THE TIME IS RIGHT TO BUY A

DAYTONA HOME

In life, timing is everything. And currently, all indicators point to now being the perfect time to buy a new home.

First-time homebuyers have a unique opportunity to benefit from lower interest rates and the recently announced 30-year mortgage option, introduced by the federal government to support new homeowners. With demand surging and the cost of building materials continuing to rise, home prices are likely to follow suit. That makes today the perfect time to step into homeownership before prices climb further.

Daytona Homes is here to help those wanting to take advantage

of these fresh and exciting home owning opportunities. Their expert team is ready to support homebuyers navigate the homebuying journey and find the most comfortable home for their unique lifestyle. Not only do they have a wide selection of home models that suit the ever-changing wants and needs of their buyers, but they also have a variety of quick possession homes that provide a lot of flexibility in timing their move-in dates.

Daytona Homes’ presence in some of Edmonton’s most popular new neighbourhoods also gives buyers the ability to live in a community that fits their lifestyle best.

THREE DECADES OF EXPERTISE

For more than 30 years, Daytona Homes has marked its success in the comfort they have been able to provide their clients with efficient, functional home designs, and customer service that goes above and beyond expectations.

“All our decisions are centred around people,” says Daytona Homes’ Stacy Herrington, Vice President of Sales. “Affordability, thoughtful floor plans, easy options, and material quality are integral to our process and ensure we are delivering on our highquality promise.”

They are also adept in coming up with fresh, innovative home

designs that blend life with style and affordability. “Daytona is committed to innovation, creating homes designed and priced for how our homeowners live,” Herrington says.

RIGHT CONDITIONS

The current economic conditions in Edmonton are just right to make the leap to homeownership, as the Bank of Canada cut key interest rate to 4.25 on September 4, with economists predicting two more cuts this year.

First-time homeowners are also getting a leg up from the federal government that is now allowing 30-year mortgages for first-time homebuyers of new construction homes.

Experts say this significant change to mortgage rules would allow an additional five years to pay off a mortgage and lower monthly payments, which is anticipated to help create more opportunities for Millennials and Gen Z’ers to buy a new home.

But these favourable conditions can be a double-edged sword to homebuyers, as they will likely lead to increased demand, which could then lead to higher construction costs and longer build times, so acting now to get the right Daytona home for you and your family is crucial.

CUSTOMER COMFORT IS PARAMOUNT

Whether you are a first-time buyer or you’re onto your move-up home, Daytona Homes’ family-centred values is at the heart of their business and a source of comfort to all their clients.

Herrington emphasizes though that the greatest compliment they get from their homebuyers is the seamless ability to “shift a stressful process to an exciting one” through their expertise, support, and customer care. “At Daytona Homes, comfort matters and can be felt throughout every space we shape and our homebuying process.”

The key to this ability to connect with their buyers is their background as a family-run company. Founded by the Hutchinson family in 1993, Daytona Homes has been able to instill family values in their business approach and has succeeded in building over 10,000 homes across Alberta.

With their buyers’ comfort in mind, Daytona Homes is rapidly expanding its reach in the Edmonton market with new showhomes in more new communities, including some of the most sought-after quick-possession homes in the city.

A VARIED INVENTORY

Whether you’re looking for a pre-sale, or quick possession home, Daytona Homes has the perfect option for you. Functional and fashionable style prevail in their new showhomes that emphasize comfort for the family. Daytona’s line of move in ready homes offers much of the same with the addition of convenience, for buyers dealing with tight timelines. Daytona Homes Sales Manager, Colin Wilson, says it is important to maintain a wide and varied home inventory to offer buyers an easier way to homeownership.

“We know that selling your current home can be very stressful and anxiety inducing, so being able to choose a home that aligns with your desired timing can be a huge benefit in the buying process,” Wilson tells Edmonton New Home + Condo Guide.

“We currently have 115 quick possession homes under construction that are for sale. We offer duplex homes, rear-laned homes and attached front garage homes in 10 different communities in Edmonton and area,”

DAYTONA MEETS RISING DEMAND

Daytona is aware that Edmonton remains a hotbed for new home buyers, and they are meeting surging demand for new housing with their line of affordable and stylishly functional duplex, laned and frontattached garage homes, including several quick possession homes.

Wilson says Daytona’s quick possession homes stand out not only because of the more than three decades of experience they have in building homes but also because they pay attention to what buyers want.

“Our quick possession homes typically include upgrades that make the most sense in the

current market conditions. This information is compiled using data from pre-sold homes, and the upgrades that are most popular with our buyers. This reduces the stress of the selection process as everything is done for you!” Wilson says.

“We have homes available for possession ranging from immediate (two weeks) up to 6 months away from completion. We have something for everyone!”

BUILDING IN THE BEST COMMUNITIES

Daytona Homes knows the importance of building in communities that offer a good location, plenty of retail and lifestyle

amenities. They are currently building in the communities of Rosemont, The Uplands at Riverview, and Ellis Green in the west; Chappelle Gardens, Saxony Glen in the southwest; The Orchards at Ellerslie in the southeast; and Crystallina Nera in the northeast. They are also found in Ardrossan, Hillshire in Sherwood Park, and Jensen Lakes in St. Albert.

Their latest showhomes include in Crystallina Nera that opened on August 17, and in Rosemont that is opening at the end of September. Yet more are launching in 2025, including in Alces, Marquis, and Edgemont North in spring next year. Find out more of what they offer at daytonahomes.ca.

COOKING UP

DELICIOUS DESIGNS FOR THE KITCHEN

The kitchen is where creativity is king – whether in culinary adventures or in entertaining duties, the kitchen is where it all happens. So, getting the right kitchen design in your new home is key.

A polished, professional look is important – meaning an uncluttered area, lots of storage spaces, and gleaming counters. But to capture the Instagram double tap, your kitchen must have game. This is where knowing the right kitchen design for you can help.

Today’s homebuilders all put extra care in creating the most contemporary kitchen designs. It is after all the heart of the home –

whether one cooks or not. Many put together a standard package of kitchen design that combines some of the most popular design trends, materials and hardware to complete a look that’s suited for everyday function and hosting those big family get-togethers. Upgrade options are plentiful but even just the standard designs are well thought out to combine beauty and function and won’t break the bank.

So, when it comes time to pick out your finishes and appliances during the design stage of building your new home, it’s good to come with some extra information. We talk to a couple of Edmonton’s best homebuilders to

see what new designs are coming up and what to expect at this stage of your new homebuilding journey.

A BALANCED DESIGN

Excel Homes puts plenty of focus in the kitchen design with an eye on functionality and efficiency that uses all available space.

“It is important to have ample and well-organized storage solutions and a generous amount of countertop space,” says Excel Homes Marketing Manager, Kristina Plank. “An island or breakfast bar can provide additional workspace and seating. Proper lighting is essential for both functionality and ambiance.”

Excel Homes

Energy efficiency is always important in the kitchen, and Excel always includes an ENERGY STAR rated fridge and dishwasher in their package.

Coventry Homes’ Interior Designer, McKenzie Campbell, adds that form should always balance function everywhere, but especially in the kitchen.

“Your kitchen should be a balance of form and function. Our design process starts with practicality and lifestyle—ensuring that the space flows well and meets the everyday needs of the homeowner,” Campbell says.

She adds that her biggest piece of advice to clients is to invest in your kitchen upfront. “The kitchen is the heart of the home, and it’s not easy to make major changes after it’s been built. So, focus on getting the elements that matter most to you right from the start. You can always save money on smaller details that are easier to change or add later, but prioritize things like layout, integrated features, storage, and finishes that will make the space functional and timeless. In the long run, you’ll be glad you invested in a kitchen that meets your needs and reflects your style.”

DELICIOUSLY TRENDY

Timeless design is the focus at both Excel and Coventry, but they also take into account what their customers want.

“Some of the newest kitchen trends that we have been noticing is the addition of a spice kitchen or butler pantry to provide more storage and prep space. We have also seen an influx in customers who are more inclined to choose a bold statement lighting in their kitchen,” Plank says.

“While neutral tones are still popular, there’s a growing trend towards bold colors and patterns. Homeowners have been opting for more durable and easy-to-clean materials for countertops, cabinets, and flooring. Popular choices include quartz countertops, luxury vinyl plank flooring, and high-quality cabinet finishes.”

Campbell, meanwhile, says Coventry is seeing a shift toward warm, neutral tones in kitchen design from the all-white designs that previously been most popular.

“Mushroom tones, taupes, and warm whites are trending, as they bring a cozy yet sophisticated feel to the space,” she adds. “Light, neutral wood finishes are popular, adding a natural, earthy touch that feels

welcoming. These tones are not only on-trend but offer a timeless appeal, making them perfect for homeowners who want a kitchen that will stand the test of time.”

TAKE YOUR PICK

The design stage of a new home build can be stressful, especially when it comes to choosing the specifications for your kitchen. That’s why builders almost always offer professionally curated design palettes that can make decisions easier. The standard offerings provide a great building block to start your choices with.

“Each of our kitchens comes standard with a modern appliance package,” Excel’s Plank says. “They include ¾-inch quartz countertops, full height designer tiled backsplash on the main wall, stainless steel undermount kitchen sinks with double basins installed, a waterline added to the fridge and water shut off valves.”

She adds that Excel strives to “make the buying process easy and simple for our homeowners, creating an extensive suite of preplanned personalization options that provide our customers with the most value.”

Coventry Homes
Coventry Homes Coventry Homes

Excel’s most popular kitchen upgrade is Level 1, which includes 42inch upper cabinets, crown moulding, one drawer bank, a larger island, a third disc light and a second outlet.

Plank says a good representation of what Excel offers is the kitchen in their Melrose showhome located in the Southwest community of Keswick Landing. “It is spacious and functional, with a large walk-in pantry and island. The gourmet kitchen boasts a stainless-steel built-in appliance package, and a bold, classy chevron patterned backsplash. It also includes

popular upgrades like a coffee station and raised cabinets to the ceiling.” Find out more at excelhomes.ca.

START FROM SCRATCH

At Coventry Homes, all kitchen specification is built to include all of the essential and luxurious features homeowner are looking for, Campbell says.

“Our presale specifications include quartz countertops throughout, stainless steel appliances, a large selections of backsplash tiles, 39to 42-inch upper cabinets with

soft close hinges and of course an appointment in our Choices by Design centre to pick all of their finishes in one place.”

She says some of the most popular kitchen upgrades our clients choose include pot-and-pan drawers, which make accessing cookware easier and more organized, and garbage pull-outs that offer a cleaner, more efficient waste solution. “Increasing the height of upper cabinets is another top choice, as it not only provides extra storage but also creates a more open, elegant feel in the kitchen,” Campbell adds.

She recommends checking out Coventry’s kitchen design in their Riverside Odessa showhome. “It has become a favorite among clients, and many choose to replicate its design in their own homes. It features a perfect combination of warm white cabinets paired with wood accents, which creates a space that feels both modern and inviting. The subtle contrast between the warm tones gives the kitchen a timeless appeal, and the wood details add a touch of natural beauty that draws people in. This kitchen truly showcases how thoughtful design can enhance the look and feel of a home.” Go to coventryhomes.ca for more.

ALCES BRINGS

NEW EXCITEMENT TO SOUTHEAST EDMONTON

There is a new energy coursing through Edmonton’s southeast. New prospects, new opportunities, new growth and new homebuyers who see plenty of options to find an affordable, comfortable lifestyle in the new communities coming up in this quadrant.

Affordable and multifaceted homeowning opportunities abound, as Southeast Edmonton remains one of the most desirable localities in Alberta. It is centrally positioned, offering relatively easy and quick access to several other areas like Central Edmonton and Sherwood Park. In addition, the area provides everything a growing family needs locally, ranging from schools and shopping to leisure and medical care.

Southeast Edmonton is also close to the Edmonton International Airport, which is great for frequent travellers and for those working at this major employment hub. Transit routes have also improved to provide residents with swift access to many of Edmonton’s sub-areas, as well as easy access in and out of the city.

NEW EXCITEMENT

Cantiro is a big reason for this dynamic growth of Southeast Edmonton. It’s award-winning Hills at Charlesworth has played a major role in bringing a new sense of comfortable, convenient modern urban living to this growing area, and it promises to up the excitement even more with its latest community of Alces.

With Hills of Charlesworth already in its final phases, Cantiro is now deep into its follow-up development: Alces, which held its grand opening just on September 21.

It was a - fun-filled, family-friendly event that introduced all that Alces has to offer.

Alces (pronounce al-sis) is the Latin word for “moose” – a Canadian symbol of strength, pride and grace. The community itself is inspired by nature and is created for connections. Alces is a community crafted around the distinctive lifestyle it offers, featuring a gazebo, community picnic tables, park spaces, a bike track, and scenic walking paths.

It is also within minutes of shopping, restaurants, and

recreational amenities—the perfect community whether one is looking for a first home or a forever home.

“Southeast Edmonton offers a blend of natural beauty and urban convenience. Alces is uniquely positioned in this vibrant area, providing residents with a connected lifestyle surrounded by parks, trails, and everyday essentials,” says Elise Shillington, Cantiro’s Development Manager, Communities.

“Residents can expect a balanced lifestyle with access to natural green spaces, modern amenities, and community-oriented living. Alces is designed for families, professionals, and those who appreciate both tranquility and convenience,” she adds.

ACTIVITIES ABOUND

Southeast Edmonton is a mix of residential, industrial, and rural areas, plus recreational green spaces such as Mill Creek Ravine, whose leafy trails are popular for biking and jogging. It’s also home to large shopping complexes like South Edmonton Common, a spacious open-air mall with big-brand stores, a cinema, and fast-food. There’s a scattering of hip breweries that have taprooms serving beer flights and snacks.

Amidst this amenity-rich area Alces is offering an idyllic, recreationcentred lifestyle.

“Alces offers shared-use paths and natural exploration areas, seamlessly blending outdoor living

with modern comfort,” Shillington says. “Residents can enjoy amenities like a pump track, basketball courts, scenic walking trails, naturalized wetlands and community park spaces—providing the perfect mix of relaxation and recreation.”

A PLACE TO SET ROOTS IN

There will also be a wide variety of home styles in Alces, including front drive and rear lane single-family homes, three-storey single family homes, duplexes, and townhomes – in short, every home type for ever type of budget.

“Our builder group consisting of Akash, Bedrock, Cantiro and San Rufo Homes are committed to delivering quality craftsmanship tailored to diverse lifestyle,” Shillington says.

Cantiro Homes will have three front drive garage showhomes, while Bedrock Homes and San Rufo Homes will have one each. Akash Homes and

San Rufo Homes will showcase their duplex models, and rear-drive singlefamily models will have showhomes from Cantiro Homes, Akash Homes and Bedrock Homes. New to the area is Cantiro’s three-storey single-family home designed to streamline the demands of family life while fostering special moments together. Cantiro will also have townhomes.

THE NEW SOUTHEAST

In these days when the rest of the country is looking to Alberta for affordable housing opportunities –especially in Edmonton – this sector of the capital region is certainly drawing its fair share of interest.

The southeast is generally the area south of Whitemud Drive and east of Highway 2, but much of the new growth can be found straddling Anthony Henday Drive. And this includes Alces, which is just off 17th ST and Ellerslie Rd. SW.

Alces Hills at Charlesworth
Alces

Communities that promote a healthy life-work balance is the norm in these new areas, with commercial, retail and recreational spots found in abundance and residents don’t have to go far to find what they want and need.

Alces, in particular, is surrounded by fantastic amenities, including basketball courts and greenspaces within the community.

“It’s just three minutes away from the 138-acre Ivor Dent Sports Park, offering soccer, cricket, and more. Residents are also close to The Hills at Charlesworth 9-hole championship disc golf course and a 10-minute drive from The Meadows Community Recreation Centre, a 234,419-square-foot facility with year-round indoor and outdoor activities. Plus, there are numerous golf courses within a 20-minute drive,” Shillington says.

There’s a heady mix of dining establishments nearby Alces, too, ranging from the exotic – like Mezban Indian bistro, and Chatkaz Dosa that specializes in south Indian cusine – to the all-time favourites like 2-for-1 Pizza House and DoughMo Mochi Donuts.

Alces is also mere minutes from Harvest Hills Market with lifestyle services, shopping, grocery, restaurants, and more. New retail is also now open at 34 Street and Alces Drive. It is also close to the Royal Centre Hills Retail Plaza, a 22,000 sq ft retail centre featuring pharmacy, restaurants, and personal services. And it is just 10 minutes to Beaumont with all its unique shopping, awardwinning restaurants and more.

NEW FRONT-DRIVE GARAGE HOMES

PUT THE FUN IN FUNCTION

For many of today’s families, the ideal home continues to be the front-drive attached-garage (FDG) home. These types of homes are as ubiquitous as the suburbs they are generally found in and are at the apex of the homebuying cycle.

However, in these days of rising home prices, and a tight housing market, it may also be the least affordable. Edmonton’s new homebuilders are facing the challenge by keeping costs down, adding value to the design and

offering them on varied sizes of lots to maintain attainability. All the while improving their family-first designs.

ULTIMATE CONVENIENCE AND COMFORT

The front garage home appeals to most because of the convenience it offers, says Jayman BUILT Sales Manager, Dalayce Keen.

“Front drive homes offer convenience and space! Edmonton brings a chilly, snow filled winter season and having the ability to park

your car in a covered, warmer space makes the long winter months more bearable,” she says.

Additionally, Keen says FDG homes are typically larger is size offering more living space, storage, and larger rooms. “Jayman’s front drive models start at 1,700 square feet that offers so much living space.”

Besides its ultimate convenience and comfort, the curb appeal they provide to the entire community is also notable, says Michelle Dela Cruz, Rohit Homes’ Senior Regional

Rohit Homes

Marketing Coordinator, Central Alberta and Ottawa.

“This (FDG) design also enhances curb appeal with a symmetrical look that complements the home’s exterior, while maximizing backyard space for outdoor living and recreation,” she says.

WHY BUY AN FDG HOME

The FDG home is the dream home for many. It is the home most everyone who has lived in an apartment suite, a duplex, or a townhome, aspire to live in eventually. Especially when they have children, and they see their families grow.

FDG homes come in many forms. In Edmonton, they are usually two storey homes with three-bedrooms, two-and-a-half baths, and a basement development options, and of course, a garage to fit two cars –or more.

They are the best fit for multigenerational households, and homebuilders have noticed a new trend of building a main floor bedroom with full bath for elderly parents of the homeowners. FDG homes with private access to basement suites have also become popular to realize the home’s potential for rental income.

What has made it such an appealing option for homebuyers is the convenience and flexibility if offers to meet the growing needs of families – in many cases, it becomes their forever home.

A WIDE SELECTION

There is strong demand for FDG homes in Edmonton, as it fits the wants and needs of a wide variety of buyers. Having a wider selection to choose from is key.

“Front Drive homes are in high demand as a home buyer have an-abundance of choice,” says Keen.” Jayman BUILT has Front drive model options for first time home buyers, as well as second/third time

homebuyers with a strong desire to personalize their home and turn their dreams into reality.”

CONTROLLING COSTS AND ADDING VALUE

Rohit Homes has always prided itself in creating homes that reflect all the wants and needs of their customers, and their FDG homes are a great representation of these values.

Keeping costs down is emphasized at Rohit Homes, so savings can be passed down to their buyers.

“At Rohit Homes, we keep costs down by including everything in our Designer Interiors—no need for costly upgrades. From quartz countertops to elegant finishes, lighting, and mirrors unique to Rohit Homes, it’s all part of the package. Plus, we’ve partnered with HGTV-featured designer Louis Duncan-He to bring you high-end designs without the hefty designer fees.”

Keen says it is important for Jayman BUILT to add value to their homes, and they do it in the most environmentally conscious and forward-thinking ways possible.

“Jayman’s homes included Core Performance and Smart Home Technology features are key inclusions that make Jayman stand out as leaders in the home building industry,” she says.

Jayman BUILT
Jayman BUILT
Rohit Homes

Jayman BUILT’s Core Performance with 10 standard solar panels offers up to a 50 percent reduction in electrical costs which translates to more money in the homeowner’s pocket. “Our set of standard energy efficient inclusions also feature a tankless hot water heater, high efficiency furnace, triple pane windows, active heat recovery ventilator and more! Also, Smart Home Technology features allow for the simple operating your new Jayman BUILT home, with voicecontrolled Amazon Alexa! Our smart home solutions include a video doorbell, light switches, garage door open, floodlight camera and more!”

She adds that maintaining affordability is always top of mind. “Jayman BUILT is dedicated to delivering a quality-built home that meets our homebuyers needs. Affordability remains the forefront of our model designs and the awardwinning communities we select to build in. Our goal is to continue offering a wide range of home designs partnered with our four levels of Fit & FinishTM levels to provide the most choice to customers and their budgets.”

FRESH DESIGN

Rohit Homes fashion-forward sense is put to the fore in their new frontdrive garage showhome, The Willow, in Chérot, which Dela Cruz says is “something to get excited about!”

Finished with a NeoClassical Revival Designer Interior by rising HGTV star, Louis Duncan-He, it offers 1,868 square feet of thoughtfully designed space. “Notable features include a walk-through pantry, making it easy to bring groceries from the garage straight to the kitchen, and an open-concept main floor perfect for hosting or spending time with family,” Dela Cruz says.

Upstairs, you’ll find three spacious bedrooms, including a luxurious owner’s suite with a walk-in closet and ensuite. Plus, the bonus room and upstairs laundry add both convenience and versatility. It’s the ideal home for a growing family!

WHY BUY NOW

In the wake of lower interest rates, with more cuts likely soon, Jayman BUILT sees the trend of rising demand in Edmonton continuing.

“Jayman BUILT has seen recent trends of homebuyers relocating from other provinces to take advantage of our incredible affordability,” Keen says. “Jayman Financial predicts that with falling interest rates, availability of move-in ready homes and the launch of new communities and models, there has never been a better time to invest in a Front Drive Home. With excellent award-winning designs, reduced energy cost savings & homes that cater to functional

living, a new home should be in your future.”

Dela Cruz says the present is always the best time to buy, as the earlier you start earning equity, the better.

“Now is a great time to buy a home because it allows you to invest in your future while locking in today’s prices. With rising costs in many areas, purchasing sooner can help you avoid potential price hikes. Plus, owning a home builds equity over time, offering long-term financial stability and a place to truly call your own.”
