Most of you would agree that meeting the love of your life is a monumental event. From observing my clients over the last 30 years, I’d argue that falling in love with a home runs a close second. Walking into a new home or model and feeling your pulse quicken is a magical sensation. When you feel a strong personal connection with a certain place, you won’t sleep until it’s yours. It may seem strange that such a personal experience involves working with so many other people. But when you’re making the biggest financial investment of your life, it’s always wise to depend on the advice and expertise of professionals. Depending on your personal circumstances, you may consider consulting with the following: Ŕ .PSUHBHF TQFDJBMJTU Ideally, you will have met with a mortgage broker or mortgage specialist from your bank or lending institution prior to beginning your home hunt. Understanding how much money you have to work with is an excellent first step to narrowing your search, and obtaining a preapproved mortgage can save both time and grief in the long run. Ŕ 3FBMUPS While it’s possible to purchase a new home without the assistance of a realtor, there are several benefits – and no drawbacks – to having a real estate professional in your court. better than anyone else, and can provide terrific insights on neighbourhoods, investment values and negotiating with a builder. Best of all, there’s no cost associated with hiring a realtor to purchase a home. Ŕ 3FBM FTUBUF MBXZFS This is an absolute must. A good lawyer will walk you through the paperwork, explain fees and protect you from real estate fraud. Ŕ )PNF JOTQFDUPS Because new homes in Ontario are covered under the Tarion Warranty, and because a pre-delivery inspection with the builder is part of the new-home buying process, many purchasers of new homes choose not to hire a home inspector. However, I often encourage my clients to spend the few hundred dollars it costs to ensure that their new home has been built to code. Most homebuyers are smart cookies. But, in matters of love,
the heart rules the head. That’s why, when it comes to buying a home, it pays to have professionals do some of the thinking for you. NEWBIE NOTES
HOMEOWNERSHIP BEFORE MARRIAGE by AMANDA PEREIRA My partner M and I lived with his family for two years before deciding it was time for us to spread our proverbial wings and leave the nest. After a few months of looking, settling on a new build, and solidifying our buy by signing on the dotted line, the agent representing our builder looked at my partner seriously, pointed a finger at him and said: “You got her the house, now it’s time you made an honest woman out of her.” I gave him a weak smile in response. The statement, though perhaps well-intentioned, was completely out of this century. Still, it made me consider just how much the trend has shifted in terms of the order of life’s traditional milestones. A decade ago, my ultraconservative, very traditional Portuguese grandmother might have erupted into histrionics while collapsing dramatically to the floor at the idea of me living out of wedlock – never mind buying real estate without a ring on my finger. When I told her in 2017 that M and I had bought our first home, she touched my hand and said, “Parabéns.” – congratulations. She was proud of our accomplishment in a landscape that makes it challenging for Millennials to get into the market to begin with. According to two recent reports, we are not alone in choosing to buy a home before committing to matrimony. A study in 2018 of homebuyers conducted by the Canada Mortgage and Housing
16
New Home + Condo Guide |
Nov. 23–Dec. 7, 2019
Corporation found that less than half of Millennial first-time homebuyers surveyed were married, compared to Gen Xers, based on a survey in which nine per cent of responders were firsttime homebuyers. A 2019 report by Pew Research Center substantiates this claim, noting that not only are Millennials less financially secure next to their predecessors, but the trend for getting married later in life has been going on for nearly two generations. Only 46 per cent of surveyed Millennials between the ages of 25 and 37 were married, compared to 67 per cent of Baby Boomers and 57 per cent of Gen Xers at the same age. It’s not just the perception of marriage that’s changing, it’s the size of home desired by Millennials, too. First-time homebuyers are purchasing
smaller homes, with 61 per cent having purchased a singledetached home in 2018. Long gone are the days of aspiring to own a home like the McCallister’s à la Home Alone: Pew Research Center notes that Millennials are experiencing a shift in priorities with a renewed focus on convenience and minimalism. McMansions are now a thing of holidays’ past. The emphasis on marriage before buying real estate isn’t what it once was. Call it a change in trends, a shift in priorities, or financial and emotional maturity. The only thing that is for certain is while we may be delaying exchanging vows, we aren’t giving up on our aspirations for homeownership – we’re just delaying the nuptials in exchange for the keys and the satisfaction of saying ‘home sweet home.’

TITLE INSURANCE: THE WHO, WHAT, HOW, WHEN AND WHY by JACQUELINE MONETA JD AND JAYSON SCHWARZ LLM
“Title insurance” is an insurance policy that protects residential or commercial property owners, and their lenders, against losses related to the property’s title or ownership.
JAYSON SCHWARZ
THE WHO
Whether you currently own, or plan to purchase a property, it is important to understand title insurance and how it can work for you. THE WHAT
“Title” means you have legal ownership over a property. You get title to a property when the owner signs the transfer document over to you. Your title is then registered with the land registry office.
Title insurance may provide protection from: Ŕ Unknown title defects Ŕ Existing liens against the property’s title Ŕ Encroachment issues Ŕ Title fraud Ŕ Errors in surveys and public records; and Ŕ Other title-related issues that can affect your ability to sell, mortgage or lease your property …continued on page 24

Both title insurance policies are usually purchased at the same time you buy your property. You can also purchase residential title insurance anytime after you purchase your home, but those policies are slightly different to the policies obtained at the time of purchase.

A COASTAL-DREAM INSPIRED DECOR by MARLENE EISNER
28
Ottawa Interior designer Tanya Collins received three awards at the Greater Ottawa Home Builders’ Association (GOHBA) 2019 Design awards Oct. 19, for her contribution to the interior design and decor of the 2019 Minto Dream Home for the CHEO Dream of Lifetime Lottery. New Home + Condo Guide asked Collins to share some of the inspiration behind her design choices.
Tanya Collins: Yes, the home was a challenge to bring in a cohesive look throughout, but I kept to a fairly tight colour palette – all in shades of blue and white as well as a common coastal theme with a global Boho influence. There are natural textural accents in each room of the home.
wallpaper, hemp poufs, jute rugs, coral accessories and wicker lighting. All add texture, which is the hallmark of a coastal look.
NHCG: How else were you able to achieve the look you wanted?
New Home + Condo Guide: The Minto Dream of a Lifetime home, at 5,689 sq. ft., is quite a large family home. Was it a challenge to bring a cohesive look throughout the space?
TC: The coastal look was achieved with a fresh colour palette of blue and white, sun-bleached warm woods, Mediterranean-inspired encaustic tiles, and the layering of natural elements like grasscloth
TC: Hunter Douglas generously donated the window treatments as a sponsor of the Minto Dream Home. The Vignette Naturals collection is a favourite of mine for the subtle texture it brings to a space. It is versatile for many different decor styles and applications.

NHCG: With so many large windows on the main level, how did you choose the window treatments?

NHCG: That turquoise chandelier in the entrance hallway is spectacular. This home has high ceilings and lots of natural light flowing from the windows. How did you choose lighting for the different rooms?

Dream Home living room
TC: Happy you liked the lighting in the CHEO Dream Home. I have always had a penchant for dramatic lighting, even when I first started my interior design business almost 15 years ago. The turquoise beaded pendant is a showstopper and one of my favourites, too. As the entrance hall light, it makes a fabulous first impression and sets the style for what is to come in the rest of the home. Lighting – whether from natural sources such as windows or from fixtures placed at varying heights – is a critical element in any of my designed spaces. Lighting type depends on the room exposure and the space requirements. Table and floor lamps are perfect for living rooms or dens as they give off softer light when they are placed at eye level when sitting or lounging. These types of lights create a cozy warm feeling in a room while providing task lighting for reading. Pot lighting is best used when general ambient lighting is required: When you require more lighting but do not want to compete with hanging fixtures
like pendants or chandeliers; want to highlight an architectural feature; when ceiling height is low; or a room is very small. While chandeliers and pendant lights provide ambient light like pot lighting, they are best used when you want to create a focal point in a room or anchor a piece of furniture like a dining room table or kitchen island, for example. NHCG: When it comes to artwork and accent pieces, are these items best saved to the end, added when everything else is done? TC: For the most part, accessories come at the end once the main foundation pieces are in place, but when it comes to artwork, I have created entire room plans around this one element. There are no hard and fast rules in my design world. For example, “Joyous Meadow”, the large art piece by Leanne Cusack that hangs in the second floor upper hall was the first item I purchased for the CHEO Dream Home as I fell in love with it when I saw it at a Glebe art show in the fall. nexthome.ca 29
