It has been a buy Holiday season in Calgary - festive, safe celebrations have become the norm again, shoppers are back in a big way (have you seen the crowds in the malls?!), and the thrill of the Season of Giving seems to have affected every Calgarian. It even looks like a White Christmas might be possible this year. We needed this kind of joyous Christmas, for sure, after the difficulties of the past year. Even showhome crowds are back it seems, and the new home industry is all too happy to oblige with a string of blockbuster new showhome and community openings over the past few months. Coming in fast is Trico Homes’ latest townhome offering – the Brooklyn, which graces our cover this month. The Brooklyn, located in the trendy Marda Loop/South Calgary area, marks Trico’s triumphant return to inner-city development. Quick possessions are available, and buyers can actually welcome the new year in a new townhome here. Speaking of townhomes, Partners Development Group is quickly adding to their repertoire with new releases in Okotoks and Calgary. Their Arrive D’Arcy II in the north Okotoks community of D’Arcy is their welcome follow up to their first Arrive D’Arcy no-condo fee townhomes, while Journey by partners is their first townhome development in Homestead in northeast Calgary, which incidentally is the developer’s first venture into land development. We also have BILD Calgary Region CEO, Brian Hahn, offering the institution’s take on what is facing the industry in 2022. Though there are still tough challenges ahead, there seems to be plenty of opportunities for homebuyers as well. This year has been full of surprises, but lately, it’s surprises we want. Let’s hope it stays that way into 2022.

Bridgeland is one of Calgary’s oldest communities but its importance to the city remains as vital.This inner-city community, just outside the downtown core, is as romantic in nature as it comes. It blends idyllic tree-lined streets with quaint mid-century style infill, single-family homes, along with contemporary high-rise apartment condos. Then there’s the thriving, dynamic commercial hub of 1st Avenue, NE. Strolling down 1st Avenue presents a colourful visual experience. In the past, it was because of the fresh fruit stalls lining the front of family-owned stores, now, quaint brick buildings reflecting an architectural design of a bygone era are filled with

unique eateries, coffee shops and other essential neighbourhood services. There’s even a plaza in the middle of it where neighbours can gather for a bonfire. It is an area steeped in history, possessing a rare melancholic atmosphere of a turn-of-thecentury township yet brimming with optimism and hope that its first immigrant settlers brought. As in the past, what has made the Bridgeland-Riverside popular was its fantastic location. The downtown core, the Calgary Zoo, the Bow River, and Prince’s Island Park are all within easy walking distance from the area.

Steep escarpments to the west, north and east of the community also separate it from the neighboring residential communities. This landscape has served to give the community its distinct character and flavor, making it into a kind of island that is at once isolated from the bustling city streets yet near enough that you can take a leisurely stroll to the city core. It was very much a blue collar district even before the community was incorporated into the city (Bridgeland in 1907, and Riverside in 1910), attracting a predominantly immigrant population who were seeking inexpensive places to live near the growing city.


German immigrants settled in the district of Riverside, while Italian and Ukrainian immigrants flocked to Bridgeland. All had a significant influence on the development of the community that can still be seen today, like in the many Italian restaurants like La Brezza Ristorante dotting the neighbourhood, as well as the St. Vladimir’s Ukrainian Orthodox church that remains a beautiful presence in the community.

Bridgeland-Riverside remains to be an ideal neighborhood where one can raise a family and still remain at the heart of the city. Many condo developments are already finished and available for immediate possessions, including Radius by Bucci. Alvaro Townhomes is coming up fast as well. Bridgeland was named after the historical Langevin Bridge that was built in 1885, and appropriately enough the community lies across three more bridges that get traffic from Edmonton Trail and from Memorial Drive into the downtown. It is nearer the downtown core than many other inner-city neighborhoods and residents have plenty of options to get around. as the Bridgeland Memorial C-Train station and Bow River Pathway are nearby. It is only a 15-minute drive to the airport, and a brisk walk into downtown. It’s convenient location only gets better when a major grocery store – set to open soon in East village just across the bridge – will provide tremendous convenience to residents.

But the neighbourhood itself is a melting pot of entertainment and commerce. Now there are trendy burger joints, breakfast diners, distilleries and bars and a healthy helping of Japanese restaurants as well, including Ikusa and Sushi Bar Zipang that serve some of the best traditional and fusion Japanese dishes in town. Also in the community is Made by Marcus Ice Cream and Lil’ Empire Burgers. Village Ice Cream, Una Pizza, and Phil and Sebastian have all moved into RNDSQR’s new General Block building. A new feature in the BridgelandRiverside community is the recently opened Flyover Park, an innovative use of urban space

that will repurpose the underused space under the 4th Avenue Flyover into a welcoming area that includes food truck stalls, seating, play structures, lush landscaping, night lighting for pedestrians, and a display of local artwork. There’s plenty of new residential developments in the BridgelandRiverside community. There are leasing options, affordable home opportunities and lots of new multi-family developments. The Bridges masterplan that began in the early 2000s had brought over 30 acres of new housing where the Calgary General Hospital once stood. Calgary New Home + Condo Guide spoke with the BILDCR CEO, Brian Hahn, to get a sense of what has made the city an exception in the housing market and what challenges still lie ahead in 2022. The Building Industry and Land Development Association – Calgary Region (BILDCR) works closely with various levels of government and stakeholder groups to ensure vibrant, established neighbourhoods and new communities in the region. What are the biggest challenges for the Calgary new home industry ahead of 2022? Supply chain issues? Covid? Rising inflation? How will the industry cope? I would say the biggest challenges are that industry has faced have been inflation and supply chain. That said, Calgary is one of the most affordable housing markets in Canada and that is a testament to Calgary and region’s building and developer companies. It is a

place where consumers can find choice and affordability. How can the BILD CR help builders/developers in overcoming these challenges? We work with municipalities in Calgary and region to create consumer friendly options. BILD CR is part of a three tiered organization supported by BILD Alberta provincially and Canadian Home Builders’ Association (CHBA) at the national level all working to ensure that developed land is available that offers choice to consumers. Was the growth the industry enjoyed last year a surprise? What were the lessons learned from last year? Our members adapted well and continue to adapt to new challenges including supply chain and inflation. Since March 2020, our members have showcased their innovation and adaptability to stick handle through unprecedented times. A key takeaway from 2020 was maintaining communication and open dialogue with members and stakeholders.

Do you see any growth in the industry next year? Is there a particular sector (single family, row homes, etc) where you can see growth? Our members, at least in the first part of 2022, are anticipating continued growth. As we continue to navigate COVID there is a lot of uncertainty however, our members continue to be industry leaders in adapting and innovating. Do you foresee growth to continue? What are the factors do you think that will affect the decision to buy a new home next year? The two key factors we anticipate will play a role in a home buyer’s decision are employment and interest rates. There continues to be positive news about employment in Calgary. We applaud all levels of government for their support and work to ensure economic growth in our city and region.

First up is Arrive D’Arcy II in the rapidly growing community of D’Arcy in Okotoks by Anthem United. It offers street towns and bungalows, and is the followup to their highly successful development, Arrive D’Arcy, the first townhome development in the community. These no-condofee townhomes had been such a hit for the easy turnkey lifestyle they offered, and proved popular among young families, couples and downsizers. Then there is Journey by partners, the first townhome development in their first community of Homestead in NE Calgary. “At Journey, we offer stunning street towns, perfect for downsizers or first-time buyers alike. Buyers get the added peace of mind that we are also the land developer for the community.” Both Arrive D’Arcy II and Journey by partners are no condo fee developments that provide low-maintenance-living for a wide range of buyers. But more than that is the quality and craftsmanship that runs through all of Partners’ many developments. “Partners is at the forefront of sustainable innovation,” Marklund says. “Being BuiltGreen certified adds a lot of value for our home buyers when it comes to home durability, environmental

Arrive D’Arcy II comes with a variety of home options that attract a wide range of buyers, Marklund says. “The bungalows have been primarily purchased by the downsizing community. Folks form both Calgary and Okotoks, as well as out of province buyers who are looking to move to more of a rightsized home. The townhomes have been a very popular option for both first-time home buyers, as well as young families looking for the next home where they can grow.” Arrive D’Arcy II has four floorplans to choose from (two townhomes and two bungalows) ranging in size from 1,001 to 1,422 square-feet. Arrive D’Arcy II does include detached double garages and options to add more living space in the basement. Meanhwile, Journey by partners is favoured by first-time homebuyers “just starting their journey,” quips Marklund. “But it also has its share of downsizers/empty-nesters, as well as a lot of young families that are excited about the prospect of starting out in a new community where they can be a part of making it their own!” Journey by partners has plenty of flexibility as models can come

with anywhere from two- to five-bedrooms, perfect for any need or situation. “We even get multi-generational families looking to live under one roof,” Marklund says. “Journey in Homestead means that you can be close to the hustle and bustle of the city, but being on the east side of Stoney Trail means you still get the peace and quiet you want in a community perfect for young, growing families.” Journey offers three different unique townhomes for buyers to explore and choose from, mostly in the 1,200 square-feet range. All come with the option to add more valuable living space in the developable basement. Journey also gives home buyers the option to add a detached double or oversized single garage. Otherwise, there is two-car rear parking pads. These are exciting times for Partners, Marklund says, and both Arrive D’Arcy II and Journey by partners have on-site sales centres that can help interested parties with inquiries.
