SHOWHOME LOVE
PEPPER RODRIGUEZ
I love going to showhomes. Not just because that’s my job, but because I see them as an artistic expression of creativity. It’s exciting for me to see how homebuilders go about breaking away from convention to offer a home that goes beyond just a roof and some walls.
Showhomes do offer the builders a platform to showcase their skill and innovation, but these model homes go beyond a mere marketing tool to an aspirational goal for the homeowners they hope to attract. Who wouldn’t want to live in a home like that, right?
Excel Homes has set a high standard in their line of showhomes in Edmonton, and their latest in Keswick Landing – the Melrose – is a new watermark for excellence. Our cover story talks about the fluid, contemporary design of the home to examine the practical and stylish functions it fulfills for the family. But the lavish lifestyle it portrays goes even beyond expectations, just go ahead, and see if you’re not impressed by the open-to-above great room. It is a showstopper!
We also get to examine new kitchen design innovations this issue and get to chat with a couple of veteran homebuilders to see where the current trends are headed in what is usually seen as the heart of the home.
West Edmonton takes centrestage in our monthly Explore series, and we chat with Qualico Communities on what makes this particular sector such a compelling place for homebuyers to set roots in, and the new communities they have here that takes advantage of this amenity-rich location.
If you love showhomes as much as I do, check out Salina Yara Halabi’s Inside Edmonton news column to see more. And follow us on Instagram and Facebook as we cover the newest communities and showhomes to guide you on your homebuying journey.

DESIGNED FOR COMFORT AND SIMPLICITY WITH A
TOUCH OF WOW
Excel Homes has done it again, combining elegance, artistry and energy to create the Melrose, a stately masterpiece of home design innovation that sets the bar higher in the move-up home market.
Located in Edmonton’s thriving southwest community of Keswick Landing, the Melrose is a brand-new model designed to emphasize the feeling of home for the whole family. With practicality and functionality at its core, it does have some eye-popping features that bring a sense of grandeur to the interior.
Since opening on October 1, the Melrose showhome has quickly won hearts and minds in this family-friendly community, and it’s easy to see why.
It is a 1,999-square-foot, three-bedroom, two-anda-half bath home with inspired touches that mixes practicality and panache as only Excel Homes can.
Designed for comfort and simplicity, the Melrose offers a unique and spacious floor plan across almost 2,000 square feet, says Excel Homes Marketing Manager Kristina Plank.
“Walking into the open-concept main living area, you’ll instantly be greeted by a walk-in pantry with a coffee bar and upgraded gourmet kitchen with raised cabinets to the ceiling,” she says.
But the dramatic open-to-above great room is the showstopper. “The most ‘wow’ and memorable feature of this home is by far the great room. It features a two-storey open to below concept with large expansive windows that let in a ton of natural light.”
It also has a floor to ceiling tile fireplace that adds elegance and warmth to the room. “Every detail in this room is designed to showcase this space, from the glass
railing to the open riser staircase. It’s the perfect blend of modern design, openness and warmth.”
The two-storey tile surround fireplace, indeed, accentuates the grand lifestyle the Melrose offers. The stylishness is further heightened in the showroom with the use of glass railing along the staircase and the large, expansive windows at the back of the home gives the whole interior a sunny sense of optimism.
But practicality is never far behind. Plank says the additional flex room on the main floor speaks to the home’s functionality as it allows homeowners the flexibility to make the space their own.
“A second-floor laundry room makes for convenient cleaning and the bonus room acts as a strategic divide between the master suite
and secondary bedrooms and bath. Perfect for a growing family, with a taste for luxury!”
The showhome is outfitted in the upscale specifications that displays Excel Homes’ craftsmanship and attention to detail. These include Berlin LVP flooring through the main floor, Miami Verna quartz countertops, porcelain black matte tile flooring and Calacatta Empire shower tile displays the enormous lifestyle possibilities of the home.
The kitchen is stunning with the modern hood fan, the gas stove and wall-mounted oven, giving it a sleek, contemporary look that wouldn’t be out of place in a Food Network show.
The master ensuite features upgraded dual sinks and a soaker tub to give it a glamourous sheen. It displays exquisite the care Excel gives to this most important room that can get the day off to a good start or calm things down at its end.
The Melrose is ideal for a growing family – with lots of space for everyone! “The main floor flex room can be used as an office, plus an upstairs bonus room for the
kids to play in. It is also perfect for those who love to cook and gather together as a family.” Plus, this a home you can feel good about with its Built Green certification.
Starting from the $500,000s in Keswick Landing, the Melrose is the perfect blend of functionality, style and affordability. “It is quickly becoming a staff favourite too,” Plank says.
What makes it even better is its location in this popular community of Keswick Landing.
“In Keswick Landing, Mother Nature is truly at your doorstep,” Plank says. “Perfect for families, this pedestrian and bicycle-friendly community
boasts a central pond and features a mix of contemporary and timeless architectural styles”
The community has easy access to the River Valley walking trails and future plans for two parks, a K-9 public school, church and commercial centre. “Kewsick Landing offers the best of both rural and urban living,” Plank says.
It is also very accessible and is only just a 15-minute drive to hundreds of shops, restaurants and services, near golf courses and the Terwillegar Rec Centre.

west e dmonton is the new Homebuyer’s dream
Opportunities abound in all the residential quadrants of Edmonton for homebuyers. However, West Edmonton is where it really shines with a host of new communities and an amazing array of amenities that raise the potential for growth to limitless heights.
The area west of the North Saskatchewan River and south of 144 Avenue NW has become a haven for residential development, and one of the most diverse in the city. Its wealth of amenities, including the world-famous West Edmonton Mall, makes it popular among tourists and locals alike.
With Whitemud Drive going right through the heart of it, accessibility is never a problem for West Edmonton communities. There are tons of things to see and do nearby, and the list of restaurants and diners and coffee shops is as diverse as the communities themselves.
“Residents are naturally attracted to West Edmonton
for the bountiful amenities and the affordable, dynamic and lifestyle-balanced communities found around it,” says Myreen Abuan, Marketing Coordinator at Qualico Communities.
The well-respected land developer has been quite active in the West Edmonton sector with several finished and ongoing developments, including The Uplands at Riverview and the latest, Rivers Edge.
“While West Edmonton boasts the old charm feel, it continues to develop and grow with the additions of new communities that are easily accessible to all parts of the city by short commutes,” she adds.

Proximity to everything
Any conversation about West Edmonton must start with West Edmonton Mall. After all, it put the whole city on the map when it came out in 1981 and held the Guinness Book of World Records as the largest mall in North America until 2004.
But the attractions don’t stop there. Fort Edmonton Park and the Edmonton Valley Zoo are within West Edmonton’s boundaries and are muststop destinations for tourists, and young families with small children who live nearby appreciate the hours of fun these venues can provide.
West Edmonton also boasts of the massive Currents of Windermere, which has a wealth of retailers and entertainment venues; there’s also the Hampton Market and Hampton Terrace that provide many of the everyday living essentials – including groceries, restaurants, banks, and pharmacies.
Recreation facilities also abound, including the Terwilligar Community Recreation Centre, the Jamie Platz YMCA, and the popular Lewis Estate Golf Course is just one of the many golfing options the surround the sector.
natural wonder
But despite its rapid development, West Edmonton also has a lush, natural environment side to it. Green, rolling terrain, tranquil parks, scenic stretches of riverside pathways – they all combine to give residents a respite from the urban surroundings.
And it is against this rich environment that Qualico Communities has chosen to develop some of the most family-friendly, forward-thinking new communities. The Uplands at Riverview is quickly developing into a favourite, and its newest development – Rivers Edge –promises a top-notch lifestyle centred on outdoor recreation.
The bonus is that both these communities are centrally located within West Edmonton and their proximity to Anthony Henday Drive give both easy access to all the amenities the area has to offer and beyond.

The Uplands at Riverview is one of Qualico Communities’ new, dynamic developments. It is in an amenityrich location in West Edmonton that features a unique connection to its natural surroundings.
This closeness to nature is emphasized in the design of the community that borders the Wedgewood Creek Ravine, which has top of bank trails for residents to enjoy. In total, The Uplands boasts 9.8 kilometers of multi-use trails, perfect for recreationally minded homeowners.
“There is a top of bank trail along the Wedgewood Creek Ravine with multiple access points to enjoy the ravine and encourage exploration and activity,” Abuan says.
It doubles down further on its environmental features with a utility corridor along the northern boundary that is transformed into a pollinator corridor featuring thousands of shrubs and plant life that attract butterflies, birds, and bees. It helps increase the population of these pollinators in the area that is crucial in maintaining the natural balance.
Upland’s storm ponds also have an abundance of plants, flowering shrubs and native plant species not normally seen in many new communities.
Abuan says the overall effect creates a rare natural environment that citydwellers love and look for.
The selection of Home Styles in The Uplands is diverse with seven styles to choose from, including various forms of Duplexes and Townhomes, to Laned and Front-attached Garage Single Family homes and even Executive Estate homes.
“We currently have a diverse parade of 14 Home Builders with 13 active Showhomes. There are seven more upcoming for Winter 2022/2023 and one in Spring 2023,” she adds.
Additionally, the community features two playgrounds, one of which is an all-inclusive playground and the other of which has a nature theme to help one become closer to the elements of the natural environment.

While Qualico Communities’ latest development, Rivers Edge, will convert 640 acres of land just off the Maskêkosihk Trail into a brandnew community that will make the most of its proximity around Big
Island Provincial Park, and the North Saskatchewan River valley.
Rivers Edge is positioned perfectly for those who want to live in the city but also have beautiful natural surroundings to explore in their backyard. “A lot of work has gone into differentiating and elevating this community to accentuate its amazing location near the North Saskatchewan River,” Abuan says.
It is designed to offer residents all the best that the surrounding natural environment has, with tons of recreational pursuits outside their door. Enjoy hiking, boating, fishing and more in the untouched beauty of the North Saskatchewan River and future Big Island Provincial Park.
Additionally, Rivers Edge has an approved shared site with the potential for a community league and two schools.
“The community site plan retains the existing natural elements, and will incorporate a scenic storm pond, trails and parks,” Abuan points out.
Rivers Edge will have seven different Home Builders, and nine Showhomes that are slated to open in Winter 2022/2023 with one more opening in Spring 2023.

BRING THE HEAT WITH UPSCALE
KITCHEN DESIGNS
by PEPPER RODRIGUEZStately stone countertops, paired with a modern backsplash, upscale cabinetry, and gleaming, state-ofthe-art appliances –it is a kitchen worthy of a chef’s kiss.
With all the popular cooking shows on TV today, it’s easy to imagine why homebuyers have high expectations when it comes to the design of their kitchen. But achieving that chef’s dream kitchen can take a little bit of planning.
The kitchen is the heart of the home, design experts agree, and it can also easily be the most expensive. It is where most of the appliances are located, cabinets and counters take
a big chunk of the budget, and if you have a centre island that can add to the cost – especially if you opt for stone countertops.
Even if you don’t plan on using the kitchen to cook, it is still a centrepiece for your entertainment and everyday needs, so it needs to look the part.
There’s a lot of moving parts so coming up with a cohesive design can take an awful lot of concentration. Think of it as a Rubik’s Cube, each move will affect the next. Getting some expert opinion might help, so we spoke to a couple of home design vets who can help
HEART OF THE HOME
Jolene Fielden, design coordinator at Coventry Homes, says that the kitchen provides nourishment literally and figuratively for the home. This is where meals are prepared every day for the family and takes even more importance by providing a stylish and comfortable environment to host parties or large gatherings of guests.
“Whether you cook or not, the kitchen is the heart of the home and the main hub for homeowners and guests. This is where people gather and spend majority of their time whether it’s cooking or visiting with
friends and family,” she tells Edmonton New Home +Condo Guide.
Kristina Plank, marketing manager at Excel Homes, agrees, adding there is also a pragmatic reason to want a lovingly designed kitchen. “The kitchen design can significantly impact the resale value of the home,” she says.
“Especially in open concept homes, kitchens can influence the entertainment/social aspect of a home as they usually function as places to gather,” she adds.
FINE FUNCTIONALITY
Fielden says functionality is, of course, the main purpose for any kitchen design, explaining flair without the function is a kitchen fail. She says the efficient use of space – keeping in mind abundant storage space – is key in any kitchen design.
“Overall layout and ease of access are key aspects for kitchen design. Spacing out the high traffic areas to reduce overcrowding when working in the kitchen is essential.”
Plank adds that Excel Homes’ kitchens employ the “The Work Triangle” design to elevate efficiency in the kitchen. “The design should also flow with the rest of the home’s design, especially along the main floor.” Excel makes it a point to mirror kitchen counters and backsplashes in the bathroom design to form cohesion and continuity in the overall design of the home.
PUTTING THE POP IN POPULAR TRENDS
At Coventry Homes, quartz countertops remain the top request among buyers for their kitchens, which Fielden explains is because of quartz’s “durability, low-maintenance, and simplistic design and colours” that will be easy to match with the rest of the home.
Stainless steel appliances, she says, remain the top choice for its homeowners. “They are classic, low maintenance and more readily available to clients as opposed to
some of the more special-order finishes such as black stainless steel.
“In cabinetry we’re seeing a lot of high-quality melamine cabinets as they come in a variety of trendy colours. Black and gold hardware continue to be the top choices,” she says.
The two-tone design is still very popular, she adds, but with a twist.
“As opposed to just a different colour of island, we are seeing more colour-blocking in cabinets – a different colour or material on a pantry cabinet, wall oven built-in or large bank of wall cabinets. Tri-tone colour palettes have also become a very popular option which we will be showcasing in our upcoming Nouveau showhome in St. Albert.”
Plank says Excel’s homebuyers usually go for the quartz or granite countertops, and that black hardware are especially popular these days.
The two-tone kitchen colour scheme remains a popular trend and is used to efficiently create a wow factor in most of their showhomes.
Excel Homes’ Hartwell“Stainless steel appliances is the most consistently chosen but we are seeing black stainless appliances gaining popularity.”
SPEAKING OF TRENDS
Trends come and go, but there are some timeless designs that bring the glamour and will not stand the test of time.
Plank says Excel homes is seeing the ever-popular open shelving as one of the main trends in kitchen design today, as is the accent cabinet colours that go well in the two-tone kitchen design. “Rustic or colourful backsplashes are also on trend,” Plank says. But most of today’s fashionable kitchens focus on the centre island.
“We are seeing island designs that resemble furniture rather than just cabinets,” Plank says. “Also, the waterfall island design remains quite popular.”
While at Coventry Homes, Fielden says warmer colour pallets, as well as more dramatic colour choices have been the norm of late. “We’re seeing a lot of black and rich greens, and deep beige,” Fielden adds.
Custom-built hood fans as opposed to stainless steel models are also a popular choice. “Functional accessories such as additional pot and
pan drawers, garbage drawers and roll out trays are also on trend,” she says.
SHOWHOME EXAMPLES
Coventry Homes’ Kail in Crystallina Nera, Fielden says, is a “terrific representation of great, functional and stylish design.”
The 2,338 square-foot, front-drive garage two-storey home is great for families and the kitchen is its crowning glory.
The Kail’s kitchen features an expansive island which provides ample prep space and additional seating. The built-in wall oven and microwave created an opportunity to add banks of drawers under the cooktop along the back wall for convenient storage. The cabinets are a luxurious black with oversized gold pulls – functional and beautiful. Go to Coventry-homes.com for more details.
Excel Homes has the Hartwell in Vita Crystallina, which opened this year. The 1,862 square-foot threebed, two-and-a-half bath showhome, is masterfully crafted and the perfect size for a first-time front-garage home buyer.
“It features many of our new popular designs such as two-toned cabinets, a large island with extra storage, black hardware and fixtures, plus black stainless appliances. A stunning design that’s functional too!” Plank says. Check out excelhomes.ca to find out more.

snow
by MARK & BEN CULLENThese simple steps will help protect your yard and plants from being damaged by snow:
SHAKE EXCESS SNOW [especially heavy, wet snow] from the branches of trees, shrubs and hedges. This will ensure your plants keep their desired shape.
A re you looking for the best insulation there is for your plants? One that is free? We have the answer for you – snow. That’s
right. Snow acts as an insulator and protects your garden from the cold and hard frost. However, it is important to remember that a heavy snowfall can also cause branches to break and damage delicate plants.
Salt is very toxic and can be a gardener’s nightmare. It can cause winter injury and dieback. Salt spray can desiccate foliage and runoff saturated in road salt can injure roots. We use Alaskan Ice Melter to clear ice and prevent salt damage to garden plants.
Clearing snow and ice from your driveway and walkways can be a lot of work. Many municipalities have by-laws that state snow must be cleared within 24 hours following a snowfall. Invest in a great snow shovel that is designed for pushing snow rather than lifting.
WRAP CONIFERS [evergreens] WITH STRING to support the branches. Once a branch has been stretched out of shape under the weight of snow, it will not return to its original form.
AVOID WALKING ON YOUR LAWN when it is covered with snow. This can damage the grass and leave impressions of your boots, which become visible in the spring. Driving across the lawn during the winter can also cause damage.
WRAP BURLAP around cedars and evergreens that are exposed to wind, especially westerly winds. Two layers of inexpensive burlap around all evergreens will help to prevent damage from the weight of snow and sun scald in late winter, when the sun reflects off a clean, white layer of snow onto evergreen foliage.
WRAP UPRIGHT EVERGREENS, especially cedars, on the east side of a busy road with two layers of burlap to avoid the inevitable salt drift that occurs when traffic kicks the salt solution or brine up off the road. The prevailing winds push it in the direction of your prized evergreens. The two layers of natural burlap will insulate them from the damage that will surely occur from the burning effects of the salt.
APPLY WILT-PRUF, an ‘anti-desiccant’, to all broad-leaved evergreens like boxwood and holly to prevent winter desiccation. Apply when temperatures are above freezing. This ready-to-use liquid is magic on boxwood, yews and cedars that are exposed to wind and road-salt spray, and rhododendrons. The humidity in our winter air drops to less than 10 per cent some days, causing the moisture in the foliage of tender evergreens to evaporate. The result is browning in the extreme.
