Living in a city with as much diversity in home offerings as Edmonton is such a blessing. Depending on your lifestyle needs, homebuyers here have the option of living in a modern high-rise in the heart of downtown or in a suburban paradise surrounded by nature, and we feature both in this issue. The undeniable energy of Edmonton’s downtown comes to life in ENCORE Tower, which now has suites available for immediate possession. Our cover story on Edmonton’s newest skyscraper illustrates the newfound energy in the downtown core, which is benefitting from being named a hub city for the NHL playoffs this year. The luxurious suites that ENCORE Tower offers truly matches Edmonton’s image as a global city. But life outside the core can be just as rewarding. Just check out our feature story on greenspaces, and what imaginative designs land developers have brought to give them a familyoriented, nature-centric style. Playfully innovative tot lots featuring the latest play structures with bouncy surfaces are just the tip of the iceberg when it comes to what suburban communities now offer. Many of these communities have immediate access to lakes and environmental reserves that promotes an active lifestyle, and still be a short drive to downtown and all amenities. Summer is the time for backyard fun, and we have special features inside on how to maximize the enjoyment of your own backyard, and some design tips on how to up your rattan game. See you at the show homes.

With immediate possessions now available, it is now easier than ever to be part of the energy in this thriving, dynamic part of the city. ENCORE Tower is the newest luxury residential building in the city, and the gleaming glass and steel spire makes a bold statement in Edmonton’s ever-evolving skyline even as it offers a downtown lifestyle worthy of a world-class urban centre. Soaring 45 storeys over the heart of Edmonton’s core, ENCORE 10
New Home + Condo Guide |
Aug. 7–Sept. 4, 2020
Tower by Westrich Pacific Corp., has brought a new excitement to the downtown. Its 179 ultra luxurious condo units bring a welcome, lavish residential lifestyle in an area that is already enjoying the energy brought about by the $2.5 billion ICE District mixed-use sports and entertainment development. With thoughtfully designed suites that maximize usable space, finished with high quality materials, ENCORE Tower is every bit as breath-taking as the panoramic city and river valley views offered from its lofty spot at the intersection of 103rd Street and 102nd Avenue.
“The value that is offered is incomparable,” says Kennedy Minogue, sales lead at ENCORE Tower. “The location combined with well thought out floor plans and luxury finishes at the price point we offer is not seen anywhere else downtown.” What it offers is more than a sum of all its parts though, as ENCORE Tower presents a complete worldclass, urban lifestyle. Surrounded on all four sides by historical, low-rise buildings, ENCORE offers unobstructed views for the decades to come. This spectacular tower is
situated in the most valuable neighborhood adjacent to pedway with access to every convenience and amenity: Financial Core, ICE District, City Centre Mall, YMCA, Royal Alberta Museum, Art Gallery, River Valley, and LRT. Homeowners and visitors are welcomed into ENCORE Tower by an awe-inspiring three-storey lobby with custom-made chandeliers and light features, herringbone tile flooring and a seating area worthy of a first-class hotel lobby. The concierge service completes this feeling of luxury. The suites themselves offer a sophisticated design, energy efficient features backed by the latest in home technology, with brilliant interior finishing. The entire building has floor to ceiling glazing as it presents a new standard in urban living. Luxury comes standard with each suit. It comes with modern kitchens
comprised of flat panel cabinetry with roomy pot and pan drawers, and full-size appliances, including stainless steel French door fridge, range, microwave, and dishwasher. Elegant bathrooms have a glass tiled shower stall and a soaker tub with Kohler faucets throughout. Suites are also equipped with washers and dryers. Large balconies include a natural gas barbecue connection “Our starting price is $389,000 + GST, and that includes one underground parking stall, blinds for the floor to ceiling windows, ninefoot ceilings, forced air heating and cooling, quartz countertops, under cabinet lighting, fully tiled glass showers, Kohler plumbing fixtures, and two to three directional views,” Minogue says. Purchasers also get to enjoy concierge service, and an in-house fitness centre. “On the fourth floor we have an indoor and outdoor entertainment space/sun lounge with hot tub and cabanas,” Minogue says. It’s a great spot to meet neighbours and socialize without having to leave the home. From the fifth to 37th floors stylish two-bedroom, twobathroom suites are offered ranging in size from 812 to 1,501 square-feet. All suites boast dramatic corner views. Meanwhile, premium penthouse suites are from the 38th to 43rd floors. Those range from 1,512 to 2,786 squarefeet and personify luxury living at its finest with extravagant outdoor terraces. Penthouses start from $899,000 + GST.
Minogue says ENCORE Tower presents a complete, enviable urban lifestyle that allows residents to enjoy everything the downtown offers. “Live, work, and play all within walking distance from one another. There are many awardwinning restaurants in the area, walking distance to the Winspear Center, Rogers Arena, Citadel Theatre, Art Gallery of Alberta, as well as many festivals throughout the year,” she says. “And with the low interest rates available, and our move-in-ready suites, it is really an opportune time to own here now.” Viewings are by appointment only. PROPERTY PROFILE
FALCON ONE Langham Developments’ newest luxury condominium development, Falcon One, is slated to become an iconic landmark in downtown Edmonton. With five successful projects in the downtown core, the awardwinning developer was one of the first builders to transform 104th Street. Today, Reza Mostashari, Langham Developments’ president and visionary, is set to once again alter 104th Street, south of Jasper Avenue, with a visually stunning 38-storey glass and concrete tower, which will unmistakably stand out against the downtown Edmonton skyline. “With each building I want to add to the aesthetics of the area, to enhance the neighbourhood’s urbanization,” says Mostashari, a resident Edmontonian passionate about his city. “Falcon One encompasses the best attributes of my other projects, as well as the best location, best finishes and best price points.” 12

Aug. 7–Sept. 4, 2020
This downtown core is fast becoming known as one of the most exciting regions in the city. The new ICE District Entertainment Area containing Rogers Place, several of the most touted restaurants, vibrant night life, City Centre Shopping, MacEwan Universtiy, and the Bay Enterprise Square LRT station (providing quick access to University of Alberta), are all within easy walking distance of the new Falcon One. As soon as you enter through the sophisticated double height marble lobby, showcased by dramatic, eye-catching marble and wood features cascading from the ceiling, you instantly know you are in for timeless elegance and sophistication throughout. by SILVANA LONGO Not just reserved for outdoor furniture anymore, rattan and cane are having a big moment inside the home too. How fitting after spending so much time indoors this spring in our collective effort to flatten the curve. With the summer season upon us, why not blur the lines between indoor and outdoor living even more? The truth is, this “au naturel” trend had already taken shape pre-pandemic. Generally, we are gravitating towards natural materials that bring in the soul and elements from nature into our abodes. Cane and rattan are natural materials, which both derive from the rattan palm, a vine from Southeast Asia. When the rattan palm is processed, it splits into two parts: cane is the thin core reed, used in webbed patterns seen in furniture applications, such as the back of a chair; the larger rattan reed material is used to weave wicker furniture and basketry. The rising use of cane and rattan in decor is also due to the ever-growing popularity of grandmillennial style adopted by some millennials, AKA the new traditionalists.

TRENDING | GREENSPACE
Starling at Big Lake by Rohit Land
EVERYDAY ADVENTURES GREENSPACES IN NEW COMMUNITIES BRING CLOSE-TO-NATURE LIFESTYLE HOME Early morning walks through lush green pathways amid the calming twitter of songbirds. Afternoon bike rides with the wind at your back, even cross-country skiing or snowshoeing on mild winter days. The lure of living close nature has always been irresistible, and these days in Edmonton, it’s closer than ever. Some may think that living in the suburbs outside the busy inner-city core may be boring, preferring the siren call of the exciting downtown nightlife. But the lifestyle offered in communities with an abundance 24

of greenspace has proven to be even more popular in these days when social distancing is the norm. After all, wouldn’t you rather be surrounded by nature than strangers right now? The term “greenspace” is a catch phrase denoting all land in a residential community that is not allotted for housing. It mainly means parks, tot lots, pathways, ponds and any other open, grassy areas. Rohit Land Development’s marketing manager Marty Pawlina says he even considers the streetscapes as part of greenspace
– after all how the streets and boulevards of a community are presented can contribute to its overall look and feel. “Greenspace is more than just parks and playgrounds. It’s also the entrance features and landscape that bring enjoyment to residents,” he tells Edmonton New Home + Condo Guide. “Greenspaces are place-makers, they are a destination in the community that contribute to the well-being of residents.” Reanna Rehman, Project Manager for Qualico Communties’
Village Of Schonsee by Carrington
The Uplands at Riverview by Qualico
The Uplands at Riverview, agrees. She says their greenspaces are designed to “serve as destinations for pedestrians and cyclists, while providing passive and active recreation opportunities.” While Laura Box, Marketing Manager at Carrington Lands and Bedrock Homes says their greenspaces are meant to be enjoyed by everyone, where homeowners can stretch their legs and enjoy the community outside of their own backyard. She believes it also serves a function as a crime deterrent, as open spaces present an unobstructed field of vision. “The location and design of parks, greenspaces and ponds provide views from the abutting roadways, and thereby heighten residents’ awareness of access and activities within the neighbourhood,” Box says. “This promotes open spaces as walking destinations and enhances their natural surveillance to prevent crime.” Many of today’s new
communities now devote a significant portion of their land to greenspace, creating a shared environment where neighbours can meet each other while walking their dogs, where children can play and explore and enjoy the freedom of the outdoors. Developers are getting extra creative when it comes to the design of their greenspace, some are creating playgrounds powered by solar and featuring new, recycled material for surfaces and
more challenging play structures, including climbing walls. Some rely on the natural beauty of their location and take extra measures to leave a smaller footprint that not only protects the landscape but makes natural features like adjacent ravines, lakes and environmental preserves more accessible to everyone. Rohit’s Woodhaven Edgemont, which won Best New Community at the 2020 CHBA – Edmonton Region Awards of Excellence in Housing, is particularly wellendowed by nature with a landscape surrounded on three sides by ravines and multi-use trails along Wedgewood Creek. It is Rohit’s efforts to enhance what is already there that has made the community a model on how to design greenspace to match the contour of the land. In Woodhaven Edgemont no home is more than 100 metres from nature, Pawlina says. In fact, in almost all their communities, homes are at most only 200

metres away from the nearest greenspace. “We also enhance the experience of these greenspaces, we provide power outlets in park benches and picnic tables to allows residents to charge phones, outdoor cookers, radios,” Pawlina says. “Everyone can use these spaces, not just the residents, and it is used year-round.” Their Starling at Big Lake is another masterful way of working with what nature has given, this time centred around Edmonton’s beautiful Big Lake area. It aims to be a sustainable neighbourhood that will evolve into a recognized environmental community where residents feel connected to the natural world and develop a better appreciation for nature and ecology of the Big Lake area. “ Rohit’s other current communities - The Arbours of Keswick, and Ridgecrest at Glenridding Ravine – readily show their expertise in community design. Qualico says they strive to provide at least 10 per cent of the developed lands as municipal reserve (i.e. greenspace), says Rehman. “This is above any preservation of existing natural areas that would be qualified as environmental reserve (i.e. existing natural areas).” She adds that Qualico uses 26

the greenspaces to create a unique neighbourhood identity using appropriate urban design principles that also address yearround weather conditions; create public open spaces that encourage community interaction; and inspire a healthy lifestyle with active and passive recreational activities. Qualico’s The Uplands at Riverview brings into sharp perspective the greenspace philosophy that the developer espouses. Natural elements such as parks, playgrounds and walking trails are integrated with nearby amenities such as schools, recreation facilities and shopping. It offers a quiet, secluded setting that also allows access to major driving routes when needed. The Uplands allows residents to follow nature trails and explore the rugged beauty of the nearby Wedgewood Creek Ravine. Lots backing on to the ravine are also available. “In The Uplands the environmental and community characteristics are reflected in the urban form to maintain a unique identity and character, and to foster a sense of place and attachment,” Rehman says. Natural systems play an important role in ecological conservation, Rehman adds.
“Passive recreation includes existing tree stands and wetlands that offer a rich mixture of habitat of vegetation and wildlife.” In fact, at The Uplands, Qualico is trying something new with its Altalink Corridor that is designed to promote wildlife and bees. “This pollinator corridor features thousands of shrubs that attracts pollinators such as bees and butterflies and birds,” she says. “Our playgrounds are also designed to be all-inclusive and accessible to all.” For Carrington Lands, the welfare of residents in their communities is top of mind when designing greenspace. “It is important to have a place you want to stay and enjoy without having to get in your car and leave the community to have some fun,” Box says. “You should be able to grow with your community both in terms of the home types, and amenities in and around the area.” Its Rocha in the Orchards is a boutique community in southeast Edmonton that has roads lined with fruit trees. It features plenty of walking trails and stunning pond backing homes. The Village at Schonsee – a mature community in northeast Edmonton – highlights greenspaces that includes a playground, sledding hill, trails and a lush pond. While Woodbend, the newest community in Leduc, brings nature close to home with beautiful walking trails, a tot park, and future access to a natural creek. Carrington also goes out of their way to provide for the comfort of families through greenspace design with modern tot lots that are accessible to everyone and have a rubberized surface for added comfort and safety, Box says. I REMEMBER MAKING PAPER SNOWFLAKES AS A KID – I loved how every one was slightly different. The juxtaposition of positive and negative space generates a dramatic result between solid and transparent. Now, a more grown up version of the cut-out is used in some of the worlds finest homes. Here are a few of my favorite ways to apply cut-out patterns in interior design: Gates, fencing or exterior privacy screens Contrary to the typical chain link or wooden fence, this mostly solid fence, made of untreated mild carbon steel, has whimsical perforated cutouts in the form of stylized birds.
Wall Screens Open floor plans can sometimes be vacuous and nondescript. Using a mesh screen to separate zones is a great way to visually delineate spaces while still supporting the fluidity of the open design. Shown here is one cut out of MDF and painted to match the trim, while the other is in an anodized metal.
Doors More interesting and textural than a standard wood door, this sliding door, is made of an inset prefabricated laser-cut MDF panel from Richelieu Hardware. 30 New Home + Condo Guide |

Stairs This gorgeous one-of-a-kind rolled steel staircase with custom cut-out design is simply stunning. Truly wow factor for your home.
Artwork Hang a cut-out piece on your wall, or in front of a window to bounce the light. The shadows the cut-outs create always stimulate your imagination and create textural interest.
Ceilings Love a pattern you’ve already incorporated into your home? Then repeat it, thoughtfully, in a custom carved CNC ceiling treatment. You can see this home at Jagare Ridge, Hillview Master Builder’s show home.

TRENDING | OUTDOOR LIVING
Summer Lovin’ and the livin’ is easy by JANE LOCKHART
Since the beginning of time, humans have been cooking food over an open fire. There’s nothing like the taste of a freshly grilled steak or salmon smoked to perfection. The fire sources that we now congregate around have been tailored to fit in urban living environments, as well as for ease of operation. SEASONAL SENSATIONS
And while our seasons may be short, we Canadians know how to make the best of each and every one of them. Come summer, we’re not only firing up the grill, but we’re fixing feasts in fully loaded outdoor kitchens, paired with incredible furniture. From impromptu picnics to appetizers on the patio, we’re eking out every possible warm weather moment, which is why outdoor furnishings and appliances are the fastest growing categories in the home improvement industry. DO IT IN STYLE
Outdoor kitchens can be as functional, and as impressive, as you want them to be with
cocktail prep areas, built-in grills, weather-resistant cabinetry and refrigerators. Gone are the foldup chairs and the wobbly table. Instead, cosy seating areas are not only comfortable, but welldesigned for group gatherings and conversation. Add an outdoor carpet and you have an al fresco vignette that may be more appealing than your living room. DESIGN DETAILS
Similar to planning an indoor kitchen, you’ll want to customize an outdoor one that suits your cooking preferences and entertaining needs. As an extension of your indoor living environment, consider an outdoor layout that will complement your
landscaped backyard or a rooftop patio. BELLS AND WHISTLES
As part of the outdoor plan, consider where you’ll require running water, gas lines and electrical wiring. Multiple stove top elements and varied grill levels can help to facilitate cooking different food items at once. Cabinetry options are stylish, functional and weatherresistant. Counter tops come in natural or man-made materials, and can be designed to include smokers or other specialty appliances. Refrigerator drawers, and separate, temperature controlled bar fridges, eliminate the need to run back and forth into the house. …continued on page 34 nexthome.ca 33

EUROPEAN INFLUENCES
Our mood is boosted when we’re outdoors. As soon as the weather warms up, restaurants set up their patios, and patrons spend leisurely hours soaking up the sunshine. When we envision outdoor dining, we conjure up visions of a long wooden table in Tuscany ladened with fresh food, surrounded by olive groves and vineyards. With Italy in mind, consider an

In the centre of it all is the fire pit. This, too, has evolved from a circle of rocks to a design feature. No matter how it’s fuelled, people naturally gather around a fire. Its hypnotic dance is comforting and meditative. Intimate conversations

ADVICE | CHBA EDMONTON
A LOOK AT ENERGY EFFICIENCY
LAURA BRUNO
New homes built and sold today are 47 per cent more efficient than homes built in 1985. That’s great news for new home buyers who have considered buying an energy efficient home but weren’t able to afford the cost. The residential construction industry continues to find innovative solutions to building homes that are increasingly efficient, without the hefty price tag. Even without expensive technology like solar panels, the average home uses half the amount of energy older homes do - and by incorporating simple strategies and affordable technologies - that efficiency can be taken even further. While newly built homes are leading the way in energy efficiency, there are simple and affordable ways to ensure your new home performs even better. Paying attention to the shape, size and orientation of the home is crucial. A home with a smaller footprint and simplified shape can dramatically increase efficiency. The orientation of the home on the lot is essential for taking advantage of the sun for passive and solar heating. Things like energy efficient lighting, and energy star appliances are also easy wins in the performance of your home. Beyond design, certain technologies can be incorporated
Homes with solar panels
to maximize the performance potential. Ensuring your home has a high efficiency furnace is key to your comfort. While homes become tighter and more efficient, fresh air becomes even more important. The addition of a heat recovery ventilation system assists with both heating efficiency and indoor air quality. Energy efficiency in housing is an important sector involved in combating climate change. The improvements in building have reduced greenhouse gas emissions (GHG) by 11% since 1990. Renovating homes still makes the greatest impact in reducing GHG emissions, by reducing energy waste and minimizing contributions to the landfill. However, purchasing a new home still means you are doing your part to work towards a more sustainable future. Although great strides have been taken by the industry to
build better homes, municipalities continue to push aggressive energy goals that will impact affordability. Along with municipalities, the National Building Code of Canada is working towards all new housing being Net Zero ready by 2030. The residential construction industry will need to continue the difficult task of balancing these ambitious energy goals with affordability. CHBA – Edmonton Region is dedicated to working with municipalities to move towards a more sustainable future, while continuing to advocate for affordability and choice.
Laura Bruno, CEO, Canadian Home Builders’ Association – Edmonton Region

ADVICE | GET ORGANIZED
THE PSYCHOLOGY OF MESS LITTLE ADJUSTMENTS TO REDUCE THE CLUTTER
get in the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what’s for dinner.
HELLEN BUTTIGIEG
We all have spots that are magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. KEEP YOUR PANTRY DECLUTTERED
Most people can’t resist buying items that are on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess, 42

PURCHASE FURNITURE THAT DOES DOUBLE-DUTY
Consider purchasing a few multifunctional furnishings such as an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage. CREATE AN IN/OUT ZONE
Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys and wallets. It can also act as a landing spot for briefcases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you go out again. ARE YOU BEING HELD HOSTAGE BY YOUR STUFF?
If you are reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: You’ll have more free time
in your day and be more relaxed in your home. FEELING STUCK
If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to take action. Hellen Buttigieg is a certified professional organizer, life coach, TV host, owner of We Organize U and author of the best-seller, Organizing Outside The Box.
