HOT IN FEBRUARY The coldest month of the year has not dampened the Edmonton housing market at all, it seems. Surprising as it has been, given the pandemic and the economic situation, home sales have been quite robust. There is no shortage of where to buy a new home either and new communities in the Edmonton Metropolitan Area continue to grow and offer a wide range of lifestyle-friendly homes. The city’s push to rejuvenate the more established neighbourhoods nearer the downtown is also getting a lot more attention. SYDNEY BOND ELECTED AS NEW PRESIDENT OF CHBA – EDMONTON REGION The Canadian Home Builders’ Association – Edmonton Region (CHBA-ER) Association welcomes its newest president, Sydney Bond, even as the organization faces what could be a very challenging year. Bond is General Manager at Effect Home Builders and has been an active member of the Association, serving on the Builder Technical, Women in Residential Construction, and Government Relations Committees as well as the Board of Directors, most recently serving as the Vice President in 2020. “2020 was an unprecedented year in many ways and presented even more challenges on our industry members in an already shaky economy. The Association seized that opportunity to advocate for significant process improvements and greater supports from our municipal partners as the City of Edmonton faced expedited transformation,” said Bond. “I hope that in 2021 we can continue that momentum and move forward focusing on new paths to help continue to grow the Edmonton Region,” said Bond. She also noted that in the more than 65 years, CHBA-ER members have faced a number of challenges in the province and emerged each time stronger, and renewed. Helping fulfill this vision is the Infill Development in Edmonton Association (IDEA), which provides the voice of the city’s infill development industry. “Our purpose is to drive change toward people-centred communities, and we do so through a committed volunteer board and diverse membership, including builders, developers, consultants and community members,” says Chelsey Jersak, IDEA’s vice-president and founder and principal of Situate, a boutique urban strategy firm based in Edmonton. WHAT’S AN INFILL?
“We commonly refer to ‘an infill’ as a skinny house, but ‘infill’ is actually a much broader term than
most people realize. It refers to the creative reuse or transformation of land and buildings in existing parts of the city, and it can look like all kinds of things: new single detached houses, row houses, and apartment buildings in existing areas of the city are all forms of infill,” Jersak says. Mick Graham is a past president of IDEA and has had a vast and varied experience in the industry. He started Singletree Builders in 2012 because he realized that many of Edmonton’s mature neighbourhoods needed rejuvenation and continues to take an active role in the shaping of these communities. “Most people choose to live in infills because of the amenities that mature neighbourhoods offer. For example, established schools, parks and community leagues, ready access to public transit, a short commute to downtown, and close proximity to the ravine and river valley park system,” he tells Edmonton New Home + Condo Guide. Cost is one of the biggest hurdles to infill growth, as new homes in the suburbs are invariably less expensive than building closer to downtown. “If you compared the cost of a house in a new subdivision to an identical house in a mature neighbourhood, the infill house would cost between $100,000 and $125,000 more,” Graham says. “Most of the difference is due to the cost of the land but other factors include the cost of asbestos removal and demolition of the existing house, the cost of a new water and sewer service in the case of a lot split.” Jersak says one of the solutions could be to increase density. “It’s actually really important for infill to become more affordable and more accessible for more people. This can be achieved in

part by building multiple units on lots where, in the past, we would have seen just one house. There are interesting row housing and stacked row housing concepts that can work well for this purpose.” CHALLENGES TO GROWTH
Jersak and Graham say IDEA is calling on the City to remove barriers to infill housing to bring down prices. “The City needs to change its land use bylaws to encourage more infill,” Graham says. There are huge hurdles to overcome – including inherent NIMBYism
(Not In My Backyard) where people who have lived in the older neighbourhoods for a long time are understandably resistant to change. “It’s normal for people to become attached to where they live. One of the things IDEA is trying to do is to encourage conversations about how these kinds of changes can have a positive impact on a neighbourhood,” Graham says. “With a majority of our housing stock in mature neighbourhoods needing major renovations or to be replaced altogether, coupled with the fact that our demographics have shifted drastically with families and households that come in all shapes and sizes, we need the real estate industry to respond to the needs and wants of people today,” he says. “For example, homes with open concept, lots of natural light, high ceilings and zero asbestos are items on most Edmontonians’ wish lists today that are not represented in our existing housing stock.” VILLAGE FEEL
Tom Keogh of Urban Sky Developments, an infill home designer and builder, has always thought that rejuvenating the established neighbourhoods with new infill housing was a great idea as it comes with a ready-made village feel. “You get an instant urban community and lifestyle. Buyers get the opportunity to identify an urban community that has the right ‘vibe & look’, almost like a ‘small town’ feel that gives a real sense of belonging,” he says. “It also gives you a feeling that “I can make a difference” in your closer-knit community, with your neighbours, community Council, landscaping, volunteering, etc.”

For those looking to live the infill lifestyle in a more affordable manner, they can check out a couple of newer brownfield redevelopments closer to the urban core – Blatchford and Village at Griesbach. BASE REDEVELOPMENT

Blatchford sits on 536 acres of prime land in the heart of Edmonton. It used to be the site of the province’s first airport and is now being redeveloped into a

Blatchford will be made up of two primarily residential spaces on the east and west side of the site, along with a town centre that will be packed full of life, an 80-acre central park, plenty of additional green space and a civic plaza. In fact, he says the City’s density and infill goals go hand-in-hand with Blatchford. “A project like Blatchford is key to realizing our vision for Edmonton’s future as captured in The City Plan: Planning for our future, creating a vibrant city, caring for the environment and providing Edmontonians with a great quality of life.” Blatchford offers a wide range of multi-family homes and Lumsden says they start selling in the $525,000 range. “This is a similar price to new homes in the neighboring communities. As the community
develops and more product type is brought to market by our builders, we anticipate seeing a wider range of prices in the neighbourhood.” One of those builders is Ocheller by RedBrick which offers the Nest8 townhomes. “We have believed in Blatchford since day one and the vision for a sustainable community in the heart of Edmonton. WHAT’S HAPPENING The Canadian Homebuilders’ Association – Edmonton Region held their annual Economic Forecast on January 7th. The virtual event offered key insights from Felicia Mutheardy, Chief Corporate Economist with the City of Edmonton, as well as Robert Hogue, Senior Economist from the Royal Bank of Canada. The discussion included information regarding Canadians unexpectedly building up their savings at record setting levels over the last year – likely due to fewer opportunities to spend during lockdowns and increased government aid. Appealing interest rates are expected to stay low until 2022, and the appetite for finding a home that meets adjusted lifestyle needs will likely lead to a steady residential real estate market this year. Regionally, housing starts are expected to stay low province wide and stronger sales activity are projected to tighten demand-supply conditions in 2021. A good chunk of our lives is spent sleeping so it only makes sense that our bedrooms look and feel as intimate, comfortable and pleasing to the eyes. It takes even more importance these days when – heaven forbid – one gets sick and needs to isolate in the bedroom. Whatever the case, the master bedroom provides the respite and privacy the homeowner needs. The retreat from the everyday grind that provides rest for our tired bodies and souls. Notice the attention lavished on the room the next time that you visit a showhome and you will see the invariable hook of inspired design aimed at eliciting an emotional response. Milestone Builder Group shocked the industry last year by sweeping the local, provincial and national awards and their opinion on any home design is valuable. Coventry Homes has been the go-to homebuilder in Edmonton for the past 40 years and is a multiple award winner itself, their showhomes – especially the ones with the Oilers Fan Cave features – are some of the most eye-catching homes around. Carla Weinmeyer, Creative Director at Milestone Builder Group, thinks of the master bedroom as a place of escape, where one can “take a deep breath.” “What better feeling is there than checking in at your destination, walking into that impeccable hotel suite, and plunking your day of travels on that comfy bed. Why should that experience only be reserved for holidays?” she asks.

Betty Simcoe, showhome designer at Coventry Homes, has similarly a warm regard for the master bedroom and its importance in our lives. “I believe that creating a space to recharge and relax is essential in designing your master bedroom. Everyone has a different idea as to what makes a space serene or comforting. Thinking about what types of items bring you comfort and what it is you like to see and feel when you wake up and when you go to sleep, is a good place to start,” she says. LIVEN IT UP WITH LINEN
Besides choosing the bed, dressers and furniture to suit your taste, Weinmeyer and Simcoe agree that linens play an important role in establishing the soft, intimate look of the bedroom. Weinmeyer says linens and fabric play an important role in softening the look of the room and give it a tasteful, restful look. “A restful atmosphere must be simplistic. A room with too much going on activates our senses when we want to chill them out,” she tells Edmonton New Home + Condo Guide. “The challenge with simplicity is it can quickly become dull. The trick here is layering various textures and patterns: mixing velvets, shiny satins, nubby knits, leathers and luxurious faux furs. The more textural elements, the better!” Simcoe says patterns in fabrics bring fun to the equation. “If you are aiming to achieve a serene
overall look in your bedroom, going with neutral linen like drapery fabric is always a good choice. If you prefer more visual interest, choosing a fabric with some pattern is also fun!” She does advice to consider window coverings to go with your lifestyle. “This is important based on your needs and your work/life schedule. Consider a black out shade if you have a shift worker using the space or if you prefer natural light, a light filtering roller shade is an option. There is also your classic slat blinds. Playing with natural light and how it enters the room is always key in creating and achieving ambience in your bedroom oasis.” Simcoe also observes that bedding should be comfortable and inviting. “I like to add some colour and texture with a few decorative pillows and throw blankets. These are easy to change out as the seasons turn or your tastes change and can really have an impact on the overall feel and tone of the room.” ACCESSORIZE
Weinmeyer says the best way to add visual interest in the bedroom design is through light fixtures, which she considers acts like jewelry in complementing an outfit. “One of the best ways to add interest in a master bedroom is with fabulous light fixtures. They’re your room’s jewellery and really add the finishing touch. Whether it’s a chandelier over the bed or pendant nexthome.ca 27

lights over the nightstands, the space appears unfinished without great lighting,’ she says. Simcoe says adding a feature wall also can break the monotony. “The headboard wall is usually the best place to invest in this type of wall treatment as it has the most impact. Some finishes to consider installing on a headboard wall would be feature paint, wallpaper, shiplap, brick, or even vinyl plank or hardwood flooring. Yes! Flooring can be used on walls! You can also create some drama by installing certain materials in different patterns such as chevron or a herringbone pattern. “ She also says wall decals are something to consider in the design of the bedroom. ”If you are looking for something less long term, consider using wall decals. There are some beautiful products available today that look just like wallpaper but are user friendly and can be installed yourself and removed when you are ready for a change” Art pieces and mirrors are also a good way to accent the room, she adds. “Adding a beautiful floor mirror is both functional and acts as a statement piece of art. I also like to enlarge one or two favorite photos. Framing and hanging these in the space will enhance the room and make the space that much more personable.” SLEEP ON THIS
For Weinmeyer, creating a hotel-inspired master bedroom is easy, but the important thing is to be neat and tidy. “First off, declutter. If it doesn’t need to be there, it shouldn’t be, and less is more when it comes to accessories. Add floor to ceiling draperies, and lots of 28

them — you want these to look full, and please make sure they graze the floor; keep the cropped look reserved for your summer pants!” She also says to layer pillows in different shapes and sizes to add visual interest. “If the texture compels you to touch them, they are perfect. Lastly, I’m a firm believer in memory foam mattress toppers (they are heavenly) and a good set of bamboo sheets which feel like butter. You spend nearly a third of your lives in bed, so go on; you deserve to be wrapped in comfort!” Simcoe says she would would invest in simple, neutral, classic bedroom furniture. “Changing up bedding and décor will quickly, easily, and affordably give you a fresh look when you are ready for a change. The past year has been full of unexpected challenges. Many of us were thrilled to see the clock strike midnight on January 1, 2021, marking the end of 2020. Despite a year unlike any other, the housing market fared relatively well. According to the REALTORS Association of Edmonton, there was a 2.94 per cent increase in sales for 2020 compared to 2019 and the amount of completed and unsold home inventory steadily decreased. Total residential unit sales were up just over 30 per cent in December compared with 2019. Fall and winter aren’t typically the most popular times for home sales but the pandemic shifted peak activity from the spring to the summer and late into the fall. With the upswing in activity through
the fall, single family home prices had a 4.24 per cent increase yearover-year compared to 2019. What can you expect for 2021? Economic recovery will take time and there will be challenges but there are a few indicators that we are moving in the right direction. The unemployment rate remains high but there has been consistent employment growth. According the Statistics Canada, two thirds of jobs have been recovered in Alberta and population growth is also expected to be positive. Canadians have been staying home more than ever which has led to an increase in the household saving rate. This time at home has also likely led families to reassess what they want and need from their homes, such as a dedicated home office. Mortgage rates also continue to remain low which is great news for families looking to move into a new home in the near future. While there is no crystal ball to know what 2021 will
hold, especially in the current landscape, rest assured that the residential construction industry will continue deliver housing to the Edmonton market while maintaining housing choice and affordability.
