ALPINE PARK FAST BECOMING A REALITY

Excitement is building in Alpine Park as the community’s new urbanist, people-centric concept rapidly transforms into a vibrant reality.
Growth is well underway in Calgary’s ‘new west’, and this year will see a significant acceleration as construction begins for Alpine Park’s pivotal second and third stages.
“We launched at the end of 2021, and we’re already approaching 200 homeowners within the community,” says Michael Tandara, Dream’s Director, Marketing, Western Canada Development. “The enthusiasm has been exciting to see, and it’s given us added confidence to move forward with the next two-thirds of the community earlier than anticipated.”
Early stripping and grading is now ongoing for Alpine Park’s Stage 2, which includes the community’s vital Village Centre, a thriving retail and business centre anchoring the ring-road-connected 154 Avenue SW corridor. “We deeply believe in the
communities we build, and there’s no better example of that commitment than investing in them ourselves alongside our residents - Dream will continue to own and operate the lion’s share of the Village Centre over the long-term.”
As Stage 2 progresses, Stage 1 continues to enrich its offerings to current and future residents. Central Park – which will be one of six major parks within the broader community, will be ready this fall. This threeand-a-half -acre greenspace at the heart of Alpine Park’s Phase 3 offers accessible playgrounds, gathering spaces, a public green, and a dramatic concrete overlook with panoramic city views.
Upon completion, it will also be the largest of the seven currently available public spaces within these early phases of the community. In addition to ‘major’ parks, Alpine Park features HOA-owned ‘public greens’ with unique amenities, some already being
enjoyed by residents. The upcoming Orchard Green and Sanctuary Green, with fruit-bearing trees and a naturalistic aspen grove, are set to complete this year as well.
“Central Park is different from most other parks in new communities. Encircled by a public road on all sides rather than with homes backing onto it, it feels like a proper communal space as opposed to someone else’s backyard,” Tandara explains. “It embodies our vision of a community that serves all its residents.”
New Urbanism shapes Alpine Park, and its principles are thriving. Emphasizing walkability, diverse housing, and neighborly building forms, these ideals seem to be connecting with early adopters.
Designed for walkability, Alpine Park ensures a less-than-10-minute walk to the upcoming Village Centre grocery from almost anywhere in the community, for example. “We do encourage every alternative mode of

transportation – bikes, scooters, or simply walking,” Tandara says. “The key, though, isn’t just whether you can walk, but whether you’d actually want to do it – a 5-minute walk along Country Hills Boulevard isn’t nearly as appealing as a stroll through a winding park system or treelined street of porch-front homes.”
Calbridge Homes, Cardel Homes, Genesis Builders, and Homes by Dream – the developer’s homebuilding arm – are providing unique, contemporary laned homes, front- and rear-attached garage homes, and townhomes. The emphasis is on porch-front designs that create timeless, friendlylooking streetscapes that makes human spaces the focal point of the community rather than the garage.
“Many of our buyers look at Alpine Park as a great alternative to innercity communities like Garrison Woods or Altadore. It’s more attainable here, you get a newer house, and the location next to the ring road makes it easy to get to any point in the city,” says Homes by Dream Area Manager, Jodi Hodgson.
Dream is particularly excited about the reception to the new Court and Vintage home types that debuted in Alpine Park. “These are wider and larger porch-front homes that put a premium on how they look from the street,” Hodgson says.
Our homes ranging from 26-, 32-, and 46-feet wide, Alpine Park allows for intricate frontages for each home. Even Homes by Dream’s bungalows are nothing like anything else in Calgary right now. “At 1,700 squarefeet, they have virtually no hallways, and more usable living space with lots of windows that bring more natural light inside,” Hodgson says.
Homes by Dream has three showhomes open currently, including the Sinclair, a rear attached garage home with a side courtyard; there is also an Engler farmhouse model; and a prairie-style Morrow.
All the builders have bought in to Dream’s vision and have strived to put out models reflective of Alpine Park’s urbanist allure.

Frankly, it fosters friendlier neighbourhoods,” Tandara observes.
Like other new urbanist communities, Alpine Park encourages tighter social bonds and fosters more inclusivity and vibrancy through the kinds of parks, pathways and other shared spaces that help pull people outside of their homes, many of which are already being enjoyed. Hodgson highlights the LED-lighted pathways winding through the community, adding a welcoming ambiance. “Wait till you see it around Christmas time when the whole community is lit up.”
The forthcoming Village Centre promises to be a game-changer. “While many were drawn to Alpine Park for its public spaces and ambiance, the arrival of the Village Centre will make it an irresistible
living destination,” Tandara believes. The Village Centre’s opening is slated for 2026.
Adjacent to vast Fish Creek Provincial Park, connected to the city via the ring road, and less than a half-hour from Kananaskis, Alpine Park’s 464 acres will eventually be home to an estimated 10,000 residents. “Realizing this vision is a massive endeavor, but you can already see it start to come together. We’re committed for the long run,” Tandara concludes.

More affordable housing for Albertans
The Alberta Government announces that the next round of funding for the Affordable Housing Partnership Program (AHPP) is open for applications from community partners to support innovative housing solutions.
Affordable housing enables families and individuals to use their income for other essential needs and to improve their quality of life. Alberta’s government is investing in programs
to ensure Albertans have access to safe, stable and affordable housing, it says in a statement.
Through this round of funding, Alberta’s government is providing $68 million to support innovative and sustainable affordable housing solutions for low-income Albertans. Public, non-profit and private sector partners can submit their affordable housing projects for funding until Oct. 16.
“The Affordable Housing Partnership Program fosters collaborative work and prioritizes the goal of making sure all Albertans have access to safe, stable, affordable housing. By working together with our municipal, non-profit and private sector partners, we will ensure we can deliver a variety of affordable housing options to meet local needs,” says Jason Nixon, Minister of Seniors, Community and Social Services.

Cash & Cars Grand Prize lottery home opens
The Cash & Cars Lottery’s Grand Prize Dream Home just opened and not only will certainly make someone’s dream come true but help in the pursuit of cancer research in the province. The $2.35 million grand prize home is the 13th to be built by Truman Homes in support of the Alberta Cancer Foundation lottery. “We take enormous pride in what we have accomplished in support of this endeavour,” Truman Homes Vice-President Oliver Trutina tells Inside Calgary. Qualico Communities Calgary celebrated the groundbreaking of Southbow Landing with the Town of Cochrane, its business partners, and Qualico staff. Located at the corner of Highway 22 and James Walker Trail, Southbow Landing will be over 540 acres (220 hectares), the community
will be built out in 15 phases, and will house roughly 3,000 homes and more than 7,000 residents upon completion. Single-family builders will include Broadview Homes, Daytona Homes, Douglas Homes, Sterling Homes, NuVista Homes, Jayman BUILT, and Trico Homes. Soveren Developments,
Streetside Developments, Uptown Residential, and Trico Residential have also committed to building multi-family homes in the area. Once complete, the community will include three school sites, over 10 kms of pathways, four parks, and the largest commercial site on the south side of Cochrane, which will be developed by Developments Two.

All aboard the Airdrie Express, as the historic southern Alberta railway town remains on the fast track to progress.
New amenities, new communities, and even a new interchange to the Q.E. II are on the horizon, as Airdrie continues to attract more newcomers to this dynamic, booming city just north of Calgary.
The latest Airdrie census pegs the population at 80,649, reflecting an over 14 per cent increase, one of the highest in the province.
That’s quite the leap from what started out as a small railroad outpost in the late 19th Century. Now, Airdrie is rivaling even Calgary as a premier destination for new home buyers, as
more new communities and housing options are introduced.
“Airdrie offers a fantastic quality of life. In our Citizen Satisfaction Survey, residents told us that this is a safe place to live – our ratings on safety outscore many municipalities in Alberta,” says Sara Chamberlain, Team Leader, Economic Development, at the City of Airdrie.
“Airdrie also offers a tax advantage. We have one of the lowest residential property tax rates when compared to similar-sized communities in Alberta,” she tells Calgary New Home + Condo Guide. “Also, wherever I go, people tell me how friendly Airdrie is. Right now we have this great balance

TOP RATED QUALITY OF LIFE
Chamberlain, herself an Airdrie resident, says the city has been a wonderful place to raise her children. “I know my neighbours and we help each other, and the location in Alberta is fantastic.”
The numbers back her up. Airdrie’s Citizen Satisfaction Survey results that gauges residents’ quality of life give high marks to the city, with 73 percent of residents rating their quality of life here as a 4 or 5 out of 5.
“That’s pretty impressive. Residents tell us they love Airdrie because of the availability of services, facilities and amenities, parks and walking trails, community safety and our small town feel. Airdrie also offers an increasing number of stores, restaurants and other services and residents also noted that as a reason for their good quality of life.”

It continues to be an exciting time in Airdrie with new communities underway and on the horizon.
Chamberlain says there are a number of approved residential communities that are in various stages of land and housing construction including:
• Wildflower (from Minto Communities) is well into construction. This is the first new community in the West Hills area.
Coming up next is Key Ranch (from Lamont Land). When West Hills is complete (over the next several decades), it will be home to an anticipated 18,000 residents.
• Vantage Rise (from Qualico Communities) is in the Southwest of Airdrie and recently broke ground. It will be home to around 3,000 residents.
• Sawgrass Park (from Hopewell Residential) is in Airdrie’s northwest and is the first neighbourhood in the Davy Creek community
“All of these communities will offer a variety of homes, schools, commercial areas and other amenities to attract new residents to Airdrie or provide opportunities for current residents to move to another area of our city,” Chamberlain says.
BIG CITY BENEFITS
Construction of the 40th Avenue Interchange to Q.E. II continues and is scheduled to open in October 2023 as planned. The opening of this interchange will be very exciting for residents, visitors and businesses alike, Chamberlain says.
“It provides an important eastwest connection in the city which will reduce congestion on existing roads such as Yankee Valley Blvd. For businesses, quicker access to the Q.E. II will allow them to move their goods in and out of Airdrie more quickly and it will also provide businesses in south Airdrie better access for their customers and visitors to Airdrie,” she adds.
Another anticipated development is also happening in South Point, one of the most popular new communities growing in south Airdrie.
South Point’s developer, Vesta Properties, has announced the introduction of a new, 50-acre commercial centre east of the residential community that brings convenience of added amenities such as shopping, commercial and medical services, and recreation right next door. South Point Village will feature 415,000 sq. ft. of mixed-use commercial and retail space with a charming boardwalk skirting the Nose Creek Pond.
“It will be a destination point for everyone,” says AJ van der Linden, sales manager for Vesta Properties.

There are several new communities in various stages of development in all sectors of Airdrie, a number of them coming in less than a decade ago, and more are opening.
Just breaking ground is Vantage Rise by Qualico Communities.
With a total of 160 acres (65 hectares), the community will be built out in 4 phases and will house roughly 1200 homes and 3000+ residents upon completion. Home types will include Front Garage Homes, Laned Homes, Townhomes, and multi-family housing.
The community will include a 12.25acre commercial site and a 1.59-acre central green space. The Vantage Commons commercial area will act as a focal point for the neighbourhood, with open spaces such as the recreational pathway surrounding the storm pond, commercial park, and incorporated central park. Each area will provide opportunities for residents to play, socialize, and be active. Other defining features will include a Pedestrian Oriented Main Street, a future public-school site, parks, and sports courts. “When complete, our combined investment in homes and infrastructure will be $807 million, and we are extremely excited about making this happen,” says Thilo
Kauffman, Qualico’s Vice President of Community Development.
BRIGHT FUTURE
There’s no question Airdrie is a fast-growing community and keeping pace with the growth has been a priority for City of Airdrie administration and leadership, chamberlain says. “We are excited by projects including the new Airdrie Multi-use Facility and Library which will be located downtown and the future southwest recreation centre. We’ve also acquired 185 acres of land in the northeast for a new regional park. All of these projects are important in providing continued quality of life for our residents.

LANED HOMES

Laned homes have been the darling of the new homebuyer set for almost as long as there has been a new homebuilding industry. This type of home usually has a porch or veranda facing the street, or big front windows with unencumbered view of the front yard. It also has a parking pad or detached garage with rear lane access, and it has always been the preferred first home for many.
Traditional designs have typically been utilitarian with three bedrooms and two-and-a-half baths with an open concept main floor and a basement development option. But lately, there has been a noticeable change in the design.
Over the last decade or so, it was rare to see laned homes larger than 1,500 square-feet in Calgary. But today, as lifestyle needs of buyers continue to evolve, laned homes have gotten bigger, offering more living space than ever before, many coming with options for spice kitchens, and main floor bedrooms, and more.
We spoke with a few local homebuilders to explain the laned homes’ continued allure and its new, lifestyle designs.

homes offer much in terms of curb appeal but changing needs have led to new design innovations. “Trico Homes has noticed a definite trend towards larger laned homes, and our product development team has come up new designs to accommodate the emerging new needs among buyers,” she tells Calgary New Home + Condo Guide.
“We have designed larger laned homes to accommodate space that majority of people are looking for now days, such as main floor flex room/ bedroom with full main bath and bonus room upstairs with 3 bedrooms & 2 bath with laundry, as well as a two-bedroom secondary suite in basement for possible rental or extra space for multi-generational living or simply for a large family.”
Shane Homes has also noticed the same trend. “Homeowners now want a few more options for separated / flexible spaces, like media/family rooms on the second floor,” says Shane Homes new home advisor, John Hamilton. “These features have been common in front drive estate homes for years but now we can offer them in laned homes as well.”
Homes by Avi says they have new innovative models of laned homes too, but have also maintained some of their most popular models.
“More people looking for the laned homes with the price escalation of all homes over the recent years,” says Homes by Avi’s Sara Chan. “We give options from 1,200 to 2,000 square. ftee. Our laned homes is the perfect option if you want a detached home.”
All three builders have come out with new laned home models that exhibit the changing tastes in how laned home buyers want to live their lives.
HOMES BY AVI
Homes by Avi’s Sasha is one of its most popular models. It is just over 1,500 square-feet so it hits the sweet spot in terms of living space. It is a three-bedroom with two-and-a-half bath home with a main level pocket office - perfect for the work-fromhome professional, or as a study area for kids. “The Sasha also has an upper level loft living area that adds to the appeal and flexibility,” Chan says.
Homes by Avi is opening a new Sasha showhome in Rangeview by Section 23 in the southeast on August 12 and they are quite excited for buyers to see its fresh splendour.
The Sasha design is so popular they also have it as a duplex showhome in the community of Belmont in the southwest.
But the options they have for laned homes is almost limitless. “We can do a side entrances to most of our homes. We have a couple of plans that have an optional main level bedroom. The side entrance is very popular,” Chan says.

SHANE HOMES
The laned home has been one of Shane Homes’ specialties, and even though the bigger laned homes are becoming more popular, the multi-
awarded builder maintains a good variation of models available.
“We still build smaller models in the 1,500 square foot range as we want to keep a full range of options open for our customers,” Hamilton says.
“But we do notice a trend to slightly larger homes in the 1,6251,800 square-foot size. Homeowners now want a few more options for separated / flexible spaces, like media/family rooms on the second floor. These have been common in front drive estate homes for years but now we can offer them in laned homes as well.”
Shane Homes just opened their newest Vilano laned home showhome in the southeast community of Legacy, where it has been a perennial darling.
“It is the ideal size for most of our buyers at 1,634 square-feet,” Hamilton says, “with a spacious bonus room up top that’s great for family nights, as a media room or a home office.”

The Vilano also comes with a choice between a centre or rearlocated kitchen, it also comes with a good-sized basement that opens up possibilities for legal suite development and extra living space.
Hamilton adds that its inherent flexibility allows it to have options like side entrances, which he says are “extremely popular, and affordable. “They provide a super convenient extra entrance to the house and if you are developing a basement for just personal use at a later time, this will make your construction project much easier when loading materials in and out.”
Shane Homes also has several laned home models with main floor bedroom or flex room that includes a full bath. “It’s a very popular option among multi-generational households and those that work from home.”
The standard options Shane offers are top of the line, he says, and include ultra-durable and great looking Luxury Vinyl Plank, your choice of quartz or granite countertops, and a six-piece stainless steel appliance package. “Homes also come with Video Doorbell,

Trico Homes’ the Bravo laned home from its Legacy Collection had been one of the most hotly anticipated models since the homebuilder announced it for their 30th anniversary last year. And now, buyers can see its effervescent allure in the new The Bravo showhome in Seton that just opened.
The Bravo showhome stands at 1,600 square-feet with five bedrooms and three-and-a-half baths - which is even more than their larger standard front-drive homes have and speaks to Trico’s ability to put functionality at the forefront.
