WHAT’S HAPPENING Calgary is set to grow again, as City Council approved proposals that will see new communities expand to the city’s borders and prepare for an expected influx of new residents.

The City says the new communities are needed to help accommodate an estimated 88,000 people who are expected to move to Calgary over the next four years.

The five communities recommended included three in the far southeast corner of Calgary: Seton Ridge (Brookfield Residential), Logan Landing (Genesis Land Development) and Nostalgia (Jayman Telsec). The two others are Lewiston (Genesis Land), located in the northwest, and Belvedere West (Truman), by the city’s eastern boundary.Theofficial go-ahead for three additional communities given tentative approval by council will depend on information expected in the November budget.Those communities are Rangeview Trafford (WestCreek) and Glacier Ridge communities C (Qualico Communities) and D (Brookfield Residential). Excel Homes is ramping up as they get ready for their big 35th anniversary celebrations in 2023 with a series of new showhome openings all through the fall. Today, most modern single-family homes have at least two-and-a-half bathrooms. The first is the master bath, usually an attached ensuite to the master bedroom in most moveup homes. Then there’s the main bath, usually for the use of the rest of the household. And then there is the half bath or powder room –which has now become part of the traditional design of the home and even some multi-family homes have incorporated this into their design. The first two are usually located on the second floor for privacy and functionality, and the half-bath is on the main floor to accommodate visitors. There is a trend that is seeing the half bath upgraded to a full bath – that means bathtub/shower, plus toilet and a sink - to accommodate multi-generational households.

The room that’s least seen by guests is also the room where homebuyers lavish some of the most design upgrades in the home. The bathrooms have become one of the most essential parts of the home ever since indoor plumbing became a thing. They are also a big part of what gives character and style to the home – but deciding on their style can be challenging.

She says the most requests for upgrades in the bathroom they are receiving currently is for larger glass showers with the addition of handheld shower spray heads. Airdrie has a lot going for it these days, as it continues to grow out from under the shadow of its big sister city to the south. With an eye firmly fixed on the future and continued growth, Airdrie has become a first option for young families to live in. What started out as a small railroad outpost in the late 19th Century has today become one of southern Alberta’s most populous and progressive cities in the 21st, rivaling even Calgary as a premier destination for new home buyers, as more new communities and housing options areAirdrieintroduced.hasenjoyed all kinds of growth, especially over the last decade, but it has not lost its smalltown heart. “I would tell people that Airdrie is a fantastic community to make your life in,” says Sara Chamberlain, Team Leader, Economic Development, City of Airdrie. “Our growing city has been able to maintain its small-town feel. Today, Airdrie is a city with a population of 77,027, according to the 2021 Alberta Regional Dashboard, compared to the 48,641 it had just 10 years prior. There are now 27,239 dwellings in the city just north of Calgary, with 1,118 residential permits issued in 2021. Airdrie was first established as a railway village in 1889 during the construction of the Calgary and Edmonton Railway. It is situated on the Queen Elizabeth II Highway (Alberta’s busiest), which connects Calgary and Edmonton. The Calgary International Airport is also just a short distance away, which further cements this reputation as a connectivity hub.

BEST COMMUNITIES There are several new communities in various stages of development that are sprouting in all sectors of Airdrie, a number of them coming in less than a decade ago, and more are opening. Among the newest is Lanark by Melcor Developments. Bayside and Bayview by Genesis Land Development and Cooper’s Crossing by Westmark Holdings are the biggest and the most established of these new communities. While Midtown, the first land development project from Shane Homes, is the newest in Airdrie’s inner-city. The south part of Airdrie is where majority of the new growth is seen. Southpoint by Vesta Properties may just be the hottest right now. Southwinds by Mattamy is also making huge strides. Chinook Gate by Brookfield Residential is going strong, while Ravenswood by Qualico Communities and King’s Heights by Melcor Developments are all but complete.

One of Alberta’s biggest shopping malls, CrossIron Mills, is just a short drive from Airdrie, and the city itself has its own retinue of independent and big box stores that offer tons of convenience to residents. “There are so many great places to dine and shop in Airdrie. The Building Industry Land Development Alberta Association (BILD Alberta) is pleased to announce the finalists of the 2022 BILD Alberta Awards, presented by Travelers Canada. Over 300 submissions were entered by members from across the province and the judges have narrowed down the results to 105 finalists in 35 categories.

Building Industry and Land Development Alberta Association (BILD Alberta) is the unified voice for Alberta’s land development, home building and renovation industry. BILD Alberta represents over 1,300 industry members from eight constituent associations committed to building communities throughout Alberta.

Four prestigious Pinnacle Awards will be awarded to the top scoring builder in small and large volume along with the top developer and renovator. Points for the Pinnacle Awards are based on the finalist results along with additional points for community service, association leadership, safety leadership and customer service. Finalists for the Pinnacle Awards will be announced during the award ceremony.

What has room for two cars and a multitude of lifestyles? It’s not much of a riddle, as the answer can only be the double-attached front-drive garage home, or FDG home forTheshort.FDG home is as ubiquitous as the suburbs they are generally found in. They are at the apex of the homebuying cycle. It is the home most everyone who has lived in an apartment suite, a duplex, or a townhome, aspire to live in eventually. Especially when they have children, and they see their families grow. FDG homes come in many forms. In Calgary, they are usually two storey homes with three-bedrooms, two-anda-half baths, and a basement development options, and of course, a garage to fit two cars — or more. They are the best fit for multi-generational households, and homebuilders have noticed a new trend of building a main floor bedroom with full bath for elderly parents of the homeowners. FDG homes with private access to basement suites have also become popular to realize the home’s potential for rental income. Best of all is the convenience they offer as they are generally the largest of the traditional home types and have a higher level of finish, says Trico Homes area manager for Belmont, Will Jorgensen. “They held their value better than any other home type during the downturn in 2020 immediately following COVID; there is a certain prestige to owning a front drive home among new homeowners,” he adds. “Many families moving up from apartments or rentals want to skip the intermediate laned/townhome stage and move right to front drive single family.”

The federal government moved to control rising inflation by raising interest rates a full percentage point on July 13, but both Trico and Cedarglen are confident that the Calgary market is strong enough to meet the challenge.
