FALL

Autumn in Calgary this year just keeps getting better and better. Days are breezy and warm, skies are an impeccable blue, and the turning foliage gives the city a romantic “When Harry Met Sally” vibe. The new home market is similarly a blush with new energy, as we recount the numerous builder-led events this month in my Inside Calgary column. But we begin with Bri-mor Developments’ latest endeavor, Encore at West Grove Estates, the latest phase in their remarkable community of West Grove Estates in the southwest. This will be the second time this year that Bri-mor has graced the cover of our magazine in back-to-back months, but when you have a community as unique as they have in West Grove Estates’ The Rise and now Encore it’s just natural to be proud of it. They’re not the only ones, of course, just check out our stillgrowing list of property profiles this month. We spotlight such trusted builders and developers as APEX, La Vita Land, Homes by Avi and Vesta Properties. Coincidentally, all but one of them chose to talk about their Cochrane homes and communities. We also continue Part 2 of our in-depth look at Calgary’s modern villages, turning our eyes this time to the remarkable community of Seton in the southeast and the up-and-coming Trinity Hills in the northwest. We also get to talk about the design centres and how homebuilders have outfitted them to better serve their customers in the time of the pandemic. By the numbers Jayman BUILT marks its 40th anniversary by donating a total of $409,000 to four Alberta charities. The renowned homebuilder and land developer had committed to donate $1,000 for each home it sells this year, and the 409 new Jayman homeowners who bought with them from January to July 2020 are as much a part of the celebrations. “We had no idea what 2020 would bring when we first made that commitment, but – like always – we were able to rise to the challenge,” says Jay Westman, Chairman and CEO, Jayman BUILT. “Giving back to the community has always been an important part of our culture,” he tells Inside Calgary. 12  New Home + Condo Guide  |   Oct. 16–Nov. 13, 2020

Currie’s Bark Park opens Calgary’s lovely inner-city community of Currie has finally gone to the dogs, as it opens its new 17,000-square-foot Bark Park. The event held on October 3 opens the newest dog park in the city’s southwest, a much-needed amenity for the growing sector, says Ward 8 Councilor Evan Wooley who attended the ceremonies. The Bark Park comes equipped with a variety of obstacle courses that encourages the zoomies in dogs and adds to Currie’s appeal as an amenity-rich, family-friendly neighbourhood. “This is just one of the many examples of Canada Lands commitment to creating meaningful gathering places,” says Kelvin Whalen Senior Director, Real Estate for Canada Lands Company, Currie’s developer. At the event residents were getting their Pooch Portraits taken in front of a six-feet high by 15 feet wide dog bone structure, (Calgary’s largest Dog Treat), it’s the signature entrance feature to the park. Design centres turn lifestyle Dreams to reality by PePPer rodriguez The process of building a new home can be a long and tedious one, and homebuilders make every effort to make it as smooth as possible. But one part of the process that can feel both overwhelming and fun is the selection of interior finishes. This is where the buyer gets to realize the look and lifestyle of their home, and the homebuilder design centres are the places where the magic happens. It used to be that the selection process involved going on several trips to different locations to pick out lighting fixtures, kitchen and bathroom hardware and the various little pieces that make a house a home. But many of today’s homebuilders have simplified that process, building 16  New Home + Condo Guide  |   Oct. 16–Nov. 13, 2020

their own design centres for a one-stop shop where everything from appliances, to flooring to tiles and cabinetry can be selected and matched with ease. Each one has their own unique method to make their clients’ dream home become a reality, and we take a look at the processes employed by Brookfield Residential, Excel Home and Trico Homes to turn what could be a stressful experience into something more fulfilling and even enjoyable. Like most public places during the pandemic, everyone we spoke with takes all precautions to comply with Alberta Health guidelines. Enhanced cleaning methods of all surfaces – including samples – are instituted,

as well as the wearing of masks and maintaining social distances at all times. All three can arrange virtual meetings and Brookfield Residential says they take added steps to make sure those selections through this method are matched perfectly, but most say the in-person meeting is what clients still prefer. The Studio, by Brookfield Residential, is a 3,700 square-foot contemporarily designed space located at the headquarters of the renowned land development and homebuilding enterprise on Richard Road in southwest Calgary. Opened in 2017, the stylish, art gallery-like space

continues to inspire all those who step inside. “Honestly, the space still inspires me each and every day I enter the building,” says Amber Boissonneault, Design Studio Manager. She says The Studio lets clients choose an array of selections

within numerous interior finishing categories. And she means everything! From cabinetry selections, to flooring, plumbing fixtures and even window coverings. “The list truly feels endless,” she says. “Typically the first selection that initiates our process is appliance selections, which influences our next stage, which is cabinets. Once cabinets are finalized we move to plank flooring, finishing millwork details and plumbing fixture selections. Once we have chosen our foundation materials we move from room-to-room focusing on the most impactful rooms, to the least,” Boissonneault says. “The kitchen, being the true heart of the home, is first in line. We select wall tile and counter tops, and continue this process in the ensuite and beyond. We wrap up our studio meetings with paint / stain colours – selecting every last detail down to the specific colour of the island electrical plate. Last, but certainly not least, is lighting fixture selections. I really think that lighting fixtures are a ‘crowning jewel’ and can add a great deal of personality to any home.”

Trico Homes also has its own Accents Design Studio at its offices on 11th Ave. SW., which is also moving to a state-of-the-art facility next year in Kingsland in the SW. But for now, single-family home clients go through their selection process at this 4,000 square-foot centralized location. “We have extensive offerings in cabinets and accessories here, all types of flooring ranging from high end solid core plank, tiles, hardwood to carpets, plus interior finishing and plumbing which are continuously updated to satisfy new trends and the wants of all of our clients.” says Trico Homes Design Studio Consultant, Sarah Butt. “The colour combination possibilities are endless! We do offer colour boards in select product offerings to streamline the process and increase the convenience to our clients.” She says most single-family home buyers will visit the Accents Design Studio for their new home selections while multi-family buyers get to select from a several carefully and professionally curated packages. “Single family

purchasers will visit the studio to hand select their products with the assistance of a Trico Design Center Consultant. Our Consultants will assist clients in building the colour package that fits their lifestyle, style and budget needs in an interactive and fun appointment setting.” The typical in-person process is mostly done in a single appointment. “I have always found it is easier to break it down into sections so the attention to detail for each item is thoroughly discussed,” Butt says. “I like to start in the kitchen which is the heart of the home for so many families; we will discuss appliance placements and accessories to ensure an organizational dream for the client, then we start looking at cabinet colour and floor combinations of which the colour palette will be built on these two items.” From there, she takes the clients through countertop and tile selection throughout the home, one room at a time. “That is the advantage to building your home, being able to personalize each space to create your dream home. Excel Homes does things a little differently when it comes to the material selection process. They don’t have one single design centre – they have several, in fact, one each in all of the communities they build single-family homes in. Excel Homes’ show homes come equipped with their own design centres where clients can do all their selections with ease and comfort. Excel’s area managers have the expertise to assist clients in creating the aesthetic appeal of their homes with the wide array of material selections in these design centres. “This makes it easier for the clients, they can make their selections in the community where they are building their new home in,” says Zachary Boyce,

marketing coordinator at Excel Homes. “We make it as simple as possible, so our clients don’t have to drive around to different locations to make their selections.” Boyce says Excel’s expert designers have curated a number of finishing touches available for clients to select from, in each of their show home design centres. “We have refined our list of options to the very best in quality, lasting style and value. This means you don’t need to make multiple trips to the design centre, and you don’t need to choose from an endless number of product suppliers. All you need to do is select the colours you love and watch your home come to life.” Tyler Scott, area manager for Excel Homes in Carrington South says he helps clients do their selections by building a colour palette first. “We start with the cabinetry, kitchen backsplash, countertops and flooring. Appliances, are of course an essential part of the journey and we help clients pick those out too.” They have the process down to a T so they can finish the selection process in a few short hours. “We also keep it at one client at a time in the design centres to maintain health and safety protocols,” Scott says.

A great mix of home styles, amenities and location have always been the key focus at Vesta Properties’ Southpoint community in Airdrie, and more home-style choices that will offer an even more stylishly affordable lifestyle are on the way. This comes even as Vesta Properties enjoyed its strongest sales in years. “The last few months was the busiest we’ve been since 2013,” says Vesta sales manager, AJ van der Linden. “The availability of spec homes in our inventory worked in our favour, especially in Airdrie, where there was a big demand for quick move-ins,” he tells New Home + Condo Guide. They are about to get busier, as Vesta just released their new lifestyle townhouses in Southpoint. “These lifestyle townhouses will be very popular as they offer great affordability, style and convenience,” he says. Ranging in size from 1,540 to 1,580 square-feet the lifestyle townhouses features attached double garages and come with two- and three-bedroom options. “They also have a handy flex room on the main floor, which is important these days when working from home has become the new norm,” van der Linden says. 30  New Home + Condo Guide  |   Oct. 16–Nov. 13, 2020

Prices are from $299,000 to $324,900, which he says is a terrific value for these fully upgraded homes. “A similar townhome in Calgary will cost about $40,000 more.” He points out that there are four lifestyle townhouses ready for quick possessions, and eight more will be ready for move-ins by November. Yet, even more are in store for this young community. “Next spring, we will be bringing Phase 3 to market, and we will have five more home styles that we know will be in big demand. This will include duplexes – which we will have in Southpoint for the first time –, new redesigned laned homes, row homes with double detached garages (no condo fees), urban townhomes (no condo fees), and back-to-back townhomes (no condo fees). This added variety of new home styles will provide homes that will fit every budget and lifestyle”

It is no secret why Southpoint has been so successful in just three years since it was launched. Selection, amenities, and location have all played a part. The 12 acres of greenspace, including parks, tennis court, basketball court and pathways at Southpoint have always been one of the main attractions to the community, and now a new offleash dog park has just opened and will surely add to its appeal. The new K-6 school, Northcott Prairie Elementary School, has opened and is just walking distance from any point in the community. Southpoint is located off 40th Avenue S.W. Airdrie making it one of the most accessible communities in the city. Q: Dear Maria; What should a condo board consider when outfitting the building to accommodate electric vehicles? A: This is a great question that continues to come up. If you’re considering adding an Electric Vehicle Charging Station (EVCS) in your condominium corporation, you will want to review the Condominium Property Act and your bylaws governing the process on how common elements or services provided to owners can be changed. Electric Vehicles are becoming increasingly popular in Alberta and I would encourage corporations and condo developers to consider adding charging stations in their buildings since it does provide some great benefits tothe community. It helps modernize your building, brings the building in line with green initiatives, increase property values, and - most importantly – help generate revenue for the condo corporation. However, this is dependent on capacity, type of condo you live in and how you manage and structure the charging station. As a board, your initial step is to investigate your options and have a good understanding on the three types of EVCS available to you and how they work. Keep in mind that existing Multi-Residential buildings may not have the capacity to host

a charging station and they may need to be retrofitted. You will then want to assess the costs to the condo corporation for the proposed installation of the EVCS along with any operating, maintenance, cost of power, usage, management fees that are typically part of this process and how the cost will be distributed. Installation costs will vary depending on the following. 1. Number of circuits and EVCS installed. If you’re planning on installing more EVCS in the future, you may want to add more circuits up front to save on costs. 2. Power- sharing options may be a way to reduce the number of circuits required for multiple stalls. 3. Distance between the EVCS and electrical room. Costs will increase depending on where the EVCS is being installed. 4. Building age - older buildings may require electrical upgrades to support the EVCS.

Hiring a certified electrical contractor will help you to determine your condo needs in this process. These are just a bit of insight into electrical vehicle charging stations.
