PAINTED SKY The bright, blue southern Alberta skies; vast fields of golden grain and canola; rolling, green hills; and the spectacular reddish hues of the prairie sunset – it all paints a pretty picture, and it’s all captured in Painted Sky. Life is like living in a colourful canvas of small-town values in this latest development by Qualico Communities – it’s first in the hamlet of Langdon, just east of Calgary. “Painted Sky is a family-oriented community designed to serve the housing, lifestyle, and amenity needs of its residents,” says Nina Wulder, Communications & Marketing 8

has laned models from the mid $500,000s.” She says people who purchase in Painted Sky can get a much larger lot and a bigger home for less money. “Painted Sky would appeal to people looking for a larger home and lot size in a smaller community. We anticipate more triple car garages in the community,” Wulder says. It’s big on lifestyle within a small-town environment. “Painted Sky is appealing to people looking for an alternative to city living, but who want the convenience of nearby amenities like schools,

home or on “hybrid schedules” that are getting more popular will work well for Painted Sky residents. “They won’t have to leave Langdon because of all the established amenities already in town and they get a home they will love and grow in.” The brand-new community will have all the important amenities like schools, daycares, recreation facilities, fire, police, emergency and medical services nearby. There are also numerous parks, pathways, and retail centres are all five minutes away from the community, she adds. The community of Langdon has announced that construction began on a new High School (Grades 7-12)
that is expected to be complete for the September 2024 school year. Painted Sky is 266 acres with nine phases, and once complete will have over 1,100 homes. It is located on the west side of Langdon, Rocky View County, immediately south of Glenmore Trail, and less than 15 minutes away from the eastern border of Calgary. The community itself will have four playgrounds, six parks, one pond, 2.8-kilometres of pathways and one future school site at completion. It is designed for families to put down roots and will offer spacious laned homes, front-drive homes, as well as the popular Wide-Shallow
recreation, and emergency services. If someone needed to travel outside of Langdon, the proximity to larger urban centres like Calgary and Strathmore would make it appealing.” Larger homes and lot sizes for less money than it would cost in the city is the big appeal of Painted Sky but living in a tightknit community like Langdon, which has a population of just over 5,000, has its own charm. Wulder says it is especially suited for young families with the ability to work from home. She says professionals working from nexthome.ca

She says that despite rising interest rates, today may actually be a good time to buy a new home. “The climbing interest rates may make homes more expensive for people. But in Painted Sky homebuyers can get a bigger lot and a bigger home for less money than in the City of Calgary. Buying a home right now would be great for people looking for long-term investment and to lay down roots. If you are planning to live and build a life in the community for the time to come, the investment will pay off,” she says. Calgary is the world’s third-mostlivable city, according to the Economist Intelligence Unit’s (EIU) Livability Index 2022. Released in late June, the annual index found us tied with Zurich, Switzerland, for the third best city in the world. Calgary is no stranger to the EIU’s list of most livable cities. Over the past several years, we have made the top five many times but never reached the top three. Vienna, Austria, ranked first on the 2022 index with Copenhagen, Denmark, following in second. Vancouver ranked fifth, while Toronto ranked as the eighth best in the world. In contrast to sprawling metropolises, mid-sized cities in wealthy countries fared well in the global survey of 173 cities. Each city was rated out of 100 for more than 30 qualitative and quantitative factors across five categories, including: • Stability (95) • Healthcare (100) • Culture & Environment (90) • Education (100) • Infrastructure (100) Calgary scored 96.3 overall in all five categories, a significant jump versus the EIU’s 2021 Livability Index where we dropped to 18th overall. Shane Homes’ latest in Belmont Shane Homes is cranking up the excitement in Belmont as they introduce their latest front-drive showhome: The Moraine. Greystone begins in Cochrane
An exciting, new community in Cochrane got underway, as Greystone breaks ground. Greystone is a 150-acre community being developed near the Bow River just off Cochrane’s downtown. It is turning a former rock quarry into a modern, familyoriented community equipped with all the amenities that promise a life of ease.

BUYING A SPEC HOME OR BUILDING A NEW ONE? by PEPPER RODRIGUEZ Building a new home can be as easy as 1-2-3, but there is an even easier way of owning one. If a buyer wants to move into their new home in the shortest time possible, they can always purchase a spec home or move-in-ready home. But what is the difference between building a home of your own from scratch or buying a pre-made one? Turns out there isn’t really much. Both are new homes that no one has lived in before. The main difference is the time of possession. Homebuilders offer spec homes because not every homebuyer has months to wait for their new home to be built. This also allows builders to keep their team of tradespersons busy. The builder spec home has been a tried-and-true industry standard. 20 New Home + Condo Guide | July 22–Aug. 19, 2022
A spec home is industry speak for a home that is built before a homebuyer makes a purchase. It is constructed using builder specifications (hence, “spec”) and most are move-in ready or at least available for a quick possession. We spoke with Prominent Homes and Calbridge Homes to get their perspective on what buyers can expect in making either decision. TIMELINES
According to Pal Shergill, President of Prominent Homes, one of the advantages of buying a spec home is that it eliminates the lag time between moving into a new home while the old home is sold. “Spec homes allow buyers to purchase a new home quickly, they can take advantage of selling their home first and once the
offer is firmed up, they can buy a quick possession home.” While building a home from scratch gives buyers the advantage of choosing their own design and finishes that fits their lifestyle. “You can customize your home to your family’s specific needs and wants. You also get to pick your own colours and materials of every room and detail in your home from windows to cabinet handles and everything in between,” Shergill says. “A new build on a pre-sale home is currently taking about 8-10 months from time of purchase to possession, so its advantage is it does give people more time to pack and move out which is great as well.” Edmundo Azuaje, Manager of Marketing and Communications at Calbridge Homes, says besides
the advantage of much-faster possessions, there is no other discernable difference – in price or in style - between a spec home and a pre-sale one. “We build our spec homes with everything in mind. We like to call our spec homes ‘Designer Homes’, because our Interior Designers at our 78 Design Studio selected curated colour palettes to ensure the homes are fresh, current, and have well thought of details,” he says. Shergill says it’s much the same with their process. “Building with Prominent, you know that each of our homes are designed unique with the help of Interior Designers that hand pick colours and materials for each of our homes.”

MORE SPEC HOME ADVANTAGES
Shergill says buying a spec home comes with added advantages. “It lets you take advantage of options to port over your mortgage to a new home or to take advantage of changing interest rates – which is very helpful especially in today’s market,” he says. Getting into a new pre-built home also means that buyers “aren’t waiting on the supply chain to get materials into your home and unexpected delays in possession due to supply chain disruptions,” Shergill adds. But whether buying new-build or spec, Azuaje says buyers still get the peace-of-mind that only a new home brings. “The biggest advantage of buying a new or spec home over resale is knowing exactly what you are buying, giving you peace of mind knowing that a brand-new home won’t give you any issues or any troubles for a few years. That peace of mind is priceless!” he says. “When you buy a new home or spec home you know that you are buying a home with the best industry standards that could lead to better building codes, energy saving practices and overall a longer lasting home. CHALLENGES
The hot Calgary new home market has presented a challenge to inventory, Shergill says. “We are having a hard time keeping inventory of quick possession homes, going back to the spring of 2021. We do not have any standing inventory of quick possession homes, they are all selling before construction is completed.” They do have quick-possession homes available for sale in all the communities they build in with possession times varying from one month to up to three. Calbridge Homes is facing the very same challenges, but they still maintain about a third of production for spec homes. “The past year has definitely been challenging to keep spec home inventory due to high amounts of demand,” Azuaje says. “But we are always planning and do our best to ensure we have quick possession homes available to offer that option to homebuyers that might have a tighter timeline.”

He says buyers looking to build their own home can look at 10to 14-months for possessions, depending on the home they choose. “Buyers looking to move sooner can expect to be in a completed spec home within about three weeks,” he adds.

CANMORE Everyone knows that Canmore is Calgary’s happy place, and with more new home opportunities opening, it can be a happily-ever-after place too. The promise that Canmore holds has always been as a haven for city-weary denizens looking for some respite from the hurly burly. The town’s fresh mountain air, tons of recreational offerings, and unmatched views of the Rockies has always been the perfect tonic against the daily grind. Post-lockdown, Canmore looks as inviting as ever! As the province slowly finds its way back to normal, Canmore is again stirring with new activity. He adds that it is looking like a return to pre-pandemic levels is in the offing. “For the first time since 2019 we are starting to once again see international travellers starting to return. Apartments are the most commonly sold property type on the Canmore real estate market, followed by townhouses, detached houses, and semi-detached houses, respectively,” it adds.

Cowtown is also Dogtown apparently, as Calgary has some of the best places to take your pooches for a walk. Whether off-leash or on, Calgary offers a ton of opportunities to let the dogs out. According to the City of Calgary, there are more than 150 off-leash areas for doggies to run around in – the most among all major North American cities. That’s just perfect for the reported 91,568 licensed dogs in the city. Popular are off-leash parks like Edworthy Park in the southwest, the Jim Davidson Bark & Play in Auburn Bay in the southeast, Glenbrook Offleash park in the southwest, and Sue 32

Higgins Park formerly Southland Park also in the southeast. There are simple etiquette rules to follow when using these off-leash areas though, and overly reactive pooches are encouraged to use onleash areas instead. And Calgary has plenty of those as well. Fish Creek Park in the south is among them, so is Nose Hill Park in the northwest. Pet-friendly multi-family developments like University District and Westman Village have their own little slice of doggie heaven. The former is largely open to the public, while the latter is for residents only. University District (U/D) has two urban off-leash “pooch playgrounds”

and even hosts an annual dogcentric event called “Tails and Treasures.” Both parks are linked by U/D’s robust pathway system which spans over 12 kilometres. Westman Village, which still has a few opportunities to own a new condo suite (including a penthouse
and a few walkouts), has a 1,300 square-foot dog park with separate sections for small and large dogs. It comes with artificial turf, a drinking station and even a fire hydrant! “Owners love that they don’t have to go far to let their dogs have some exercise,” says Jayman BUILT Marketing Manager, Vanessa Sambrooke. Land developers are also getting into the act by offering not just walking trails but dedicated dog parks, like Wolf Willow by the Bow River and Southpoint in Airdrie. Qualico Communities’ developments are all dog-friendly with kilometres of walking trails. We asked a couple of Qualico employees where they take their furry friends to enjoy the sunny days. “If I am taking my dog, Ozzy, offleash I like Southwood Park because it is big and there is lots of space for U/D Tails and Treasures
the dogs to run around, it is also not too busy,” says Qualico Communities’ Marketing and Communications Coordinator, Nina Wulder. “On hot days though like this week I will take my dog to one of the parks by the river like Sandy Beach or Riverside so that he goes in the water,” she adds. Max Conrad, Marketing Manager at StreetSide Developments – Qualico’s multi-family arm – isn’t a big fan of off-leash parks and would rather take his dogs, Penny and Arthur, to Fish Creek Park for leisurely, trouble-free walks. “It’s good to live in a place that offers as much recreational opportunities to people as much as pooches,” Conrad says.
