It’s summer, finally! It’s unlike any previous summer, obviously, but at least we can go outside again and enjoy the warm weather (at a socially appropriate distance, of course). But you know what would make it more normal. Finding a summer jam! Now, I’m more of a Bryan Adams “Summer of ‘69” kind of guy, but that doesn’t exactly fit the times, does it? So, what do you think? Is the song of Summer 2020 Tame Impala’s “Borderline”, or the Black Eyed Peas and El Alfa collaboration “No Manana,” or something else? Billie Eilish’s fans might have something to say about that. What there is no question about is that Edmonton’s new home market is still rocking’ despite the challenging times. We’ve heard from a lot of our friends in the industry that sales had remained strong through the spring and confidence abounds. MILESTONE BUILDER GROUP WINS RARE TRIFECTA OF AWARDS by PEPPER RODRIGUEZ For a young company only just making its mark, Milestone Builder Group sure has already created plenty of milestones. Formed as Milestone Builder Group only a year ago, the Edmonton-based company founded by Miles Kohan has been ripping up the homebuilder awards scene like nobody’s business. In fact, the dynamic young homebuilder achieved what could be a first in Canada – winning the top builder awards in the national, provincial and local levels in the same year. Milestone won Builder of the Year – Large Volume at last month’s CHBA Edmonton Region after clinching the top award at the BILD Alberta (under its Marcson Homes banner) last fall. this June at the national stage when it took the 2020 Design Excellence Award at the Canadian Home Builders’ 2020 National Awards for Housing Excellence. “We’re very excited,” says Milestone’s General Manager, Colin Wilson of the awards hat trick. “As far as we know, such a feat has never been accomplished before, so it is really gratifying for us,” he tells Edmonton New Home + Condo Guide. Milestone Builder Group gathers Marcson Homes and Park Royal Homes under its banner, two storied Edmonton homebuilders in their own right that have won their own fair share of awards. Kohan and Wilson themselves are long established industry veterans, so although Milestone itself may be

a new entity, the skill, experience and background it has in its ranks is formidable. “The win has really boosted the team’s morale; it has put the wind in everybody’s sails. It’s good to have all your efforts be acknowledged, especially in this fashion,” Wilson says. The win at the national awards stage was particularly gratifying because of the rigorous process to even qualify. To be eligible, the company must have entered at least four different categories to show they build more than one type of product and must have won at least one of those categories. Milestone, which purchased Park Royal Homes in 2016 and added Marcson Homes in 2019, took the New Home award in the


Detached Homes — Production category for homes 2,401 square feet to 2,800 square feet for the Marcus. It is the same model that won at the CHBA- Edmonton Awards of Excellence for Best Single Family — Any Model in the $350,000 to $400,000 range. Milestone also won two individual category national housing excellence awards at the ceremony held online on June 12. It took the marketing award for Direct Promotion — Print for Kiss Your Landlord Goodbye. Although Wilson says Milestone doesn’t build or design homes in order to win awards, getting their efforts recognized is important as well. “It builds a winning culture in our organization, it’s great for our staff and our trades to see that we are doing the right thing.” And of course, it’s good for buyers as well. “Buying a home

is the biggest purchase of their lives, so it adds to their confidence when they know that they are buying from someone that the industry has recognized as one of the best.” The Milestone Builder Group offers a wide mixture of homes that covers the entirety of the homeowning cycle – from starter homes, to family homes, estate homes and downsizer homes. “We have big walkout homes from the $600,000s to townhomes and duplexes. The majority of our homes are in the $450,000 range.” Milestone Builder Group’s Marcson Homes and Park Royal Homes build in 10 of Edmonton’s most popular residential communities and produce between 100 to 150 homes a year. “Our numbers may be affected by the pandemic this year, but curiously enough, we have been

EDMONTON APPROVES HOUSING PROJECT FOR HOMELESS

VETERANS by PEPPER RODRIGUEZ Everyone knows not all heroes wear capes, but what not many may realize is that not all heroes have homes. Edmonton is taking steps to right this wrong, as city council approves the creation of a tiny village for homeless veterans in the north-central community of Evansdale. The undertaking put forward by the non-profit group Homes for Heroes (H4H) was approved by the Edmonton City Council in June. It will build a 21-home development on a one-acre plot of land in Evansdale, just south of 153rd Avenue and north of 94th Street. “Edmonton has been very welcoming and accommodating to our project,” says David Howard, president and co-founder of H4H. “The City donated the land that will see some of our most vulnerable veterans get the housing and support they need to fully transition back to society,” he tells Edmonton New Home + Condo Guide. Besides giving accepted veteran applicants a 300-square-foot furnished home, the village will also include a resource centre and a full-time counselling office. “They don’t just get into a house, they get into a program that gives them a kind-of regimented lifestyle that they are already used to in the service. This gives them a quicker path to get back into society.” The Edmonton tiny village is expected to be completed by early 2021. It will be the second H4H tiny village for veterans in Alberta, after the first one opened in 24

Calgary last year. “Our goal is to build villages across Canada with the goal to end homelessness among our veteran population,” Howard says. “We are working with municipal, provincial and federal stakeholders to secure sites for each village and seeking the financial assistance of all Canadians in order to construct new villages in cities across the country.” Studies show that there are up to 3,000 homeless veterans across Canada, but Howard thinks there is likely more. “We believe that number to be vastly underreported and there may be at least 5,000 homeless veterans across the nation. Many veterans think it is a matter of pride and don’t self-identify.”

He says there are just over 200 in Edmonton alone, and between 180 to 200 in Calgary. The group plans to build three similar projects in Ontario, and three more in BC. “We know the program works. When I decided to tackle my backyard, I felt overwhelmed. There was so much to do! Can you relate? After much deliberation, I chose to put in a new concrete patio, creating a clean slate for the backyard. This really was the jumping-off point for the entire design. It was my vision to have three different zones (dining, lounging and food prep), and concrete served as a great way to separate the spaces. Once I had decided on the dimensions of the new concrete areas, I needed to measure the spaces for furniture. I had fallen in love with an 8-ft. reclaimed teak table, but it was too big for my side yard. That didn’t stop me! Last minute, I decided to increase the area of the concrete patio to accommodate the table. I just couldn’t live without it. When choosing the sectional for the lounge area, I knew I needed something that would be durable and weather-proof but comfortable as well. The South Beach three-piece aluminum outdoor sectional seating set from

Home Depot was a perfect choice. It has an aluminum frame, so it’s lightweight and rustproof, and is completely covered in Sunbrella fabric so it’s UV resistant and weatherproof, too. Once the furniture was in place, it was time to accessorize. This is the most important step if you want your outdoor living space to feel like an extension of your indoors. My biggest tip? Use lots of pillows and tons of throw blankets (check out bouclair.com for a great selection). This not only looks cosy and comfortable but makes for an extremely inviting area. Anyone can put patio furniture in their backyard, but accessories can help completely personalize the space. For lighting, I used stringed lights and low-lying lanterns to create an intimate outdoor feel (cost effective as well). Plus, they look pretty. And last but not least, incorporating splashes of colour

here and there (I chose a sapphire blue Weber barbecue and lots of greenery) can bring a backyard to life. I’m thrilled with my backyard retreat, and I hope it can inspire your own makeover. we want to make these spaces more attractive and inviting with comfortable furniture, interesting art and pots overflowing with plants. Container gardening has grown far beyond plastic pots

filled with old standbys such as spikes and petunias and into the realm of the exotic, an art in itself, an expression of creativity, painting with plants and sculpturing with foliage. No yard, no problem,


a balcony will do, containers allow you to maximize the use of space with hanging baskets, wall pots, window boxes or by vertical gardening using vines on trellises. Large space or small, creative containers can fill that empty space, add a punch of colour, provide a focal point and soften the look of walls or fences. And they’re portable (the smaller, lighter ones anyhow) and can be moved to the safety of indoors to avoid being pummelled by hail or wiped out by frost. No need for weeding or cultivating, just watering, fertilizing and removing dead blooms. And sitting in that comfortable outdoor furniture,

beverage in hand and admiring them of course. The style and selection of containers available today is boggling but don’t be afraid to think outside of the (planter) box and use whatever strikes your fancy, if it holds soil it can be planted. Drainage is important though, if there’s not already drainage holes in the bottom then you should drill some to allow the excess water to flow through. Choose colours and styles that compliment your house and garden and group different sizes and shapes of containers together using similar plants and colour schemes in each to visually tie them together. As for the soil, although you might be tempted to use soil dug from your garden in containers, don’t, it’s heavy, doesn’t drain well and possibly contains insects or diseases, instead buy good quality potting soil. Don’t fill containers too full, instead allow 5 – 10 cm from lip of rim to top of mixture to allow room for watering. Now comes the fun part, planting. Consider where you are planning to situate the pots and plant accordingly, all of the sun-worshippers together, the shade-lovers for a darker corner. Combine different sizes, colours and textures together in pleasing combinations. The tried and true formula for successful container planting involves three main elements – the Thriller (a tall focal point plant in the middle of pot if viewed from all sides, towards the back if viewed from one side), Fillers (various sizes and shapes of plants, foliage and flowering, to fill in around the focal point), and the Spillers (trailing plants which cascade over the edge and soften the look of the pot). Cram in lots of plants for a full, lush container. Contrast fine texture with coarse, use colours opposite each other on the colour wheel for a pleasant

jolt. Although in the past gardeners here tended to use strictly annuals, that has changed. Mix in perennials, then move them to a permanent home in your flower beds in the fall. Use tropicals to transform your outdoor space into an exotic get away with vibrant hibiscus and gently waving palms. These can be brought indoors in the winter, although it will take some adaptation to the reduction in light. Provide not only a feast for the eyes but a literal feast for the table by mixing vegetables in with flowers or devoting entire containers to edible plantings.

Hang upside-down tomatoes, plant swiss chard to complement some flowers, have zucchini climbing up a balcony railing, plant a small herb garden. Root crops such as carrots and potatoes can be planted in containers as long as they are deep enough. Full sun is needed to grow all vegetables, ideally 6 to 8 hours a day. Containers require more frequent watering and fertilizing than plants in the ground, hanging baskets especially need to be watered daily or even twice daily in hot weather. Mix slow release fertilizer in with soil before you plant, use a diluted solution of a balanced fertilizer such as 20-20-20, or if you choose the organic alternative use compost tea or diluted seaweed or fish fertilizer. WHAT’S THE DEAL WITH

Recently, Edmonton became the first Canadian city to move to Open Option Parking as City Council approved it last month. This is an exciting change that removes mandatory parking minimums for all residential and commercial developments and allows industry to determine the right parking mix for each project. Decades ago, when the parking provisions were first put in place, housing in Edmonton was relatively simple. There were single family houses, walk-up apartments, and a few other types of homes. The landscape has changed, and the range of combinations is beyond anything originally thought of when the provisions were first developed. As the city has grown and developed, so has housing. Now, there are more housing types than we have names for! Studies have shown that the City of Edmonton has an oversupply of parking and the existing requirements were no longer working. This is when Open Option Parking started to take shape. Under the previous parking minimums, the cost of paying for a parking stall, even if it was not required, was between $10,000 and $60,000, depending if it was a surface stall or an underground parkade, costing homeowners hundreds of dollars per month. to use this new flexibility to the benefit of homeowners. What will this change look like? It will likely take time before you start to notice a change, but it is important to remember that Open Option Parking doesn’t mean that parking won’t be provided. Members of CHBA – Edmonton Region have consistently stressed that they take great care in ensuring that their projects’ parking matches the needs of the market. Open Option Parking will lead to innovative new uses of space and resources positively impacting housing affordability.
