HABiTAT FoR HuMAniTy GTA announced the launch of an historic $17-million land trust seeded by Toronto developers to create new affordable housing for Toronto residents. The land trust is the result of a collaboration between Toronto development companies Capital Developments and Metropia, the City of Toronto, Habitat for Humanity GTA, St. Clare’s Multifaith homes, and the community group Build a Better Bloor Dufferin. Toronto street artist birdO changed the urban landscape of Yonge and St. Clair with his new 10-storey, 5,200-sq.-ft. mural on the outside of 1 St. Clair E. The towering image of a deer is mixed with birdO’s signature surrealist style, playfully referencing the surrounding Deer Park neighbourhood. The mural is part of a new series of commissions through the StreetARToronto Monumental Program and is the latest step in a larger revitalization effort at Yonge and St. Clair being spearheaded by Slate Asset Management. The design of the mural continues birdO’s tradition of highlighting animals and mixing in pops of colour while playing with perspective to trick the viewer’s eye. birdO has lived in Toronto since moving here 20 years ago and his work has been commissioned around the world. “As an artist, I’m not here to inundate you with visual clutter – my intention is to brighten street corners and make you scratch your head,” says the artist. 14 New Home + Condo Guide | Dec. 7, 2019–Jan. 4, 2020

In late November, BILD GTA hosted a real estate market seminar featuring speakers from the Altus Group, which tracks data on the new home and renovation sectors in the metro area. Altus noted that from 2014 to 2016, the new home market in the Greater Toronto Area (GTA) was in a period of stableness. 2017 was the year of the condo, with record transaction activity. Following the Liberal government’s Fair Housing Plan announcement, the market
softened and 2018 was dubbed the year of uncertainty as sales slumped. However, 2019 is the year of adjustment according to Altus, having already surpassed the 2018 total with over 20,000 condominium apartment sales, and nearly 8,000 single-family new home sales. The new housing market won’t top the record activity from 2017, but the market is clearly strong and recovered from 2018’s slump. The single-family new home market has started to rise following the bubble-like conditions and market correction that occurred in late 2017 and through all of 2018. Altus data shows that almost every municipality in the greater Toronto area has experienced a year-

over-year sales increase, except for Georgina and Toronto. The three low-rise markets with the biggest annual sales jumps are in Brampton, Oakville and Milton. Altus presented figures on the average price of condominium apartments at launch in 2019, showing that the price has increased to nearly $900 persquare-foot (psf), however the speaker noted that 2019 is the “year of incentives”, especially rental guarantees provided by the developer. Rent guarantees provide peace of mind for investors worried about rent growth keeping up with new condominium price inflation, as many buyers plan to rent their suites out at occupancy
of the project. Even though incentives might indicate that the market is soft, there is just 247 units of completed and unsold developer inventory in the GTA — this is a strikingly low number considering the demand the area is experiencing. There is clearly no worries about oversupply. One of the more noteworthy changes in the GTA new condominium market in 2019 is the emergence of the ‘905’ area, which has captured almost 50 per cent of the new high-rise sales through the first 10 months of the year. The ‘905’ or suburban condo markets have seen fairly flat pricing in 2019 despite the jump in sales activity. The bulk of the price increases overall in the GTA were coming from the City of Toronto. Price growth has finally subsided after increasing by nearly 50 per cent in late 2017 and early 2018. Altus noted that one of the big reasons behind the big price spike was a rise in construction costs to the tune of 28 per cent from 2017 to 2019. Altus noted that from 2015 to 2016, construction costs only increasing by 3 per cent to 4 per cent per year. There is an expectation that construction costs will not be as high in the coming years, however, Altus data shows that there are 92 projects (26,541 units) which are over 70 per cent sold or greater, which is the typical requirement for construction financing, that are yet to get under construction. Therefore, there should be a lot more units going under construction in 2020 and 2021. Unfortunately, there still is a chance of cancellation on some of these developments, but the cancellation rate is down 300 per cent from last year. New developments remain very popular, with strong opening sales at many new buildings, but Altus showed that some people are
staying in their existing homes and choosing to renovate. Renovation spending continues to grow with Altus noting that 40 per cent of renovation spending in the Toronto Census Metropolitan Area (CMA) is on apartments, which is not typically what we think about when we hear the word renovation. Statistics Canada data shows that through the first nine months of 2019, $4.9 billion dollars was spent on renovations of singlefamily homes in a Toronto CMA and another $3.7 billion spent on apartment renovations this year. Altus also noted that market fundamentals remain strong, as population growth in the GTA increased from approximately 100,000 people in 2017 to 120,000 people in 2018. The numbers for the GTA in 2019 are not out yet, but Ontario overall has experienced population growth of 250,000 people this year, another big jump. Increasing population should drive new household formations, and new home prices. According to a survey conducted by Altus, home buying and renovation intentions are
down, but they concluded that new single-family home sales, new condominium apartment sales, and renovation spending should all increase in 2020. I acknowledge that this is a lot of data to take in, but the market remains on solid ground as Altus did not sound any alarm bells. If you are in the market for a new home surround yourself with an experienced team, including a realtor, mortgage broker and a lawyer. I hope you find that new home you’re looking for in 2020.

New public art installation master-planned community of Galleria oN the park marks a New era As the Galleria Mall site undergoes transformation to become Galleria on the Park, one of the largest master-planned communities in Toronto, the 60-ft-tall shopping centre pylon has been reimagined into a glowing beacon for the neighbourhood. Given new life by Toronto-based artist Thrush Holmes, the dated brick pylon that once displayed the mall’s old signage at the corner of the 22acre property, has now become a colourful, eye-catching gateway into the site. The artwork was commissioned by developer ELAD Canada to animate Toronto’s West End and
serve as a temporary centrepiece for the site. Best known for his bold style, Holmes’ mixedmedia piece features distinct components including: an illuminated Galleria sign, vibrant neon bars, and Holmes’ signature neon artwork, including a Love me Till I’m Me Again sign and a massive red heart that shines atop the pylon. Splashes of bright green, red, blue and yellow paint add a playful element throughout. As a Toronto native, Holmes’ studio is located on Geary Avenue, just steps away from the Galleria site. From the start, it’s been a very collaborative process with ELAD Canada to bring this creative vision to life,” says Holmes, whose piece will be on display over the next few years.

When my partner and I first embarked on our journey towards homeownership, we spent the majority of our time walking in and out of open houses with his parents in tow. Sometimes, our shoes hadn’t had time to cool before our feet were back in them and we were scurrying out the door with our laces still undone. Open houses can be as exciting as they are stressful. Some homes just didn’t have the ‘wow’ factor we were looking for when navigating the resale home market. At the
same time, the ones that did go over the top were asking top dollar. After seeing almost 50 open houses, we knew we needed to reassess what our priorities were when looking for our first home. Manage your expectations
This is kind of obvious, but for me, it was a face-palm worthy feeling when I discovered the number of people who forget about their self-imposed buying guidelines when they find the ‘one’. My partner and I had a budget in mind

when we were initially shopping for a resale home, but that quickly got thrown out the window when we set our sights on a barely livedin six-month-old townhome with gleaming white quartz countertops and expensive upgrades like a stainless steel undermount sink. We put in a conditional offer that was tentatively accepted. When the bank had the appraisal performed, we learned that while it was under asking, the comparables in the area were not selling for that price. This meant we needed
to either come up with the difference in our down-payment (approximately $40,000) or renege on the offer – which we did. Keep your heart out of it
If you’re the stoic and aloof type, this will be a moot point for you, but if you’re the kind who wears their heart on their sleeve, it can be hard to leave your emotions at the doorstep. This can cost you unnecessary grievance in the event the deal crumbles. I nursed a broken heart for nearly two weeks after our deal on the townhome failed. This could have been avoided had I not allowed myself to fall in love at first sight (and start planning where the Christmas tree was going to go.) can you afford this?

There was no universe in which I envisioned a new construction home, but when we were too
exhausted to keep looking, too worn down to contend with other buyers and their bully offers, we popped into a new development’s sales office. This time, we were not only emotionally prepared, but mentally prepared. In fact, the sales agent turned us away three times before he would allow us to sign which in theory was a good idea as it forced us to keep evaluating our decision to buy a new home before committing to a deal that would be costly to get out of should we change our mind. In the end, our new-construction home provided us with exactly what we wanted, within our financial means. We were able to pick and choose what upgrades we wanted that fit our budget while creating a space we knew we both would love. While a resale would have given us the immediate movein date we wanted, it wouldn’t have provided us with the ability to customize it to our tastes. nexthome.ca 29

best interest. Mortgage brokers study mortgage rate markets and have direct access to several different lenders. In addition, while the consumer may not enjoy negotiating with financial institutions, it’s the broker’s specialty. Brokers will make sure their client obtains the most attractive rate currently on offer with the most flexible options suited for their specific situation and can shop dozens of lenders in the time it takes a consumer to book an appointment at their bank. Who pays the mortgage broker?
Even though mortgage brokers work for their client (not the financial institution), brokers get paid by the financial institution. Their finder’s fees reimburse brokers for bringing them creditworthy customers and since these fees are similar across most lenders, there is no incentive for brokers to favour one lender over another. In rare instances such as a client with non-standard credit or inability to prove income, a broker may charge a fee, but in the vast majority of cases, there is absolutely no charge of any kind!
When do I need a mortgage broker?
The best time to meet with a mortgage professional is before you start your search for a new home. Arm yourself with a pre-approval so that you know exactly how much you can afford to spend in the marketplace. This puts you in a much stronger negotiating position as you have firm limits and can readily identify property you can and cannot afford. This can save you from future potential problems. Condominium sales in Toronto and the Greater Toronto Area (GTA) continue to be hot, hot, hot – which is all the more reason to keep a cool head as you shop for your new home. A new condominium purchase is a major life step, and one you want to take carefully for many reasons. First, with the benchmark, or typical price of condos in the GTA sitting at
over $800,000, you want the most for your money. Of course, “most” depends on what is important to you. Second, when you purchase new fairly early in the selling cycle, you can select the features, finishes and upgrades that transform your suite into your home. Third, there are numerous condos for sale, and you want the residence that best fits your needs and wants. So, what is the solution? Research and then, compare fairly. This does not always happen. For example, I have seen too many buyers come into the presentation centres, where Baker Real Estate Incorporated is handling sales, and

become obsessed with square footage. In fact, layout – especially in condo suites – is much more important. The great news is that developers have come up with innovative designs that make even the most compact of designs live more than their square footage suggests. And, look at standard features and finishes. Keep track of which buildings include what standard appointments. If you have to pay to upgrade to hardwood flooring, for example, that should be considered in your comparison. On the other hand, the cost of some upgrades now may well earn you a higher
resale price later on. Amenities represent a major reason why many people choose condominium living. Note which buildings will include the shared areas you will use. Maybe you love to swim or exercise regularly, so a pool and/or fitness area will be desirable. If you love entertaining friends, you might want a building with a party room, theatre and/or games room. And thinking ahead again, look at the other amenities – places you might not use yourself now, but might in the future. These may also appeal to buyers someday when you are ready to right-size to a larger suite. Yes, there is a lot to think about – and this is all assuming you have already zeroed in on the location(s) that are best for your work commute and travelling to family, friends and interest group meetings. The less you have to use a vehicle to get around, the

more you can afford to spend on a condo. If you can avoid owning a car, even better. In addition, today’s residences are situated in amenityrich locations, which means that errands can often be run on foot or by bicycle or a quick subway or bus ride. Location can have a massive impact on how much you can afford in a new condo. Ask about closing costs as well, so your comparison picture is complete. In the end, it really is all about YOU. Make a prepared, educated decision.

Historic $17 million affordable housing land trust
launcHed in toronto Habitat for Humanity GTA has announced the launch of a historic $17 million land trust seeded by Toronto developers to create new affordable housing for Toronto residents. The land trust is the result of a collaboration between Toronto development companies Capital Developments and Metropia, the City of Toronto, Habitat for Humanity GTA, St. Clare’s Multifaith homes, and community group Build a Better Bloor Dufferin. “This is a remarkable win for affordable housing,” said Ene Underwood, CEO of Habitat for Humanity GTA. “It is an inspiring demonstration of how partnerships between government, the private sector, non-profit groups, and community residents can generate innovative solutions to achieve affordable housing.” The land trust will initially be governed by Habitat for Humanity GTA and St. Clare’s, a non-profit housing provider that has supported local residents to advocate for affordable housing. “I expect this land trust to demonstrate the capacity of non-profits to respond to the City of Toronto’s housing crisis,” said Andrea Adams, Executive Director of St. Clare’s.

Capital Developments and Metropia will contribute $9 million in cash and will provide a further $8 million via an interest-free revolving loan that will be paid back in 10 years. The $17 million will be used to establish a nonprofit land trust, $15 million of which will be leveraged to develop up to 180 new affordable housing units by a non-profit partnership.

The remaining $2 million will be invested by the land trust to provide additional community space in the Bloor and Dufferin neighbourhood. At least 50 per cent of the funds are expected to be allocated within Toronto’s Ward 9 – Davenport in the neighbourhood of a 2,200-unit development planned at Bloor and Dufferin. In addition to the historic
land trust, the developers will also provide a number of community benefits. The plans include additional affordable housing in the development at Bloor and Dufferin. “As part of our Bloor Dufferin development, on site, we are conveying to the city a full eight-storey rental residential building for affordable use; however, as companies committed to building communities in Toronto, we know our impact needs to extend beyond the edges of our properties,” said Todd Cowan, Co-Founder and Managing Partner of Capital Developments. “This was a clear opportunity – through affordable housing – for Capital Developments and its partner to give back to both the Bloor Dufferin neighbourhood and to the City of Toronto as a whole,” added Jordan Dermer, also Managing Partner and Co-Founder of Capital Developments. “We know that a lack of affordable housing is a big challenge for Toronto,” said Howard Sokolowski, Chairman and CEO of Metropia. “As builders, we take our mission to provide housing seriously and are thrilled that this agreement will make such a big difference for people in need of stable housing across the City of Toronto.” Councillor Ana Bailão, Deputy Mayor and the City’s Housing Advocate, expressed her strong support for the collaborative

New-Home Market at typical activity level in OctOber October was a busy time in the GTA new-home market, as is typically the case every year, the Building Industry and Land Development Association (BILD) announced in its most recent report. Single-family home sales, with 1,296 detached, linked and semidetached houses and townhouses (excluding stacked townhouses) sold, were up 178 per cent from last October’s near-record low and even with the 10-year average, according to Altus Group*. Sales of condominium apartments in low, medium and high-rise buildings, stacked townhouses and loft units, accounted for 3,424 new-home sales, down three per cent from October 2018 but still 13 per cent above the 10-year average. “Pent-up demand is gradually being released, aided by

favourable mortgage rates and some increase in the availability of single-family product that is affordable to a broader range of buyers,” said Patricia Arsenault, Altus Group’s Executive Vice President, Data Solutions. The benchmark price of new single-family homes in October was $1,074,791, down 3.6 per cent over the last 12 months. The benchmark price of new condominium apartments was $833,827, up 7.5 per cent over the last 12 months. With a number of new projects coming to market in October, remaining inventory increased from the previous month, to 19,718 units. Remaining inventory includes units in preconstruction projects, in projects currently under construction and in completed buildings. “Based on population projections, it is clear that the

HHHBA committee helps advance gender diversity in the building industry On October 30, more than 150 women from the Hamilton Halton Home Builders’ Association (HHHBA) attended the 2nd Annual Women In Industry Luncheon at the Burlington Convention Centre. Under the leadership of the committee’s chair Carla Agostino and HHHBA CEO Suzanne Mammel, the group’s mission is to support and encourage women to grow and succeed in non-traditional roles. “We want to introduce the construction industry and the trades to younger generations,” says Agostino. “We find that there aren’t many women exposed to the possibility of a career in this industry.” During the event, Terri Johns, President of T. Johns Consulting, was announced as the first-ever recipient of the inaugural Women In Industry Award which recognizes women who set an example and demonstrate leadership on a professional and personal level. The HHHBA founded the Women In Industry Committee in 2018 and it is the first group of its kind within any builders’ association in Canada. First-time buyers of new homes get more oF an incentive Details regarding the federal government’s FirstTime Home Buyer Incentive Program (FTBIP) were announced recently, and it seems there’s more help available for first-time buyers of new builds than for Canadians considering the purchase of resale residences. The program, which started on Sept. 2, 2019, is designed to help Canadians with incomes of up $120,000 buy their first home by reducing their monthly mortgage payments without having to increase the amount money they put down. The bonus for purchasers of newly constructed homes is an incentive amount of between five and 10 per cent, while the incentive for resale purchasers is set at five per cent. How does the FTBIP program work? Read on. Like all loans, the First-Time Home Buyer Incentive needs to be paid back eventually. In this case, it can be paid back in full at any time with no penalty. homeowner can choose not to pay anything back for 25 years, or after the property is sold, whichever occurs first. The amount of the incentive that needs to be paid back is calculated using the property’s fair market value at the time of repayment and is to be repaid whether the property value increases or decreases. No interest is accumulated on the incentive. “Buyers utilizing the program ideally should be in frequent communication with their mortgage professional to determine at the earliest point that a refinance would be possible to pay out the FTBIP,” advises Tom Gasparec, a mortgage agent with The Mortgage Centre. “Assuming a 10 per cent annual appreciation, our estimation shows that there would be sufficient equity to pay out the 10 per cent incentive shortly after year-two of owning the home. This strategy would provide the buyer with optimal return on investment utilizing the program.”

Once processed and accepted, new-home buyers must call 1.833.974.0963 to activate the FTHBI payment and provide the name of the lawyer/notary they have chosen to close the deal. They must provide lawyer/notary information as soon as they have chosen one and no less than two weeks prior to closing. The program is a complement to another first-time homebuyer incentive change made earlier this year, which increased the RRSP withdrawal limit to $35,000 from $25,000. All in all, the program may help lower
mortgage payments, but not the cost of a home in hot markets, says Gasparec. “The FTBIP program does not resolve the supply/ demand issue, it will only exacerbate Canada’s over-heated housing market as it makes buying homes easier for Canadians, which drive prices up,” he says. Judson Beaumont has made a career out of challenging our preconceived notions of what storage should look like. The artist and founder of Straight Line Designs Inc. proves that storage doesn’t have to be boring to be functional. “I think of storage and ask, ‘why does everything have to look the same?’” says the graduate of the Emily Carr Institute of Art and Design. “I want furniture to have personality, yet still be very functional. I want people to question why storage should be traditional looking.” Today’s storage solutions certainly don’t have to be drab, says Theresa Thom, franchise director, Stor-X Organizing Solutions. More importantly, homeowners don’t realize how many unused areas can easily be transformed into innovative storage spaces. For example, the small closet at the front door is often full of clutter. “You can pull that door right off and create a mudroom, complete with bench, shelves, a couple of drawers and hooks,” says Thom. “Now, that awkward closet is a much more functional one.” Wolf Nickel, president and founder of Stor-X adds: “There is also so much wasted space in laundry rooms. You can make the laundry room so much more efficient by adding a built-in folding table with hanging space, as well as shelving for brooms, mops and laundry supplies.”

Before placing your belongings in a chest of drawers or curios in a cabinet, Heather Knitel, the owner of Good Riddance Professional Organization Solutions, says, “Envision your space and how you would like it to look.” This is not only good advice for storage, but it’s a great opportunity to de-clutter. Knitel suggests systematically going from room to room. Everything should get pulled out of drawers, cupboards and countertops and sort into three piles — donate, trash, keep. “Eliminate what you aren’t using,” says Knitel. “But stay very focused on the task at hand, meaning don’t go zigzagging. Stay in the room until it is done.” Many of us hoard magazines, books and newspapers. Recycle those old newspapers. Then, purge yourself of those magazines and books by giving them to a hospital or other charitable organization that could put them to good use.
Clothing “Eighty per cent of the time, we wear only 20 per cent of our wardrobe,” says Knitel. When it comes to clothing, a good rule of thumb is, if you haven’t worn it for six months or for a season, get rid of it. “Most of us have to change the way we think. Melanie has an annual qualifying income of $90,000. To be eligible for the First-Time Home Buyer Incentive, she can purchase a condominium unit up to $350,000. She has the required minimum down payment of five per cent of the purchase price – $17,500 from savings. Melanie can receive $35,000 in a shared equity mortgage (the incentive), which is 10 per cent of the price of her newly constructed home. This would reduce Melanie’s mortgage payments by $200 a month, a savings of $2,401 a year. If Melanie decides to sell the condominium and when she does it is worth $320,000, she will have to repay the 10 per cent incentive as a percentage of the home’s current value, which in this case would be $32,000 at the time of selling the house.
eXAMPLe OF A neW-HOMe PUrCHASe: John wants to buy a new home for $400,000 and has saved the minimum required down payment of $20,000 (five per cent of the purchase price). Under the Incentive, John can apply to receive $40,000 in a shared equity mortgage (10 per cent of the cost of a new home) through the program. This lowers the amount he needs to borrow and reduces his monthly expenses. As a result, his mortgage is $228 less a month or a savings of $2,736 a year. Ten years later, John decides to sell the home for $420,000. He will have to repay the Incentive as a percentage of the home’s current value. John would have to pay 10 per cent, or $42,000 at the time of selling the house.
