I love it when my clients share my passion for real estate. Lately, I’m finding that more and more of them are expressing interest in income properties and other real estate investment opportunities. They are looking to supplement their pensions and collect passive income, or they are considering buying a new property from paper for equity income. I’m a firm believer that, when done responsibly, investing in real estate can pave the way to financial independence and buying real estate is a smart choice – asset class diversification and wealth creation. I can’t lie – I get pretty excited when I’m approached about this topic. Having worked in the Ottawa region for over 39 years, I’ve seen it blossom into one of the country’s most promising areas for this type of investment and I know how important it is to have a diversified portfolio. To invest in $200,000 worth of stocks, you need to have $200,000 at your disposal. To purchase an investment condo for $200,000, you need only 25 per cent of that amount. As with any investment, it’s important to be well-informed before you begin. I strongly recommend speaking with a real estate expert who understands

When you hire a mover, you’re entrusting your possessions to someone so they can get them from your old apartment to your new one. Do you know what you’ll need? We do. Here are our tips for hiring a mover. 1. A GOOD, DETAILED CONTRACT
A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new home is obviously the “why,” but they also need to know exactly “what,” “where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead. 2. DO YOUR RESEARCH
The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used. Select a company that has a tried-and-true track record. When they meet you to arrange your move, they need to know about everything you expect to take so they can prepare as accurate an estimate as possible. Insurance and liability, additional charges, any exemptions. 3. TELL THEM EVERYTHING
If there’s an extra stop to drop something off, it’s extra time and will add to the cost – plus they need to pack the item so it’s accessible. Let them know of an item that may be difficult to move – or any concerns you have. You don’t want to find out on moving day that there are extra charges or unmovable items. 4. GET AN ESTIMATE
In many ways, estimating is a science. Computers help, but the results are only as good as the information they input. Telling them on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, the movers need to know well ahead of time if you want them to provide the service of packing.
Deciding this two days before the move likely won’t work. If you’ve been quoted only on moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much insurance your items are covered for, should damages occur. It is the mover’s responsibility as professionals to ask the right questions, but until they develop ESP, they need to rely on you to explain what you need from them. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

BUYING A NEW HOME: THE CONSTRUCTION PROCESS
Have you ever wondered about the process involved in building a home from the foundation up? Many home buyers have a lot of questions about the construction of their home, but even if you’re not looking for a new home just yet, you can tuck this information away until you’re ready to go house-hunting. The following is an outline of the typical construction process today, based on a single-family home. This is a general description – the builder you choose may use another approach. For multi-family buildings and larger condominiums, a different 20

construction process is most often involved. It’s always best to ask about the timing of construction specific to your situation. The process and schedule of a new build is also affected by a number of factors: The size and style of the house; the lot; the construction techniques used; the amount of customization required; the number of municipal inspections; whether the home is located in a large development; and the availability of labour, to name a few. Once you have signed on the dotted line, ask your builder to explain the process for your home.
PHASE 1: PRE-CONSTRUCTION
Before any construction begins, plans for your home are developed, finalized and submitted to the municipal building permit office for review. Permits may be required for all or some of the following work: Building, electrical, plumbing, septic system and sewer connection. Prior to this, a number of site tests may be conducted to examine the water table, the soil and the bearing capacity of the ground and to conduct environmental tests. With this information, final engineering adjustments can be made to the plans.
installed to keep ground moisture away from the house. A municipal inspection of the foundation may be conducted before the outside perimeter is back-filled. At this time, the builder may ask you to begin making your selections – deciding on flooring, tiles, cabinets and so on. While it will be weeks before these items are installed, they must be ordered early to prevent delays later. PHASE 3: FRAMING
PHASE 2: THE FOUNDATION
Your house is staked out and the land is prepared. Often, the topsoil is removed and piled elsewhere for later use. Excavation is done, and the footings (the concrete slabs to support the foundation walls) are formed and poured. Water, electricity, telephone and cable services may be brought in at this time. The foundation walls are erected (which may be poured concrete in temporary wooden forms or permanent insulated blocks, concrete blocks or preserved wood, for instance). The foundation may be insulated and damp-proofed. Drainage is
Exterior walls, interior partitions and the roof are assembled. This usually means erecting a framing skeleton and applying an exterior sheeting, or another framing technique may be used. Once the house is fully framed, windows and doors are installed. The builder’s aim is to get to “lockup” where it is closed as quickly as possible to protect the structure from the elements. The basement floor is installed. Electrical and plumbing services are roughed in, and ducting for heating, cooling and ventilation is put in place. At this time, your municipality will probably require a structural inspection to ensure that the home meets all building code requirements. Electrical and plumbing inspections will likely be conducted as well. PHASE 4: INTERIOR AND EXTERIOR WORK
For the next several weeks, a great deal of work will happen inside and out, much of it at the same time. The exterior walls and the roof are insulated, and a vapour barrier is applied. Another municipal inspection may take place to ensure this work has
been done properly, before the drywall is installed. Heating and cooling systems are installed, including fireplaces. Walls and ceilings are painted, flooring is laid, and kitchen and bathroom cabinets are installed. Plumbing and electrical fixtures are put in, trim is applied, and interior doors are hung. Siding is applied on the outside, along with eavestroughing, and porches and decks are installed. Final lot grading is done, and the driveway and walkways are put in. Several additional municipal inspections may occur; for instance, after completion of the interior to check stairs, handrails and other health and safety-related items, and/or after final grading outside. Plumbing and electrical work will probably require final inspection. During this period, your builder will stay in regular contact with you to update you on progress and to meet deadlines for selecting finishes and other decisions you may need to make. PHASE 5: FROM NEARCOMPLETION TO HAND-OVER
At this point, your builder and crew are busy completing the final touches and cleaning up. You will be asked to do a walk-through of your home with the builder. Any last-minute touch-ups will be done. On the date of possession, you will be handed the keys – the home is now yours. SOURCE:CHBA.CA

New disclosure requirements in the Condominium Act provide owners with more information than ever, but all of this information can quickly become overwhelming. What are all the documents and what do they tell you? The following is an overview of the rules and regulations governing condo living. CONDOMINIUM DECLARATION
The declaration is like the constitution of a condo. It provides information regarding each suite’s boundaries and share of common expenses expressed as a percentage of the total budget. 24

The declaration also describes any recreational facilities and how they will be used. It can also contain restrictions on the use or occupation of the units and common elements. A review of the declaration will tell you exactly what you are buying. A declaration can only be changed if over 80 per cent of the owners agree to the change. This makes subsequent changes to the declaration difficult and rare. BY-LAWS
The by-laws control how condominium corporations are run. They outline the
