Stay home, and stay two metres away from those not living with you in your home. “If you choose to ignore that advice... you are not just putting yourself at risk but others too,” said Prime Minister Justin Trudeau on Monday, March 23, just as we are about to go to press. His message to Canadians regarding how to protect yourself and others from the COVID-19 virus is an important one. In this issue, we have essential COVID-19 information for new-home owners, buyers and sellers — I have our regular contributors to thank for this — particularly our Legally Speaking columnist Jayson Schwarz who is submitted two informative articles for this issue. Housing is a crucial for everyone. It’s no surprise that the Ontario government put construction work and services, including demolition services, in the industrial, commercial, institutional and residential sectors on the list of essential services. “As a new normal emerges and the construction industry adapts, we recommend a case-by-case and site-by-site approach to new and enhanced safety protocols, rather than a blanket approach to construction by officials,” said Richard Lyall, president of the Residential Construction Council of Ontario (RESCON) in a press release. “Site safety is the builders’ responsibility and they must work with sub-trades employers to ensure all on-site workers and work sites are safe.” While Canada’s central bank aims to keep our economy going by lowering rates, real estate transactions are still taking place to support the needs of Canadians. In fact, the pre-construction real estate industry is applying innovative ways to communicate with its customers to keep everyone safe and supported during this time. In times like these, people’s health and well-being are of the utmost importance. This extends to 12  New Home + Condo Guide  |   April 2020

workers in Ontario’s new home building and renovation industry and to our industry’s customers. I know that for many residents of the GTA this is a period of heightened anxiety and concern, so I want to take the opportunity to let readers know how our industry is striving to be part of the solution.

I have been in regular contact with our members to understand what actions they are taking and to co-ordinate responses with provincial and municipal authorities. Without fail, BILD members are taking action to help meet community needs and respond to the health crisis, guided by the best information


supply chains, movement of goods and productivity are all affected. Our industry is working diligently to ensure that we continue to fulfil our responsibilities to our customers, but we recognize that eventually the effects of the current situation will extend to the delivery of new homes and completion of renovations, as well as any warranty work that might be required under builder warranties and Ontario’s New Home Warranties program. In this regard, Tarion, Ontario’s current body for consumer protection and administration of the Ontario New Home Warranties Plan Act and regulations, has recently issued an advisory for home builders and new home buyers on what to expect during the COVID-19 situation. This material can be accessed at www. tarion.com. It provides good guidance but should not replace direct dialogue with your builder. The GTA’s new home building industry, professional renovators and land developers are doing their best to continue to meet the housing needs of residents, while at the same time doing their part to reduce the spread of COVID-19. At times like these, we must all pull together by working collaboratively and taking care of each other. That is our industry’s commitment to our colleagues, our customers and each other.

Over the last little while many of our clients have spoken to us about ensuring that all personal matters are resolved in order to have peace of mind, particularly in the event that something should happen that was unexpected. At this time it is essential that you evaluate your situation in light of current circumstances. There are a number of issues that you should consider in order to ensure that your house is in order.

Time passes, the value increases, the owner wishes to bring his or her children into the business but there are tax impediments to doing so. This is particularly important for older people with respect to their mental health. The other is for the management of your financial affairs. TARION ADVISES HOMEOWNERS AND BUILDERS ON COVID-19 PANDEMIC by SUSAN LEGGE

The Ontario government, through the Ministry of Consumer Services, continues to empowered Tarion to administer and enforce the Ontario New Home Warranties Plan Act and Regulations. As health authorities are encouraging individuals and businesses to take measures to reduce interactions to help slow the spread of the coronavirus/COVID-19, on March 13 Tarion put out an advisory informing the public of revisions to the act for the period of March 13-April 13. The following revisions make the health and safety of everyone, including tradespeople, homeowners, builders and others a top priority during the coronavirus/COVID-19 crisis: ACCESS TO HOMES

• Reluctance to open your home for trades and builders will not be viewed by Tarion as denied access during this period. When it comes to after-sales service in a home, we do not expect any homeowner to open their homes to trades or suppliers against their wishes. Similarly, builders and their trades and suppliers who do not wish to enter a home are not expected to do so. BUILDER REPAIR PERIODS

• Given the present extraordinary circumstances, all repair timelines will be suspended until April 13, 2020. For example, if today, March 13, is day 65 of a repair period, then day 66 would be on April 14. • We are monitoring the current situation and will review this timeline and advise of any extensions to the suspension prior to April 13, 2020. • This does not apply to emergencies or health and safety issues. CONCILIATIONS

• Conciliations, inspections, common element meetings and other possible in-person interactions booked over the next month will be postponed and 20  New Home + Condo Guide  |   April 2020

rescheduled to the earliest available date (after April 13, 2020). This will be continually re-evaluated, and further advisories will be forthcoming. EMERGENCIES AND HEALTH AND SAFETY ISSUES

• Homeowners can still contact their builder and Tarion regarding any concerns with health and safety issues or other emergency concerns. Builders are advised to continue to follow the emergency processes outlined in Builder Bulletin 42 and Builder Bulletin 49. CONSTRUCTION SCHEDULES AND DELAYED CLOSING

• There will be further information coming regarding possible impacts on construction schedules for new homes. The Tarion site said it will continually be reevaluating the situation, and further advisories will be forthcoming. The year 2019 marked Remington Homes’ 30th anniversary, but celebrations were tempered as the real estate market struggled to find its footing amid changing regulations and mortgage rules. Despite the situation, The Preserve in Oakville remained a bright spot, with smaller product like townhomes and smaller singlefamily homes finding a market. “We were fortunate that interest remained strong in North Oakville and that we had available product to meet the shifting demand,” says Butterfield. The Preserve, in its fourth phase in popular North Oakville near Dundas Street West and Sixth Line, features a mix of townhomes and singles on 34-, 38-, 45- and 50-foot lots, all nestled amid lush woodlands. features easy access to highways and convenient retail, in addition to an extensive trail system and integrated greenspace. In response to demand, larger lots were released for sale last month, including a private court of 50-foot lots which back onto green space. With low inventory across the GTA and no shortage of demand, The Preserve in Oakville and Remington’s Hello Georgetown development in nearby Halton Hills experienced a surge in sales activity. Like The Preserve, Hello Georgetown offers a variety of product, including towns, semis and singles on 30-, 36- and 40-foot lots. The family-friendly community, conveniently located near Highways 401 and 407 just north of Mississauga, has come into its own, with charming homes on winding streets near an established town centre, close to major employers and nicely buffered by an expanse

of working farms. The market resurgence seemed to bode well for planned releases of two new Remington projects in the fall of 2020, Victory Green in Markham and The Bright Side at Mayfield Village in Brampton. Although, as the industry has come to expect, things can change. “Naturally, we are watchful in light of the Covid-19 pandemic,” says Butterfield. “As with other homebuilders, we took necessary precautions to protect our family of employees and the public at large by closing our offices to the public.” Remington Homes will continue to plan for a fall 2020 launch for both of these projects. The Bright Side features a mix of family-friendly townhomes and singles that will integrate nicely into this newly established residential neighbourhood. In Markham, interest is strong for Victory Green, a joint project

To develop the concept, Tridel opted to work within a vertical, multiresidential living space, selecting the Innovation Suite as the “crown jewel” of the existing Tridel Connect smart home system by adding unbelievable features and amenities without compromising the elegance of the interior feel and finishes.

Immediately upon entering the suite, residents will be able to activate key features through voice control, like the centralized lighting, audio visuals and motorized blinds. The suite’s system control panel can be controlled by voice, phone, or touch, and can be programmed with different scenes to customize the suite experience at key times throughout the day – opening/ closing blinds or turning lights on/off at sunrise or sunset for instance. Leading into the central living area, the first of four wireless charging pads throughout the suite make access to device power consistent and easily accessible. An ultra short-throw laser projector offers HD viewing and entertainment opportunities, while maximizing space and aesthetics by sitting in the millwork below the screen rather than hanging

All features of the Innovation Suite are seamlessly tied into the overall concept and design of the space and most are synchronized with the assistance of smart home assistants like Amazon’s Alexa. Within the kitchen, cooking and meal preparation is made easy thanks to smart home appliances, controlled through the associated mobile app. Even the wall ovens can be monitored by smart technology, so waiting for the oven to preheat or spoiling recipes is a thing of the past. Plumbing fixtures like the kitchen faucet can also be controlled to helpfully complete tasks at request, like pouring a specific amount of water for a recipe, making everyday living easier than ever before. The powder room features a smart toilet with built-in speakers to play music, a heated seat and foot warmer, and more. Bright and beautiful tips for decorating with white I just love the look of white-on-white, and I’m not alone. The bright, refreshing appeal of a white-based colour palette has been a long-standing trend, and it’s little wonder why. From living rooms to kitchens and bathrooms, across a vast range of styles, it will always be a popular choice. Now, there’s a right way and a wrong way to work with white. Here’s why I love the white choice, and how I use it when designing a space.

1. Timeless beauty

2. Wide appeal

Some trends come and go – and trust me, when they go, it’s painfully obvious. (Remember your grandma’s avocadocoloured appliances and shag carpet?) Some finishes will instantly date your home. White, on the other hand, has no expiry date. Because white is the ultimate neutral, it’s easy to update any space with new accessories in trendy colours, patterns and metallic finishes. This is a quick and inexpensive fix when your home feels like it’s suffering from a “style slump.” The timeless appeal of white is perfect for items that are expensive or difficult to change, such as tiles, walls and big-ticket furniture items.

It’s hard to offend with white. Other colours, such as yellow, red or virtually any hue, have the potential to be an affront to some. And the bolder you go, the greater the risk. Don’t get me wrong – I love designing with colour. But for someone who may be hesitant to commit to a vibrant hue, or when there are vastly opposing opinions in the home, white is typically an easy win that still makes a big impact.

Designer Tip Don’t feel like you have to shy away from white upholstery. Of course, if you have young children or pets in the home, a white sofa might not be the most practical choice. With that said, fabrics come in a range of washable and fibre-guard practical options that will stand the test of time – and sticky fingers.

3. Selecting the right white Before you choose “white” and move on to your next design decision, know that white comes in hundreds of different colours. What the what? That’s right – every colour in the rainbow comes in its own version of white. Yellow, blue, pink and green tints make every white appear different. Pure White, China White, Antique White, Bone White... when compared side by side, it’s easy to see how different they can be. Layering different tones of whites within a space can be a great strategy to warm up your palette and bring depth to the overall design. Just be sure your whites complement one another. Remember to pay attention to the kind of natural lighting in the space as this will also change the overall perceived brightness of the white. As a designer, white is one of my all-time favourite colour choices – despite the fact that it’s technically not a colour at all! White has been trending for some time, and it’s not going anywhere anytime soon. Contrary to popular belief, white can be an exciting choice for your interiors, when it’s done right.
