The City of Edmonton has made great strides to encourage and allow for a wide range of housing options. This includes secondary suites which are now able to be built in more housing types, such as row and semi-detached homes, in more areas across the City. Secondary suites are essentially a separate dwelling that has its own living, cooking, sleeping, and washroom facilities. They can be located within your existing home, usually in a basement or above a garage, or as its own structure in a backyard – otherwise known as a garden suite. These suites can help to provide more forms of affordable housing across the City. They can also be a great option for multi-generational living such as an in-law suite or as 8

a separate space for adult children. Another option is people renting out the primary dwelling and downsizing to move into the suite for less maintenance but familiar surroundings. Secondary suites are also a great way to generate rental income that could go towards your regular mortgage payments. Canada Mortgage and Housing Corporation (CMHC) will allow 100% of the rental income from legal secondary suites to be used when qualifying for a mortgage. This can be especially helpful for first-time home buyers looking to increase their buying power. A secondary suite can be planned and built during the construction of your new home or you may choose to start with the infrastructure and complete the build at a later date. Either way, your home builder will be able to discuss the process and requirements with you so you can make an informed decision. With Edmonton City Council moving forward with a new
Municipal Development and Transportation Master Plan, the City Plan, and the Zoning Bylaw amendments which removed the requirement for parking minimums, it is a great time for innovative new uses of space and resources to positively impacting housing affordability. JAYMAN BUILT CHARTS COURSE FOR NET ZERO HOMES IN ALBERTA by PEPPER RODRIGUEZ Jayman BUILT has long spearheaded innovation in the Alberta homebuilding market and now they are taking the industry a quantum leap into the future as they introduce a new line of Net Zero homes. Its new Quantum Performance Ultra Efficient Homes combine cutting-edge energy-saving technology, smart home automation and affordability to give every single-family homebuyer the opportunity to live in a home equipped for the future. And they are now available from Jayman BUILT in Edmonton and Calgary. “Today, Jayman’s homes are already 20 per cent more energy efficient than code requires. Desormeaux tells Calgary New Home + Condo Guide. “These homes will save customers approximately $2,300 a year in energy bills compared to the average Alberta home.” Net Zero homes produce as much energy as they consume annually, and Jayman’s Quantum Performance homes have a minimal environmental footprint that prevents eight tonnes of greenhouse gases emissions per year. By generating its own power, a Quantum Performance home uses much less power from the electrical grid that is typically generated by burning natural gas or other fuels that emit greenhouse gases. Desormeaux adds that this new line of homes already surpasses the 2030 building codes. “We’ve basically reached the 2050 targets that the federal government has
outlined for Canada – this home is equipped for the future and will have a better resale value.” An example of the promise this new Quantum Performance home brings can be seen in Jayman BUILT’s latest showhome in Edmonton, the Charlotte 26 in the southwest community of Hills at Charlesworth. This Net Zero 2,612-square-foot, threebedroom, two-and-a-half bath, double car attached garage front drive home comes equipped with what already comes standard with any Jayman home – including complete home automation and rooftop solar panels. “The intent was to show how any of our homes can be a Net Zero home,” Desormeaux says. The Charlotte 26 is already one of Jayman BUILT’s most popular homes. It features an oversized central island in the
kitchen and has the flexibility to turn the main floor flex room into a bedroom. This home can have up to five bedrooms! And the new showhome comes with all the bells and whistles of Quantum Performance Ultra-E home. “There is no internal combustion in this home, everything is 100 per cent electric,” Desormeaux says. Everything is automated, from wireless light switches, temperature and humidity controls, and voice-activated showers. Alexa powers all the smart applications through the home and is already a standard feature in Jayman BUILT homes since last year. It is also equipped for the future with 200-amp electrical wiring needed for charging electric vehicles. Jayman also utilizes sustainable materials throughout most of the showhome, flooring, tiles and even the drapery are made of recycled materials. “We also do our best to source everything locally,” Desormeaux adds. EDMONTON MARKET IS RIPE FOR FIRST-TIME HOMEBUYERS by PEPPER RODRIGUEZ
There is no denying the importance of first-time homebuyers in the new home market, they are basically its lifeblood. And with prevailing circumstances in the Edmonton market right now, there is ample opportunity for those on the fence to make the jump to homeownership. There’s no shortage of new home options to choose from, and a ton of new communities are opening up with fantastic deals for the right buyer. Mortgage rates remain at a record low providing a major incentive for buyers. The federal government 16 New Home + Condo Guide | March 5–April 2, 2021
is also providing some assistance through the First Time Home Buyer Program from the National Housing Strategy that helps eligible first-time homebuyers purchase their first home. In Edmonton, even the municipal government is doing its part to encourage first-time homebuyers with its First Place Program. The First Place Program partners the City with banks and builders to develop vacant surplus school building sites into attractive townhomes targeted specifically at this market. According to the program’s website, the homes are market

priced, with a five- year deferral on the land portion of the mortgage, making them more accessible to first time home buyers. Still, stepping into such a big life-changing commitment, it’s normal to have doubts. That’s why a lot of homebuilders offer further assurances that can help new home buyers make the decision. We talk to Carrington Communities, Excel Homes and Rohit Group of Companies – a few of the city’s premier providers of new homes for first-time buyers – to get an insight in today’s market. A LOGICAL FIRST STEP
Excel Homes Marketing Manager, Kristina Plank says the starter home is the first step to the buyer’s independence. “It’s most likely one of the largest purchases an individual has made at this point in their lives, and we want to ensure that the home includes everything they could need and more!” Carrington Communities Marketing Manager, Courtney Provencal, agrees, saying owning a home allows one to control their future by providing security and stability they wouldn’t otherwise get with renting. “When you own your home, you don’t have to worry about rent increases, having to move every couple of years, and you have freedom to personalize your home with paint colors and other design features,” she says. It’s a great time to jump in the homebuying game now, she adds. “Today’s real estate market is excellent for potential homebuyers, especially firsttime buyers. There are federal supports you can access through the Frist-Time Homebuyers Incentive, allowing you to save less for your down payment, and in effect afford a higher mortgage payment. Combined with historic low interest rates your monthly payments will often equal less than rent prices.”

Rohit Group of Companies takes this a step further by participating in the First Place Program, and they are one of the two homebuilders that have partnered with the City in this. “The First Place Program is near and dear to my heart. I worked on our pilot project back in 2008,” Rohit Group of Companies Marketing Director, Amy Power, tells Edmonton New Home + Condo Guide. STARTER HOMES
Starter homes can be anything from a single-family home to a multi-family apartment or townhome, it just depends on the buyer’s budget. But it is predominantly a smaller home that buyers just starting in life can afford.

Carrington Communities is Edmonton’s top builder of multifamily homes and though they build for every stage of life, a big chunk of their buyers are first timers. “Condo living is very appealing to first-time buyers, they get the independence and security of owning a home, without the worry of maintenance like snow removal and landscaping,” says Carrington Communities marketing manager, Courtney Provencal. Additionally, Carrington picks their locations very meticulously, taking care that they are surrounded by amenities essential for their buyers. “Many of our locations are a quick walk or drive to major commercial amenities and transit and include
underground parking and other building amenities like a fitness centre,” Provencal adds. For Excel Homes, it’s their single-family homes that gets majority of their first-time homebuyer business. “Our most popular (starter) product types are duplex, laned and frontdrive garage homes,” Plank says. “Buyers who are coming from renting an apartment or condo will appreciate the detached living aspects of this product type. These detached homes offer a sanctuary for new homeowners, a space that is entirely their own.” FIRST PLACE PROGRAM
Edmonton’s First Place Program is revitalizing mature neighbourhoods through the redevelopment of unused school sites to create attainable housing options specifically for first time buyers, and Rohit is fully onboard with the initiative. “Those buyers enter the housing market with a financial advantage by allowing them to defer the land cost payments for five years interest free. The infill locations are often near parks and schools with existing amenities in place, making them perfect for new buyers and young families,” Power says. “Rohit has been a part of the First Place Program in partnership with the City of Edmonton for over a decade, providing homes Carrington Communities

for over 400 first time buyers through this program alone. Our newest First Place development is Michaels Park in the Millwoods area where we are building threebedroom townhomes with over 1,400 square feet of living space and double attached garages.” BEST SELLERS
“When it comes to starter condos, customers are often driven by price,” says Provencal. “After saving a down payment and securing a low interest rate it’s important that they can stay within their budget for monthly payments.” She points out that their Elements by Carrington development is popular with firsttime buyers, as prices are very budget-friendly ranging between the low $150,000s for a one bedroom up to the mid $200,000s for a two-bedroom. “It’s the affordability factor as well as proximity to highways and major commercial amenities that buyers love,” she says. First-time homebuyers have really taken a liking to Excel Homes’ single-family offerings, especially the Collingwood model. “In 2020 we sold a recordbreaking number of Collingwood homes to families looking to start their journey to new homeownership,” Plank says. TOWNHOMES Flexibility, affordability and an inherent charm of a jewel box home has made townhomes a popular option for a wide range of buyers. From those buying their first home, to retirees and empty nesters looking to scale back their lifestyle – townhomes promise a comfortable, attainable, fulfilling lifestyle. Shared walls may be the only common trait in townhomes, as there are a lot of styles to choose from. They may be stacked on top of each other; or sitting side-by-side in a row; they can offer single-level living or a three-storey lifestyle; they can have condo fees and there 22

are those that don’t. They are the most versatile housing option in the Edmonton market now, and the shared lifestyle it offers may be the best answer for many new home buyers. A big part of its popularity is that it is a multi-family home that offers the closest lifestyle to a detached single-family home, but at usually a more affordable price. New home builders realize that townhome buyers make up a significant part of the market and have constantly come up with new models, more engaging floorplans and made it more affordable in some cases. There are a ton of options to choose from, in almost
any part of the city – it’s just a matter of preference and budget. TYPES OF TOWNHOMES
Any of the new communities in and around the city will offer townhome developments, and buyers have lots to choose from that can suit their needs. There are traditional townhomes that have three floors and a developable basement, then there are those with three floors but built on slab (meaning level to the ground and do not have a below-grade basement). Some have attached garages, and some don’t. Then there are stacked townhomes that place one- or
two-storey units on top of each other. They give homeowners more separation than a typical condo, because each unit has its own exterior front door and there are no elevators or shared lobbies. Buyers can also find back-to-back townhomes that in addition to sharing side walls, homes share a back wall with another. This improves affordability, while still giving homeowners their own space. There are quite a few more types like bungalow villas and live-work models that fall into the category. We spoke to three townhome builders in Edmonton to get their insights on this unique home option. Averton, Cantiro and StreetSide Developments share their thoughts on why townhomes are an important part of the market. LIFESTYLE APPEAL
Kim Tieu, Senior Marketing Manager at Cantiro, says the timeless appeal of townhomes is in the liberating lifestyle it offers. “For many people, owning a home is a point of pride, but it’s not the most important part of their lives. The low maintenance lifestyle of townhomes offers people the freedom to spend their time doing things they love like traveling or going out to eat with friends (of course, not during COVID times). The attainability aspect of it is also a plus, as they’re not tied to a large mortgage and have the money to spend on the things just mentioned.” There is also the added advantage of not having to worry about exterior maintenance of the home. “Common areas are taken care of year-round, the investment of your property is protected,” she says. Dave Armstrong, Sales and Marketing Director at StreetSide Developments Edmonton, says that the wide variety of townhome style offered also makes it a perfect in fitting most lifestyle needs. “If there’s a style of townhome, we most likely offer it. We have three-storey, two-storey, bungalow, attached garage, detached garage, maintenance-free condo and free hold (non condo). We are in all corners of Edmonton and Spruce Grove, too,” he says. Averton is actively redefining townhomes,
says Averton Marketing Manager, Jennifer Corelli. “Averton has developed a unique expertise in the area of townhome and community design, with a focus on architecture, landscape, open space, and social connection. This is a practice that we are bringing to several communities throughout the Greater Edmonton Region.” THE AFFORDABILITY ASPECT
Buyers can find a townhome to fit their need almost anywhere in Edmonton, in almost any style – from the modern village feel townhomes to the more traditional ones in the suburbs. What’s common among them is the relative affordability. “Affordability is a huge factor when considering purchasing a new home, townhomes are priced in the market striking a balance for first time homebuyers and downsizers, giving them the ability to save on their purchase,” Armstrong says. But affordable doesn’t mean cheap, says Cantiro’s Tieu. “Cantiro Townhomes don’t sacrifice style for affordability. Our luxury townhomes are elevated and designed with incredible functionality to suit any lifestyle, while also offering people an upscale experience with high end finishes, oversized windows, glass balcony railings and free-standing tubs.” Corelli agrees, saying their townhomes in their new development of Midtown in St. Albert start from the low $300,000. Yet the architectural and design touchpoints “create an unparalleled value in an offering that is truly unique in the region,” she says. “The care taken in selecting exterior and energyrated building materials results in a better performing and energy saving home, which creates long-term savings and peace of mind.” AVERTON

Cantiro offers condominium townhomes with double car drive under garages. “We offer seven different models with options for a dual master, two- bedroom plus bonus room, or three-bedroom layout. The townhomes have a small condo fee associated with them.” She says their townhomes fit the lifestyle of their biggest demographic, young professionals, and Cantiro’s ONE at Keswick in southwest Edmonton is a perfect example of the stylishly affordable townhomes they offer. “ONE at Keswick itself is a desirable community – the townhomes are adjacent to a park and the community features tons of walking trails and green space. One of StreetSide’s most popular townhome developments is in Uplands at Riverview, which offers another lifestyle element unique to townhomes. These are fee-simple townhomes, which means no condo fees. And they have been a big hit. These are three-storey townhomes in the Modern Farmhouse style that includes quartz countertops and vinyl plank flooring. They also have private balconies and attached garages and start from $254,000. “Our Modern Farmhouse townhomes located in the Uplands community in Edmonton is releasing the next phase on Feb 27th. Our first phase was released last year and was 65 per cent sold out before we opened our show homes. We expect to sell out our initial launch quickly,” Armstrong says. The first thing that pops into my mind when I think of an arch (or arc) is the rainbow, that perfect burst of colour in unison after a rainfall; it’s a natural wonder that always inspires. D
id you know that the one thing in every home that never gets misplaced is your toothbrush? Why is that? Well, it’s simple – your toothbrush has a home, so you always know where to put it back after use. Even if you walk around the house and brush your teeth, you won’t just leave your toothbrush randomly on the couch or on top of the fridge. No matter how busy you are, you will always make the time to go and put it back.
So why don’t we do this with everything else in the house? Why do we leave our shoes in the middle of the hallway, or our hairbrush on the couch? This is something I never understood about human nature. Don’t get me wrong, I’m guilty of this too, but I just don’t understand it. I will say this though, the more I implement systems and create a “home” for all of my items, the easier my life has become. Even during the most hectic times (we all have them), it takes only 15 minutes to put everything back where it belongs and return order in my home.
The good news is there are many little tips and tricks to make this fool-proof. Here are my top five:
My advice for going from “I leave my stuff wherever it falls” to “everything has a home” is to start small. Don’t try to do it all in one swoop. You’ll get overwhelmed. Start with something like footwear. Then, after a few days of getting into that habit, add something new to the list. It takes an average of 66 days to create a habit. So, for the next 66 days, I challenge you to use this time to create the habit of organization. Two months, and you’ll have a whole new space to call home!

De-clutter: Keep only the bare minimum of what you need. Less is more. This alone will solve half of your organizational issues.

Utilize vertical storage: What does this mean? It means to use your walls and doors to hang things on, instead of trying to shove everything into a cupboard or leaving things on counters.

Make sure to use up cupboard dead space. Sometimes we open a cupboard and put things on the main shelf, leaving four ft. of space above it. In these cases, there are actually two options. You can buy stackable bins/drawers, or install more shelves in the dead space in between. Oddly enough, I think buying more shelves is actually cheaper than buying bins (depending on the space, of course).
4 Using these tips will get you well on your way to keeping your small space organized. However, the biggest and best solution is starting with No. 1. The less you own, the less you’ll have to keep organized. It’s as simple as it sounds, and once you get the hang of living life consuming less, you’ll feel so much better!
Label the spaces where things should go. This will make you accountable to put your items exactly where they belong, and better yet, will help you know where to find them later.

Buy multi-purpose furniture that can double as storage. So much of it exists these days, it’s a matter of simply tracking down what works best for you. There’s nothing like a couch that can store your comfy blankets inside of it, am I right?
