When I was young, it was a regular occurrence to wake up to the sound of a vacuum cleaner at 8 a.m. and the scent of cleaning fumes burning my sinuses. I would often wait until the bedroom door opened and my mother pegged me with one of her infamous looks to get out of bed because it was time to clean. Over time, her cleaning habits became more relaxed and 8 a.m. on a Saturday morphed into whenever we got to it during the week, if ever. We didn’t live in a dirty house; cleaning just didn’t occupy the same amount of real estate in our minds anymore. When my partner and I bought our house, something clicked in my brain. That earlier memory raced to the forefront with a fervour that would make Martha Stewart squeal with glee: our home deserved a weekly and thorough deep clean. The nod of approval from my Portuguese grandmother when she first surveyed the state of our home gave me an adrenaline rush that equaled riding an epic rollercoaster. I was hooked on the look of deep vacuum lines in our plush carpet and the chemical smell of citrus. I managed to keep this regimen up for months. I had more cleaning products than I knew what to do with, and enough microfibre cloths to start an eBay business. I lived to be validated by the cleaning standards of my wellorganized Avó (grandmother) who gave me her approval with a sweep of her gaze – her eyes lingering on the state of our spotless baseboards that I had spent the better half of a morning scrubbing with a soft bristled brush. This is why I did it, to possess a home that was always visitor-ready and Avó-approved. As all adrenaline junkies can attest to, this rush wasn’t sustainable – and what goes up, must come down. The trouble with any extreme regimen is you eventually find yourself overworked. The housework just never seemed to end. My energy for creative projects took a hit, and whether I wanted to acknowledge it or not – I was using cleaning to procrastinate doing things I knew had a better ROI on my time. It was time to hang up my microfibre cloth. Our house is still clean, but I no longer squawk when the guest room carpets have been maimed by footprints, or fluster at the sight of a single rogue glass in the sink. In my retirement from being the champion of over cleaning, I’ve finally found the time to enjoy homeownership – the polished parts and muddy bits, too.

EDMONTON’S DIFFERENT HOME TYPES by LAURA BOX When we think about homes, we remember the home we grew up in, or the home we currently live in – but what about all the other types of homes that are available? Let’s explore some of the ones you can find in and around Edmonton. Single-family homes come in a variety of shapes and sizes. A popular single-family home type is one that comes with a frontattached garage. With front-attached garage homes, you typically have your main entry and a mudroom off of the garage. This allows for the rest of the first floor to be your main living space – kitchen, dining room, living room and sometimes (depending on the size of the home) a den or home office. This style of home also includes a second, upper floor and a lower level basement for added space. Single-family homes can also come with a rear-detached garage. It is just like the typical two-storey single-family home, but there is a detached garage in 8

the back of the home that you access via a lane. A bungalow style is a singlefamily home with a front-attached garage and the main living area and bedrooms all on one floor. In many cases, you can also finish the basement to extend your living space. Next, there is the duplex home. This home type has a variety of names depending on where you grew up. I grew up in Ontario, and generally, they call these types of homes ‘semis’ or a ‘half-duplex’. A duplex is two homes side-by-side that are connected with one wall. Duplexes can have either a frontattached garage, rear-detached garage, or even a combination. Townhomes are like duplexes, but they are generally in a group of four or five homes built together in a row and attached on at least one side to a wall with another townhome. Condos can also be very unique and are generally different from the other home types mentioned
above. Typically, you see fourstorey buildings with condo units inside. You own the actual condo unit and the condo community owns anything on the outside of the building, and maintenance of common spaces. People tend to think a condo unit is smaller than a typical single family home, however, they come in all shapes and sizes. Some condo units are even two-storeys. As you can see, every home type is very unique and offers a lot of choices when you’re looking to buy your new home. Feel free to stop by our showhomes. Kalu Interiors gives expert advice on how to redesign your basement
F
rom a designer’s point of view, basements (or lower levels as we prefer to call them) can be tricky to redesign. However, that was not the case with this project. With soaring nine-ft. ceilings, window/light wells and French doors leading out to the backyard, this space provided us with tons of untapped potential – a designer’s dream! Our task was to double the usable footprint of the home, to meet the homeowners’ dayto-day demands, while being equipped to house overnight guests in comfort and style. This space took on a hotel-chic vibe, with a clean aesthetic, neutral finishes and some indulgent features, too. The client’s wish list for this area was long, and included a home gym, pool table, bar, library, a secondary kitchen, a home theatre, a guest bedroom, two guest bathrooms, a laundry room and last but certainly not least, storage areas!

A tall order, but nothing Kalu couldn’t handle. For each person, the wish list is different, depending on their lifestyle. What are you currently missing in your home? Once you know what you want, convert that “lower level” into an area that is useful for your lifestyle. The problem with many lower levels is that they’re dark because they are underground with limited light. So, the first step is to brighten things up. Now, resist the urge to paint the walls a bright yellow hue and calling it a day. Find out where the natural light is coming from and amplify it. Artificial lighting is one way, via recessed lighting, light fixtures, sconces and so-forth. But the finishes you choose for the space will also impact its light level. Generally speaking, opt for lighter, brighter and airier colours and glossy/reflective finishes to brighten up a room. Incorporating mirrors into the space will visually double its size and bounce light throughout.
All too often, lower levels become an afterthought. Remember, every square foot in your home is valuable. If you can make your lower level just as valuable as the main level, then you’re not only increasing the livable space, but its resale value, too. To create a harmonious, connected home, show consistency between floors with common elements such as flooring, paint colours, or similar accents in trims, mouldings, cabinets or counters. Show your lower level some love by thinking of it as an extension of the home, rather than a far-off place and a future dumping ground.

Buying a brand-new home is a unique experience – you enter the sales office and explore different floorplans, colour palettes, and begin to dream of the possibilities that come with living in your new community. If there is one immediate gripe with a new construction compared to a resale home, it’s 20

the waiting game. Builders and developers do their best to get the home to you in time for first closing, but that’s often not the case; various factors like labour or material shortages are often out of their control. Patience is admittedly not my strongest characteristic, and waiting was the hardest part. Of course, on the other side of the coin, there were benefits to this. As first-time homebuyers, we had nothing
to fill our home with – from the basic essentials like cutlery, right down to the we’ve-never-hadto-think-about-this-before items like a lawnmower. The year and a half gave us the opportunity to not only save our money, but also buy things at our leisure and often at a discounted price. Now that it’s been a year, we often get asked if we would do it again. Well, that all depends on when you would have asked us.
After we closed on our home in November of 2018, during the first couple of weeks, I had frequent tightening sensations in my chest. I was beyond stressed. We were still missing a bathroom counter upstairs, we had a gaping hole where our toilet’s plumbing met the wall, pickets were missing from the handrail on the stairs, and frankly, nothing quite looked like how we imagined. Thanks to the flippancy and lack of firm repair dates from our builder, I swore to anyone who would listen that I would never do this again. Now, almost 12 months later,
these issues seem so subjective and downright silly to worry about. When you’ve invested into your home and found the craftsmanship to be less than stellar, it can bring on a whole host of emotions, anxiety included. You’re plagued with thoughts of when will they fix it? Will they fix it? What if they don’t? And worse: what if the repairs are worse than before? We learned quickly that communicating calmly with our site supervisor yielded the best results. Before we knew it, the missing counters were installed, the fistsized hole in the bathroom was patched and painted over, and
the missing pickets were installed. They’ve completed the rest of the deficiencies and laid down our sod, and well, it’s made our house look like a home. So, the question remains: Would we do it all over again? Maybe. If we were to buy new again, I think we’d be better emotionally equipped to manage our expectations and be mentally prepared for how long it may take for the deficiencies in the house to match the vision we had of our completed new home. Who doesn’t love a brand-new home; a house that no one has ever lived in before? Your dream home, a fresh, clean slate with nary a fingerprint on the walls. Sometimes, though, you get so caught up in the excitement of buying that new home, you might gloss over key details that could cost you money. So says Patrick Francey, CEO of the Real Estate Investment Network (REIN). “Your best defense against making costly mistakes is due diligence… be excited about your new construction, but don’t be so swept up in the emotions,” Francey says. “Do your research, take 24

You want to hire those who work exclusively with a developer or are well versed in new builds. The best source for finding a specialized realtor/mortgage broker is referrals. Then, don’t be afraid to ask them questions about their experience.

Some people think that if they buy the show home, they get every upgrade included in the price. Unless it’s clearly stated and in written form by the builder, you need to ask. People get a surprise when changes they’ve asked for come with a cost. Maybe in the middle of the build, you’ve decided you want to change the paint colours or you want better quality or more a powerful electrical supply. All of a sudden, you have added $1,000 more to the cost of your new home. Unless the builder stipulates in writing that the upgrades will be done without incurring a cost, assume you will be charged.
When you have a house built, you need to know in advance what your financing obligations are. What if through the course of the build, a new stress test is applied or interest rates go up? Or what advances are required and when? Ask! 7. Move-in date delays

love designing bedrooms. They come in all shapes and sizes, so a cookie-cutter approach doesn’t work, especially when the space is small Designer Jo or awkward. I cannot stress enough the importance of “washable” with little ones! Finally, I added some pink velvet pillows (also washable), and a black and white throw blanket to balance off the wallpaper at the end of the bed. The artwork is another source of colour and pattern. By enlarging and hanging cute family photos, it added personality and a sense of belonging for the kids. A fulllength mirror at the end of the hall is functional and created a runway for playtime. There was enough floor space for the girls to get out their doll houses and other toys, and still have room for everyone to enjoy whatever they were doing at any time. The biggest lesson to learn from this makeover is that sometimes you have to think outside of the box – literally! If I had stayed with the square room as it began, it wouldn’t have the wonderful personality and function it has now.

JUDSON BEAUMONT has made a career out of challenging our preconceived notions of what storage should look like. The artist and founder of Straight Line Designs Inc. proves that storage doesn’t have to be boring to be functional. “I think of storage and ask, ‘Why does everything have to look the same?’” says the graduate of the Emily Carr Institute of Art and Design. “I want furniture to have personality, yet still be very functional. I want people to question why storage should be traditional looking.” Today’s storage solutions certainly don’t have to be drab, says Theresa Thom, franchise director, Stor-X Organizing Solutions. More importantly, homeowners don’t realize how many unused areas can easily be transformed into innovative storage spaces. For example, the small closet at the front door is often a landmine of clutter. “You can pull that door right off and create a mudroom, complete with bench, shelves, a couple of drawers and hooks,” says Thom. “Now that awkward closet is a much more functional one.” Wolf Nickel, president and founder of Stor-X adds: “There is also so much wasted space in laundry rooms. You can make the laundry room so much more efficient by adding a built-in folding table with hanging space, as well as shelving for brooms, mops and laundry supplies.” Before placing your belongings in a chest of drawers or curios in a

cabinet, Heather Knitel, the owner of Good Riddance Professional Organization Solutions, says, “Envision your space and how you would like it to look.” This is not only good advice for storage, but it’s a great opportunity to de-clutter. Knitel suggests systematically going from room to room. Everything should get pulled out of drawers, cupboards and countertops and sorted into three piles — donate, trash, keep. “Eliminate what you aren’t using,” says Knitel. “But stay very focused on the task at hand, meaning don’t go zigzagging. Stay in the room until it is done.” Many of us hoard magazines, books and newspapers. Recycle those old newspapers. Then, purge
yourself of those magazines and books by giving them to a hospital or other charitable organization that could put them to good use.
Clothing “Eighty per cent of the time, we wear only 20 per cent of our wardrobe,” says Knitel. When it comes to clothing, a good rule of thumb is, if you haven’t worn it for six months or for a season, get rid of it. “Most of us have to change the way we think. We tend to hold onto things way too long for emotional reasons,” says Knitel. “For example, that sweater grandma gave you five years ago that you have never worn … place it in the charity bin.”
