In a record-breaking night, Cantiro took home four of the top awards at the CHBA Edmonton Region Awards of Excellence - Builder of the Year: Large Volume, Builder of the Year: Multi-Family, Best Community, and the Industry Leadership Award - a feat that has never been done before.
At the end of the evening, the integrated real estate company had a total of 16 awards and 17 finalist nominations across Development, Single Family, Multi-Family, Sales and Advertising categories including Best Net Zero Home. The Hills at Charlesworth in southeast Edmonton received the Best Community honours for the second year in a row for its seamless blend of home types for a wide variety of lifestyles and year-round community features including natural protected areas, community gardens, skating ribbon, solar-powered playground and disc golf course.
The Builder of the Year – Large Volume award is given to the company that accumulates the most points from a Customer Satisfaction Survey and other Single Family Homes award wins for specific home models, sales volumes and advertising campaigns. “We refined our customer-centric approach to product development,” explained Ryan Smith, Cantiro Homes President. “We incorporated our customers’ feedback and emerging lifestyle trends to improve our existing products and develop new ones that meet their needs. Every department was involved in the development process to ensure designs worked at every level and we simplified the buying process to make it easier for customers to find the perfect home to fit their needs.”
This was Cantiro’s third year in a row winning Builder of the Year – Multi-Family. The Cantiro Townhomes in ONE at Keswick won Best Townhome Project and their Emerald Hills townhomes in Sherwood Park was also a finalist in the category. Both areas are now selling their final homes and are expected to be fully sold out well before the end of this year. The New York model also won a Best Townhome award with Berlin model placing as a finalist.
Other projects being recognized included downtown’s CX tower being named Best Multi-Family Rental Project and West Block’s Penthouse winning Best Apartment Style over $250K. West Block had previously won Best Apartment Building for three years running from 2020-2022.
Receiving the Industry Leadership Award was another high point, acknowledging strong corporate responsibility, philanthropy and innovation within the industry and community. In addition to helping to spearhead a number of successful charitable endeavours and winning Best Net Zero Home, Cantiro has also made a lot of internal refinements. “Five years ago, we embarked on a journey to take our organization to the next level,” states George Cantalini, Cantiro CEO & Founder. “We restructured and rebranded, streamlined our processes, and invested heavily in technology, tools, and training to enable our teams to work more efficiently and effectively.” Cantalini adds that Cantiro is extremely thankful for the commitment and dedication of their staff and trade partners that have been key drivers of their success.

Kinglet Gardens has been winning hearts and minds of new homebuyers since its debut last fall. Now it’s also earning industry accolades, as the new northwest community from Rohit Land Development won for Best Showhome Parade at the 2023 CHBA Edmonton Region Awards.
But even more than that, Kinglet Gardens offers the kind of community design many want to set roots in.
In the first of what promises to be many wins, Kinglet Gardens won the Best Showhome Parade category at the 2023 CHBA Edmonton Region Awards of Excellence in Housing. The award, the developer says, is a testament to the dedication and creativity of everyone involved in creating the community’s amenities and showhomes.
“Just like a gardener invests time and effort to create a visually stunning garden, Kinglet Gardens has gone above and beyond to provide an exceptional living experience for our residents,” says Leanne Ure, Project Manager at Rohit Land Development.
The win was also a “powerful validation” of the builders: ART Homes, Blackstone Homes, Victory Homes, and Rohit Communities, says Jedidiah Nibre, Senior Marketing Coordinator, Rohit Land Development. “Their dedication created amazing exceptional homes that meet the needs and desires of their customers.”
Nibre also pointed out that the win also underlines the challenges the team had to surmount during the pandemic and the economic disruption that followed. And they
were well rewarded, as more than 400 visitors came to the community on opening day last September.
“Kinglet Gardens was our first showhome grand opening since the COVID-19 pandemic, we knew we wanted to make a big impact. We spared no effort, from the branding and signage to the engaging activities designed to connect with the community. Even in challenging times, we remain committed to creating award-winning communities,” Nibre says.
But the true beauty of Kinglet Gardens goes beyond just its showhomes, as it has all the features that will nurture a connected, active, invigorating lifestyle for all its residents.
“We have thoughtfully designed the amenities in the first stage of development to provide our residents with a vibrant and enjoyable living experience from day one. We have designed our community to provide an amenity hub that nurtures the growth of our residents.”
“We have included a year-round park with a toboggan hill and inclusive playground, and community garden to create a diverse and engaging community that caters to the needs and interests of our residents,” she adds.
In fact, the playground also won the National Demonstration Site award for Best Design Practices Servicing the Whole Child and the Whole Community.
Ure seems to have the green thumb when it comes to nurturing award-winning communities. She is in fact also the project manager for Woodhaven Edgemont, which won the CHBA Edmonton Region’s Best New Community awards for two consecutive years (2020-2021) and Best Show Home Parade (2022).
“Winning all these awards is a great honor. However, I must admit that what brings me the most joy is seeing our residents come together to create a thriving community in the spaces we have purposely designed,” Ure says.
“As a mom and an engineer, I am always thinking about how I design spaces that will support growth and development of families. At Kinglet Gardens, ‘Where Families Grow’ isn’t just a tagline – it’s a guiding principle that informs every aspect of my design.”
The playground at the heart of the community is already becoming a social hub for the community, and it has seen plenty of use from residents who have moved in since last summer. Ure says Rohit takes care to bring in in-community amenities like the playground early in the development of their communities as they provide a touchstone for growth for the residents.
“Viewing the park from above, one can appreciate the intention behind its design, which resembles that of
a blooming flower,” she says. “The playground serves as the leaves of the flower, providing a fun and active space for children to play and grow. Meanwhile, the community garden acts as the heart of our community, much like the bud of the flower, where community conversations take root just like the fruits and vegetables we grow.”
There is even more to look forward to in Kinglet Gardens. “One of the most highly anticipated additions is the pond, which is set to open later this year,” Ure says. The pond and connecting pathways will provide joggers, strollers, dog-walkers and anyone else looking to enjoy a quiet walk around the community.
“In addition, in the community’s retail centre, the first building is expected to also open later this year,” she adds. “The residents are eagerly anticipating the opening of the neighbourhood retail centre, which is expected to house a range of businesses including a dentist, daycare, quick service restaurants both national and local, and will also serve as the site of a future gas station.”
Nibre says Kinglet Gardens is enjoying strong sales, and buyers are loving the community’s accessibility, familyfriendly features and amenities.
“The design of the community has also received praise. The entrance feature and sense of arrival have been noted as particularly impressive, setting the tone for the rest of the community,” Nibre says. “Our showhome traffic has remained robust, with visitors flocking from across the city and surrounding areas.”
Kinglet Gardens holds an appeal to the widest range of homebuyers
as it offers a variety of home types to fit any lifestyle and budget, including single-family homes with front attached garages and with rear detached garages, duplexes and townhomes.
It boasts two types of duplex homes: a front-back model, which features one-half of the duplex with a front-attached garage and the other half with a rear-detached one. This provides an aesthetically pleasing streetscape allowing for more landscaping in the front yards. The community also features standard front-drive duplexes.

The opening of a showhome parade is always a significant event in a new community. It signals progress and growth; it brings a jolt of excitement that livens up the community and is worthy of celebration. Developers plan out in excruciating detail with their builder groups to make their showhome parades stand out. And the Best Showhome Parade is oneof the most sought-after categories in the annual CHBA-Edmonton Region awards.
Just ask Rohit Land Developments, whose showhome parade for their new community of Kinglet Gardens
set the tone for the launch of this new northwest community. “It was our first grand opening after the pandemic and it turned into this massive, festive event that set the tone for the community,’ says Rohit Land Project Manager, Leanne Ure.

The award, the developer says, is a testament to the dedication and creativity of everyone involved in creating the community’s amenities and showhomes. “Winning this award
is a great honor,” Ure says, “but bringing the community together was even more fulfilling.”
That is the ultimate goal for the developers and we find out from Cantiro, Dream and Rohit Land Developments what goes into the planning of their showhome parades and what homebuyers can expect in their latest.
The intent of the showhome and the parade it is in is to give homebuyers an aspirational take on the lifestyle available to them in the community.
“By showcasing a range of beautifully designed homes, buyers can see the potential of what their own home could look like, and they can also get a sense of the amenities and features that the community has to offer,” Ure says.
Cantiro, which won two of the biggest prizes at the same 2023 CHBA-ER awards – Builder of The Year (Large Volume) and Builder of the Year – Multi-Family – knows a thing or two about creating knockout showhome parades.
“The show home parade gives builders a platform to showcase their available homes within our communities,” says Nick Young, Cantiro’s Development Manager for The Hills at Charlesworth and the upcoming Alces communities.
“However, the success of a showhome parade is not merely determined by the quality of the homes on display, but also by a comprehensive and strategic planning process.”
Young says that to ensure a successful showhome parade, several critical elements are considered during the planning stage. “These include selecting an ideal location and ensuring accessibility for visitors. The impact on current community residents is also taken into account, along with proximity to community features and amenities. The use of pageantry, such as flags and signs, helps to create an atmosphere that is welcoming and enticing. Outdoor
event spaces and ample guest parking are essential for hosting.”
For Dream, the developer of the new Beaumont community of Élan, the goal is always about the experience. “Visitors should walk away feeling educated about each builder and feeling like they truly experienced the community,” says Jen McDonald, Dream’s Marketing Manager, Alberta.
Carlin Gurjar, Cantiro’s Development Manager for its ONE at Keswick community, says a successful showhome parade is one that looks great and is accessible. “While the ultimate indicator of success is traffic and sales velocity; however, this is a result of many key factors including builder partner selection, promotion, wayfinding signage, and visitor engagement.”
Young says the aim is to make the parades easy to find and navigate. “We have a great builder group in both Hills at Charlesworth and ONE at Keswick communities and a variety of homes to meet a range of budgets and lifestyles. There is ample signage to help visitors find their way to the parade, and once you arrive, you know you’ve found it.
The builder groups have a beautiful array of homes and some even offer the convenience of self-guided tours, which allow visitors to tour the homes outside of show home hours.”
Dream’s McDonald says the showhomes create an authentic experience for prospective residents. “We are big believers in showing our communities as they truly are and creating beautiful parades helps us tell the story of the community with real photography, not stock. What you see in our marketing is what you see in real life – now and when you live there.”
The showhome parade can be seen as a microcosm of the community itself. It creates the streetscape that developing communities can display as an example of what the community can look like when it’s complete. It also sets the character and tone of the community, so some uniformity is needed, says Jedidiah Nibre, senior marketing coordinator at Rohit Land Developments.

Dream says its aim is to create communities of distinction, and the showhome parade is a key component in the plan. “Dream tends to approach showhome parades a little bit differently than many builders,” says McDonald.

The showhome location is key to this approach, often placing showhomes with direct access to or near a major community amenity like a park, playground, etc. Visitors should get a sense of how the community will look and feel once they become a resident. Jayman BUILT Sales Manager, Dalayce Keen, says they are seeing a growing need for these types of homes. “We’re seeing a trend for families to live together – whether it is two siblings and their families, or a space for aging parents to live (like developed legal suite or a main floor bedroom option).”
Most homebuilders, including Excel Homes, Jayman BUILT and Prominent Homes, offer all types of homes that can include multi-generational home features. Single-family homes are the most popular but even duplexes and even townhomes can have some of these features.
Truong says designs of homes at Excel have been constantly evolving, but the recent pandemic and the following economic turmoil had further underlined the need for home designs to evolve with changing needs.
“We have seen an increase in the desire for multi-generational homes
since the pandemic, with many homeowners wanting to create a space in their home for their elderly parents to receive better care at a fraction of the cost of a retirement home. Multi-generational homes not only offer financial benefits, but they also offer mental and emotional benefits. They allow for families to create a stronger bond and be readily available to help with childcare and daily household chores, relieving the stresses of daily living.”
Khaira agrees. “It’s not just parents moving in with their children, sometimes it’s their siblings or cousins. Most of the times those are temporary arrangements though until those relatives can find a home of their own, but a home with these multi-generational features will always have increased resale values.”
Keen says laned homes are a very affordable option for a multigenerational home. “Two families can share in the expenses and pay much
less than rent and they get to be homeowners and build wealth!”
