EDITOR’S NOTE
#ALBERTASTRONG THE WAY FORWARD You don’t need me to tell you how challenging the past two months have been. But things are starting to look brighter and there seems to be a spring in everyone’s step. Maybe by the time it’s summer all this will just be a bad memory. Optimism is slowly rising with the warmer weather, just as the Alberta government starts lifting some of its restrictions. Some homebuilders we’ve been talking to recently have told us of a slight uptick in sales through these difficult months. Many are crediting the creative ways they have put in place – from virtual tours of show homes to robust incentive packages – to have helped. Of course, advertising with us has helped, too. Builders are getting more inventive in the ways to attract customers. Coventry Homes – our cover feature this month – even brought back a sense of the NHL hockey we all miss with the unique kid’s rink they installed in the developed basement of their new Dione show home in Keswick Landing. Rohit Land Developments tell us that the virtual reality portals they have included for the websites of their new communities have helped tremendously in their sales and outreach efforts. Especially as they introduce new show homes in their Arbours of Keswick community. We also spoke with several homebuilders to give readers an idea of the tempting homebuying incentive packages they are now offering – including staged down payment plans, huge discounts on upgrades, and more. But you know what will really make you feel better – going out in the yard to work on your garden. We talk about the best outdoor living trends, as well as environmentally friendly methods of gardening in this issue. I did pick up the rake and worked on my backyard, and the effort nearly wiped me out (I am old and out of shape) but the sense of accomplishing something did lift my spirits. And that’s what we all want these days – a sense of doing something. And pretty soon, I’m sure we’ll have more of that.

124 GRAND MARKET THURSDAYS & SUNDAYS
WHAT’S HAPPENING There’s a sense of optimism is the air – summer is almost here. The sunfilled season will be a little different this year, with many annual festivals and events making the difficult, yet appropriate, decision to postpone or cancel due to continued public health and safety concerns. There’s caution as our province begins taking its first steps to ease the restrictions and closures put in place over the last two months, but there’s also hope that life can slowly get back to normal – or at least, a new normal. We saw golf courses open in early May, and by the time you’re reading this, we may also see restaurants, cafés and outdoor Farmer’s Markets begin to open under new guidelines. One of these include 124 Grand Market, which is scheduled to open on May 14 for its ninth season. Offering its regular twice-weekly market along 124 Street, visitors can expect this year’s market to include physical distancing between vendors and patrons, as well as robust cleaning and sanitation procedures. Whether you’re planning on spending more time at home, or looking forward to safely venturing out, remember to always check for the latest safety updates and recommendations at alberta.ca/covid19.

COVER STORY
COVENTRY HOMES CREATES A SHOW HOME EXPERIENCE WITH DIONE by PEPPER RODRIGUEZ Whether virtually or in person, everyone has to see Coventry Homes’ new show home, Dione, in the southwest community of Keswick Landing. It is truly a show home that needs to be experienced.

New Home + Condo Guide |
May 15–June 12, 2020
For over 40 years, Coventry Homes has created some of the most memorable home designs in the city, but Dione takes the cake, or – more appropriately – the rink, as you will see. The 2,103-square-foot Dione show home, finished in the Pinnacle specification, combines stylish, high-quality interior design with functional, practical floor plans. But it comes with a twist that only Coventry Homes - and its long-standing partnership with the Edmonton Oilers organization - is capable of accomplishing. Each year since the beginning of its partnership with the Oilers, Coventry Homes has paid homage
to the hometown hockey heroes with developed basements meant to impress its legion of die-hard fans. And this year’s Oilers Kid Cave basement has done more than that. “This is our sixth Oilers-themed basement, so we wanted to do something a little different,” says Coventry Homes marketing and design manager, Tara Van Horn. “We came up with the idea to do something fun for the kids. We knew we wanted to build a playstructure but the hard part was to keep it hockey-centric. That’s when the idea of the Zamboni came to be.” The Zamboni with its mini-rink, gaming hideaway, and a built-
in slide in – of course – Oilers colours has been a massive hit. “Young, or young-at-heart, everyone loves the Zamboni! It turned out to be a true familyfriendly space with room for everyone to enjoy time together, whether they are watching the game or hanging out in the play area,” Van Horn says. Feedback for the Dione has been amazing, she says. “It has been an instant hit, and a fast favourite to those who have visited.” The show home’s open concept main floor also impresses, especially with the fantastic fireplace detail that brings a contemporary flair to the design. The wide plank oak hardwood flooring in the great room and kitchen bring a blissful warmth to the proceedings. Nine-foot ceilings and tall windows accentuate the loveliness of the interiors. The kitchen with its massive central island with waterfall design commands attention for its stylishness and functionality. Its one-and-a-quarter-inch quartz countertop adds to the lustre and blends well with the trendy black stainless-steel appliances. But beyond the wow, the show home also brilliantly lays out
Dione’s full potential as a practical, stylish and utterly comfortable family home. The three-bedroom, threeand-a-half bath home with a bonus room at the top of the stairs on the second floor has all the prerequisites needed to answer the needs of today’s families. Coventry also provides several options that enable buyers to personalize their home to fit their lifestyle. “We believe that your lifestyle should determine what your home looks like, not the other way around,” Van Horn says. “That’s why all of our home designs are

flexible, allowing you to customize your floorplan, finishes and fixtures to suit you.” The community of Keswick Landing also serves to further attract buyers. “Keswick Landing holds true to its ‘big spaces, small prices’ tagline. It is a good fit for new home buyers looking for the comfort and space of a new home community, at affordable prices,” Van Horn says. Close to the river valley, shops, walking paths and more, Keswick Landing has “everything you’re looking for in a new community,” she adds. Best of all, Dione starts at a very affordable $450,000. Backing this all up is Coventry Homes’ expertise and reliability. “We’re passionate about designing floor plans that are flexible and work for real people and their lifestyles,” Van Horn says. “We also believe that high grade finishes and fixtures shouldn’t be upgrades. Our commitment to quality has earned us a strong reputation that has been recognized across the home building community.” Visit Dione at 4408 Kinsella Green SW, or visit Coventryhomes.com for a virtual tour and to learn more. nexthome.ca 13

ENJOYING LIFE, VIRTUALLY, IN ARBOURS OF KESWICK In these days of sheltering in place, virtual reality may be the only reality that matters. Rohit Land Development quickly seized on the opportunity to reach out to its clients by launching virtual reality portals for their newest communities in Edmonton, and the results have far surpassed expectations. Marty Pawlina, marketing manager for Rohit Land Development, says they have enjoyed the highest traffic to their websites since the launch of their virtual show home tours content. “Buyers are shopping from home, we’ve made a handful of sales already,” Pawlina tells Edmonton New Home + Condo Guide. He credits the success of the campaign to Rohit marketing 14

coordinator, land development, Kelsey Siemens, who was able to get the project going in just two weeks. “We knew we had the technology to make this happen, and we knew how important this tool would be as the lockdown limited our show home operations,” she says. With a simple click and drag of the mouse, visitors can virtually walk through show homes in Rohit’s newest communities of Ridgecrest in Glenridding, Woodhaven Edgemont, and Arbours of Keswick. “It’s almost as if you’re there, you can see all the features of the show home and get an idea of what it’s like,” Siemens says. “We integrated the virtual tour to Google Maps so if anyone
is interested enough to set an appointment to visit them in person, it’s easy enough to find where to go,” Pawlina says. The virtual show home tours become even more important now, as Rohit introduces the latest show homes in their hit Arbours of Keswick community in the southwest. The arboursofkeswick. com website provide portals to their show homes, including the two that have just opened in May. Kanvi Homes’ Bespoke Onyx and Dolce Vita Homes’ Casoria 30 estate show homes are now open and ready for viewings by appointment, and they are both already available online to visit virtually. Art Homes – whose new streetscape show home in Arbours of Keswick is still under

construction – will be joining the lineup this summer. The virtual tour experience allows Rohit to stay in touch with their customers, and also gives those interested in buying a home a chance to check out what there is out there in the comfort and safety of their own homes. And Arbours of Keswick certainly has a lot to offer. This 160-acre community is right in the heart of Edmonton’s fastest growing sector and already has some 250 homes built. Growth will certainly continue after the Alberta government announced that Keswick will be getting a brand new $31-million Catholic K-9 school, and a $33-million public K-9 school, slated to open by 2022! “Many of our homes are within walking distance,” Pawlina says. The 25,000-square-foot Royal Centre Keswick commercial area has already broken ground, adding to the neighbourhood’s bountiful amenities.
The seven-acre Gordon King Pond is the centrepiece of the community and the carefully planned green space, including parks and walking trails, are all centred around this aerated natural water amenity. All this certainly adds to its appeal to the young families, and couples who find in Arbours of Keswick a community they can grow with and set roots in. Arbours of Keswick’s wide range of upscale, trendy homes has also been key. Rohit has assembled a strong builder group comprised of some of Edmonton’s most recognizable homebuilders to provide their line of estate, singlefamily front-drive and streetscape homes, and duplexes. Townhomes will also be available in the future. Asides from Kanvi Homes and Dolce Vita Homes, Kimberley Homes are also offering estate homes here. Duplexes – including the popular front-back style – are from Rohit Communities and Victory Homes.
Single-family homes – including traditional front-drive homes and the new streetscape models – are from Excel Homes, Kanvi Homes, Rohit Communities and Art Homes. Siemens says the streetscape home is an innovative approach to the traditional family home that presents a friendlier curb appeal with a more prominent façade that provides both the convenience of a front attached double garage, and a good-sized veranda for a welcoming feel. “Your home will be the highlight, not the garage. The curb appeal of these homes is one above the rest,” she says. Virtual tours of Rohit Communities Lozano, Kanvi Homes’ Element, and Excel Homes’ Newcastle streetscape models are already available to view in the Arbours of Keswick website to give viewers an idea of what they offer. “Rohit is renowned for crafting unique neighbourhoods in Edmonton, Calgary, Regina and Fort McMurray,” says Pawlina. And in Edmonton, buyers can get the chance to view show homes virtually in three of their newest communities: Ridgecrest at Glenridding (liveinridgecrest.com) and Arbours of Keswick (arboursofkeswick.com) and Woodhaven Edgemont (woodhavenedgemont.com). nexthome.ca 15

Written by C. MARIE HEBSON
BEAUTIFUL, CONFIDENT, SEXY - PINK! This colour excites and inspires me, don’t be shy, be bold in your colour choices. There’s only one design rule to follow - make a commitment to your colour and thoughtfully repeat it. You can soften your pink to Benjamin Moore’s First Light 2102-70 or crank it up to pure Magenta! May your entire year be filled with glorious, gorgeous colour! Area rug… Superimposed black and white photograph over a tone on tone medallion. Great way to inject colour into your space even if you have wall to wall carpet.
Accent Chairs… Afraid to commit big? Go with a couple of accent chairs, makes a statement without the commitment.
Wallpaper-Murals… I’ve used wall murals for a few years now, and they never cease to amaze. Here a scan of pink onyx, then duplicated into a Rorschach pattern. Tres chic, nes pas?
The loft… It would take a confident man to live in this space, but if he loves his woman, he’ll let her have her pink! By saturating your tone of pink takes it from pretty and feminine to rock hard and confident. Paired with raw grey wood and black this couldn’t be more perfect.

DOLCE VITA HOMES
According to Dolce Vita’s senior marketing manager, Kim Tieu, the uncertainty brought about by the COVID-19 pandemic has made buyers more cautious, some even opting to pause their homebuying decision altogether. “At Dolce Vita Homes, our valued clients have always been at the heart of what we do and why we do it,” she says. “For this reason, we have created the Mortgage Assurance Program, which provides mortgage subsidy payments for six months upon the purchase of a new home with Dolce Vita Homes, MODA Townhomes, or West Block luxury condominiums. Everyone’s been affected by this situation in some way, so our hope is that this support will help our clients feel confident in taking that next exciting step in their lives and feel reassured that Dolce Vita Homes will be there for them.” Go to https://mortgageassurance.dolcevitahomes.ca to register. for their Edmonton and Calgary developments. It offers a job protection guarantee, a price protection guarantee, and a cash rebate incentive. Alice Mateyko, President – Housing for Homes by Avi Group of Companies tells Edmonton New Home + Condo Guide that the program sought to alleviate some concerns homebuyers felt in the wake of the COVID-19 pandemic. “We are very much aware of the apprehension that a new home buyer would have buying a home in the current condition caused by COVID-19,” Mateyko says. “To address this, we have introduced the Homes by Avi Purchase Assurance program that will ensure the buyer has absolutely no risk committing to buying a new home from us. “We are indeed proud of this program as it provides a risk-free assurance to the buyer.” Find out more about the three key aspects of this program here: https://www.homesbyavi.com/ about-us/current-promotions/ purchase-assurance-program/ calgary JAYMAN BUILT
Corporate responsibility has ever been the core at Jayman BUILT. That comes to focus more these
days, as the award-winning builder offers to make it easier for buyers to own a home with a revamped website to launch soon. “We offer our home buyers a number of online tools to help them through the buying journey, including access to virtual tours, images and floor plans on the Jayman BUILT website,” says Stephanie Myers, Vice President, Jayman BUILT “Given the need for virtual home-buying tools and online offerings, Jayman has made the decision to develop its online offerings with a new website set to be launched this summer.” Lorne Rackel, General Manager, Broker, Jayman Financial, says they also have a program to help buyers save on deposits with a staggered payment plan. “This program is designed to help people save their deposit of five per cent if they currently do not have that amount available. The customer would usually have a portion of the deposit saved but require a bit more time to save the full amount. The customer makes installments to Jayman BUILT to complete the deposit. Once the customer has paid the full amount and their last installment clears, Jayman BUILT will start the home construction.”

TRENDING | ENVIRONMENTAL GARDENING
HOW GREEN IS YOUR GARDEN?
By PATRICIA JOHNSON A garden may only look green, here’s how to make it environmentally friendly There are many shades of green in the garden, but in the last few years a new one has become the vogue, the environmental green. You would think that gardening would be naturally environmentally friendly, and for the most part it is, but there is always room for improvement. Whether you own a house with a yard or simply a condo with a balcony, here are a few suggestions based on the holy trinity of environmentalism; reduce, re-use and recycle. Reducing water use is a major concern. Minimize the amount of water you need by planting native plants, being genetically adapted to this environment they are more drought tolerant and less thirsty than plants from more exotic locales, plus have the added 26

benefits of being more disease and pest resistant. Maximize the water that you do use by installing a drip irrigation system or using a soaker hose to get water to the roots where it is needed instead of on the foliage. Water in the morning to reduce evaporation loss in the heat of the day. Zeolite, a natural volcanic material, can be added to soil to hold in moisture, a layer of mulch keeps soil cool and moist in summer heat as well. And catch as much of that natural water from the great faucet in the sky as you can with rain barrels. Another simple environmentally friendly practice involving reducing, re-using AND recycling is composting. Composting isn’t as yucky or as complicated as a lot of people think. Akin to the ancient art of alchemy, turning lead into gold, you’re instead turning kitchen and yard waste into black
gold, rich crumbly soil full of good micro-organisms. Buy a compost bin or make your own, choose a sunny spot and start cooking. The name of the game here is balance, getting the right ratio of Nitrogen (“greens” - vegetable peelings, coffee grounds, grass clippings) to Carbon (“browns” – dead leaves), alternate layers of greens and browns, sprinkle a little soil on top to speed things up, and keep moist. The pile should have the consistency of a wrung-out sponge, stirring the pile regularly will aerate it and speed things up as well. Compost is ready when it looks and smells like dirt. Topdress your lawn, dig it into flowerbeds, add it to containers, your plants will love you for it. If space is a premium consider worm composting. That’s right, worms, red wrigglers to be specific. They can be kept in a plastic storage bin
partially filled with shredded and moistened newspaper, to which food scraps are added. There they happily munch away, producing rich castings (otherwise known as worm poop), which can be added to soil as a natural fertilizer. Although the bin can be kept outdoors during warmer weather it must be brought in for the winter.
Check your plants regularly to catch problems in the early stages before things get out of control, then use the most benign practice possible. Not all bugs are bad bugs and if you spray you will be wiping out the beneficial insects along with the problem ones. Try squishing, cutting off affected leaves or hosing down the plant or tree to knock off aphids or spider mites. Be willing to accept a few bugs if the damage they do is strictly cosmetic. If you do decide to declare all out war and bring out the big guns of chemical spray use something with a low level of toxicity and low environmental impact and follow the directions
on the label, more is not necessarily better in this case. Healthy soil means healthy plants, fewer problems with insects or diseases and less chemical use. Plan for the right plant for the right place – match the plant’s light and soil requirements with the conditions that you have in your yard, or, if you are growing in containers group plants with similar light and watering needs together. If you have recurring problems with a plant it is a good indication that something is amiss and maybe it’s just time to try something else in that spot. So even when it comes to gardening tread lightly on the earth, be a good steward, by making the microcosm of your growing space greener you are at the same time making the macrocosm of the earth a bit greener too. Patricia Johnson is the owner/ operator of Gardens of Gaia, a gardening company that espouses environmental gardening methods. She is a certified Journeyman Landscape Gardener with over 20 years experience in the horticultural field, including retail garden centre experience and 15 years with the City of Calgary Parks Department. A former certified arborist and trained floral designer, plants and gardening are her passion. nexthome.ca 27

UP!
by ANDREA COLMAN photos by NICOLE AUBREY
I just love the look of white-on-white, and I’m not alone. The bright, refreshing appeal of a white-based colour palette has been a long-standing trend, and it’s little wonder why. From living rooms to kitchens and bathrooms, across a vast range of styles, it will always be a popular choice. Now, there’s a right way and a wrong way to work with white. Here’s why I love the white choice, and how I use it when designing a space.
1. Timeless beauty Some trends come and go – and trust me, when they go, it’s painfully obvious. (Remember your grandma’s avocado-coloured appliances and shag carpet?) Some finishes will instantly date your home. White, on the other hand, has no expiry date. Because white is the ultimate neutral, it’s easy to update any space with new accessories in trendy colours, patterns and metallic finishes. This is a quick and inexpensive fix when your home feels like it’s suffering from a “style slump.” The timeless appeal of white is perfect for items that are expensive or difficult to change, such as tiles, walls and big-ticket furniture items.
2. Wide appeal It’s hard to offend with white. Other colours, such as yellow, red or virtually any hue, have the potential to be an affront to some. And the bolder you go, the greater the risk. Don’t get me wrong – I love designing with colour. But for someone who may be hesitant to commit to a vibrant hue, or when there are vastly opposing opinions in the home, white is typically an easy win that still makes a big impact.
3. Selecting the right white Before you choose “white” and move on to your next design decision, know that white comes in hundreds of different colours. What the what? That’s right – every colour in the rainbow comes in its own version of white. Yellow, blue, pink and green tints make every white appear different. Pure White, China White, Antique White, Bone White... when compared side by side, it’s easy to see how different they can be. Layering different tones of whites within a space can be a great strategy to warm up your palette and bring depth to the overall design. Just be sure your whites complement one another. Remember to pay attention to the kind of natural lighting in the space as this will also change the overall perceived brightness of the white. As a designer, white is one of my alltime favourite colour choices – despite the fact that it’s technically not a colour at all! White has been trending for some time, and it’s not going anywhere anytime soon. Contrary to popular belief, white can be an exciting choice for your interiors, when it’s done right.

But spring has slowly slid into place, and now you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies. It’s time for the seasonal switch. Make some space for your spring and summer things, and don’t give Jack Frost another thought. QUICK TIPS ON ORGANIZING YOUR HOME
Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items. Here are some ideas to consider: Add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need. 32

How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time. Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a giveaway box. Toss or recycle any papers and garbage that are left over. Designate this room as a “noclutter zone” so you will always have a sanctuary to escape to, regardless of what the rest of the house looks like. Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an
extra closet, there’s a solution. A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yetvisible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or underbed storage bins.
