We were on hand to notice the excitement that only new showhomes can bring and the pair of beauties from Cedarglen Homes is just what was needed after so long. Check out what they – and the community itself - have to offer in our cover feature inside. We also got to see for ourselves the exciting Tuscan Rise townhomes from Rockford, which has new showhomes that give a taste of what life is like in this popular established community in the northwest. Jayman BUILT partners with HomeSpace Society to battle homelessness HomeSpace Society and its builder partner Jayman BUILT team up in the fight against homelessness in Calgary, as they open Orion, a 51-unit affordable housing development in the Beltline. Orion is the first independent affordable housing construction by HomeSpace since the conclusion of the collaborative campaign formerly known as RESOLVE, a program that spurred the construction of nearly 2,000 homes across the city. With more than 3,200 Calgarians experiencing homelessness and thousands more at risk, this development is a significant step in meeting the increase in demand for safe and affordable housing.

Ambleton welcomes virtually The New Northwest continues its rapid growth as Qualico Communities announce the virtual opening of new showhomes in its young community of Ambleton. “We are really excited about this community and the new showhomes in Ambleton,” says Nina Wulder, Communications and Marketing Coordinator, Qualico Communities Calgary.

TUSCAN RISE: HOTTER THAN SUMMER by PEPPER RODRIGUEZ Affordability, functionality and style have always been the hallmarks of Rockford. This formula worked to perfection in their Tuscan Rise townhomes, as sales continue scorch this summer. The two- and three-bedroom row townhomes that Tuscan Rise offers have been very well received in the well-established community of Tuscany in the northwest. So well-received in fact that the initial release of townhomes is all but sold out. “Most of our incredibly popular Siena townhomes are now sold and so we are now focused on ramping up sales for our Verona model,” says area manager Helena Kipp. The two-bed, two-bath Verona is guaranteed to win hearts and minds with its well-thought-out floorplan that optimizes all livable space and couples it with a hard-to-match affordability. “We anticipate the Verona to be very popular with first time home buyers such as those living at home and saving up to buy and those currently renting,” 16 New Home + Condo Guide | June 25–July 23, 2021
Kipp says. “Our extremely attractive starting price of $269,000 + GST gives purchasers an opportunity to get into home ownership at a very reasonable cost. In fact, many purchasers will likely end up paying less to own their townhome than they currently pay for rent!” Kipp estimates that a Verona monthly mortgage payment based on the starting price with a five percent down will only be $1,140 a month. She says that they are also seeing a huge demand for quick possession townhomes, and Rockford is moving to meet the challenge. “We are currently completing three quick-possession Veronas that will be ready to move in by the fall.” Tuscan Rise has three models ranging in size from about 1,100 to 1,183 square-feet. The Verona is a two-bedroom, two-bath layout with an option to develop the basement. It includes two outdoor assigned parking stalls. The Arezzo is a two-bed, two-bath townhome with a tandem garage. It is at 1,103 square-feet and starts at $325,000 + GST.
The Siena is available in two- or three-bedroom floor plans with 2.5 bathrooms and an option to develop the basement. It includes an attached single car garage with driveway. It is at 1,183 square-feet and the last two remaining Sienas are priced at $356,000 + GST. “We have a limited number of walk-out units in this plan,” Kipp says. A taste of the lifestyle that is offered in Tuscan Rise can be sampled in the two Siena showhomes that are open. The kitchen with its centre island with extended ledge makes it perfect for hosting house parties (once we can do so safely again), or for quick breakfasts for couples on the go. The developed basement shows how much lifestyle space these models offer. “The standard specs we offer are already quite outstanding,” Kipp says. These include the luxury vinyl sheet flooring, which is pretty durable especially for families with young children or pets. The flatstyle Thermafoil kitchen cabinetry

Buzz is at an all-time high for ZEN Rockland Park with the new sales centre opening this July in what may just be the most hotly anticipated new community in the northwest. ZEN Rockland Park is everything fans of Avalon Master Builder’s line of ZEN townhomes could hope for. Stay a little, stay a lot. If there ever was a silver lining to the lockdown, it is that it has made us appreciate the beauty surrounding us. Day trips out to Kananaskis, soaking in the beauty of local parks and just discovering new pathways in the immediate neighbourhood while walking the dog. Appreciating everything close to home is how many of us chose to spend the year in lockdown and we asked a few in our homebuilder and developer network what they thought was the best that Calgary and area offered by the way of the perfect stay-cation plan. The answers may surprise and delight, but they also educate us and give us some tips on where we can spend our free time when vacationing abroad is still not an option. Here’s what our friends think.
the Elbow River in the southwest, and there are hiking trails and pathways, and cross-country skiing is an option in the winter. Carburn Park is also a lovely spot in southeast Calgary just off 18th Street SE and close to the Bow River. It is surrounded by the dog park, a lovely pond, and is a great place to jog or even have a picnic. Smith says the nearby Beaver Dam Flats and Refinery Park are just as beautiful to spend a warm day in. Fish Creek Park, one of Canada’s largest urban parks, offers some of the bests hiking trails in the city. “We have branched off for long walks and bike rides from Marshall Springs, Votier’s Flats, Hull’s Wood, and Sikome Lake,” Smith says. DAY TRIPS OUTSIDE CALGARY
CITY STAY-CATION
Emily Smith, Manager of Marketing & Customer Care at Qualico Communities Calgary, is a very outdoorsy person who has a ton of ideas on where to spend a stay-cation in and around the city. In Calgary, she says one of her favourite places to walk and bike are along the North and South Glenmore Park pathways, including Weaselhead Flats. Weaselhead Flats is a 237 hectare natural environment park that borders the west end of the Glenmore Reservoir and connects South Glenmore Park and North Glenmore Park. If you’re feeling a little more adventurous, Smith has even more ideas where to head off to. “Glenbow Ranch just outside of Cochrane has amazing views and interesting history about the area,” she says. Glenbow Ranch is 3,200 acres of native fescue grassland and an active cattle ranch. Visitors can enjoy stunning vistas, rolling hills, and spot the occasional cowboy as you explore nearly 40 kilometres of paved and shale path – all of it is just a stone’s throw from Calgary and Cochrane. There is also Big Hill Springs Provincial Park in the foothills of Alberta’s Rocky Mountains, about 40

bears, eagles, dear and all kinds of wildlife. There are also some more advanced hikes off the ferry too!” GLAM IT UP
Glamping (glamorous camping) has gained more popularity during the lockdown, as city folk get to enjoy the outdoors without really roughing it. But there is also the option of just glamming it up big time in one of the city’s fine hotels, like what Excel Homes Marketing Manager, Kristina Plank, suggests. “My favourite would have to be Hotel Arts with their Poolside Bar. When you’re there it feels like you are at a resort somewhere, really takes you away from everyday life. It’s the perfect stay-cation spot in the city!” Plank says her second favourite would have to be their sister hotel, Hotel Kensington. “It is a smaller boutique hotel with five-star dining, right in the heart of Kensington. It overlooks the river – perfect place for a quiet and relaxing getaway in the city.” Hotel Arts offers outdoor dining experiences at its Poolside patio at Hotel Arts and Oxbow’s river view patio at Hotel Arts Kensington. kilometres northwest of Calgary. It features a series of springs and small waterfalls that flow year-round over rocky terraces covered with a lush growth of mosses, shrubs, and grasses. “It’s currently closed for some construction work but is expected to reopen this summer. It is super family-friendly,” Smith says. In Canmore, she recommends Grassi Lakes Trail head. “It is obviously a known favourite, but Rundle Forebay Reservoir just down the mountain is lovely too! We did a great loop along the river in Canmore last fall too, and the Canmore Engine Bridge was cool!” Kinbrook Island at Newell Lake about two hours east of the city features an amazing campground, lovely beach, power boating, fishing, wetlands and pathways. “Also close to Dinosaur Park! It’s like Sylvan Lake, but less busy!” “One of our favourite day trips is driving to Chain Lakes, through Nanton (candy store and antique shops!), and down highway 533. It’s so beautiful!” “I have Writing-on-Stone Provincial Park on my personal list this summer. It has unique land formations and important cultural drawings carved into the walls. I really look forward to learning more about this special place,” she tells Calgary New Home + Condo Guide. And lastly, Waterton is a perennial favourite, about three hours south of Calgary. “There is lots to see and do and the wildfires have left a carpet of wildflowers in the summer. We went full tourist last year and did the ferry. It goes over the American border (with no quarantine necessary!) and back again. You can see

It is said you can’t buy happiness but buying a home in Canmore comes pretty close. The promise that Canmore holds has always been as a haven for city-weary denizens looking for some respite from the hurly burly, and the town’s fresh mountain air and soothing views of the Rockies has always been the tonic against the daily grind. As the province slowly finds its way back to normal, Canmore is again stirring with new activity. A Royal LePage survey released in June says the aggregate price of a secondary property in Canada’s recreational regions is expected to increase 15 per cent across the country to $502,730. In Alberta, already commanding some of the highest prices for recreational property in the country, that number could rise to six per cent to $942,881. These days, Canmore seems to be bursting with promise and potential and a palpable energy is coursing through its Main Street once again. As in previous years, the epicentre of the action seems to be in
Spring Creek Mountain Village. “Spring Creek is at the heart of Canmore, offering diverse home options so that people can own and live how they want, whether it be full time, for vacation use or as a rental income property,” says the developer Frank Kernick. “With our central location we have 360-degree views of the Rocky Mountains and are a short walk to Main Street and all of the activities that Canmore has to offer. The development just off Canmore’s downtown is now close to 50 per cent build out, and it is close to fulfilling the master plan, for a modern mountain retreat. It has been on a rapid path to progress since development started in 2006, with a host of condo and townhome buildings already finished. It is also now home to the new Malcolm Hotel and the Origin at Spring Creek retirement facility. Spring Creek’s most recent condo development, the Jack Pine Lodge, was sold out prior to completion and the residents have all moved in. Next in line is the Tamarack, which will begin occupancy in the first quarter of 2022, with only three of its 81 units left to sell. “We just broke ground for
our Arnica Lodge in March and Timberstone will break ground in the spring of 2022,” says Ross Jansen, sales manager at Spring Creek. Arnica Lodge has about 10 of its 41 units already sold, and Timberstone, with 56 units, is expected to be just as popular. Condo size and prices range from one- to threebedrooms from $369,000to $1.4M, Jansen says. He points out that approximately 65 per cent of owners live in Spring Creek full time. Others use it for recreation property or for rental income. “We have 240 tourist home designation units, which is more than anywhere else in Canmore.” The Malcolm Hotel that opened just a few years ago is already a landmark in town. Some compare buying a spec home to a pre-sale home as like getting a custom-made suit or buying off the rack. A fastfood meal to one prepared from scratch. The comparison can be a little bit unfair as spec homes are anything but of inferior quality. The difference is mainly in the convenience they offer to the buyer. Like much in life, timing plays a crucial role in choosing whether to buy one or the other. It is constructed using builder specifications (hence, “spec”) and most are move-in ready or at least available for a quick possession. Homebuilders offer spec homes because not every homebuyer has five to six months to wait for their new home to be built, and it allows them to keep their trades teams busy. So, what’s the difference between building a new home for yourself or buying a spec home? We’re glad you asked. We spoke to a couple of homebuilders to give us some tips and insights on the difference between the two.

But that has become a challenge lately as demand for new homes in both their communities has soared. Whether pre-sale homes or spec homes, they’ve both been selling well in Calgary’s suddenly hot housing market.
What matters is the timeline and the need of the client. “If a buyer can wait a few months before they move into their home, then building a pre-sale home may be more suitable. But if the timeline is more of a challenge and they need to be in their new home at a certain date, then the spec home would be perfect,” says AJ van der Linden, Vesta Properties’ Sales Manager for Alberta. “With a pre-sale home they can get to choose all their finishings, they can choose to have features like vaulted ceilings or sliding glass patio doors included. In some cases, like in our Copperstone community, they can even get their basements developed with the construction of their home,” he tells Calgary New Home + Condo Guide. Spec homes may be a little more limited in what clients
can get in the finishings department, but the trade-off is the convenience. “But even our spec homes with an unfinished basement in Copperstone, it’s still easy for buyers to work on its development as we provide side entrances as a standard in our single-family homes here which provides easy access to the basement,” van der Linden says. “Our spec homes also include the most popular finishings, colours and features that our buyers want in their home.” The common misconception, he says, is that spec homes are of less quality. “That’s not true at all, at least the way we make it,” he says. “One’s not better than the other, it simply depends on what the client needs at the time. Either way, both are new homes that have more value than, say, a resale home.”

The surge of activity has been spurred by strong demand throughout the year that has made it a challenge to maintain any inventory in the community. “We only have two townhomes ready for quick possession in the current phase, there won’t be any more quick-possession homes available until later this year.” The breathless pace of sales in Southpoint is to be expected in such a completely master-planned
community that offers affordability, convenience, and style. It has proven very popular among new Airdrie residents either coming from another province or another country all together. “We are seeing a lot of migrants from BC and Ontario, as well as immigrants from Africa and Asia.” Van der Linden says the wide choices in home styles and their affordability has made Southpoint v irresistible to firsttime homebuyers. “Continuing low interest rates and the healthy housing market has really fuelled growth. Rising migration to the province has also worked in our favour,” he adds. It’s easy to see why Southpoint has been so popular. It is already one of Airdrie’s greenest communities with 12 acres of green space including a tennis
and basketball court, children’s playground, barbecue area, plus a new school and dog park right within the community’s borders. “The parks are open, the school is open, the dog park is open and about to get expanded as we move into Phase 3,” van der Linden says.
