This summer has been hot – not only temperature-wise but in terms of Calgary’s housing market. But it’s all going too fast. One minute we’re yelling “yahoo!” for the return of Stampede, and the next we’re noticing that the leaves are turning yellow. Just how it goes in these parts.

There has been a lot of anticipation for the first Bravo showhome ever since Trico announced the plan during its 30th anniversary last year.
“We created this model with multiple options to accommodate different demographic needs,” says Schwartz. “The base plan started off at 1,600 square-feet and has options to expand the living space. The base plan features a long 10-foot island, a pantry room,

Buying a tailored suit to fit your specific needs is always nice, but if you need the suit right away chances are there isn’t time to wait for a custom made one. Such is also the case when it comes to homes.
Building a new home from scratch where you get to choose everything from the floorplan to the finishes is the ideal many new homebuyers hope for, but sometimes the timing isn’t right, and they need to move in right away. This is where the spec home or movein-ready home comes handy.
But what is the difference between building a home of your own from scratch or buying a pre-made one? Turns out there really isn’t much.
Both are new homes that no one has lived in before. The main difference is the time of possession. Homebuilders offer spec homes because not every homebuyer has months to wait for their new home to be built. This also allows builders to keep their team of tradespersons busy.

The builder spec home has been a tried-and-true industry standard. A spec home is industry speak for a home that is built before a homebuyer makes a purchase. It is constructed using builder specifications (hence, “spec”) and most are move-in ready or at least available for a quick possession.
With the recent supply chain and labour issues, building any kind of new home has been challenging. These days possession of a pre-sale home
can take anywhere from 10 months to a year. The spec home gets a step ahead as the homebuilder starts building the home on their own, the trade-off is the buyer has limited choice in establishing the look of this home. We spoke to a few of Calgary’s most recognizable builders to get their insights on the spec building standard, and help buyers decide whether building a new home from scratch or buying a spec home is the right move.

Broadview Homes builds in eight of the most popular communities in the Calgary region, and they have a variety of quick possession models that can fit most of today’s lifestyle needs. The strong demand for new homes is putting a strain on their inventory though.
“Normally we run with about 30-40 quick possession homes but right now it is hard to keep the inventory at these levels due to the demand,” says Broadview Marketing Manager, Andrew Mackenzie. “The last couple years there was an influx of presales, but we are working diligently to increase our spec levels as we are finding they are being absorbed more quickly than in the past.”
Most spec home buyers are customers looking for a quick turnaround, he says. “Whether they just sold their home, moving here for work, or various other reasons, they want to move in sooner than later.”
The spec home helps buyers plan out their move better. “No new homebuyer wants to move twice if they can help it. Purchasing a spec home alleviates that problem! Unless you can time the Sale of your home perfectly moving twice is almost inevitable.”

“Picturesque” doesn’t even come close in describing the beauty of Canmore. It’s resplendent natural beauty, scenic downtown, and lively culture come through even when it is part of an apocalyptic tale about the end of the world.
Canmore was one of the key locations in Alberta where they filmed “The Last of Us,” the mega-hit HBO series based on the popular video game about a deadly virus that killed most of humanity. The small town at the gateway to the Rockies just west of Calgary fulfilled its role as the one lone spot where society and a semblance of order continued while the rest of the world fell into madness. It’s true, even in real life.
The cast and crew of “The Last of Us” were most effusive in their praise for the town, its beauty and hospitality. But this is no secret to those who know it best, as Canmore is Calgary’s happy place. And with more new home opportunities opening, it can be a happily-ever-after place too.

There is a lot to love about living in Calgary’s inner-city. The commute to work downtown is much shorter compared to the new suburbs, there are plenty of established amenities already ready to be enjoyed, and of course there is the prestige of living in a made-for-you home.
Building new infill homes in the inner-city has become more popular, as more young families rediscover the charms of living in an already established neighbourhood.
Recent City of Calgary’s community profiles reveal that there are more Calgarians under the age of 14 living in inner-city communities. Calgary’s total is at about 19 percent of that age group, but in Altadore it is at 20 percent, in West Hillhurst it is at 17 percent, and in Hillhurst it is at 15 percent. That means more young families are moving to these neighbourhoods, and more are coming in.
But if there is one community that really exemplifies the best of innercity life in Calgary, it’s Inglewood.
BUSTLING INNER-CITY LIFESTYLE
If the recent Inglewood Night Market events this summer was any indication, it’s easy to see why this historic, inner-city neighbourhood remains as hip as ever. Culture, commerce, and community all come together in Inglewood. It’s all happening here – even after nearly a century and a half since it was founded!
This historic inner-city community close to downtown Calgary remains as busy, trendy and happening as it was when it was founded in 1875, and no other inner-city community in Calgary captures the glamour of yesteryear and the engaging spirit of the present than in this riverside community just to the east of downtown.
It is Calgary’s oldest neighbourhood, and today it is home to an eclectic range of shops – from quirky vintage furniture stores and indie fashion boutiques to a diverse selection of restaurants and diners, coffee shops and entertainment venues.
Its resiliency was again on display, as its commercial hub continues to thrive even after the two years of pandemic lockdowns. “We only saw one store close throughout that, and it wasn’t even really because of slow sales,” says Rebecca O’Brian, Executive Director of the Inglewood Business Improvement Area (BIA).
Inglewood has been a lively residential and commercial hub in Calgary since 1875. Today, it continues to be a vibrant, historic, pedestrian- oriented neighbourhood with about 400 residential, institutional and commercial buildings constructed before 1914. Inglewood

was designated by the Canadian Institute of Planners as Canada’s Greatest Community in 2014.
LIVE IN INGLEWOOD
Inglewood offers a broad range of residential options as well, and they can range from the milliondollar single-family properties by the banks of the Bow River to the affordable multi-family developments that continue to spring up in the neighbourhood.
StreetSide Developments’ Konekt Inglewood is the latest to join the ranks, but it has been so successful that it is all but sold out.
But there are other residential developments afoot, O’Brien says. “The new Brewery-Rail Lands development by MATCO is now under
review at the City,” she tells Calgary New Home + Condo Guide. Although it’s still a long way off before the first shovel hits the ground, it gives confidence in the continued growth of Inglewood.
The Brewery-Rail Lands, located in a mostly disused industrial area off 17th Ave. SE, are envisioned as an innovative, compact, livable, mixed use, and transit oriented urban development in the heart of Calgary. From its industrial past as ‘Brewery Flats’ to its present status as an arts and culture hub, Inglewood
is Calgary’s oldest and boldest neighbourhood, the Inglewood BIA says in its website inglewoodyyc.ca.
Centered along 9th Avenue, Inglewood’s west entrance is located at the significant confluence of the Elbow and Bow Rivers. The neighbourhood boasts over 240 businesses, including shops, restaurants, boutiques, a broad spectrum of services, live music venues, craft breweries and eateries for residents and visitors alike.
Inglewood is the heart of Calgary’s Music Mile. It is also home to many festivals, including JazzYYC, Sunfest, Car Free Sundays Inglewood Night Market, Fringe Festival, Bleak Midwinter Film Festival, with multiple additional events being hosted in the community throughout the year.

Instantly recognizable and iconic, the Peace Bridge is likely the most photographed spot in the city.
It’s been an exceedingly popular backdrop for graduation, prom and even wedding pics since it opened in 2012. The cylindrical red-and-white bridge was designed by famous Spanish architect, Santiago Calatrava, and connects the southern Bow River pathway and Downtown Calgary with the northern Bow River pathway and the community of Sunnyside.
The five-level 240,000 square-foot library designed by international architecture firm Snøhetta, and Calgary’s DIALOG educates as it entertains. Take a picture along the crystalline geometry of the façade that references Chinook cloud arches, or inside where the architects say the form might be seen as “resembling an open book, snowflake-like linework, or interlocking houses, anchoring the ideas of the collective and community.”
