I’m probably dating myself with the Tom Jones’ reference in the title, but this issue is a bit nostalgic for me. For one thing, our coverage of the BILD Calgary Region Awards here marks the 13th of the annual industry event I’ve attended. And because of the circumstances, it’s also the first to be held online. For another, we shine a light on community greenspaces here too, which – to be honest – put that earworm in my head in the first place. Anyway, our cover story on Trico Homes’ latest laned home offerings in Dawson’s Landing can be considered as romantic as the song. These homes – with no front garages obstructing the view – add to the lovely streetscape of this young community in Chestermere. Trico is also the exclusive builder of laned homes here, and they are seriously raising their game on the style, finish and affordability of this popular home for first time homebuyers and downsizers. Dawson’s Landing is also among the new communities we mention in that greenspace feature I was talking about. Greenspace, I find out, is more than just a grassy field in the community, but rather is everything that makes people WANT to live there. Parks, pathways and playgrounds are just the start of it, and developers are bringing in more innovative design to make the most of their greenspaces. Five Lakes is also featured within, and the new community makes the most of its unique location surrounded by wetlands to give residents a sense of living within nature itself. Its new Island Homes are perfect to enjoy this lifestyle. Congratulations again to all the winners and finalists of the BILD Awards Calgary Region. The event went on smoothly despite the hurdles that COVID-19 had placed, and still fostered the camaraderie and community that have always been the hallmarks of the annual event. But I do look forward to the day when we get to celebrate it the old-fashioned way with drinks, handshakes and hugs.

With sizes ranging from 1,081 to 1,802 square-feet and prices from $370,000 to $415,000, he says there will be a laned home to match every lifestyle need.
“A lot of buyers seek out laned homes because of the great value they offer – they are budget friendly but still provide a lot of space,” Dhaliwal says. “We also offer many flexible options for buyers to personalize their home based on their needs and budget - our four show homes are a perfect demonstration of how versatile our floorplans are. This extends to our unique homesites as well which include rear lane access.” The four show homes – all with three bedrooms and two-anda-half bathrooms - include the popular Rowan II at 1,788 square-
feet with a large central bonus room; the Raeya at 1,811 squarefeet with a main floor flex room; the McKenzie at 1,720 square-feet with a spacious master suite and lastly, the Hamilton at 1,712 square-feet with a large galleystyle kitchen. “In addition to our standard laned home models, we’ve also introduced a laned bungalow (the Georgia) and a laned split-level model (the Dakota) to our lineup in Dawson’s Landing,” Dhaliwal says. “This was based on feedback we learned from the pre-sale event back in January, where we

had buyers tell us they were interested in building a bungalow home.” And people have indeed come to check them out. “Despite opening just prior to the COVID-19 shutdown, we have seen lots of interest from buyers and we have had sales. Homes are just starting to be built now and we expect the first move-ins before the end of the year. We also have a few quick possession homes available,” Dhaliwal says. What has made Trico so competitive in Dawson’s Landing also has a lot to do with pricing and the value that buyers get from it. “The price includes the home, lot, GST & Architectural Controls, and we also include a concrete pad in the rear plus $1,500 towards the landscaping,” he points out. The design of the main floor truly makes this home stand out with the large galley style kitchen, spacious great room and large windows, and dining nook at the rear – the great flow allows for light to stream through the entire space. There’s also a built-in niche by the stairs that can accommodate a desk or work area, which is handy to have during this era of working from home. Finalists for BILD Alberta announced Building Industry Land Development Alberta Association (BILD Alberta) is pleased to announce the 82 finalists of the BILD Alberta Awards presented by The Alberta New Home Warranty Program. A total of 230 submissions came in from across Alberta to compete for the awards. Edmonton region has 40 finalists, followed by Calgary region at 32. Lethbridge and Central Alberta region each have five finalists in the running for provincial awards. In Edmonton, Milestone Group
of Companies led the finalists with eight nominations. Brookfield Residential also has a total of eight for both its Calgary and Edmonton divisions. The Awards feature 28 individual categories and five prestigious Pinnacle Awards. The Pinnacle Awards will be presented to the highest scoring developer, renovator, and home builders in the small-volume, large-volume and multi-family categories. Pinnacle Awards are given out based on a demonstration of leadership in design, safety,

2019 BILD CALGARY REGION WINNERS ANNOUNCED by PEPPER RODRIGUEZ It may not have been as glitzy or glamourous as past gala awards nights, but the 2019 BILD Calgary Region Awards will still go down as one of its most historic. On the 33rd anniversary of the annual affair that celebrates the best and brightest of the Calgary region’s homebuilding industry, winners were announced in an online event that still managed to show the camaraderie, and bond among its members. The live streaming event on August 13 revealed Jayman BUILT as one of the biggest winners taking home 17 trophies of the 33 nominations it received, including the Grand Award for Single-Family Builder of the Year-Large Volume. “Jayman BUILT is honoured to be named BILD’s 2019 Builder of the Year. This recognition is a testament to all the hard work and dedication of all of our team,” says Dave Desormeaux, President & COO, Jayman BUILT. It’s even more fitting as the renowned homebuilder is celebrating its 40th anniversary this year. “We strive to exceed the expectations of our customers with their new home purchase - and lead the industry in homes that are smarter, safer, healthier and more energy efficient.” Another big winner is Brad Remington Homes, which won the Grand Award for Multi-Family Builder of the Year-Large Volume for the first time. “We are on Cloud Nine with this win,” says Brad Remington, the company’s founder and CEO. “As a team we are truly humbled,” he adds. “It means a lot to be recognized by your peers for something so prestigious. It is also an opportunity to thank the Brad Remington team, our trusted trades and suppliers and especially our purchasers who have trusted us in providing them their new home.” Prior to the event, BILD Calgary Region had already started handing out awards via prerecorded segments that have started airing on CTV Morning Live since July 15. The BILD Awards (formerly the SAM Awards) is a highly anticipated annual event that highlights the value the homebuilding industry brings to lives in the Calgary Region. Afternoon bike rides on winding trails with the wind at your back, tobogganing down the community’s own bunny hill on mild winter days. It is the dream suburban lifestyle. There are those who prefer the excitement of living downtown, but the lasting appeal of the communities outside the core is the freedom to enjoy open spaces in the neighbourhood to bike, to walk the dog, and to be one with nature. pathways, ponds - play an increasingly important role in decision making for homebuyers and land developers have come up with some innovative designs for their greenspaces that engages everyone. These newer communities have upped their game in offering distinctive greenspaces that emphasize their close-to-nature location or coming up with new designs that add to the enjoyment of the community. We take a look at three of the city’s most seasoned developers and the greenspaces they have put in place in their latest communities. Anthem United
With a history that can be traced
back to the 1930s, Anthem United has always made it a point to maximize the enjoyment of its greenspaces in all of the communities that it has built. Indeed, Anthem United’s Land Development Manager, Steve LePan, says greenspaces are more than just an amenity, they’re a necessity “Most people choose their lot based on its access to parks – whether they are looking for a view over a pond or a front door just steps from a tot lot or access across a field to a school, green space factors into every home buyers decision making,” LePan says. “Which is why we are always looking to maximize outdoor enjoyment for our residents.”

Each Anthem United community begins with a minimum of 10 per cent of area dedicated to the Municipal Reserve. “This is your parks, playgrounds, and pathways. There are also school sites with large playfields, environmental reserves and storm water retention ponds that contribute to the outdoor aesthetic. The percentage of a subdivision that is green, blue or tree-lined is often much more than 20 per cent of the community area,” he explains. Anthem United says it considers outdoor space from the moment it embarks on an outline plan and each community offers unique opportunities and features. For example, its growing community of D’ARCY in Okotoks takes into consideration its unique geography. “D’ARCY takes full advantage of mountain and
golf course views and connects residents to Town-wide regional paths.” While its new Sirocco at Pine Creek development in southwest Calgary takes into consideration branding and buyer expectations by focusing on upgrades and enhancements through hard and soft landscaping. The neighbouring community of Belmont has a playground that has become a focal point of life not just for the community but for the surrounding area as well. In spring 2021, Anthem United’s community of Cornerstone in the northeast will welcome two soccer fields as well as northeast Calgary’s newest cricket pitch. “The cricket pitch has been designed to Australian Cricket specifications and has been sized to accommodate junior (12 &

Brookfield Residential is one of the big winners in this year’s BILD Calgary Region Awards, taking home trophies for its Seton and Livingston communities. A lot of its success comes from the care it gives to its greenspaces, as it dedicates approximately a third of all its communities to this. “Our goal at Brookfield Residential is to build communities where people are inspired to live healthy and happy and neighbours can connect and feel a sense of belonging,” says Jessie Seymour, senior manager for marketing and community experience. “A large part of creating communities that promote healthy vibrant lifestyles and provide a sense of belonging nexthome.ca 29

are the carefully planned parks, pathways and greenspaces.” Their new community of Rockland Park in the northwest is designed just for that. Blessed with some of the best natural environments surrounding, it is perched on an escarpment framing incredible river valley, mountain and city views and the recreational opportunities they present are just incredible. Rockland Park is 464 acres with 120 acres dedicated to parks and greenspace. “No matter where you buy in the community, you will only be a two-minute walk from greenspace,” Seymour says. “Our vision for Rockland Park is to restore the area’s natural ecology for the benefit of all who call it home. The community will provide year-round outdoor experiences along natural and regional pathways that wind throughout the community.”

Qualico Communities knows the importance of greenspace in the community, and its new development of Dawson’s Landing in Chestermere brings in even more innovation on how to design a compelling, and ecologicallysound greenspace. “Dawson’s Landing is integrating a number of water features into the community. We will have the Stormwater Kidney™, which will be a space that is not only beautiful, but functions as a way to clean stormwater via an ecosystem of plants and aquatic creatures,” says Emily Smith, Qualico Communities’ marketing and customer care manager. “This will the first development in Canada and the world to implement this unique system. This unique location within the community creature much needed biodiversity and bird habitat within this urban setting. It will be vibrant and resilient to drought and floods. A similar Stormwater Kidney™ is planned for the second pond later in the development as well.” Qualico is also working to integrate as much of the existing wetlands in the area to Dawson’s Landing’s EcoPark. “The EcoPark is intended to be the neighbourhood focal point offering interpretive boards or plaques along a nature walk to educate about wetland
species, ecology and biology,” Smith says. Qualico is also continuing the greenspace evolution in their other communities like Crestmont View in the southwest with its stunning pathways with beautiful views, and the new maze park in Redstone. But the up-and-coming Adventure Zone in Harmony is something to look forward to. Harmony, just west of Calgary, is jointly developed by Qualico and Bordeaux Development, and it just won Community of the Year – Calgary Region at the last BILD Awards. It’s the third time it has won. “I think the upcoming Adventure Zone in Harmony is a really great example of innovation as well,” Smith says. “It promises to be a new way to look at how play should look like in a resort community like Harmony.
