If all the goings-on from the past year are any indication, 2022 is going to be another busy year in Canadian real estate. That’s why Irina Popova penned her forecast as to what trends are on the horizon for pre-construction homes and condos. When considering the purchase of property for investment or other purposes, but not your principal residence, you need to consider whether to purchase in your own name, or through another vehicle such as an incorporated company. It is important to take a holistic approach and understand the

You can purchase the property in your own name and operate it as a sole proprietorship. This is an entity registered with the government and is, in effect, you the person carrying on a business under a different name. You still have all of the liability and personal responsibility.

PARTNERSHIPS

More than one person goes into business with another, and together they buy property in their own names. They have the same responsibilities that they would in a sole proprietorship, and each partner has the authority to bind the other. Sometimes, complex partnership agreements are drafted, setting out each partner’s rights and responsibilities, and how the partnership will operate. A partnership can be registered


pursuant to the Partnership Act of Ontario. CORPORATION

A corporation is an entity that is created pursuant to Statute (in Ontario the Ontario Business Corporations Act) and owned by its shareholders. It has directors who report to the shareholders, and officers who manage and run the company and answer to the directors. It is a common structure in which to do business in Canada. It is a separate legal entity from the shareholders, and thereby provides limited liability to the shareholders. A corporation is essentially like a person. Corporations file their own tax returns, have addresses and can sign contracts.

One of the main benefits in Ontario to owning real estate personally is the ability to claim an unlimited principal residence exemption on the appreciation of the property value.

Now, it gets more complex because we get into Limited Partnerships under the Limited Partnership Act and joint ventures. If the deal is big enough to merit this, then you need to seek proper legal and accounting advice to help with the setup and organization of your transaction and structure. What if you buy a house on your own?

PRINCIPAL RESIDENCE

One of the main benefits of personally owning real estate in Ontario is the ability to claim an unlimited principal residence exemption on the appreciation of the property value. The principal residence exemption is an income tax benefit that exempts you from tax on the capital gains when you sell a property that is your principal residence, and provided you can demonstrate that it truly was your principal residence. What many people don’t know is that there is a place in the Income Tax Act, and on your tax return, to designate your principal residence; you have an obligation to do this every year to avoid issues when you sell your home. Corporations may be very useful structures for holding real estate in some situations, but in others, the cost, tax efficiency and complexity could be detrimental. THE GLEBE’S VIBRANCY MAKES IT AN ENVIABLE PLACE TO LIVE The Glebe is one of Ottawa’s oldest suburban neighbourhoods, and it is, by far, still regarded as one of the top places to live in Ottawa. The Glebe is bordered by the Rideau Canal to the south and the east, it runs as far as Dow’s Lake, and finishes at the Hwy. 417. From trendy hair salons, to unique clothing stores, people want to shop here, but it’s pricey to live here compared to other areas of the city. THE VIBE

The Glebe is one of the only places in Ottawa where suburbia meets a laid-back artistic vibe. From one corner to the next the atmosphere changes. There are large, expansive, million-dollar homes, and student complexes where residents sit on the grass strumming their guitars. From the busy and scenic Rideau Canal, to the hustle and bustle of Bank St, the Glebe literally has everything you could possibly want and need. MEET THE NEIGHBOURS

From student renters to artists, families and retirees. The area attracts wealthy buyers who want to live downtown, but who are still in need of a suburban feel. Don’t be mistaken – the Glebe is anything but suburban. With an array of artwork, funky shops, and hip restaurants, this area is family-friendly with the trendy vibe that keeps you feeling young. IN THE AREA

In order to buy real estate in the Glebe, you need a big budget. The other option is to find a new 8

condominium—and there are a few in the surrounding area, particularly on Bank Street and close to Lansdowne Park PLANES, TRAINS & AUTOMOBILES

The Queen Elizabeth Parkway is an easy way to get across the Glebe. This route leads you to Hwy. 417, downtown, or continue west. There are also many bus routes along Bank St, which will easily get you where you need to be. The best way to commute in this area? Take your bike along the Rideau Canal. This lengthy route will lead you wherever you need to go. DOLLARS & SENSE

The Glebe has spectacular views, lush landscapes, and a vibrant community-feel, with excellent bike routes. On the downside, the long and expansive construction of Lansdowne Park is creating headaches. Parks Canada is pushing to limit traffic on the Parkways around the Glebe because of heavy motorist congestion. But nothing has been done as of yet.

As the year is coming to an end, it’s time to look back at the lessons learned and prepare for the year ahead. Here is what I think 2022 has in store for us when it comes to pre-construction trends.

COMMON OFFICE AMENITIES

Since working from home is no longer just a passing fad, developers have recognized the need for access to convenient work spaces for condo residents


by introducing co-working spaces as common amenities. Providing residents with an option to have a change of scenery once in while, or perhaps pop by in order to attend an important Zoom meeting in privacy (without having to blur their background or hush their spouses) is an amenity that will surely get more use than a party room. I’ve heard of a couple of upcoming projects including this in their designs already, and I wouldn’t be surprised if this amenity becomes a staple in many future developments. HOME OFFICES

Further to this, we are seeing architects putting a lot of effort into ensuring that every new home is designed equipped with a home office or at least a desk nook. Even in really small condo units, I’m noticing built-in desks or small dens being included in the floorplans. This is a no-brainer really—consumers are looking for homes that provide that space. Every single buyer I’ve worked with in the last almost two years has included “home office” as one of the top items on their must-have list. GREATER FOCUS ON SUSTAINABILITY AND ENVIRONMENT

Green is in! Consumer interest in sustainability has seen an increase like never before, driving a market trend of higher demand for environmentally friendly developments. This trend includes everything from energy-efficient building envelopes to sustainably sourced construction materials. Rising public interest in fighting climate change is motivating some buyers to invest exclusively into projects with LEED certification. While also benefiting from tax credits for helping the environment, supporting socially conscious businesses for many buyers feels like a win-win scenario.

Following in the footsteps of LED light bulbs and low-flush toilets, electric vehicle charging stations should also soon become a basic inclusion and not an upgrade. Perhaps not in 2022, but certainly in the next few years, EV chargers should be made easily and readily available to the masses. MORE TECHNOLOGY

From keyless entrances to smart home systems, these features are quickly becoming the default in many pre-construction projects. As developers look for ways to stand out, I’m expecting to see a lot of new and exciting add-ons. Perhaps some auto-darkening windows, built-in virtual home assistants, and elevated smart home experiences? The other aspect of developers becoming more tech savvy is the ability for consumers to now purchase new homes without leaving the house. With the convenience of e-signatures, virtual tours, online reservation systems and virtual project launches, we have all gotten a tad lazy and, let’s be honest, that’s not about to change any time soon! With 3D printing becoming more available and better suited for home construction, many exciting new applications have been created in response to growing demand for affordable and efficient construction solutions. This has already affected the popularity of pre-manufactured homes, which in turn should decrease construction time and costs. LESS DELAYS, LOWER CONSTRUCTION COSTS (PLEASE…)

This could be just wishful thinking on my part, but with supply chains hopefully stabilizing in the upcoming year and things getting back to normal (whatever that may be at this point…), this could mean less shipping delays and more available construction material. Would those savings be passed down to the consumers? Possibly! If developers can start building more homes and therefore providing more housing supply, perhaps we will see a more balanced market in 2022. On that positive note, I’m wishing you all the best over the holiday season and lots of real estate success in the New Year!

RISING INTEREST RATES WHAT DO THEY MEAN FOR PROSPECTIVE HOMEBUYERS?

For the past year and a half, we have seen mortgage rates at record lows, while homebuying activity skyrocketed in nearly every province. However, the Bank of Canada (BoC) recently announced that rates are expected to rise six to eight times in the next two years. How much they will rise is still in question, but many

homebuyers are wondering what this all means for the Canadian housing market. HOW WILL A RISE IN RATES IMPACT CANADIAN BUYERS AND HOMEOWNERS?

In simple terms, higher rates result in higher mortgage payments, which may decrease


home affordability, depending on a buyer’s financial situation. For Canadians who were able to secure a new mortgage at a lower rate during the pandemic, an increase in rates could impact their ability to keep up with their existing payments. For first-time buyers, specifically, while higher interest rates may be an additional roadblock to getting approved for a mortgage, it could also work in their favour. CAN THIS POTENTIALLY DECREASE HOME PRICES?

The hot housing market we’ve experienced over the last year is largely the result of recordlow rates and the exuberance it created in the market – which ultimately boosted affordability

for buyers. Nevertheless, home prices were still considerably higher than previous years. With rates expected to increase over the next little while, it raises the question of whether home prices will decrease. A lot of research is currently pointing toward slow price growth. A report by Moody’s Analytics and Real Property Solutions confirms that this is what they expect for much of 2022. With inflation increasing as much as it is – which is generally a sign of further rate increases that the BoC recently confirmed – this should stabilize the market and lead to a drop in prices as well. This could be good news for first-time buyers, as it could potentially increase their affordability. Inflation has also shot up in the U.S. above expectations and the U.S. Fed is finally coming to terms with it – even though industry pundits expected this all along. The rise in inflation throughout the pandemic has often been referred to as “transitory” or “short-lived,” but it’s looking as though it is here to stay for a while longer. If and when the value of the dollar changes, this could also impact home prices. WILL HIGHER RATES SLOW THE HOUSING MARKET?

While the market adjusts to higher rates, a short-term slowdown in buying activity could take place. Something that isn’t often talked about is that low supply is related to the lack of Canadians selling their homes because they can’t afford to move, given recent higher prices. If prices drop across the board, while the current

value of homes may decrease as well, more expensive homes will become more affordable, as a percentage of total price is based on a larger number. In this case, Canadian sellers will be more inclined to put their homes on the market, search for a new home and parlay the earnings into their next purchase, which may be more affordable than it was in the previous months. A rise in rates could also motivate buyers to rush into the market and lock in low rates while they’re still available, which is what we’ve been seeing at Homewise recently. If rising rates are a concern, getting preapproved is a great way for buyers to lock in a rate and avoid any unexpected increases for at least four months. At the end of the day, the future of the Canadian housing market remains uncertain in the face of rising rates, and no one knows for sure what exactly what will take place. With the last two years under our belt, we are no strangers to uncertainty and proved resilient in navigating uncharted waters. All we can do now is use the information available and make sound financial decisions when it comes to buying and selling our home.

ntertaining season is upon us again after a long moratorium on gatherings. Curated affairs are the trending ticket this party season. With every detail carefully thought out and nothing overlooked, your guests will enjoy a “tended to” vibe, while accommodating any conscious or sub-conscious social-distancing comfort zones that still linger. Let’s break down this trend.

Our home is your home A party where you’re not at ease is one that you’ll be leaving shortly. Your guests should feel comfortable, with plenty of room to sit, stand and manoeuvre. How many guests do


you anticipate showing up? What activities will they be engaging in, and where? Then, design “stations” to accommodate your plan. Typical party stations include food, bar and lounging, but your list may also include something specific, such as a games zone, or wine tasting area. It’s also a nice touch to have a “welcome zone” by the entrance/exit, with a coat rack, a place for shoes and, of course, hand sanitizer. Movable furniture is my go-to when designing any living space. From a practicality perspective, these pieces are worth their weight in gold. And the great news is, modern furniture designers are creating pieces that maximize multi-function, space efficiency and aesthetics. Think coffee tables that rise into dining tables, storage benches and ottomans that double as seating, and bar carts on wheels that have a million and one different uses at this time of year. When prepping your space for an intimate party, style matters. Though your party stations are temporary, ensure each of them adds aesthetic value to your

space. Will it look pleasing? Attract guests? Aside from seating and surfaces, or anything else essential to that activity, ensure each station has a focal point, such as a piece of art or centrepiece, and dedicated lighting. In the dining area, opt for versatility and ease, with themed, self-serve food stations. This setup accommodates more people (bonus if you have a small space) while allowing guests to choose what they eat, when and where. Just ensure you have plenty of extra seating throughout your entertaining areas. Consider individualizing single portions in disposable dinnerware, ideally recyclable or compostable. It’s more sanitary, and this grab-andgo tactic leaves time for the hosts to mingle with guests.

The bar is the focal point of many parties, so this space should be stocked, and styled. Supply the bar with the standard selection of beverages and glassware, being mindful of your guests’ preferences. Prepare what you can ahead of time, such as mixes and garnishes. Of course, always have a selection of alcohol-free options for the non-drinkers and designated drivers. Finish the bar with some themed or seasonal decor and lighting. Party season this year is all about being a gracious host, and creating a curated affair, from the food and drinks to the music wafting through the speakers. What’s the vibe you’re aiming to achieve, and how will you evoke that mood? I think you’ll find that a little forethought will go a long way.

You’ll see grape names such as Riesling, Chardonnay, Cabernet, Shiraz and Grenache, etc. In many places in Europe, wines are labelled by the place they are from. You’ll see names of places such as, Burgundy, Bordeaux, Champagne, Chianti, Barolo, Cahors, Priorat, Rioja and Sherry. There are many varieties of grapes in the world and many regions that grow them. Each grape varietal and each region has a unique flavour profile – so there is always something to discover. Getting to know your favourite grapes and varietals is crucial in better understanding which wines you’ll prefer. UNDERSTAND WINE STYLES AND HAVE AN IDEA OF WHICH STYLE YOU’RE CRAVING Do you drink according to your mood, the weather or what food you’re pairing with the wine? Your wine preferences may change based on your mood, the occasion, the time of year or what you’re preparing for the next meal.
