EDITOR’S NOTE
HOME ESSENTIALS
SUSAN LEGGE
A home’s amenities and design are linked by the concept of lifestyle: Both are about the idea of designing your life. Today’s new homes and condos offer an opportunity to create a lifestyle that reflects you — and that’s exactly what this issue is all about. Take for example our cover story on Glenview Homes’ new Madison model at Flagstaff in Barrhaven. This home includes thoughtful design elements such as a finished recreation room on the lower level, and a laundry room on the same floor as the bedrooms. Features like these can make a world of difference for a growing family over time. And speaking of thoughtful design, check out Irina Popova’s column on things to look for in a family home. As a momto-be, she has plenty of practical advice to share regarding a home’s essentials. Design and décor trends may come and go, but those that support healthy, comfortable living never go out of style. Trends such as ensuring there’s plenty of natural light in a home, as well as comfy furniture options and greenery are always a must in my book. We hope you enjoy this issue. Drop us a line and let us know what you think.

#HEYCOWISEEYOUNOW Looking for a home east of Ottawa? You might bump into a painted cow or two along the way. Designed to add some colour to the landscape between Embrun and Casselman, where several homebuilders are currently active, the cows can be seen in front of businesses, farms and residences. One stop is the community of Russell, where you’ll find Russell Trails by Tartan Homes and Corvinelli Homes. Another is Embrun, where Valecraft Homes, SACA Homes and Melanie Construction are also building communities. As for the cows, they are a tribute to this year’s cancelled St. Albert Curd Festival. New Madison model
reflects Glenview Homes’ 3-pillar approach to homebuilding 10
New Home + Condo Guide | Nov. 21–Dec. 5, 2020
Take a sophisticated, open-concept floorplan, add an abundance of quality finishes, then top it off with a great location by a builder who cares. The result? Glenview Homes’ newest decorated model, The Madison, in the all-new community of Flagstaff in Barrhaven. In tune with today’s most in-demand features, The Madison sits on a 30-ft. lot and includes an open- concept kitchen/breakfast area with plenty of room for two chefs. The kitchen is combined with a Great Room which has a welcoming standard gas fireplace that’s sure to be a hit on snowy days and nights. “The Madison model lives very large for being just under 2,200 sq. ft.,” says Mirjana Opat, Sales and Marketing Manager for Glenview Homes. “This is a great home for new homebuyers just entering the market as well as couples and families.” At the front of this design, there is a private den/ home office, perfect for students and professionals working from home. A three-piece powder room and well-located mud room entrance from the garage completes the main floor. The sense of interconnectivity and flow continues upstairs where there is a convenient laundry room and three bedrooms, two of which have walk-in closets. The master has its own luxurious ensuite bathroom and there is an additional four-piece bath on this floor. On the lower level, The Madison has a finished recreation area which is standard in every Glenview home!
“We were one of the first builders to offer a standard finished lower level,” said Jamie Langdon, Glenview’s New Home Sales Consultant. In the model, which was designed by West of Main Design, the recreation room has been transformed into a spacious family room complete with a mirrored gym. “The idea has always been to include as much living space as possible,” said Jamie. “One of the nicest things about Glenview is that we have a boutique feel,” he said. “We don’t build thousands nexthome.ca 11

of homes every year, so you really see that extra attention to detail.” Mirjana says the team at Glenview Homes takes pride in the company’s three philosophical pillars which are: to offer value by including features and finishes that don’t require upgrading; to keep the homebuilding process interactive, informative and transparent; and to never compromise on quality. You can tour The Madison this weekend by appointment or drop by. Jamie is working on site to ensure proper pandemic protocols are in place. He is available to answer questions in person or virtually. “We’ve been doing limited weekly releases to keep things as safe as possible,” said Jamie. “We also have virtual tours online that show the many standards and options that Glenview is well known for.” The Madison is one of several floorplans available among Glenview’s three collections of homes at Flagstaff. garage 30-ft. floorplans, there are towns and a collection of detached homes on 36-ft. lots with double-car garages. Flagstaff is minutes from Barrhaven’s growing downtown core. One of Greater Ottawa’s best kept secrets, Barrhaven has a small-town feel and every possible amenity a family could need is nearby. There are several parks and established schools already in place and new restaurants, boutiques and major employment hubs are opening all the time, including a new Amazon distribution facility which is scheduled to open next year. To register for Glenview’s upcoming releases, visit glenviewhomes.com. A virtual tour of this home, and others, can be viewed on the Glenview website. Reach Jamie at 613-316-1148. THINGS TO LOOK FOR IN A

home. If you are lucky enough to be able to design your home from scratch, or if you are shopping for a resale home to start your family in, I hope you find this list helpful. ENTRANCE(S)
As 2020 comes to an end, the first wave of “pandemic babies” are due this December…mine being one of them! The last nine months have flown by, right? While organizing my own home for the little one’s arrival, I’ve made a list of must-haves that I hope to one day implement in my future dream 14
New Home + Condo Guide | Nov. 21–Dec. 5, 2020
In a perfect world every family home would have two entrances — a side entrance for everyday use and a grand foyer that would be used to greet guests. Either way, aim to have plenty of space to tuck away a stroller and a nook to plop the little one on while you teach them how to
tie their shoelaces. There should also be lots of storage space for bulky coats and salty winter boots. Regardless of how many foyers your future home might have, it’s important to ensure that the flooring is durable and easy to clean. Avoid hardwood and carpet in this area and try to stick with non-matte tiles. It might also be a good idea to choose a dark-coloured grout! A powder room near the main foyer for your guests to freshen up would just be a cherry on top. …continued on page 16

your family in the various layouts before making your decision.
MUDROOM
Located either near the entrance to the garage or the side entryway, the perfect mudroom is set up with a laundry area, large utility sink, storage space and a “pet shower”. Being able to hose down some furry feet (or maybe even a very messy child) without dragging that dirt through the house is every homeowner’s dream! BEDROOM LOCATIONS
Personally, I’m a big fan of splitlevel homes — where the master bedroom retreat is located on its own half-level from the other bedrooms. That way it’s far enough to provide some privacy but close enough to keep an eye on things. However, this is solely a personal preference. For some families, it’s important to have all of the bedrooms in close proximity. Either way, my suggestion is to really take your time with this and try to imagine
KITCHEN LOOKOUT
This is more applicable now than ever before, since so many Canadians are spending a lot of time in their kitchens these days. Personally, I love kitchens that are truly the heart of the home, located more in the centre of the house and therefore separating the living and dining room, or a family room and a living room. This provides a better vantage point from the kitchen, allowing for better supervision of the kids. Ideally, a play area can be set up in a room directly adjacent to the kitchen. MISCELLANEOUS
And here are a few random thoughts to complete my list based on my experience and the feedback I’ve heard from various clients about their family homes. Open-riser stairs are a no-go with small kids or pets, as well
as glass railings or really smooth hardwood stairs. Storage is king — I haven’t even given birth yet and my basement is already full. A covered front porch for the win! Since it takes longer to leave and enter the house when little humans are involved, having one is helpful when you have to open and close multiple umbrellas when it’s raining. We can all dream about that perfect mudroom (or maybe that’s just my pregnancy brain), but it’s important to remind ourselves about what’s truly important in life and what makes a house feel like home which is the company of friends and family. If you are lucky enough to have both, remember to count your blessings and not take it for granted, especially during this upcoming unprecedented holiday season.

ADVICE | LEGALLY SPEAKING
GUIDING YOUR GROWTH by JAYSON SCHWARZ LLM, JACQUELINE MONETA JD AND GORDON KALLIO LLB
JAYSON SCHWARZ
When you are looking to buy a new property, it can be frustrating to hear your lawyer reply “you need to speak to another lawyer about that issue; it falls outside my practice area.” There is no

real effort to champion your cause and get the answers you need. The reason for this retort is that far too often lawyers take a narrow approach to your matter and the particular lawyer may have specialised to the point where he or she cannot see the forest for the trees. He or she gets bogged down in the immediate purchase transaction and forgets to look at how this transaction fits into your life. Find a real estate
lawyer who will look at your situation holistically at the start of a transaction. GUIDING YOUR GROWTH
As an example, at Schwarz Law LLP our motto is Guiding Your Growth, a responsibility we take seriously. Our goal is to provide our clients with the best possible representation. Backed by years of experience, our lawyers are dedicated to providing guidance

for growth; whether personal, professional or as part of your business team. We take the position that your lawyer should be like your family doctor, acting as your point of contact for all things legal, quarterbacking your success. HOW DOES THIS AFFECT BUYERS?
So, what does this mean for a real estate buyer? It means that
your lawyer should ask questions and listen thoughtfully to your answers. Your lawyer should look at the purchase of a new property through the lens of your individual goals and needs. Is this an investment property? Is this the purchase of a principal residence? Are you a first-time
home buyer or are you investing with partners? While these questions certainly impact how your deal will be closed, they can also have more complex business, commercial, or even estate issues. As a buyer of a new property, making sure you work with a real estate lawyer who can help you incorporate a new business to protect yourself as a real estate investor, or set up an estate plan for your family, or just guide you through the purchase process. They need to ensure that you understand how it all works and that you and your investment are protected today, and well into the future. The purchase of a home or a commercial real estate investment can be the largest investment most people will make in their lives. It is important to work with a lawyer who understands your goals and can protect that investment for years to come.

GREAT DESIGN
INTERIOR DECORATOR BILHA KANGETHE OF THE LIFESTYLE LOFT BREAKS DOWN THIS SEASON’S HOTTEST DESIGN LOOKS SO YOU CAN CREATE A FUNCTIONAL AND INVITING HOME
Botanical envy Sarah Pflug. sarahpflug.com
W
hile the majority of us are working from home, and children are home schooling, we have been forced to spend a lot of our time indoors and isolated. This has initiated a new conversation within the household: How do we redefine the spaces that we are living in and make them functional? What can we do to create warm inviting spaces within the home that will alleviate the stressors of this new normal? What makes design exciting and dynamic is its ability to assimilate external influences that if applied well, inadvertently enrich the functions within the home. This year, fall decor trends tell that story. Here are five decor trends that you can incorporate into your styling plans that will make this “new normal” a little less stressful for you and your family.
Sustainability and wellness continue to dominate how we design and decorate our spaces. Incorporate indoor plants and gardens, take advantage of the natural light, as well as add modern botanicals into your decor. Studies have shown that adding these elements into your homes reduces stress and improves cognitive function and creativity.
While we continue to spend a lot of our time indoors, we are seeing the movement and texture in furniture and accessories that mirror natural elements such as wood, metals and plants. There is a longing to foster a connection with the great outdoors and bring that warmth and welcoming feeling in to create calming environments.
