I am to see the University District finally come to life. Like Downtown’s East Village, this unique community has been under development for many years. It has so much to offer residents – especially now that a large chunk of its main amenities and residences are complete. Let me share a few reasons why this new neighbourhood in Calgary’s northwest has a lot to offer homebuyers from nearly all walks of life! #1 – LOCATION, LOCATION, LOCATION
Nestled between the University of Calgary (U of C), Alberta Children’s Hospital and Market Mall, the University District’s location is hard to beat. Rarely do you see new mixed-use communities in Calgary take shape near downtown in the first place, let alone close to major amenities such as the U of C or Market Mall. Residents also get to enjoy convenient access to major highways and roads. Whether you’re driving to work in the downtown core or are exhilarated to escape the city limits for a weekend in the mountains, both take a relatively short amount of time to do when living in the University District. Other notable destinations found close by include: • Northland Mall • Crowfoot Shopping Centre
It should be no surprise that the University District is likely a choice community to live in for U of C students. Classrooms are but a short walk away, as are the facilities these students have access to on-campus such as the fitness centres and sports courts. Combining its outstanding location with an impressive list of amenities, you have an appealing neighbourhood for real estate investors to consider putting their money in through and through. Some of the University District’s best amenities include: • Cineplex VIP Cinemas • The Canadian Brewhouse • The Banquet • Sesame • Freshii • Five Guys Burgers and Fries • Monogram Coffee • barBURRITO • OEB Breakfast Co. #3 – REAL ESTATE PORTFOLIO
Multi-family properties are the University District’s forte, and there are lots of different types of units and developers for potential homebuyers to choose from. If you’re looking to purchase a one-bedroom condo to use as a rental property, for example, the Argyle, Capella, and Maple buildings are just a few of your options to browse. On the other hand, the Ivy townhomes are perfect for families who desire more spacious and upscale units with private garages.
With so much to offer, it’s no wonder that real estate in the University District is in high demand – many buildings are 70 per cent sold out while others only have a few units left. ASK YOUR REAL ESTATE AGENT
The University District is a great place to buy for many reasons, and you’ll want to do your due diligence and make sure that purchasing a unit in this community aligns with your real estate goals. Hence, it’s always best to consult with a professional Realtor® you know and trust to help you accomplish your real estate goals. If you’re buying new from the developer, your agent should also help you navigate the negotiation process while keeping your best interests at heart. Wishing you all the best this holiday season and in 2022! Cody Battershill is the founder of Calgaryism and a top producing Realtor® at RE/MAX House of Real Estate. Born and raised in Calgary, Cody has a passion for helping his clients accomplish their real estate goals and loves to show off the best that Calgary has to offer! NEWS | BILD CR
BILDCR SEES GROWTH IN 2022 by PEPPER RODRIGUEZ 2021 started with uncertainty but certainly looks like it will end in a bang, as strong demand for homes – particularly single-family homes, paced the new home industry. Most housing industry experts did not know what to expect in 2021 with the threat of the pandemic still looming large, but the year unfolded with a lot of positives in Calgary. The city is enjoying balanced market instead of the seller’s market conditions prevailing in much of the country. Calgary New Home + Condo Guide spoke with the BILDCR CEO, Brian Hahn, to get a sense of what has made the city an exception in the housing market and what challenges still lie ahead in 2022. The Building Industry and Land Development Association – Calgary Region (BILDCR) works closely with various levels of government and stakeholder groups to ensure vibrant, established neighbourhoods and new communities in the region. What are the biggest challenges for the Calgary new home industry ahead of 2022? Supply chain issues? Covid? Rising inflation? How will the industry cope? I would say the biggest challenges are that industry has faced have been inflation and supply chain. That said, Calgary is one of the most affordable housing markets in Canada and that is a testament to Calgary and region’s building and developer companies. It is a
BILDCR CEO, Brian Hahn
place where consumers can find choice and affordability. How can the BILD CR help builders/developers in overcoming these challenges? We work with municipalities in Calgary and region to create consumer friendly options. BILD CR is part of a three tiered organization supported by BILD Alberta provincially and Canadian Home Builders’ Association (CHBA) at the national level all working to ensure that developed land is available that offers choice to consumers. Was the growth the industry enjoyed last year a surprise? What were the lessons learned from last year? Our members adapted well and continue to adapt to new challenges including supply chain and inflation. Since March 2020, our members have showcased their innovation and adaptability to stick handle through unprecedented times. A key takeaway from 2020 was maintaining communication and open dialogue with members and stakeholders.
24 New Home + Condo Guide | Dec. 10, 2021–Jan. 7, 2022
Do you see any growth in the industry next year? Is there a particular sector (single family, row homes, etc) where you can see growth? Our members, at least in the first part of 2022, are anticipating continued growth. As we continue to navigate COVID there is a lot of uncertainty however, our members continue to be industry leaders in adapting and innovating. Do you foresee growth to continue? What are the factors do you think that will affect the decision to buy a new home next year? The two key factors we anticipate will play a role in a home buyer’s decision are employment and interest rates. There continues to be positive news about employment in Calgary. We applaud all levels of government for their support and work to ensure economic growth in our city and region.

Arrive D’Arcy II
Partners
forges ahead in 2022 with new develoPments by PePPer rodriguez 2021 was a banner year at Partners Development Group, as the renowned townhome builder not only enjoyed strong sales through the pandemic, but also saw it introduce its first land development with Homestead. The team has never been one to rest on its laurels though, and in 2022, Partners is coming out even stronger with the release of more townhome developments in and around Calgary. “2021 was an exciting year for Partners. We saw a lot of growth as a company, and also diversified our lines of business; moving into land development with our first community – Homestead - taking off,” says Cale Marklund, Marketing Manager at Partners. “We’re now building townhomes in multiple areas in and around Calgary; with Arrive D’Arcy II in the community of D’Arcy in north Okotoks, and then in Calgary with Arrive Crestmont in Crestmont West, Symon by partners in Evanston, Central by partners in Skyview Ranch, and Journey by partners in Homestead.” They are adding to the already-stellar line-up in 2022 that Marklund says “will give home buyers a lot more options when looking for their new home.” 26 New Home + Condo Guide | Dec. 10, 2021–Jan. 7, 2022

DeveloPer Partners Development Group Project Arrive D’Arcy II Townhomes and bungalows 30 D’Arcy Blvd Okotoks, AB Project Journey by partners Townhomes 150 Homestead Blvd NE, Calgary, AB Website partnershomes.ca
First up is Arrive D’Arcy II in the rapidly growing community of D’Arcy in Okotoks by Anthem United. It offers street towns and bungalows, and is the followup to their highly successful development, Arrive D’Arcy, the first townhome development in the community. These no-condofee townhomes had been such a hit for the easy turnkey lifestyle they offered, and proved popular among young families, couples and downsizers. Then there is Journey by partners, the first townhome development in their first community of Homestead in NE Calgary. “At Journey, we offer stunning street towns, perfect for downsizers or first-time buyers alike. Buyers get the added peace of mind that we are also the land developer for the community.” Both Arrive D’Arcy II and Journey by partners are no condo fee developments that provide low-maintenance-living for a wide range of buyers. But more than that is the quality and craftsmanship that runs through all of Partners’ many developments. “Partners is at the forefront of sustainable innovation,” Marklund says. “Being BuiltGreen certified adds a lot of value for our home buyers when it comes to home durability, environmental
Journey by partners
friendliness, and savings on utilities. All homes have HRV Hero Series Heat Recovery Ventilators, IBC Tankless Water Heaters and IBC Air Handler all included in our base pricing to save our homeowners hundreds of dollars annually.” Having said that, Arrive D’Arcy II and Journey by partners still have subtle differences that cater to their particular markets. Arrive D’Arcy II comes with a variety of home options that attract a wide range of buyers, Marklund says. “The bungalows have been primarily purchased by the downsizing community. Folks form both Calgary and Okotoks, as well as out of province buyers who are looking to move to more of a rightsized home. The townhomes have been a very popular option for both first-time home buyers, as well as young families looking for the next home where they can grow.” Arrive D’Arcy II has four floorplans to choose from (two townhomes and two bungalows) ranging in size from 1,001 to 1,422 square-feet. Arrive D’Arcy II does include detached double garages and options to add more living space in the basement. Meanhwile, Journey by partners is favoured by first-time homebuyers “just starting their journey,” quips Marklund. “But it also has its share of downsizers/empty-nesters, as well as a lot of young families that are excited about the prospect of starting out in a new community where they can be a part of making it their own!” Journey by partners has plenty of flexibility as models can come
with anywhere from two- to five-bedrooms, perfect for any need or situation. “We even get multi-generational families looking to live under one roof,” Marklund says. “Journey in Homestead means that you can be close to the hustle and bustle of the city, but being on the east side of Stoney Trail means you still get the peace and quiet you want in a community perfect for young, growing families.” Journey offers three different unique townhomes for buyers to explore and choose from, mostly in the 1,200 square-feet range. All come with the option to add more valuable living space in the developable basement. Journey also gives home buyers the option to add a detached double or oversized single garage. Otherwise, there is two-car rear parking pads. These are exciting times for Partners, Marklund says, and both Arrive D’Arcy II and Journey by partners have on-site sales centres that can help interested parties with inquiries. Journey by partners

Cosy living ideas 2 by SARA DUCK
The cold weather is upon us and it’s time to hunker down and make our home a cocoon of
comfort
1
Candles “Just like you can bring in a cosy feeling with a hint of natural wood or greenery, candlelight is the most organic element in the lighting world.” – Designer Louis Duncan-He High Park, white tea, mandarin and thyme scented CANDLE. $24. vancouvercandle.co.com | SCENTED CANDLE in glass holder. $20. hm.com | BEHJÄRTAD scented CANDLE in pot. From $7. Ikea.ca
Dark coloured accent wall
“We chose Benjamin Moore’s Deep Royal 2061-10 for a bold accent in this otherwise light and airy living room. The deep blue wall provides a perfect cosy and contemporary backdrop for our client.” – Designers Renée Frostick and Andi Wheelband, Two Birds Design PHOTO: Stephani Buchman 32 New Home + Condo Guide | Dec. 10, 2021–Jan. 7, 2022
Wood elements
“It was important for my clients to have a cosy, inviting space to come home to every day. I wanted them to feel as though they escaped to a weekend cottage. Throughout the home, I introduced wood, to give the spaces that extra layer of warmth.” – Designer Jessica Cinnamon, Jessica Cinnamon Design PHOTO: Stephani Buchman Two-tone hazelnut hanging LAMP by Atelier Cocotte. $210. simons.ca. Teak and rattan ARMCHAIR. $500. zarahome.ca

Electric fireplace “Electric fireplaces now offer tons of benefits, such as low maintenance and lower cost, yet provide the same level of comfort as other styles. Most electric fireplaces come with a vent that faces the front, so it does provide heat.” – Designer Diana Rose, Diana Rose Design PHOTO: Mike Chajecki
Rich textiles “I love using velvet fabric to elevate a space and set the mood. It’s so tactile and soft, it helps create a welcoming, cosy atmosphere. It can be used on anything from seating to pillows.” – Designer Stephanie Brown, Stephanie Brown Inc.
4
PHOTO: Janis Nicolay Cotton velvet CUSHION COVERS in grey and beige. $30. hm.com

Luxe curtains TIP! Choosing thick curtains in heavyweight, tightly woven fabric (or material) can provide a good barrier against the chilly outdoors. Luxurious velvet CURTAIN in dark grey, 52-in by 86-in. $45. simons.ca
Neutral hues “Create a cosy living space with calm and subdued earth tones and inject hints of natural, organic textures such as wood and stone. Layered rugs are a simple and effective way to amp up the cosiness factor in your living room.” – Designer Sascha Lafleur, West of Main
