SPRING SURPRISE
PEPPER RODRIGUEZ EDITOR New Home + Condo Guide

Spring has sprung, finally! You know how you can tell? By the sunny-suddenly-snowy weather we’ve been enjoying the past few weeks. As everyone knows, the only thing predictable about Alberta weather around this time is its unpredictability. But you know what is predictable, the impact that Brookfield Residential’s new Capella condos in University District. Blending luxury, style and functionality, it is a oneof-a-kind development within a one-of-a-kind community. We also take an in-depth look at the enduring popularity of the duplex. We talk to some of the best builders offering these paired homes and they all say the same thing: it’s the best home to buy when looking for privacy and affordability. We bring into sharp focus some of Calgary’s most dynamic communities and how they have designed amenities to improve lifestyle of their residents. A recent report on the continued affordability of Calgary compared to other Canadian and global cities also brings perspective on city’s continued prospects for growth. If there is a cloud in the horizon of the housing industry’s growth, it may be the new stress test that federal banking regulators have proposed, see the Calgaryism column inside for more. We’re living in interesting times, and it’s always exciting for us how Calgary’s local new home industry responds. Follow us on Instagram and Facebook and pick up the magazine every month for more.

ExclusivE luxury condo lifestyle found in capElla by PePPer rodriguez
Brookfield Residential is reinventing inner city living with its new Capella condos in University District; as it blends luxury, style and functionality in a one-of-akind development within a one-ofa-kind community. Capella weaves a rich tapestry of sleek style and spacious livability centred on luxury condo living. Its location in the heart of University District, which has certainly become the most compelling, connected community in the northwest – if not all of Calgary – is also a big part of its appeal. Capella, Brookfield Residential’s second multi-family development in University District following the highly successful Ivy, offers two distinct home styles: apartment8 New Home + Condo Guide | April 30–May 28, 2021
style condos and executive singlelevel residences. Its contemporary condo apartment collection offers well-planned and well-executed floorplans with one- and twobedroom residences. Elisa Plett, Community Manager at Capella, says these come with gourmet kitchens, spa-inspired, ensuite bathrooms, outdoor spaces and layout options that ensure you will find the perfect home to suit your every need. “The Condos at Capella offer a uniquely elevated urban experience,” she says. The apartment condo building, currently under construction, features an underground parkade. A two-storey lobby with glass atrium adds to its glam, and an
in-house fitness studio brings even more convenience to its residents who also get to enjoy a beautiful courtyard in the middle of the complex. “The condo apartment homes have three interior style collections that offer a wide array of options that can also be mixed and matched. The opportunity to personalize these homes are coming to an end soon!” Plett says. While Capella’s Estate Single Level Residences – a first of its kind in Calgary - blends the livability of a bungalow with the convenience of a townhome. They offer 10-foot expansive interior ceilings, oversized windows, and open concept floorplans. They also feature luxurious master suites

with walk in closets and an oasis of an ensuite, a large kitchen, dedicated dining room easily large enough for six or more, a flex space, a second bedroom and bath, as well a covered private balcony – all on one level! It is simply a grand, luxurious one-floor lifestyle set inside a multi-family building that comes with all the glamour and luxury of an estate bungalow. Estate Single Level Residences only have six to eight residences
per building, each with a private balcony, private garage and semiprivate elevator. These two- and three-bedroom homes range in size from 1,300 to 2,000 squarefeet. “These homes also receive a fully curated interior selections experience at the Studio by Brookfield Residential with full opportunity to personalize the home,” she adds A recently opened in-building showhome is available to view that tell the story of just how grand these
suites are. Plett believes these suites are the answer to the downsizer’s need for a scaled down space that retains an elevated lifestyle. “The goal was to create a grand, luxurious space that elevates life beyond the constraints of a typical condominium,” Plett says. “We aimed to make these homes feel like a bungalow inside a maintenance free, lock-andleave lifestyle condo building, and people have confirmed that Capella has done just that.” Capella’s apartment condos start from the $300,000s, while the Estate Single Level Residences are from the $700,000s. Whether choosing an apartment condo or an Estate Single-Level Residence, buyers at Capella get a connected, modern lifestyle that fits well with the vision for the entire University District. Plett says University District is the perfect community for a development like Capella, as its all-age, inclusive nature, close to all amenities and recreational opportunities make it a community for today. Life is already established around the growing number of amenities in the community, even nexthome.ca 9
as new exciting retailers open at the University District, including Sesame, YYC Cycle, Village Ice Cream, Cineplex, Save-On-Foods, Market Wines, Monogram Coffee and more. Capella is a complete community in and of itself, attracting a great cross section of buyers. “At Capella, we are seeing a diverse mix of buyers. We have seen an even amount of downsizers, younger professionals (mostly healthcare and University faculty) and some masters students/first time buyers,” Plett says.
10 New Home + Condo Guide | April 30–May 28, 2021
“The Estate Single Level Residences offer a downsize alternative with considerably less compromise and the Capella condos offer an incredible location, functional designs and an overall ease of lifestyle for those that do not want the maintenance and upkeep that comes with a tradition single family home.” Capella’s location nestled between the University District’s Northwest Commons Park and the North Dog Park/Fountain area, have been a big draw for our homeowners.
“The vision behind Capella was to create a true community within a community,” Plett says. “We wanted to create a development that people would choose as their forever home. We focused on achieving a lower density overall and creating a real sense of connection as you wander from the Northwest Commons Park, through the two-storey breezeway and into the central Capella courtyard. Capella continues to stand out within the University District and is coming to life in such a beautiful way!”

WILDFLOWER
What’s Happening The late, great Tom Petty sang about longing and belonging in his 1994 hit, “Wildflowers” and that same lovely sense of sunny, upbeat romanticism is captured in Homes by Avi’s new tonwhome development: Wildflower at Springbank Hill. Dramatic sophistication is its nature, and its location is beyond compare in terms of amenities and future growth. Speaking of location, Wildflower’s presentation centre is moving to its on-site location at 2333 81st St SW, just south of the Aspen Landing commercial centre. The 68-townhome development is already 50 percent sold of its current release. “Starting April 19th, we will be available by appointment only for a couple of weeks, but people can email or call and we will ensure we look after them and arrange to meet them in person,” says area sales manager Anita Bustos. Find out more at www.homesbyavi.com
CottageClub Ghost Lake’s final phase CottageClub Ghost Lake, a gated, year-round cottage community, 35 minutes west of Calgary, announces the launch of its fifth and final phase of development. Featuring fully serviced cottage sites built on reclaimed land, the Phase Five neighborhood is being released for the very first time including a limited selection of walk out lots. Developed by Lamont Land, CottageClub Ghost Lake is a cottage community with a long list of year-round amenities. The 12 New Home + Condo Guide | April 30–May 28, 2021
first neighborhood was built in 2010 and the community now features exclusive beach, boat launch, sports areas, community gardens, extensive trail system, parks, playgrounds, and a Private Recreation Centre. “CottageClub has succeeded beyond our expectations and while the launch of our final phase signals the approaching end of development, the community will continue to provide families with incredible experiences and memories,” says Don Stenglar,
development manager, Lamont Land. “This will be the last chance to buy a cottage site in our final phase.” Go to www.cottageclub.ca for more.

Grafton showhome wows in Shawnee Park
Cardel Homes hit another homerun with its Grafton showhome in Shawnee Park, as the well-respected builder crafted a grand, luxurious semi-estate home that fits well with the family-friendly tradition of this one-of-a-kind community in the in the southwest. The Grafton is one of Cardel’s newest models, and its elegance and functionality will attract a wide range of buyers, but most especially young families, and multi-generational ones. The Grafton
has the sleek style and practical ingenuity that Cardel Homes is known for and Shawnee Park is the kind of community that one sets roots in. “The width of the home is one thing that stands out from other show homes,” says Delaney Gray, Shawnee Park new homes consultant. “Having a nice, wide entry way and all of the other benefits that come from having a wider home is something that a lot of new builds lack.” She says its main floor bedroom and full bath makes it a great option for big households, especially those whose elderly parents live with them. “This is also a great home office space, which is a must have for many in the work from home era we are in,” Gray adds. “We are in a very unique spot being a brand-new community in an established part of the city. It really feels like you are in your own little oasis outside of the city in Shawnee with all of the large, mature trees, walking paths and parks, yet near to all modern amenities.” To schedule a viewing and learn more, go to www.cardelhomes.com.
Trico Homes opens new showhomes in Midtown The allure of Airdrie is even more evident now, with the opening of Trico Homes’ new showhomes in Midtown. Midtown is Airdrie’s best innercity community, so close to its downtown and surrounded by amenities with a large water park at its centre. Trico just opened two laned and one front-drive garage showhomes here as they announce water and greenspace backing lots are now available. “We have three new showhomes in Midtown and they are all singlefamily homes on conventional lots – this means that you have your own lot with a front, back and side yard to call your own,” says Trico’s Midtown sales associate, Kyle Amos.
Among the new laned showhomes is The Sienna, a 1,476 square-foot, three-bedroom, 2.5 bath, 2 storey home. “The main floor of the Sienna has a large, bright, open concept with extra windows, a mudroom option, large L-shaped kitchen at the back with a central island– and a window over the kitchen sink.” The Cambridge 26 located at 7 Midgrove Drive is a three-bedroom, 2.5 bath, double front drive garage home backing the central pond water feature. “There are many impressive features but the one that everyone loves is the stunning open to below over the entire great room. The massive floor to ceiling windows offer a beautiful view of
the pond and park from the great room or from the upstairs bonus room,” Amos says. Find out more at www.tricohomes.com or at www.shanehomes.com/midtown. nexthome.ca 13

Heartland
creating community connections by PePPer rodriguez
Communities are all about connection – a connection to nature, a connection between neighbours, a connection to the world around it. Developers have taken pains to create this kind of relationship between homebuyers and the communities they design and bringing in more and better amenities is one way of connecting life to the community lifestyle. Most developers take seriously the responsibility of ensuring an instant lifestyle for residents to enjoy in these new communities. Some bring in the amenities even before the first residents move in, or at least have plans in place that they can show potential buyers of what the future will look like in the home they plan to set roots in. New communities in and around Calgary boast some of the most positive, life-affirming amenities that make a modern lifestyle possible, allowing plenty of opportunities for a work-home balance. For many, it’s not just the building of parks and pathways, but adding a design component that differentiates it from other communities. Calgary New Home + Condo Guide spoke with a few local developers to 16 New Home + Condo Guide | April 30–May 28, 2021
see what new amenities they have for a complete, contemporary lifestyle. GoinG for balance
For Apex Developments, it is striking a balanced lifestyle that is the most important in the design for their family-friendly communities. “Now more than ever people are looking for a balanced lifestyle where they can be both super comfortable in their homes and at the same time have access to beautiful outdoor spaces where they can re-charge,” says Morgan Gowland, development coordinator at Apex. Whether it’s integrating pathway connections to spaces like the Sheep River Escarpment in their MountainView community in Okotoks, or the Bow River from Heartland in Cochrane, Apex keeps staying connected to nature top of mind. “It also means that daily routines of walking the dog or hitting your best 5-kilometre time is made more enjoyable.” Building connections is at the heart of all they do, and they are getting fabulous feedback from residents. “We’ve had great feedback on our
playground in Carrington South and are excited to announce a second playground is on its way in Phase 3 (now pre-selling). We also installed a temporary ice rink and firepit in Heartland, Cochrane, this past winter season and it was hugely popular among homeowners. We’re eager to bring it back next year!” Find out more at www.apexland.com. a winninG Theme
Just west of Calgary, the new lake community of Harmony is winning hearts and minds – and awards! Harmony, Springbank’s first lake community, has just been named BILD Calgary’s 2020 Community of the Year – Calgary Region for a fourth time. “It is a great honour to have our team’s dedication to the community recognized by our peers,” says Birol Fisekci, president and CEO of Bordeaux Developments “Harmony’s vision has been a collaboration of many stakeholders from our team, our partner Qualico Communities, our builders, members of the Dawson’s Landing Harmony
Dawson’s Landing
community, and Rocky View County,” he adds. That vision includes beefing up its considerable amenities that already includes a stunning 40 acre fresh-water lake (with another 100-acre lake to come); beaches; pathways; playgrounds; and a new Adventure Park. Many of these amenities are already ready to be enjoyed and more are coming soon. “The coming year is going to be filled with the opening of a few new amenities that were completed in 2020 and the start (and finish, weather permitting) of a couple of new amenities,” says Bordeaux Marketing Manager, Laurel Lapointe. The Adventure Park was completed at the end of 2020, the winter features were accessible this year (tobogganing hill, skating ribbon) and the pump track, skate park, climbing wall, and dog park will be opening this spring for residents to use. The South Beach Building is opening this summer and features change rooms, outdoor showers, guest entry kiosk and bike racks. “We are starting construction on a new park in Phase 10, that has a playground, half basketball court and green space. It is expected to be complete this fall,” she adds. “Landscaping is starting on the first school site in Phase 5 – the area will be ready for Rocky View School Division when there is a need for a new K-9 school.” For more, go to www.liveinharmony.ca. a connecTion wiTh naTure
Qualico Communities keeps a connection with the outdoors a priority in their developments. This allows nexthome.ca 17
residents not only to enjoy communing with nature but also builds an environment where neighbours can get to know one another. Their new community of Dawson’s Landing in Chestermere just east of Calgary makes this clear. “Dawson’s Landing is integrating a number of water features into the community. We will have the Stormwater Kidney™, which will be a space that is not only beautiful, but functions as a way to clean stormwater via an ecosystem of plants and aquatic creatures,” says Emily Smith, Qualico Communities’ marketing and customer care manager. “This will the first development in Canada and the world to implement this unique system. This unique location within the community creates much needed biodiversity and bird habitat within this urban setting. It will be vibrant and resilient to drought and floods. A similar Stormwater Kidney™ is planned for the second pond later in the development as well.” Qualico has a deep commitment to sustainable stormwater management infrastructure that will also provide beautiful and engaging natural spaces for residents to explore, she says, adding that this isn’t the only nature-connected amenity they are including in Dawson’s Landing. The Eco Park, which is currently in concept phase, incorporates a natural wetland which will be enhanced to become an educational and recreational space for residents. It will include low impact trails, pathways, boardwalks, viewing areas, outdoor seating and walls/promenade areas which allow educational opportunities and gathering spots. Interpretive boards and plaques along a nature walk will be included to educate about wetland systems, ecology and biology. Go to www.liveindawsonslanding.ca for more. build iT and They will come

Livingston HOA
early in their development. Their latest in Livingston and Rockland Park continues the tradition. Livingston in the northeast just unveiled the largest Homeowners’ Association (HOA) facility in Alberta, while their latest development, Rockland Park, just announced a similarly massive HOA for this young northwest community. Listening to the community is crucial in the development of both facilities, says Jessie Seymour, Senior Manager, Marketing & Community Experience at Brookfield Residential. “It has been well over a decade of listening to community residents through our Livability Research, visioning and planning that have led to the unveiling of our Livingston HOA facility and park,” she says. “This facility will be the heart of the community, creating a sense of belonging where residents can come to connect.” At 35,000 sq. ft. and sitting on six acres, the HOA will include a full-size gymnasium, programmable spaces, a banquet facility – with commercial kitchen space – it will also host three other tenants – one of which is the Calgary Fire Department, a child minding/school space and a future retail/café tenant. The Rockland Park Homeowners Association facility will embody the Rockland Park story and will be the catalyst for connection with nature, and this northwest community’s four-season recreational lifestyle. This thoughtfully designed lifestyle facility will be approximately 6,500 square-feet on a four-acre park. It will feature flexible spaces that support lifestyle focused programming and experiences for every stage of life for the entire family. It includes an outdoor pool and hot tub. Brookfield Residentials’ southeast community of Seton is also getting ready to open its homeowners association facility. It recently doubled in size and now features a six acre park complete with an outdoor rink, tennis courts, and a splash park. trending | Why buy a duplex
Trico Homes
The versatility and affordability of The
duplex by PePPer rodriguez
Side-by-side home, a semi-detached home, paired home, a twin home. It seems the duplex has as many names as the ability it has in making homeownership dreams come true. A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall. Each home is individually owned, and unlike townhomes, have no condo fees. It’s twice the nice at half the price. Sound transfer used to be the biggest knock against duplexes, but that is largely in the past as the advances in sound attenuation technology and floorplan designs work to limit the creaks and cracks. Many builders now put staircases against these shared walls and away from living rooms and bedrooms to further lessen the chances of sound transfer. Duplexes continue to be a best-seller for homebuilders as they are seen as an attractive alternative to condos or townhomes, and many are readily available in Calgary’s best communities. We spoke with a few homebuilders to find out just exactly what the attraction is to this home. 20 New Home + Condo Guide | April 30–May 28, 2021
So many reaSonS to love the duplex
Trico Homes Marketing Manager, Glenda Schwartz, says there are four main reasons to love the duplex: less money for more square footage; a unique environmental advantage; an alternative to condo living; and a chance to have the perfect neighbour. “On average, a duplex home is priced lower compared to a laned or front garage single-family home, despite having a comparable number of bedrooms, bathrooms and square footage,” Schwartz says. “Why the price difference, you ask? One main reason is because it’s built on a smaller homesite. You pay less for the land, and since there’s no need for two side yards (unlike a detached home), you can free up at least four feet of additional space inside!” Having the shared wall also results in energy savings, she says. “Since the shared common wall (also called a party wall) can provide heating and cooling for both homes, this allows for win-win savings in your wallet and the environment too! Every party wall is also constructed with building code improvements that ensures greater soundproofing and fire protection.”
Hopewell Residential
Compared to condos, duplex buyers can get some top wish list features that condo owners can’t, such as yard space, pet ownership flexibility and their own garage. Lastly, Schwartz says duplexes allow you to choose your own neighbour. How perfect would it be to buy a duplex where adult children can live in one home and get their aging parents to live next door? There are plenty of such possibilities, she adds. Trico Homes offers duplexes in some of the communities they build in, but for the latest, check
out the new duplex showhomes that are opening in the southeast community of Legacy on May 15. Our Rowan II & McKenzie duplexes in Legacy offers flexible options such as a four-bedroom layout, a main floor bedroom, spice kitchens, central bonus rooms and even a secondary suite – essentially the same selections and quality finishes you would find in a detached home. “Our Rowan II & McKenzie duplexes in Legacy offers flexible options such as a 4 bedroom layout, a main floor bedroom,

Duplexes have always been a staple in Hopewell Residential communities, and they have their own line of paired homes in the popular lake community of Mahogany in southeast Calgary. “Our paired homes continue to be popular. Buyers see a great value in them, especially those looking to get out of their rental or have outgrown apartment-style living,” says Hopewell Residential Marketing Manager, Jerry Trgina. “Young families, especially, as they can get the size of home they need at a very competitive price,” he adds. Hopewell is one of the builders in Calgary that begins construction of the duplex as soon as one side sells. “We immediately start the building process. The other side of the duplex is still available to purchase throughout construction but nexthome.ca 21

becomes a quick possession home. All our spec homes are the second side of an already purchased duplex,” Trgina says. The 1,480-square-foot Treo is Hopewell Residential’s best-selling paired home. “It is popular because it is the largest paired home in our inventory and people love the middle kitchen and the lifestyle room in the back. The Treo show home in Mahogany also has the highest level of upgrades making it stand out in the show home parade,” he adds. Find out more at www.hopewellresidential.com. 60th anniverSary Special
The duplex is the right home for the right buyer, says Emilie Kittel, marketing lead at Morrison Homes, but even more so now, as Morrison Homes has some very appealing deals as it celebrates its 60th anniversary. “Purchasing a duplex home is an excellent option for first-time home buyers, downsizers or those looking to live in an affordable new build, as they offer additional features, including outdoor living spaces, optional garages and more,” she says. “Every one of our duplex models feature thoughtfully planned floorplans that offer something unique to meet the needs of our customers,” Kittel adds. One of Morrison Homes’ latest duplex models is the Sonata that is available in Cornerstone in the northeast and Pine Creek in the south. “The Sonata is 1,234 square-feet in size, has three bedrooms and one-and-a-half baths and starts from the $350,000s,” Kittel adds. Their “60 Reasons to Build With Morrison Homes” campaign to go with their sixth decade in business points out all the reasons for their success, and 22 New Home + Condo Guide | April 30–May 28, 2021
special deals throughout the year for all their homes, including duplexes. “Morrison Homes was founded in 1961 and we’re giving our customers the anniversary gift! Customers can enjoy a $1,961 credit in our Selection Studio when they purchase a new Morrison Homes,” she adds. Check it out at https://www.morrisonhomes.ca/ calgary/celebrate. a premium on Style
Rohit Communities brings purposeful design and style to the equation plus the magazine-worthy finishes of their duplex homes makes them a perfect choice for new home buyers on a budget, says Rohit Communities Senior Marketing Coordinator, Stuart Wen. “We overthink design, so buyers won’t have to,” he adds. Rohit’s new front-to-back Landon-Maxwell duplex models are unique in that they have the curb appeal of a semi-estate single family home with a front attached garage and wide porch, he says. The Landon is a 1,617 square-foot, three-bedroom, 2.5 bath home with a double car front attached garage. Beside it is the Maxwell, a 1,513 square-foot home with the same number of bedrooms and baths but comes with a front porch and double car parking pad off the back lane. Rohit is currently building duplexes in Cochrane, west of Calgary. “We are seeing young families and some right-sizers purchasing duplexes in Heartland. They appreciate that the upscale Designer Interiors come standard as well as the beautiful streetscape created by the unique exterior of the homes,” Wen says. Go to www.rohitcommunities.com for more.

take advantage of that fact and possibly save tens, if not hundreds of thousands of dollars over the long run by buying now. #2 – EConomiC outlook
Is now a good time to make a move in Calgary’s residential market? Absolutely! Here’s three reasons why now may be a great time for you to buy a property in the Calgary Metropolitan Area. #1 – AffordAbility
Calgary’s residential market has seen many years of weak pricing which has resulted in decreasing benchmark prices across the board. In short, the affordability equation is currently much more favourable for Calgarians than it is in other major Canadian cities and we’ve seen a rush of buyers flooding the market over the past few months as a result. For example, the Calgary Real Estate Board (CREB®) mentioned in its last real estate market report that March sales activity was much higher year-over-year, and was the highest seen for the month since 2007. According to CREB®, benchmark prices for all segments were also on the rise that month which often motivates buyers “on the fence” to commit to making a move because of the potential for appreciation. Let’s also put into perspective the fact that buyers today are more likely to be able to afford the home they’ve dreamed of due to affordability and low interest rates. It only makes sense for many Calgarians to 24 New Home + Condo Guide | April 30–May 28, 2021
After a tough year in 2020, many are predicting that Alberta’s economy will make up for a large portion of the ground it lost last year as a result of the oil price crash and COVID-19 pandemic. That’s great news! Those who have been laid off are starting to get back to work, while others who have been fortunate enough to keep their job have been saving their cash for a rainy day – or perhaps a home purchase now that our economy is bouncing back. Over my career, I’ve noticed that a strong economy generally means a strong housing market. Given the forecasts for a recovering economy, many Calgarians are now thinking they could very well benefit by buying now given the potential for price appreciation under a strong economic recovery. #3 – upComing ChAngEs to strEss tEst
Canada’s banking regulator has proposed changes that will strengthen the stress test for buyers with uninsured mortgages that are to come into effect on June 1st. According to Canadian Mortgage Trends, the changes “… would require borrowers applying for uninsured mortgages—typically those with more than a 20% down payment—to qualify at
their mortgage contract rate plus two percentage points or 5.25%, whichever is higher.” Hence, many Calgarians are taking advantage of current market conditions and historically low interest rates to buy before these changes are applied. I recommend talking to your mortgage broker if you’re concerned about the upcoming changes to the mortgage stress test affecting your ability to buy after June 1st, 2021. They will be able to give you sound advice given your current situation and finances. hAppy housE hunting
Now is definitely a great time to buy real estate in Calgary! If you’re thinking about making a move in today’s housing market, I recommend getting pre-approved for a mortgage then contacting a Realtor® to discuss your real estate goals. Why’s that, you might ask? Today’s market is in seller’s territory, meaning you’ll need to be ready to make an offer as soon as listings come out onto the market. It’s better to be fully prepared with a pre-approval and a professional Realtor® at your side rather than possibly letting that dream home you’ve always wanted to slip out of your grasp. Wishing you all the best and stay safe! Happy house hunting!

ICONIC INGLEWOOD, CALGARY’S INNER-CITY STAR by PEPPER RODRIGUEZ
It’s all happening in Inglewood – even after nearly a century and a half since it was founded! This iconic, historic inner-city community close to downtown Calgary remains as busy, trendy and happening as it was when it was founded in 1875. No other inner-city community in Calgary captures the glamour of yesteryear and the engaging spirit of the present than in this riverside community just to the east of downtown. It is Calgary’s oldest neighbourhood, and it is home to an eclectic range of shops, to a diverse selection of restaurants and eateries and entertainment venues. There are way too many diners, cafes and restaurants concentrated around the stretch of 9th Avenue SE from 8 to 14 St. SE and picking 26 New Home + Condo Guide | April 30–May 28, 2021
one can be a daunting task. There are many places to explore as well, from refined art galleries to riverside parks, all of which are good for the soul. LIVE IN INGLEWOOD
Inglewood offers a broad range of residential options as well, and they can range from the milliondollar single-family properties by the banks of the Bow River to the affordable multi-family developments that continue to spring up in the neighbourhood. StreetSide Developments’ Konekt Inglewood is the latest. It offers 104 one- and two-bedroom condos, and it is breaking ground on May 4. Konekt is at the very heart of Inglewood, right on its Green Pathway System, which links

When you live in Inglewood, your home extends past your front door, through the streets and pathways that lead to the heart of the city and beyond,” says Max Conrad, marketing manager at StreetSide Developments. “We have a deep history in Inglewood itself,” he adds pointing out that past projects - Inglewood Grove and Pearce Gardens – are directly adjacent to Konekt Inglewood.” Check out www.livekonekt.ca for more.

The modern mom-and-pop stores have also found a home in Inglewood with such niche shops like Recess, Plant, and Recordland that deal in very specific retail. Plant is not your typical garden store. With a continually expanding product line, partnerships with local and international makers, artists, and craftspeople, Plant is known for offering unique, well-curated selection of products and designs, and friendly, approachable customer service. www.plantshop.ca A staple of Inglewood, Recordland is simply the best source for new and used vinyl records in the city. With over 500,000 LPs in stock, it is a treasure trove for the music lover who can find discs (vinyl or otherwise) from polka to Metallica and everything in between among its shelves. www.recordlandcalgary.com. THE FOODIE SCENE
There’s fine dining at Rouge, and contemporary urban fare at The Nash, and even more of the small-scale restaurants like Gorilla Whale and Madison’s 12/12 that make Inglewood such a foodie haven. COVID-19 restrictions have closed most dine-in opportunities though, although some have patios where you can still enjoy an al fresco meal. Curbside pick-ups are always available. A popular spot is the Gorilla Whale, which serves a delicious blend of East-meets-West food. Gorilla Whale says it is “loud, fun, rock ‘n roll-lovin’, ‘Japanese-ish’ restaurant and lounge featuring yakitori, ramen, burgers, cocktails, sake and hyperlocal craft beer.” Go to www.gorillawhale.ca for more. The Nash is as atmospheric as it gets. Set in a former 1900s hotel, this stylish restaurant serves inventive Canadian dishes & cocktails. Check out www.thenashyyc.com.
A quiet afternoon can be spent just walking through Inglewood’s plethora of places to explore, like the Esker Foundation art gallery. It’s closed to the general public right now, but the website says private viewings can be arranged. There are plenty of outdoor spaces to stroll too, like the Pearce Estate Park, and the Inglewood Bird Sanctuary where strollers can spend an afternoon enjoying all that nature has to offer which leads to the Bow Habitat Station and the Harvie Passage walking trails. Then there’s the Inglewood Bird Sanctuary where strollers can spend an afternoon enjoying all that nature has to offer. Pearce Estate Park lies in a curve of the Bow River as it flows through the southeast part of Calgary and contains a 15-hectare reconstructed wetland and is home to the Sam Livingston Fish Hatchery and Bow Habitat Visitor Centre. It also has pleasant pathways that wind down to the Harvie Passage in the Bow River. nexthome.ca 27

With the soaring increase of material costs, especially lumber, and a surprising surge in market demand, there is definite pressure on Calgary’s homebuilders to raise prices of new homes. But according to a recent report, Calgary remains one of the most affordable cities in the world to buy a home. New research from Online Mortgage Advisor has revealed where in the world property prices have outgrown local wages the most in the last five years, and where prices have become more affordable. “We compared how many square feet of property a person earning the average annual net salary in each city could afford to buy and rent in 2020 compared to 2016,” the report says. One of its key findings is that Calgary, has become more affordable in the past five years with the average person there able to afford 60.3 more square feet 30 New Home + Condo Guide | April 30–May 28, 2021
in 2020 than in 2016. “A bigger positive jump than anywhere else in the world,” it adds. In whIch global cItIes dId property prIces become more affordable?
The Online Mortgage Advisor report says it looked at where in the world house prices have become more affordable for locals with the average annual salary, based on how many square feet of property they can purchase. “In 2020, full-time employees in Calgary, Canada could typically afford 93.4 square feet of space. This number has increased significantly to 153.7, meaning a local in Calgary on the average local salary can buy 60.3 sq ft more in 2020 than in 2016. “This makes Calgary the city in the world that has seen the largest increase in the amount of square feet affordable to the average local.”

Harish Consul, President and CEO of Ocgrow Group, believes Calgary’s affordability makes it very appealing to new buyers – both investors & owner occupiers. He told Calgary New Home + Condo Guide that Calgary’s unique affordability compared to other major cities like Vancouver and Toronto cannot be overstated. “You have to go much further out of the city centre to find an affordable home in Vancouver or Toronto, but in Calgary inner city living is still very much affordable,” he says. “Buying a new apartment condo now is a great investment for your future,” he adds. “You’re buying at today’s prices during pre-sales marketing phase, and by the time you’re ready for occupancy at building completion, you’re already building equity
in your home.” Ocgrow has been building in Calgary for over 30 years, and they took a big step to the future with their latest innovation: SOLA. “Our partnership with Amazon gives all buyers a huge advantage, every single luxury residence at SOLA shall be fully Alexa enabled, together with our Gigabit ethernet speeds at SOLA which are fastest in western Canada, leads to all new owners enjoying a host of intelligent cloudbased voice services,” he says. “We see a huge tech boom in Calgary coming as our economy continues to diversify, with both current and new companies expanding growth significantly. We feel SOLA is the right product at the right time for the city.” Consul may be right, as first releases for the 172-unit concrete, 9-storey luxury condo tower in trendy Kensington have sold out, and a second release was just launched & gaining strong momentum. HOUSE by SARA DUCK
Mainstream furniture design has taken an exciting turn lately. Maybe you have noticed it, too. From sculptural lighting and Brutalist-inspired tables to Rothkoinspired designs, decor is getting artsy. More specifically, Museum of Modern Art worthy! And I must admit I am a huge fan. I think we can all agree that it’s not just about furniture’s function; we want the form to be equally appealing. With art galleries and museums closed, for now, our need to physically connect with art has really changed. Along with adorning our space with literal paintings and pictures, it’s interesting to see that furniture can play a pivotal role, too – the rooms in our homes can become mini art exhibits. We can be the curator of our own spaces, choosing unique furniture and decor pieces that reflect our style and needs, and bring us unending inspiration every time we enter the room.
