DOG PARKS ARE A COMMUNITY’S

BEST FRIEND During the deepest, coldest part of this winter, when the windchill plummeted below -40 Celsius and any amount of time spent outdoors risked the real danger of frostbite and much worse, a hero emerged. A local mall tweeted that it was opening its doors to the city’s pent up pooches and their owners to use its posh, polished hallways to walk their dogs. It was a hit! The announcement was met with wild enthusiasm and pretty soon the mall was overrun by fur babies and their humans. Maybe it was too much of a hit, as the mall meekly tried to walk back its open door policy tweet. But it was too late, as for the next few days until the cold snap snapped, dogs held court at the food court. This episode just serves to illustrate the importance of pet-friendly amenities in the city, and Calgary has a ton of them. The city has 150 public off-leash areas. Only problem is they are all outdoors, but they do get busy in the warmer months. We explore some of those off-leash parks in this issue, and where best to take your four-legged buddy on walks. Dog parks have become such an important part of our lives that more newly developed communities are including this amenity in their overall design. It has become almost as important as tot lots and playgrounds. Even homes are becoming more pet-friendly, take for instance our cover feature on Precedence Street Towns by Trico Homes. The luxury vinyl plank flooring it offers as a standard is a sturdy, stylish solution especially for dog-loving families. Precedence is very aptly named as it sets off what looks to be a busy spring with more show homes and new communities set to open in Calgary over the following months. Precedence Street townS sets a precedent in riversong The fresh mountain air of Cochrane, the panoramic Big Sky scenery and the quaint small town lifestyle has always been the attraction for living in this western heritage town just west of Calgary. Airdrie today isn’t just Calgary’s little sister city to the north anymore. It has indeed grown to become a teeming urban centre of its own. But despite its big city amenities, it has retained its small town heart. And there are a lot of hidden gems in this city of 68,000 people that shouldn’t be missed. Nose Creek Valley Museum 1701 Main St. SW Its tag line is “Big History, Little Museum” and its true. This unassuming building right on Main Street says it records 2,000 years of history with 20,000 artifacts in 10 exhibits in one little museum. The Nose Creek Valley Museum was established in 1987 as a permanent, public, not for profit institution. The museum collects meaningful historical objects from the Nose Creek Valley and Airdrie area, from 1780 through to the present.

Calgary has 150 public off-leash areas in its multi-use parks. According to the City of Calgary, this may be the biggest concentration of off-leash areas (more than 1,250 hectares) in North America.

Brookfield Residential’s 2020 push

It has been quite an auspicious start for the new decade at Brookfield Residential, as they embark on a string of launches and show home openings in the first couple of months of 2020. First came the simultaneous openings of nine new show homes in their young, north central community of Livingston where

new duplex and rear detached garage models were released from Homes by Avi, Morrison Homes and Brookfield Residential’s own homebuilding arm. Then there was the opening of the two new show homes for their popular Ivy townhomes in University District. “We are over 70 per cent sold here and the new show homes give prospective buyers a more complete experience of what life would be like here,” Brookfield Marketing Manager, Justin Castelino, tells Inside Calgary. They will also hold a groundbreaking for Capella, their follow-up development at the University of District this March. PR

Mark 101 introduces home automation in Calgary condos Shane Homes marked a milestone, as they become the first builder to include a home automation package in a multi-family development in Calgary. “We’re the first condominium builder in Calgary to introduce Brilliant smart switch, which enables full automation of your condo from heat to front door, to lighting to fan, to music to your home camera,” says Kevin Taylor, general manager of Shane Homes’ multi-family division. During their recent Mark 101 “Tour de Mark 101” event that saw the opening of four new show suites, Taylor introduced the home automation package that can be

Groupe Nordik invests in Harmony What can be more appropriate than to have a world-renowned spa find a home in Harmony? That’s exactly what Qualico Communities and Bordeaux Developers are brining as the codevelopers of the community of Harmony announce an agreement with spa developer Groupe Nordik. Spanning 10 acres in Harmony’s Village Centre overlooking its iconic lake, the spa represents an investment of more than $45 million and the creation of approximately 400 full- and part-time, local jobs when it opens. Groupe Nordik owners Martin Paquette and Daniel Gingras anticipate initial stages of construction could begin in late 2020 with a projected 2022 opening. Bordeaux Developments President and CEO, Birol Fiseki, says this is a highly anticipated piece of the Harmony vision that will support a variety of supplementary businesses. “Having an amenity of this caliber within our community… serves as a catalyst to development of our Village Centre,” he says during the event announcing the agreement. HomeSpace unveils new affordable Villas at Abby housing Farm HomeSpace Society (HomeSpace) breaks ground on a 51-unit affordable housing development in Calgary’s Beltline neighbourhood that marks their first independent affordable housing construction build since the RESOLVE campaign concluded nearly two years ago. Born out of Calgary’s 10-year Plan to End Homelessness, the RESOLVE campaign brought together agencies, private donors and government to build desperately needed affordable housing. RESOLVE spurred the construction of nearly 2,000 new homes across the city. HomeSpace, a local affordable housing provider, recognizes that this important work must continue. There are nearly 3,000 Calgarians experiencing homelessness and thousands more at risk. Calgary is short an estimated 15,000 affordable homes to meet the demand. “Despite, and because of, economic and political uncertainty, HomeSpace is committed to housing Calgarians,”

says Bernadette Majdell, CEO, HomeSpace. “Today’s groundbreaking is a significant step in putting a roof over more than 50 Calgarians’ heads.” HomeSpace has four buildings in various stages of development. Already, more than 700 Calgarians live in 27 HomeSpace apartment buildings in 22 communities across Calgary. PR

Dawson’s Landing If you’re a fan of lake communities, don’t forget about Chestermere, just a few minutes east of town on either Highway #1 East or straight out 17th Avenue SE. Qualico Communities is developing Dawson’s Landing, a 108-hectare (267 acres) community on the west side of town. “There will be 229 homes in phase 1, 85 in phase 2 and approximately 1,305 at final build out,” says Laura Field, marketing coordinator with Qualico. Searching for a newly constructed home can be very exciting. Buyers often visit presentation centres multiple times with various friends and family members both before and after their purchase. The presentation centre is staffed with educated and often licensed individuals who can answer all your questions about the product and walk you through the buying process. It is important to note that although these individuals are capable of getting you through the purchase, they do represent the developer. Therefore, you may feel more comfortable having your own representation who works solely for you. If that is the case, here are a few things to consider when choosing the right Realtor to work with when buying pre-sale. GET TO KNOW THEM

Spend some time with them and get to know them. You need to feel confident in their abilities, feel a personality fit with them, and build trust with them. Trust your gut here and make sure you understand their approach to buying and selling. You can also check the Real Estate Council of B.C.’s website to check on whether they have had their license suspended. ASK QUESTIONS

Make sure to ask them questions about their experience in pre-

sales. Have they ever been reprimanded by the board? Can they provide references or testimonials from previous clients? How do they support their clients, what are they known for in the industry, how do they approach buying and how often will you communicate? Treat it like an interview and you want the best candidate for the job. TELL THEM WHAT YOU NEED. SET EXPECTATIONS

It’s important to be really clear about what you’re looking for, what features are important to you, future investment goals, product preferences, budget, and why you feel those things are important. Share with them openly and transparently so that they can be more efficient at finding you what you actually need. The “why” you like or want certain things will be important because they may be able to see potential in a home that you didn’t. Setting clear expectations on what you want as well as how you want to work with them, the better they can perform for you. All of this dialogue will

ensure you connect with the right Realtor with aligned expectations. TALK PRE-SALE

A great Realtor for pre-sale will stay informed and connected to the sales representatives at the projects you are most interested in. They will stay on top of market conditions, ask good questions about promotions and incentives, understand the closing process and ensure you truly understand what you are buying given the pre-construction nature of the purchase. Bow Valley vista before them,” Kleinleugenmors tells New Home + Condo Guide. He says the home is his take on a Mountain Modern design that borrows from the classic Craftsman style with a healthy dose of contemporary elements, and – as always – taking its cue from the surrounding natural landscape. “It’s a home that reflects the mountains, the river and the valley it inhabits.” It has 4,300 square-feet of beautifully crafted living space on the main floor and upper level, plus another 1,400 square-feet in the fully developed lower level that walks out to the banks of the Bow River just a few metres behind.

When you hire a mover, you’re entrusting your possessions to someone so they can get them from your old apartment to your new one. Do you know what you’ll need? We do. Here are our tips for hiring a mover. 1. A GOOD, DETAILED CONTRACT

A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new home is obviously the “why,” but they also need to know exactly “what,” “where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead. 2. DO YOUR RESEARCH

The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used. Select a company that has a tried-and-true track record. When they meet you to arrange your move, they need to know about everything you expect to take so they can prepare as accurate an estimate as possible. Insurance and liability, additional charges, any exemptions. 3. TELL THEM EVERYTHING

If there’s an extra stop to drop something off, it’s extra time and will add to the cost – plus they need to pack the item so it’s accessible. Let them know of an item that may be difficult to move – or any concerns you have. You don’t want to find out on moving day that there are extra charges or unmovable items. 4. GET AN ESTIMATE

In many ways, estimating is a science. Computers help, but the results are only as good as the information they input. Telling them on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, the movers need to know well ahead of time if you want them to provide the service of packing.

Deciding this two days before the move likely won’t work. If you’ve been quoted only on moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much insurance your items are covered for, should damages occur. It is the mover’s responsibility as professionals to ask the right questions, but until they develop ESP, they need to rely on you to explain what you need from them. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

Carey Houston and her terrier mix, Indy, are enjoying a sunny if cool day at the University District’s north dog park that has become an important part of their new lives in this young northwest Calgary community. “We’ve gotten to meet a lot of our fellow dog moms and dads in the community and we’ve been able to strike a few friendships already,” she tells New Home + Condo Guide. The Houstons moved to their Ivy townhomes by Brookfield Residential in December last year and are still getting used to the new surroundings, but having the dog park has helped them ease into their new community. “It wasn’t the main reason we moved to University District, but having the dog park so near our home has been a 28  New Home + Condo Guide  |   Mar. 6–Apr. 3, 2020

Off leash dog parks have become almost as necessary as tot lots and green spaces, and many new communities now include such designated spaces for our four-legged friends. These include Wolf Willow in the southeast, where developer WestCreek Developments has earmarked some nine acres of lush green space for a much needed dog park to service this fast growing sector of Calgary. Auburn Bay in southeast Calgary has one of the largest around and has been an essential part of pet life in southeast Calgary,

especially for the young, growing communities surrounding it, including Auburn Bay, Mahogany, Copperfield and New Brighton. Nose Hill Park in northwest Calgary is one of the most popular in the city, and is known for its spacious environment, plant life, and wildlife. Over a dozen residential communities surround the 11 square kilometres the park covers. A majority of the park is off-leash, but there are kilometres of hiking trails to take dogs on a leashed walk. Just watch out for wildlife, such as coyotes and porcupines that also call it their home. Edworthy Park in southwest Calgary is one of the oldest and most popular ones. Located off the Bow River, Edworthy is a large diverse park with picnic tables,


picnic shelters, playgrounds, fire pits, and even (seasonal) public washrooms. This park is not fenced in, and it does get busy. It’s where you can find Anita and her three dogs. “It’s close to home and they just love it here,” she says. Her dogs – Frankie, Bella, and Jessie – get to run around and burn off some energy. Bear and his human, Rachel, also go to Edworthy, but she also likes to take Bear, a Bernese Mountain dog mix, to Glamorgan Park and River Park off leash areas. “Bear needs a lot of room to run,” she says. This trend comes as no surprise though. After all, Calgary is very much a dog-loving city. According to the most recent census in 2016, Calgary has 135,079 dogs; 98,000 were properly licensed in 2015, but that number has risen to 99,515 by August of that year. Calgary already has 150 public off-leash areas in its multi-use

parks for Calgarians and their dogs to enjoy. According to the City of Calgary, this may be the biggest concentration of offleash areas (more than 1,250 hectares) in North America. These off-leash designations make up for approximately 17 percent of

the total Calgary Parks inventory and equates to almost 1,600 Canadian Football League fields. Even so, the City of Calgary is continually working on improving and adding offleash areas to Calgary, The City says in its website.

CONDO INSURANCE HERE’S WHAT YOU NEED TO KNOW!

Q: Maria, what can you tell us about the Legislative changes to Insurance Deductibles, and should condo owners be worried? A: On Jan 1, 2020, the Government of Alberta enacted Legislation under the Condominium Property Act of Alberta Section 62.4 of the Regulations giving the board the ability to seek recovery from an owner for damages that originates in or from the owners unit or their exclusive use area to a maximum of $50,000. This is called “absolute liability” which means that it is no longer a requirement to prove negligence. According to the Alberta government, these changes in the insurance law were necessary to control the widespread premium increases for condo owners. In recent years, the number of claims filed by strata and condominium corporations has increased quite significantly. As multiunit buildings by nature, when something like a water failure or a kitchen fire occurs within a condo, multiple units are often affected. That means repair costs are often quite substantial, especially with property values and rebuilding costs increasing significantly. There are a number of insurance changes enacted in the new

law. However, the hot topic that everyone is talking about is the condo board’s ability to assess the deductible back to an owner. Q: So, what does this mean for you? A: As a condo owner, you are only responsible for paying the deductible to a max limit of $50,000. Anything above this amount is not chargeable to the unit owner. It is also important to understand that if the deductible amount is less then $50,000 per the deductible limit of your condominium corporation’s policy, then the owner is only responsible for that portion regardless of the size of claim. In other words, if your condominium corporation’s deductible is $10,000, but the damages inside the unit were $15,000. The board only has the authority to assess back $10,000. Q: So what can we do? A: As a unit owner it would be in your best interest to obtain a copy of the condominium insurance certificate and review the water loss deductible amounts with your personal insurance representative. This is very crucial since eight out of 10 claims derive from a water loss occurrence. Have them match the highest deductible limits to water, sewer back up or all other losses on the condominium corporation’s insurance policy. It is also very important to note that owners are only required to have this coverage if it is outlined

in the corporation’s bylaws, but they can be held responsible for the deductible payment regardless of whether or not they have their own coverage. So it is vital for every owner to check deductible coverage under his or her personal insurance policy. Q: When does the deductible not become a charge back to the unit? A: When there is a defect in the construction of the unit or exclusive use area. Damage attributable to an act or omission of the Corporation, a member of the Board, officer, employee or agent of the Corporation, or any combination of them. Normal structural deterioration of the common property, managed property or any property the owner is not responsible to repair or maintain. For more information, go to Alberta.ca. ROAD TO RECOVERY rate of new homes into the market, where the 2019 pace was similar to 2018, but still down by “about a third” from 2015. “2019 was a fairly strong year for job creation, with overall employment in Alberta up around four per cent. That’s about 35,000 jobs, 85 per cent of which were full time. There’s always a bit of a lag between improving employment conditions and how that translates down the road into absorptions.” Until that occurs, he says, the market ultimately still shows evidence of moderate overbuilding meaning, yes, it’s still technically a buyers’ market. Another positive sign is stronger population growth in Calgary driven by interprovincial and international migration, “fundamental factors coming together but not showing up in the market yet. “The more affordable price segments saw recovery first in 2019,” says Pardy. “As could be expected. The ultimate signal of what’s happening in the market, however, says Pardy, is price, with the

JIM ZANG When it comes to making predictions about the local new home building industry, everybody’s got an opinion. And, while nobody’s perfect, Canada Mortgage and Housing Corporation (CMHC) can be relied upon to provide both a pretty good snapshot of today as well as a fairly accurate prediction for tomorrow. After all, it’s what they do. Taking a look at 2020, Taylor Pardy, senior analyst economics for CMHC, says housing starts are expected to remain relatively stable as unsold inventory is absorbed by population growth. “There’s a market move towards balance. We may even see modest price increases by 2021.” Multi-family homes, he says, will continue to comprise a greater share of new starts. One of the biggest factors in play, says Pardy, is the absorption Housing Starts by Dwelling Type

Here are the January numbers from Canada Mortgage and Housing Corporation (CMHC). First, let’s agree to not compare January 2020 to last month, as December 2019 was a huge anomaly with inflated numbers that it simply isn’t realistic to expect to hit again. In fact, December 2019’s total of 2,130 starts represented 18 per cent of all starts last year(Chart 1). That being said, 2020 is off to a decent beginning with 642 total starts, tracking about eight per cent short of last January. So, although it’s still early and cautious optimism is the rule of thumb these days, things are certainly trending towards the positive.

Designers Edge freshens up Fish Creek Exchange

Designers Edge is keenly aware of the influence of style, how looks can inspire lifestyle. After all, the popular Calgary-based design studio has been doing interior design, home renovation and window covering work for the past 30 years. Coming up with a look for a multi-residential development as complex as Fish Creek Exchange though can be a huge challenge, but it was one that Designers Edge gladly undertook. Under the leadership of its president, Danielle Paul, Designers Edge came up with a sexy, sophisticated, nature-inspired look that suited these condos and townhomes situated on the edge of Fish Creek Park Calgary’s largest urban park. initial success of the development. “It drove sales, it got a great response from our buyers,” he says. Now, as Fish Creek Exchange progresses to its second phase and beyond, it was time to freshen up the look, and once again Designers Edge was up to the task of coming up with four new colour palettes to replace the original choices for the first phase. “It takes a lot of work and forethought to come up with a new design package, it is a long process and work on the past design selections started over three years ago, so it was time for a refresh,” Danielle says. So, almost the same time that the first phase of Fish Creek Exchange was being launched, they were already thinking of what’s next. Danielle and her team however have the background and expertise to stay ahead of the design


curve and are on top of all the trends even before they become trends. “We go to a lot of international and local design shows, we have to be able to foresee what new design ideas will take hold and match them with our clients’ needs.” The four new packages are Slate South, Terra South, Mist South and Aspen South, and they are available for the new townhomes and condos of Fish Creek Exchange as well as for the recently launched Park South development adjacent to it. Adding to the appeal is the ability to mix-andmatch elements of the packages, which gives buyers a wide leeway in personalizing the look of their home. “So, down the road, when several of the units go to the resale market at the same time, they wouldn’t all look alike,” Danielle says. Designer Edge interior designer, Ashley Dolph, worked closely with Danielle and Patrick to come up with the new design package, and also took the lead in decorating the show homes. The results further cement Fish Creek Exchange’s reputation as the last great address on Fish Creek Park. The TH16-B two-bedroom, two-and-a-half bath townhome show home has a sophisticated, earthy tone that Ashley says fits the tastes of a well-traveled downsizer or first-time homebuyer. “It’s very nature-inspired and takes into account the recreational aspects of living this close to Fish Creek Park,” she adds. The Terra South design package utilized in the townhome show home achieves a comfy, relaxed atmosphere in the living room. “It is a very genderneutral palette, that has some calming properties,” Ashley says. “It’s quite easy to add your own personal touches of colour and accents with the Terra South combination,” Danielle adds. Patrick says the TH16-B townhome is a best-seller in Fish Creek Exchange with its creative use of space. “It has an attached tandem garage and private street access like all the townhome models, but downsizers and first-time homebuyers seem to prefer the space it provides to fit their lifestyle,” he says. There is a lot of layering going on in the show home. “We’re not shy about putting in layers in the design, we don’t see Fish Creek Exchange as a minimalist kind of home,” Danielle says. Their judicious use of wallpaper also gives depth and texture to the design. The two-bedroom townhomes at Fish Creek Exchange start from $394,900, which is a very appealing price considering the standards that go with it. “We were able to illustrate in the show home just how big these bedrooms are by using slimmer headboards and low profile nightstands and bureaus,” Ashley says.
