This spring, new qualifying mortgage rules are being put in place to help Canadians boost their home-buying power. Finance Minister Bill Morneau announced that beginning on April 6, the benchmark rate used to determine the minimum qualifying rate for insured mortgages, also known as the stress test, will be calculated based using the weekly median fiveyear fixed insured mortgage rate from mortgage insurance applications plus two per cent. Under current rules, a family with an annual income of $100,000 with a 10 per cent down payment and a five-year fixed mortgage rate of 2.89 per cent amortized over 25 years qualifies for a home valued at $511,424 using the 5.19 per cent qualifying rate, according to calculations using Ratehub.ca’s mortgage affordability calculator, Under the new stress-test rate of 4.89 per cent, they can now afford a home worth $526,632, a difference of three per cent or $15,208 in this scenario. “As a result of Morneau’s review of the stress test he has announced a change to the rate that will be used to stress test insured and insurable mortgages,” says James Laird, co-founder of Ratehub.ca and president of CanWise Financial in a press release. “When the change takes place April 6th, the stress test rate will be set at the average five-year fixed rate for mortgages applying for default insurance on applications received by CMHC in the past week.” Since the stress-test rate was set at the average of the big bank’s five-year fixed posted rate, the old system gave banks too much control over mortgage qualifying. The stress-test rate did not change in correlation with underlying mortgage rates, said Laird. “Canadians who are getting insured and insurable mortgages can expect to qualify for a little bit more than what they can today.”

A 20-FT.-LONG SNEAK PEEK OF WHAT’S TO COME

A SnEAk-PEEk of a massive new 55-ft. mural that will front along St. Clair West was recently unveiled at a groundbreaking event for 900 St.Clair West, a new project by Canderel. Low supply drives up home prices in GGH: CREA According to the Canadian Real Estate Association (CREA) resale housing prices are on the rise again this year in Ontario’s Greater Golden Horseshoe (GGH) region. “Home price growth continues to pick up in housing markets where listings are in short supply, particularly in Southern, Central and Eastern Ontario,” said Jason Stephen, president of CREA in a report released earlier this month. CREA stats show home price growth has re-accelerated across most of the GGH with a number of markets getting close to double digits. “Looking at local market trends across the country, one thing that stands out in markets with historically tight supply is a larger than normal drop in new listings at this time of the year,” said Shaun Cathcart, CREA’s Senior Economist. 12  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

Marlin Spring acquires parcel in Junction Triangle Marlin Spring continues to purchase properties with nearby access to public transit and cycling infrastructure, and its latest acquisition in the Junction Triangle is no exception. Future development will “serve as a form of urban acupuncture, filling in and connecting the currently vacant lands that surround the Museum of Contemporary art to the broader community by offering new housing, retail and office opportunities while contributing to community infrastructure with a new public park, road and connections to the West Toronto Railpath,” said Marlin Spring’s Pedro Lopes, Senior Vice President, Developments. The developers will implement the public realm focused master plan to deliver over one million square feet of residential, retail and commercial space, including a new child care facility and affordable housing. The site is located within walking distance of the second largest transportation hub in the Toronto area, with nearby access to the UP Express offering a 10-minute ride to Union Station and a 15-minute ride to Pearson International Airport. “By developing new housing, retail opportunities and community infrastructure Marlin Spring plans to make a positive contribution to this already thriving neighbourhood,” said Lopes. Final phase of east Toronto neighbourhood will be 88 Queen South Award-winning Canadian real estate developer St. Thomas Developments is building the final phase of its master-planned, multi-tower community in east Toronto, 88 Queen South. The sleek and sophisticated building is part of a multi-phase development which occupies a full city block in Toronto’s burgeoning downtown east location. Comprising the entire frontage between Mutual and Dalhousie streets, 88 Queen is a 51-storey tower designed by Hariri Pontarini Architects and Cecconi Simone. The latest building is located at the southern part of the block and will neighbour its counterpart, 88 North. The location includes retail, restaurants, food hall and offices, and the new tower will feature 569 suites ranging from 514 square feet to 2,290 square feet. Units will be priced in the mid $600,000. “We were given the opportunity to design a project that is not simply a building, but rather a vibrant, mixed-use community that becomes a new destination east of the downtown core. Our hope is that the design will foster a place for people to live, work and play, while rooting itself in the fabric of the neighbourhood,” says David Pontarini, Partner in Charge, Hariri Pontarini Architects. Opening day of 88 Queen is April 1, 2020. For more information call 416-350-1697 or visit www.88queen.com

The Condo Completions are Coming! Ben myers

Every year alarm bells are sounded about the number of new condominium apartments that are scheduled to complete in the Greater Toronto Area (GTA). Could all these units drive down rents? Could they drive down resale prices? Will investors sell on mass? Is there enough people to fill all these expensive new units? Last year when I made my forecast for huge rent growth in the City of Toronto, people claimed 14  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

that GTA condo completions could reach 25,000, which would result in muted rent growth. According to data from Canada Mortgage and Housing Corporation (CMHC) there were just 12,672 condominium apartment completions in the Toronto metro area, the lowest level in 10 years. The forecasts for completions almost always fall well short of projections. However rent growth was still fairly muted last year despite the lack of new condo apartment supply hitting the market. Data tracking firm Urbanation Inc indicated that the rent per-squarefoot (psf) for leased condos in the former City of Toronto was $3.79

psf in Q4-2019, an increase of just 1.9 per cent year-over-year. In contrast, the “905” or suburban condo market, rent per-squarefoot hit $2.85, an increase of 7 per cent year-over-year. Secondly, rent per-square-foot purpose-built rental apartments increased by 7 per cent in the fourth quarter of 2019 over Q4-2018 in Toronto, rising from $2.80 psf to $3.00 psf based on data from Rentals.ca. People have hypothesized that the downtown Toronto rental market for brand new condominium apartments has hit an affordability ceiling, and investors cannot continue to …continued on page 16

increase rent at the level they have in the past. CMHC data from October of last year showed that the vacancy rate in downtown Toronto for rental apartments was 2.9 per cent, close to the balanced level of 3-4 per cent. So despite the demand for apartments in the core, people just can’t make the numbers fit their budget. What does all this mean if you’re a budding real estate investor? Will supply put a damper on rent growth moving forward? According to Urbanation data, as many as 29,000 condominium apartments could complete and occupy in 2020, but they forecast that the number will be closer to 25,000. Those seem like massive numbers, but it must be kept in mind that the Toronto metro area is expecting population growth of nearly 16  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

140,000 people this year per CMHC forecasts, and the tech boom continues to bring in high-income tenants from across Canada and across the globe to Toronto. If you’re looking to buy a new condo, keep these figures in mind: Urbanation data shows that suburban condos were priced at $761 psf at the end of 2019, compared to $930 psf in the “outer 416” area (which is primarily Etobicoke, North York, East York, and Scarborough), while pricing hit a whopping $1,349 psf in the former City of Toronto. A buyer really needs to consider which market they want to be in. For potential investors worried that new condo prices will come crashing down, it is important to note that a big part of the reason that new condo prices have increased is due to the significant

jump in construction costs. According to Altus Group project monitors, it cost about $120 psf to build a new apartment 20 years ago, that rose to approximately $195 psf in 2010, a 62 per cent increase. Developers looking to build a new condominium or rental apartment in 2020 are facing construction costs upwards of $325 psf, a nearly 70 per cent increase from a decade ago. Batory Management and my firm Bullpen Research & Consulting Inc just recently released our Q4-2019 GTA Land Insights Report that showed condo land prices in 2019 increased by 28 per cent in the former City of Toronto. Everything is going up. There is clearly huge upward pressure on costs via land prices, government fees and construction escalations, which will ultimately prevent developers from making the numbers work on new projects in the future, ultimately reducing supply and increasing prices over the next decade. Should be interesting to watch. If I can offer one piece of advice for new and even experienced investors, check the track record of the developer to ensure that they the have experience and financial capability to complete project that you’re buying into. Do your own research on price and rent values, buy what you can afford, and good luck! Ben Myers is President of Bullpen Research & Consulting. Ben provides pricing recommendation, product mix, and valuation studies on new residential housing developments for builders, lenders and property owners. If you are new condominium shopping in Ontario, congratulations – and rest assured that you will enjoy ownership of one of the finest residences in the world when it comes to design, quality and service. There are many programs in place to ensure top quality and protect your rights. The following are just a few. Ontario Building Code (OBC) – one of the best things about buying a new home or 18  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

These organizations work hard to maintain a strong, positive role for our housing industry and to ensure that the interests of homeowners and home buyers are understood and respected by all levels of government. This might include disputes over development charges or other municipal governance, heritage conservation, land use, minor variances, the height of proposed condo towers, etc. This tribunal is part of the Environment and Land Division of Tribunals Ontario, which was established on January 1, 2019 and reports to the Ministry of the Attorney General. An educated buyer will always feel more confident with the decision to buy new. Considering how much condos have increased in value over the last few years, my other advice is to BUY NOW, while we still have incredibly low mortgage interest rates!

Following the success of the first two phases of the Liberty Market Complex project - Liberty Market Building and Liberty Market Lofts - the final stage of the redevelopment starts with a heritage warehouse built in the 1940s and transformed for the modern age.

The original structure of Liberty Market Tower was a wartime munitions factory for the Brenn gun, and a portion of railroad tracks used to bring the raw materials into the build still run through the property, according to Brian Brown, Principal of Lifetime Developments.

“From the outset, our work in Liberty Village has always been about creating a community,” said Brown. “We were part of Liberty Village at the very beginning of its latest transformation and are proud to bring this project to life through a one-of-a-kind building situated where art meets business nexthome.ca  23

and industrial heritage meets modern design.” Here’s a look into what you will find within Liberty Market Tower: The development will boast a distinctive 28-storey tower featuring 281 luxury residential suites and seven floors of commercial space – all with connectivity to the existing Liberty Market Building. Condo suites range from studios to threebedrooms, accommodating a range of lifestyles. Over 12,000 combined sq. ft. of indoor and outdoor amenity space make up the 8th floor of the building, featuring a state-of-the-art fitness studio, entertaining rooms, business centre, outdoor dining; which hosts BBQ stations, soft seating and a freight car converted into an outdoor bar lounge with incredible views overlooking both the city, Exhibition Place, and Lake Ontario. The building also includes three levels of underground parking – as well as additional commercial parking, which is a key feature. Sales will commence at the end of February. Liberty Market Tower will add a unique dynamic to the neighbourhood, accented by a distinctive art collaboration and

a range of highly sought-after lifestyle-based amenities. Lifetime has partnered with renowned artist Anthony Ricciardi to create murals and sculptures that will be integrated within Liberty Market Tower, designed to inspire residents and complement the creative spirit of the larger Liberty Village community. A little more about the area… Liberty Village has evolved into a destination in and of itself. Both residents and visitors of the neighbourhood experience easy access to everything from sports and entertainment to hospitality and premium neighbourhood amenities - all within walking distance of one another. Liberty Market Tower reflects the best elements of the community and its surroundings, blending the aesthetic of the neighbourhood - both its industrial spaces and its contemporary condominium designs.

CANADA’S TALLEST CONDO TOWER COMING TO ONE YONGE Just when you thought the Toronto condo market couldn’t possibly reach new heights, Pinnacle International announces the next phase of its Pinnacle One Yonge development, and with it, details of the country’s tallest residential condominium tower, to be called SkyTower at Pinnacle One Yonge. At a record-breaking 95-storeys, the tower, designed by Hariri Pontarini Architects, will include more than 800 condominium suites in a variety of layouts, ranging from 520 to 2,300 square feet, with prices starting from just over $800,000. “An iconic address like One Yonge demands an iconic architectural statement,” says Pinnacle’s Vice President of Sales and Marketing, Anson Kwok. “We knew this location demanded something elegant and distinctive. “Our approach to this phase, and the other elements of this master-planned development, was predicated on a commitment to not just merely add yet another condo to the downtown core. Instead, we recognized the unique privilege provided by this site to forever reshape the Toronto skyline.” While offering unparalleled views across Lake Ontario and over the surrounding GTA, suites at SkyTower will be defined by their timeless and contemporary designs created by the award-winning team at Tanner Hill and Associates, offering spacious and light-filled living experiences. Amenities within SkyTower will rival many of the city’s finest luxury residences, and will include a pool, yoga studio, games centre and party-space, as well as outdoor barbeques and lounge areas. SkyTower, is the second of three tall towers at Pinnacle One Yonge, and its launch follows the release of The Prestige, a 65-storey condominium tower that launched last year, is now under construction. Details of the third tower have not yet been released. Canada Blooms at the Enercare Centre in Toronto, March 13–22. For many of us these days, home is a condo. That’s why we made sure that The Big One includes specialized vendors who have experience with condos, whether you need your kitchen renovated or balcony flooring installed. Find them in the vendor directory on the Home Show website, thehomeshows.ca For ideas on what’s possible when designing condos or other smaller homes, don’t miss Rooms of the 6ix, four unique spaces that celebrate various locations in the City of Toronto. What would Graffiti

Our Tiny Home Village is another place to explore if you are looking for small space inspiration. See how we’ve organized our collection of small-scale homes, which includes houses by True North Tiny Homes and a preengineered micro-loft, Lüna, by Bonneville Homes. Spring is a time when many homeowners start dreaming of a great outdoor space, so this year, we have included an Outdoor DIY Centre in the Home Show. Let our experts show you how to lay stone,

These renovation professionals, all of whom have committed to RenoMark’s renovation-specific code of conduct, will be happy to answer

RenoMark renovators will also speak on the Main Stage, covering topics like home additions, sticking to your renovation budget and renovating for energy efficiency. ADVICE | LEgALLy spEAkIng

rules and regs of condominium living by Jayson schwarz llM with assistance froM Jacqueline Moneta Jd New disclosure requirements in the Condominium Act provide owners with more information than ever, but all of this information can quickly become overwhelming. What are all these documents and why are they necessary? The following is an overview of the rules and regulations governing condo living. COnDOMInIUM DECLARATIOn

The declaration is like the constitution of a condo. It provides information regarding each suite’s boundaries and its share of 30  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

common expenses expressed as a percentage of the total budget. The declaration also describes any recreational facilities and how they will be used. It can also contain restrictions on the use or occupation of the units and common elements. A review of the declaration will tell you exactly what you are buying into. A declaration can only be changed if over 80 per cent of the owners agree to the change. This makes subsequent changes to the declaration not only difficult, but rare.

By-LAWs

By-laws control how condominium corporations are run. They outline the qualifications of condominium directors, their remuneration (if any), and the quorum necessary for a meeting. The by-laws can also outline when and how the condominium can borrow money. This is important if there is ever a special assessment levied. As an alternative to a special assessment, the condo may be able to borrow funds if allowed in the by-laws, rather than makeup any shortfalls from the unit owners.

The rules can vary greatly in each condominium, so even if you are familiar with condo living it’s important to review the rules in each building you buy into. The rules impact lifestyle choices, which while not legal issues, should be considered carefully as they can have a large impact on your day-to-day life.

By-laws can be passed, appealed or amended by the board of directors. Before becoming effective, by-laws must be approved by a majority of the units of the corporation and registered with the land registry office. COnDOMInIUM RULEs

The board of directors can also make, amend or repeal rules. The rules govern the safety, security and welfare of the owners and the property or assets of the corporation. They typically prevent unreasonable interference with the use and enjoyment of the common elements or units. It’s common for the rules to prevent owners from renting out their units for short periods of time (i.e. Airbnb) or restrict visitors’ use of the common elements. It is also

increasingly common for the rules to limit the number and/or size of pets allowed in the building. The rules can vary greatly in each condominium, so even if you are familiar with condo living it’s important to review the rules in each building you consider. The rules impact lifestyle choices, which while not legal issues, should be considered carefully as they can have a large impact on your day-to-day life.

expenses has been declared by the condominium board. While sifting through these documents may seem overwhelming, careful review of the rules and regulations governing your condo could save you a lot of time and unexpected cost down the road. You should also seek the advice of a real estate lawyer and accountant who can point out abnormalities or possible red flags.

We will try to deal with them in print or electronic form.

Perhaps the most important document you’ll receive is the status certificate. This document gives buyers specific details around the financial and legal circumstances of the condominium building. A status certificate will include information regarding increases in common expenses, law suits against the condominium corporation and any upcoming large expenditures for repairs. A status certificate will also have information about the individual condo unit. It indicates if the current owner is in default of paying common expenses, and if any increase in common

AquAlinA At BAyside receives

leeds PlAtinum certification As the flagship condominium residence in the master-planned Bayside Toronto Community, Aqualina at Bayside continues to elevate the standard of waterfront living in Toronto. The 13-storey residence, which completed construction in 2019, has received LEED Platinum Certification, a first for a high-rise condominium in Toronto. “For 20 years Waterfront Toronto has pursued new standards in sustainability and innovation in building complete communities. We are proud to have first introduced LEED environmental 32  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

buildings standards to the Toronto market, which have now been adopted by developers across the Greater Toronto Area,” says Meg Davis, Chief Development Officer, Waterfront Toronto. “Congratulations to Hines and Tridel for bringing the first LEED Platinum multi-unit residential high-rise to Toronto. Waterfront Toronto appreciates their commitment to environmental sustainability in Bayside, and across their developments,” adds Davis. Nearly a decade has passed since Hines was named the

master developer of Bayside Toronto, following an international competition by Waterfront Toronto. Hines brought Canada’s leading condominium developer Tridel on as its exclusive residential development partner at Bayside. Aqualina was the first of the four residential projects onsite to launch, and completed occupancy last year. Intentions to pursue LEED Platinum were stated in 2017. Hines was among the earliest supporters of the LEED program in North America, having developed over 102 million square feet (9.4 million m2) of LEED Certified, pre-

certified and registered properties in six countries. “The world has taken note of Waterfront Toronto’s unprecedented 2,000-acre revitalization plan. With the Bayside Community we’ve remained focused on delivering one of the preeminent waterfront communities in the world. Sustainability has been a core value since the inception of our master-plan and we have taken a site-wide approach to energy conservation,” says Avi Tesciuba, Senior Managing Director, Hines Canada. Tridel has established a reputation as Canada’s leading environmentally-responsible, green residential developer earning several industry awards and distinctions for its Built Green Built for Life approach. As the largest LEED-certified high-rise developer, Tridel’s condominiums comprise 25 per cent of all residential LEED projects across the GTA. Tridel’s Director of Innovation and Sustainability, Adrian Wang says that Platinum Certification is a significant achievement for the Bayside team. Not only does it mark a first for Toronto, but Aqualina is the second multiresidential project in all of Canada to achieve the designation. “It’s a remarkable accomplishment, and especially gratifying to achieve LEED Platinum as a condominium residence,” says Wang. “Energy conservation is a crowning feature of Aqualina and the entire Bayside Community. Our collective efforts translate to a healthier, more sustainable community for residents and the city, and the financial savings are passed on to our purchasers. Because of our site-wide approach at Bayside, we’re well positioned to

replicate our success at Aquavista, Aquabella and Aqualuna.” The LEED Canada, Green Building Rating System revolves around key parameters spanning a range of factors, including: Sustainable Sites, Materials and Resources, Water Efficiency, Design Innovation, Indoor Environmental Quality, Energy and Atmosphere and Regional Priority. Among the innovations contributing to Aqualina’s platinum certification are a site-wide water filtration system, sustainable procurement practices and discerning material choices. All LEED certifications are administered by the Canadian Green Building Council. “We congratulate the Aqualina at Bayside for achieving LEED Platinum—a first for a multiresidential high-rise in Toronto. A part of the Hines master-planned

Bayside Toronto Community, the Aqualina project plays an important role in the site’s transformation to a vibrant, mixeduse community,” says Thomas Mueller, President & CEO, Canada Green Building Council. “As the first condominium residence in Bayside, Hines and Tridel’s Aqualina includes solar panels for renewable energy generation, and water-efficient plumbing fixture. Beyond environment, Aqualina leverages the holistic approach of green building by improving residents’ well-being through a healthy indoor environment, and amenities that encourage enjoyment of the outdoors. Aquafina is an example of what sustainable residential living should be across Canada.” For more info, visit hines.com or tridel.com nexthome.ca  33

REAL ESTATE GLOSSARY AdjuSTAbLE-RATE And fixEd RATE moRTgAgES There are generally two types of conventional mortgages – a fixed-rate and an adjustable-rate mortgage. An adjustable-rate mortgage means the interest rate can change over the term of the loan. A fixed-rated mortgage simply means that the interest rate stays the same through the entire term of the mortgage and is “locked in”.

AmoRTizATion This process combines the interest and principal together in an established schedule of payment installments, rather than simply paying off interest at the start, which helps build home equity early on.

ASSESSEd vALuE This is how much a home is worth according to a public tax assessor who makes this determination in order to figure out how much city or state tax the owner owes.

CLoSing Closing refers to the meeting that takes place where the sale of the property is finalized. At the closing, buyers and sellers sign the final documents, and the buyer makes the down payment and pays closing costs. It is advisable to have a lawyer facilitate closing.

Condo ownERShip Condominium ownership is real estate that is independently owned and sellable, but the owners of the individual units also collectively own the common areas, amenities and utilities which are managed collectively by the owners as outlined in the Ontario Condominium Act.

CLoSing CoSTS In addition to the actual price of a home, there are also closing costs, which will typically make up about two to five percent of the purchase price, not including the down payment. Examples of closings costs include the mortgage processing costs, title insurance, and excise tax, and legal fees.

Society is evolving at an unprecedented pace. We live in an age of nearly immediate gratification, where, thanks to iPhones and Google, information is always at our fingertips. Connected is the new normal. And now, services have joined the ranks. Apps like Jiffy, Grocery Gateway, and Flex are challenging the notion of bricks and mortar locations and redefining where customers can access the services they need. Groceries delivered to your front door. A personal trainer to the office during your lunch break. An electrician on demand. These are the experiences today’s buyers expect — technology-enabled service that intuitively responds to their lifestyle. What does that mean for real estate? It means that sales are no longer confined to the sales centre. Technology is changing Where We do Business

Over the last six or seven years, sales presentations have relocated and are now taking place over coffee, on the subway, in the park. The buying process is evolving to become more flexible and, as a result, more customized, connecting with potential purchasers where they are, at a time and place that suits their needs. Traditional sales centres certainly still have their role, but the industry is changing to

recognize that ‘sales’ can happen anywhere, anytime. That’s where Blackline comes in. The neW Way To Buy a home

Blackline puts the sales centre in the palm of your hand with fullfeature digital sales presentations accessible from your smartphone, laptop, anywhere with an internet connection. The app empowers every link in the sales chain. With a simple URL, potential purchasers can access all relevant project materials, from 3D building models to the brochure, pricing, amenities, virtual tours, and the complete rendering package, all online. Smart search options include advanced filters like finding the closest schools and grocery stores. Floor plans can be viewed side-by-side for easy comparison. Agents can select a specific unit for a worksheet, then electronically complete and submit that worksheet, with instant and automatic distribution. Developers have the ability to allocate specific units to specific agents at any time, providing exclusive access for VIP phases and events. Unique

profiles allow a deep dive into user activity, tracking details like click patterns, devices used, even number of units sold. The app provides real-time information on availability, allocations, and analytics, information that allows the sales strategy to adapt and respond to the market faster and more intelligently than ever before. By streamlining real estate sales, it is easier than ever to access, distribute, and present information to potential purchasers, and to connect people and properties in unprecedented new ways. Buyers can now purchase a home from the comfort of their living room, the boardroom, an airport lounge, a café — a whole new world is taking shape, and it’s more user-friendly and intuitive than ever before. JARED MENKES EXECUTIVE VICE-PRESIDENT, HIGH-RISE RESIDENTIAL, MENKES

Qualities such as experience, reputation, customer service and sustainability should all factor into your decision when choosing a builder.

My key advice to homebuyers searching for a new community and home is: I encourage everyone to do their research and look at a developer’s track record. It’s the most important thing you can do. Purchasing a home is one of life’s biggest financial decisions, so make sure you choose the right builder for you. You should feel confident that your new home will be built with care and expertise. Qualities such as experience, reputation, customer service and sustainability should all factor into your decision when choosing a builder. Our top priorities when designing a new community are: 1. Superior quality and design is always number one, but our most recent projects have been very focused on convenience and connectivity. We realize that people have incredibly busy lifestyles, so we aim to create true live, work, play communities, and of course we invest in urban sites either in close proximity to, or connected to public transit. 2. We aim to incorporate some sort of connection to nature, particularly in highrise buildings in urban locations. We think it’s important for residents, especially given our City’s climate six months of the year. 3. A strong commitment to sustainability from conception to delivery. This could range from the building materials we use to construct our buildings right down to the energy-saving appliances included in the amenities. As a builder of new communities in the GTA, we are most proud of: Our reputation, and our commitment to shaping the landscape of Toronto. With over 60 years of experience as a developer, we have created some of Toronto’s landmark buildings including Empress Walk in North York and the Four Seasons Hotel & Residences, and now we are changing the face of Toronto’s waterfront. We are also extremely proud that one of our most recent projects, Sugar Wharf, was named as the top selling condominium project in Canada for 2018. This is further confirmation that buyers are confident in making one of life’s biggest investments with us. 48  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

FRED LOSANI CEO, LOSANI HOMES

My key advice to homebuyers searching for a new community and home is: My advice would differ depending on the circumstance and stage of life of the purchaser. However, something that would apply to everybody, be it a young professional or empty nester, is to perform a comprehensive analysis of your financials ahead of time. Knowing what you can afford and more importantly carry without disrupting your quality of life while maintaining a savings strategy is critical. The major benefit of purchasing a pre-construction home or condo over a resale dwelling is: One of the biggest benefits to purchasing new opposed to resale would undoubtedly be that your new home/condo comes with a full Tarion warranty, where as a resale purchase would not. Knowing you are protected by the Tarion warranty corporation for seven years offers prospective purchasers peace of mind that they have a governing body protecting their purchase and holding builders accountable. There are also cost benefits and an opportunity for personalization when purchasing pre-construction that would not come with buying a resale home. Our top priorities when designing a new community are: We always start by establishing our

end users. We try to really get into their heads and ask ourselves what are their narratives? What are their names? Their jobs? By getting into the mindset of our prospective purchasers, we then can establish what will feature architecturally. When that analysis is complete, we then determine what they are looking for from an amenity perspective and the community conceptually will begin to develop an identity within itself. As a builder of new communities in the GTA, we are most proud of: Definitely our reputation. We have worked hard over our 43year history to establish it, which goes hand-in-hand with our longevity in the industry. I have always been extremely proud of the fact that despite the success of our company, we continue to challenge ourselves rather than being complacent. I like to think that as our company has evolved over time, we have remained

consistent when it comes to providing our purchasers homes of the highest quality and at a phenomenal value. We give back to the community by: We are extremely proud of the work that the Losani Family Foundation along with our partners WE (formerly Free the Children) have performed both throughout the greater Hamilton area as well as internationally. They include the construction and opening of an allgirls school in Western Kenya. Also, the construction and opening of several new classrooms as well as a state-of-the-art medical facility which will help service over 12,000 people deep in the Amazon basin in Los Rios and Modena, Ecuador. Also bringing new classrooms and a clean source of water to villages in rural India. We can help alleviate the housing crisis in the GTA by: Decreasing barriers through the cooperation of government partners to properly intensify opportunities would certainly go a long way in that. If obstruction were to be reduced by approving bodies, that would help increase the available inventory to the market which would help with affordability as well. Making land more easily accessible, specifically as it related to the green belt, I believe would go a long way as well. nexthome.ca  49

TARIQ ADI PRESIDENT AND CEO ADI DEVELOPMENT GROUP

My key advice to homebuyers searching for a new community and home is: Do your homework to gain a deep understanding of the value of the houses and condos you’re considering. Some of these value metrics are easily quantifiable, such as the price per square foot, while some are more difficult to quantify such as proximity to transit, highways, building amenities and lifestyle destinations. Balance between space and price may also be found by considering markets outside downtown Toronto; there are gems to discover. For example, there is still excellent value in Burlington — which is one of the main reasons we choose to build there — where you can travel to downtown via GO Train in 50 minutes with multiple trains every hour, yet still enjoy local life. The major benefit of purchasing a pre-construction home or condo over a resale dwelling is: The greatest benefits of buying new are peace of mind, affordability, and increased equity from the time you buy till you receive your new home. New homes are built to the most up-to-date code, have the protection of the extensive Tarion warranty, and reflect the personal taste of the buyer. With regards to affordability, buying pre-construction allows you more time to save up for a down payment, while locking in current market prices. This also means 50  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

you will have realized the same appreciation as the market, with minimal investment. Our top priorities when designing a new community are: Adi’s top priorities are value and livability for our purchasers. Understanding that the Millennial generation is especially challenged by prohibitive housing costs, we’ve modelled Adi to operate at the highest efficiency and optimal overhead, which allows us to pass along savings to the end purchaser. We start with the very best locations, then consider who our buyer is, what they truly want, and how they live. It’s important that we anticipate changes in lifestyles and technology to deliver timeless residences. As a builder of new communities in the GTA, we are most proud of: We pride ourselves on listening to our customers and keeping them at the centre of everything we do. We are able to deliver homes at attainable prices and unparalleled customer service. We offer great design and better finishes — and we do that at a competitive price, so there’s real value for the customer. Architectural integrity has been key for us and to achieve great design, we work with renowned architects, such as New York based CetraRuddy for one of our Toronto projects. We place equal importance on our interiors. If you look at any of our condos in

the context of their markets, they are always a slice above. We give back to the community by: Adi Development Group is an active community supporter, donating both time and finances to organizations such as Habitat for Humanity, Canadian Diabetes Association, Ronald McDonald House in Hamilton, Halton Women’s Place and SickKids Hospital in Toronto. I encourage employees to join me in attending charitable events, as well as providing opportunities for staff to become involved in volunteering and giving back to the community during work time. We can help alleviate the housing crisis in the GTA by: The crisis we’re facing is a supply issue. Municipalities need to find a way to enable growth to occur and streamline the approval process. Timing from acquisition to market is extremely important for affordability. By building near transportation hubs, for example, we increase density without adding excessive load to current infrastructure. It also currently takes far too long to gain the necessary municipal approvals, which result from the lack of efficiency in operations at the municipal level. Delays increase the building construction and financing costs the developer incurs.

BRIAN BROWN VICE-PRESIDENT, LIFETIME DEVELOPMENTS

My key advice to homebuyers searching for a new community and home is: Firstly, do your math and set your budget and do not overextend yourself. That’s where so many homebuyers can get into serious trouble. They become blind by the thrill of possible homeownership. Secondly, factor in all costs of homeownership such as property taxes, utility costs and maintenance fees. Payments don’t just stop at the monthly mortgage payment. Thirdly, I encourage purchasers to read up on the builder’s experience, reputation and customer service; choose one who is well-respected and known for excellent customer service. Lastly, research your neighbourhood. What is being planned there? What is on the horizon for local development and transit? You can get this from the City or better still, speak to the local councillor. Knowledge is power and knowledge is key in every point I’ve made. The major benefit of purchasing a pre-construction home or condo over a resale dwelling is: Everything is new and under warranty. You never know the life history of a resale home or the major investments such as a furnace or major appliances or how long they’ll really last. There

is a confidence in purchasing new. Our top priorities when designing a new community are: Location is key. We look for neighbourhoods on the rise which are well served by transit and have a vibrant live, work and play balance. We ask ourselves, ‘Would we want to live here?’. Then, before we commit to any development, we take our time to do extensive research on the neighbourhood; where people live, who those people are, and most importantly, how they live in their urban surroundings. This impacts everything in our developments, from our suite designs to maximize efficiency in everyday living, furnishings and artwork to create the proper ambiance for purchasers to enjoy, to the meticulously planned amenities we provide for purchasers to ensure we have what they are looking for, from young couples, to families to empty-nesters. As a builder of new communities in the GTA, we are most proud of: The positive impact we’ve made on discovering emerging neighbourhoods and the influence our developments have had on the lifestyle of those communities. Lifetime has a proud 40 year history of contributing to the vibrancy of the GTA through our residences

and our deep community involvement. Wherever we build, we are there for the long term. We give back to the community by: Lifetime has a strong culture of corporate and social responsibility, best evidenced by our charitable foundation, Lifeline. With a focus on homelessness, it gives back to Toronto’s communities by supporting more than 40 charities and programs dealing with environment responsibility, health and wellness, and the provision of the basic necessities of life. In its five years it has raised more than $1.5 million. We can help alleviate the housing crisis in the GTA by: There needs to be a stronger partnership between the public and private sector to help address this issue. Whether it be through Section 37 funds being directed to this purpose, with timeframes for its actual use and implementation, or additional density for the inclusion of more affordable housing within new developments, by working together, the real estate community and governments can successfully address this issue, which we all agree is extremely important in maintaining the GTA as an attractive and affordable place to live and work. nexthome.ca  51

Designer

Sara Bederman

converts two Manhattan apartments into one – for a luxurious, familyfriendly space.

City living is often characterized by compromises which we know translates into less living space. Most urbanites are well-versed with terms such as “micro,” “mini” and “minimal.” So, you can imagine my surprise when my clients wanted to combine two apartments into a single functional and fabulous dwelling. Aside from its ample square footage, this stunning apartment features a few other urban extras that take it to the next level. Here are some of my favourite highlights of this home. FRONT FOyeR

This is the first impression of your home, so make it a grand one. In the apartment’s front entrance area, I opted for a glamorous look. Walls were finished in faux eel-skin wallpaper. Underfoot, soft white and grey vein cut marble tile. Brass-detailed furniture, and elegant glass sconces add rich, textural layers into the space. 52  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

BAThROOmS

Regardless if your home is large or small, if the space is shared with one or eight, one thing is certain – the need for enough bathrooms. This home design tackled demand right from the get-go. The new floorplan included ensuite baths in all bedrooms. The powder room was relocated and finished with a marble feature wall, marble floor and wallpaper. eAT-IN KITcheN

Here’s a real luxury when it comes to urban dwellings; the elusive eat-in kitchen. The eat-in banquette boasts a table with a matching Corian tabletop, to keep a cohesive aesthetic in the kitchen. A gorgeous hand-blown glass orb suspension light hangs above the banquette.

FIRePlAce

A fireplace represents the heart of the home. It’s where family and friends gather, share and... nap. It also becomes a wonderful point of interest in the space. This apartment features a ventless fireplace set within a beautiful custom-millwork wall, with a surround that is clad in marble. The walls flanking the fireplace are outfitted with custom shelving units, open for display. Remember, only collect and keep the things you really love, never out of obligation. You’ll be proud to display your curios and happy to tell the stories behind them. Your displays will look intriguing and utterly chic. Overall, this home is as true to its owners as it is to New York City. It’s warm, welcoming and full of character. The ask – combining two separate apartments into one family home – became a great opportunity to incorporate all those little luxuries that take this space a step above.

Floored! 2020 flooring trends you’ll love by evelyn eshun Floors have stepped up their game in recent years. They’ve taken their rightful place as a focal point in the home with unique and sometimes unusual patterns, colours and finishing options. By its very nature, the floor is a key visual component of any space. Your floor will set the tone and the overall aesthetic boldly or subtly, depending on the type of flooring product you choose. Here are four flooring trends to keep in mind for 2020. HIgH QuAlITy

Homeowners are investing more in their homes these days, and they’re looking for a great product that is durable, long-lasting and aesthetically pleasing. And if it’s also budget-friendly, then even better. But when it comes to floors, buyer beware: you get what you pay for. We’ve all had experiences with a sub-par product that is left looking dull and dinged-up in six months. If you want your floors to last, go for high quality. HANd-ScRAPed WIde PlANkS

In my professional experience, hand-scraped wideplank floors have always been in high demand. In 2020, they will continue their reign as the musthave complement to country-rustic and urbancontemporary styles alike. This trendy flooring style has a long history and was once the norm, when wood planks had to be hand-planed, which resulted in varied grooves, uneven pigment with each board a one-of-a-kind. The wider planks have a clunky charm that is warm, inviting and durable. Check out Canadian company Fuzion Flooring (fuzionflooring. com) that boasts an extensive collection of colour options suitable for all interior styles from cottage vibe to urban contemporary.

62  New Home + Condo Guide  |  Feb. 29–Mar. 14, 2020

PATTeRN

The resurgence of patterned floors will continue through 2020 and beyond – and I’m not referring to dear-old Granny’s parquet! Today’s fabulous new patterns, such as herringbone and other linear installations, are a striking design feature being executed with tile and wood alike. I’m partial to a chevron pattern done in a light, neutral wood for a modern and classic look. cOlOuRed FlOORINg

Consider your floor to be a fifth wall. From that perspective, colour is essential. Though a coloured floor seems like a bold and permanent commitment for what is one of the priciest elements in your home, it really does create a statement. Soft creamy white, pale blue or grey can lighten and brighten a small space or a basement. Most of these floors will come in an engineered wood material, which is perfect for a basement or a condo. If you have ample space, dark, dramatic wood floors are a classic choice. Remember, style trends come and go. Your floors are a significant investment and an even bigger commitment when you consider the cost and inconvenience of replacement. But, if you choose wisely, you shouldn’t have to change anything for decades.
