I just saw a comedy special from stand-up, Alex Edleman, and he had a funny observation about living rooms. He says they were never allowed as kids in the living room of his parents’ Massachusetts home, which was reserved “only for guests and tragedies.” And I can relate, I’ve been to relatives’ living rooms where sofas and armchairs are still wrapped in plastic waiting for the Pope to visit, maybe. The observation particularly fits this issue where we discuss living room design.

INNOVATION PAYS OFF IN WINNING YEAR
2024 is turning into a milestone year at Jayman BUILT, as the renowned homebuilder and land developer is enjoying a winning season with big wins in both of Edmonton’s and Calgary’s premier industry awards. And they’re not done yet.
Jayman won Builder of the Year-Large Volume at this year’s Canadian Home Builders’ Association – Edmonton Region Awards of Excellence in Housing, and the Grand Award for Large Volume Single Family at the BILD Calgary Region Awards. No other local homebuilder in recent history has won both awards in the same year.
“We’re more than thrilled with the outcome in both awards,” says Dave Hooge, COO at Jayman BUILT, but the work doesn’t end there.
Nor do the accolades, as Jayman BUILT is up for even more awards this year, including provincial and national awards.
But even with all the industry recognition it is getting, Jayman BUILT, as an organization, recognizes that it is building the community itself that makes it all worth it. Their sponsorship of the 2024 Edmonton Jayman BUILT MS Walk happening on May 26 is just one of the many ways the homebuilder does give back to the community.

In addition to the Builder of the Year titles in Edmonton and Calgary this year, Jayman BUILT also took home a boatload of awards in each respective organization.
In Calgary this year, Jayman BUILT won awards for Best Multi-Family Community Concept for the Streams of Lake Mahogany; Best Apartment Style $251,000-$350,999 for Les Jardins’ A Suite; Best Apartment Style - $451,000 and Over for the Streams of Lake Mahogany; as well as for Best Sales and Information Centre. While in Edmonton, they took home awards for Best Single-Family Under $300,000 for The Brady; Best Single-Family $300,000 -$350,000 for The Sonata; Best Design Centre/ Show Room for their styleMagic Design Centre; the Environmental Recognition Award for Single-Family Large Volume Builder; Best Net Zero Homes for The Karma; and Best Greenfield Garden/Secondary Suite for The Karma Legal Suite.

They are set up to extend the winning streak, as Jayman BUILT is also up for nine awards at the CHBA National Awards, with three from their Edmonton division. These include Best New Community for Southfork in Leduc; Best Interior Decorating for Sonata 20; and Best Detached Production Home Under 1,800 square feet for Taylor 24; and several other advertising and marketing awards to go with it.
They also plan to have a big presence at the BILD Alberta Awards later on this fall, where they are up for Single-Family, and Multi-Family awards, and also for Developer awards for Southfork.
ENVIRONMENTAL INITIATIVES
It is no surprise, however, that Jayman BUILT was able to achieve these various award-winning feats, as they have nurtured a culture of innovation in the development of their homes.
They were the first to introduce the most energy efficient homes available in Alberta, including their Quantum Performance Ultra E-Home, achieving Net Zero Certification. Jayman offers four options for an energy efficient home, designed to save you money annually and protect the environment. Each Jayman BUILT home already include 10 solar panels, a 96 per cent High Efficiency 2-stage furnace, an active heat recovery ventilation system, among others, that translates into $21,000 in value included in the home. Those 10 solar panels will generate enough electricity to cut homeowner’s electricity bills by up to 50 per cent - nearly half-way to Net Zero energy generation!
Taken together, these can result in $1,300 in annual energy saving and save 4.63 metric tonnes of greenhouse gases per year, which is 33 per cent more energy efficient than the minimum 2023 building code in Alberta requires.

“Consumers today expect that their builder, or any other vendor for that matter, take the Built Green practices seriously and contribute to a greener world. So, for us, Built Green is just how we do things.”

The living room tells a story. And for the most part, it’s an autobiography; but its where your happily ever after can come true.
The living room is one of the most visible rooms of the home, and with the prevailing popularity of the open concept plan on the main floor, it’s easily the one where your personal style can make the most impact.
In the past, the living room had a more formal function. It was called a sitting room, or a parlour, where homeowners receive guests. Today, it’s a bit more informal – and is largely the spot in the home where the family can gather to have fun.
In fact, the living room - in a single-family home, at least – isn’t just necessarily on the main floor.

The bonus room on the second floor, or the entertainment space in the basement can also be termed as living rooms and designed as such to take on this function for family fun.
But in this issue, we tackle the function and design process of the main floor living room, and we get the insights from experts in Edmonton’s new home scene.
TODAY’S LIVING ROOMS
The function of the living room in today’s modern home has certainly evolved with changing lifestyles, says Coventry Homes Director, Marketing & Communications, Tara Van Horn. “While it traditionally served as a formal space for entertaining guests, it has now become a multifunctional
area where families gather for relaxation, entertainment, and socializing.”
She says the popularity of the open floor – or open concept - design, the living room now often blends seamlessly with the kitchen and dining area, creating a central hub for daily activities.
But maybe more importantly, the living room is where your personality can shine, says Taabish Zaver –Cantiro’s Product Development and Design Manager.
“Living rooms are more than just spaces; they’re reflections of your lifestyle. Our Life Collection™ features three distinct series, each offering a unique perspective on the role of living rooms,” she says.

Having a television in the living room is always a point of contention. “The debate over whether to include a TV in the living room is a common one,” Van Horn says.
“Ultimately, it comes down to personal preference and how the space will be used. In our showhomes, we have designed living rooms with and without a TV. When we have a stunning fireplace featuring a tile, plaster, or detail that we don’t want to cover with a TV, we always provide a location to the side to allow a space for a television. This provides the flexibility for homeowners to include or not include a TV in their living room depending on their lifestyle.”

According to Zaver, the most important component of design in the living room is the flooring. “It serves as the foundation for the entire space, setting the tone for the room’s aesthetic and functionality. The right flooring can tie together the overall design scheme, complementing other elements such as furniture and fabrics,” she says.

Van Horn believes it’s the furniture that can most influence the look of the living room. Flooring, furniture, fabrics all contribute to establish the look, “but if we had to pinpoint the most important, it would likely be furniture,” she says.
“The furniture layout sets the tone for the entire space, determining its functionality, flow, and aesthetic appeal. Quality, comfort, and style are key considerations when selecting furniture pieces that will anchor the room.”
