EDITOR’S NOTE
LIFE IN THE
NEW NORMAL Edmonton seems to be settling in nicely to life in the new normal. School is starting, but in ways that may not seem all that familiar yet; businesses are open, but not quite to the level of pre-pandemic times. Still, life in the city seems to have regained some of its rhythm and some of the old familiar customs are slowly coming back on track. One such pattern is the weekly tours of show homes. Many builders have noticed an uptick in traffic to show homes, especially those that are welcoming walk-ins. And where better to start checking show homes again than in Arbours of Keswick, where new, exclusive and distinctive home models are being warmly received. This Rohit Land Development community in the southwest is our cover feature this month and the new show homes from its eight builders are the least of the exciting things happening there. Construction is starting for a new K-9 public school in the community, and it is set to open its doors in two years. So, this might be the best time to buy here if you have kids that will be entering school age in that time. Another indication of some return to normalcy is the announcement of the finalists for the 2020 BILD Alberta Awards. We spoke to some of the movers and shakers in the provincial industry who have garnered the most nominations, and all are eagerly awaiting the event – which is being held online for the first time - on September 10. Like I said, it’s normal, but not. We also shine a spotlight on Excel Homes as they open new duplex show homes in the established community of Edgemont. Speaking of new home designs, we also have a feature that takes a look at how home designs today are adapting to the new normal that sees us more than likely to remain sheltered in place.

NEW SCHOOL AND INNOVATIVE DESIGNS BREAKING GROUND IN
ARBOURS OF KESWICK The vast potential of Arbours of Keswick is swiftly coming to fruition, as the young and dynamic community in southwest Edmonton not only fulfills the promise of a “Live, Work, Play, Learn,” lifestyle, it also brings in choice and convenience in the mix too. Excitement is ramping up even more for this Rohit Land Development community, especially after it was announced that a $33 million K-9 public school will be breaking ground in Arbours of Keswick this September. It is one of two elementary schools that will open for the 2022-23 school year in the greater Keswick area; the other one will be a $31 million K-9 Catholic school that is also conveniently located close to Arbours. 10

This new public school in Arbours has everyone excited; it is the cherry on top of what is already a community overflowing with ease-of-living amenities. “Edmonton Public Schools believes that students deserve a great education and highquality places to learn no matter where they live. The new public Kindergarten to Grade 9 school in Keswick provides an opportunity to do just that,” says Chris Wright, Managing Director of Infrastructure at Edmonton Public Schools In partnership with the province, the school has been designed using the Division’s 21st century learning model. Situated in the central west portion of the Keswick neighbourhood, the
school site includes space for sports fields, a future playground and future community facilities. “Edmonton Public Schools is deeply appreciative of the support provided by neighbourhood developers and the City of Edmonton in securing a site for this school, which will serve this developing community for many years to come,” he adds. The school is designed around six learning communities, each supporting a cohort of students with classroom spaces, collaborative learning spaces, washrooms, art or science areas, and space for teachers to collaborate. There is space for classroom instruction as well as quiet individual work, and smaller collaborative spaces for group
or paired work. The school is designed to be more open than traditional school design and will feature lots of natural light The new school undoubtedly adds value to the Arbours of Keswicks already amenity-rich location. But Rohit doesn’t stop there and is continuing to build and improve on infrastructure here. There is now a new park with a playground and gazebo and even a second access point that makes getting in and out of the neighbourhood that much easier, Rohit’s Senior Project Manager, Land, Doug Vander Brink, says. “The new park completes the heart of the community, connecting to Gordon King Pond via a short walk down King Gate. It has a wonderful playground, covered picnic area (with power) and lots of open space to throw a football or frisbee with generous seating throughout. It’s a wonderful setting to gather, or even just to sit and read or surf.” He adds that accessibility into the community has been improved
with a new direct connection from 170 Street. “There is now a choice when travelling north between Anthony Henday and the option of 170 Street or Rabbit Hill Road.” It’s no wonder the community has grown spectacularly in just a short period. “With the completion of Phase 4 in September, we have developed 97 of our 160 acres in only four years. The velocity of this neighborhood compared to neighboring developments is extraordinary, as buyers clearly see that the Arbours is something special,” Vander Brink says. As new phases in Arbours of Keswick open up, most of its eight builders of single-family estate, streetscape and duplex homes have new show homes or are in the process of building new ones to open in the fall.

It’s easy to pick a new home when you have a clear idea of what you want out of it. But in these days of the pandemic, when sheltering in place has become the norm, the careful balance of lifestyle has been turned on its head and the home itself has to be able to adapt to the new needs. What staying at home for long periods of time has revealed is that spaces in the home that were once taken for granted have now gained more meaning. Kitchens for couples who always ate out are now gaining a new importance, unused dens and bonus rooms have become the central point of
activity as working and studying from home become the order of the day. Even the neighbourhood where one lives have gained more prominence in the lockdown, stay-cation is all that much easier when there are parks, pathways and places to gather without contracting the virus just beyond the backyard. The need to look for a new home that answers the new needs of the new normal may account for a sudden rise in traffic to show homes around the city. Amie Brown, new home expert at Kimberly Homes, certainly thinks so. “We’ve been incredibly busy through the summer, as people
now realize that the home they are currently in doesn’t work in the new normal, and they are looking to the future,” she tells Edmonton New Home + Condo Guide. Creating your dream home can be daunting. By following these basic principles, ensuring you have lots of photographs of the desired end result, staying true to your vision, and knowing where to spend, and where not to, are keys to the success of any good interior design. Here are my basic rules to go by:
Consistentcy Whether it’s your home or a retail space, the most important thing is be consistent! Every room can be different but they must all have a common thread, an accent color that repeats throughout your home or the same baseboard, doors and window trim is pretty basic for today’s designs. If you select a specific pattern, be sure to repeat it thoughtfully in other areas of your home. I call this harmony and flow, and it is all too often forgotten in interior design.
Lighting As jewelry or strictly utilitarian. It’s crucial to differentiate, to satisfy both needs - great when they overlap but do not sacrifice one for the other. Throughout this home, I used strategically placed wall sconces, perfectly balanced chandelier and pendant lights mixing silver, chrome, gold and black metals to reflect the homeowners style and taste.

Use architectural details to define style Vaulted ceilings, beams, millwork, arch ways, all depict a certain genre. Be sure to stay true to your original design style, and don’t mix too many genres.
Tell a story Stay true to your design vision and the style genre you are wanting – if it’s a show home, then create a client or personality for each room and have the design reflect that creative brief, if its for a client, be sure to address specific needs, hobbies, uses for that room. With these basic design rules, your sure to have success. Remember, every rule can be broken, but not until you’ve mastered the basics! Good luck.
