This fall (if the pandemic allows), the real estate market is poised to be busier than ever as we continue to make up for lost time. Although sales have calmed from earlier in 2021, tight supply conditions are expected to continue — Canadians are still buying homes at historically high levels. According to statistics released by the Canadian Real Estate Association (CREA), resale home sales changed very little between July and August. As a result, the supply of housing, particularly in the Ottawa region, has declined. What does this all mean? “Canadian housing markets appear to be stabilizing somewhere in between pre- and peak-pandemic levels – which is to say, still extremely unbalanced,” said Shaun Cathcart, CREA’s Senior Economist. “As far as campaign promises around building more homes, at least we are finally having the right conversation. But as anyone who has tried to get even a small project done in the last year knows, availability of materials and skilled labour are not dials that can simply be turned up to 11 whenever we decide we need them. And that’s not to mention all the other barriers to building, of which there are many. It’s definitely easier said than done.” Low mortgage rates continue to fuel the market, with the sentiment being that the Bank of Canada will keep rates low until the middle of next year. James Laird, Co-founder of Ratehub.ca and President of CanWise Financial mortgage brokerage, says consumers should pay special attention to the next announcement on October 27, which will contain the Monetary Policy Report. “This will be released after the federal election so the Bank will likely feel more comfortable speaking freely about risks and challenges going forward,” he said. Laird suggests anyone shopping for a fixed rate mortgage should get a pre-approval, as this will hold today’s rates for 120 days. your child can impact your estate. And in this third segment, we will explore investment properties and how to plan for their succession. BUYING AN INVESTMENT PROPERTY

With the housing market showing no signs of slowing, investment properties are a great way to take advantage of the upside. Whether you are buying an investment property with a partner, family, friends or on your own, it’s critical to have a succession plan. There are many different ways to purchase investment property.

You may buy it alone, with a spouse or with friends. It may be your decision to use an investment vehicle such as a corporation, limited partnership or trust. The impact of how you proceed will have ramifications with respect to income tax payable on income earned from the investment and capital gains, should the property be sold or posthumously on your estate if something should happen. Are you buying with your partner as joint tenants, so if something happens to either, the survivor gets the property tax-free? Are you buying with a

friend as tenants in common, so upon death, your estate receives your portion? Are you buying through a corporation, and if so, have you done a separate Will for personal property to exempt those shares from probate or administration? Is the property in a family trust, and upon your death, nothing happens, as the other beneficiaries continue? As you can see, the process is not easy. The way you structure your investment portfolio is critical to your family and your future. It’s important to retain the right lawyer and accountant tax

advisor. Get someone who looks holistically at your situation, and is proactive in advising you on the best route to follow. FOREIGN PROPERTIES

With the world beginning to reopen and people looking to travel again, a condo in Aspen or Miami, or a beach house in Mexico could be both a fun and profitable venture. It is important to understand how to protect your foreign investment. If you own property in a foreign jurisdiction, having an Ontario Will might not be sufficient.

Not all foreign jurisdictions will recognize such a document as valid. The rules are different in every jurisdiction. It’s always best to play it safe and speak with a professional in the jurisdiction where you are buying the property, to ensure your investment will be distributed the way you intended. In some cases, it might be enough to simply have a second Will covering only your foreign assets. It is important, though, that if you have multiple Wills, they are professionally drafted so that they are coordinated with each other, and neither revokes the other. No matter how or where you purchase your investment it’s important to have a team that can advise you. Your lawyer should be able to quarterback your transaction and make the process of finding foreign estate and tax advice, and closing your deal, as dreamy as your new vacation rental. BARRIERS TO BUYING OTTAWA’S HOT HOUSING MARKET STILL RANKS HIGH IN AFFORDABILITY Ottawa is still considered an affordable city and current homeowners are seeing their property values grow over the past year. However, first-time homebuyers have fears that they might not be able to afford to enter the market. Most properties in Ottawa are still seeing multiple offers due to limited inventory, but compared to the beginning of the year, properties are now selling closer to the listing price. According to RE/MAX, it is not expected that Ottawa will see 10

the cooling of house prices in the fall and winter of 2021 due to continued limited supply. The entry level price for home in Ottawa begins at $300,000. A Leger survey commissioned by RE/MAX, said that 42 per cent of Canadians said the high price of real estate was their biggest barrier to buying — up just 4 per cent over last 2020 figures — surprising, given the consistent price growth experienced by housing markets from coast to coast over the past year.

When it comes to factors that are influencing affordability in the region, most likely to improve affordability are economic/ employment conditions; continued interest in larger homes; business re-openings; and returning regional interest given the increase in recreational activity opportunities.

OTTAWA WEST An abundance of amenities, natural beauty and small-town charm is beckoning new homebuyers to Ottawa West. A place where coming home feels like a true escape from the city, the location, just west of downtown Ottawa, is serviced by Hwy. 417 making it less than an hour away from the downtown core by car. The communities of Carleton Place, Carp and Arnprior, all located within Ottawa West, are among the fastest growing areas in the region. Thanks to the region’s close proximity to the city, homebuilders have been hard at work planning and building new communities to keep up with demand from families looking to move to the area. Carleton Place in Lanark County is about 46 kilometres west of downtown Ottawa and is one of the largest towns in Ottawa West. With a population of nearly 12,000, the area has two high schools and a district hospital, too. Although Carleton Place has plenty of modern amenities, it provides natural outdoor options for residents as well. Centennial Park has a kids’ play area, or bring along your kayak or canoe to paddle away the day on the river. Riverside Park Beach, another waterfront delight, is a popular place to picnic. It also has a terrific beach and small pier where you can fish. Dog lovers will love Carleton Place Dog Park located behind the Carleton Place Aquatic Centre. Most every type of shopping can also be found here including a Walmart Supercentre and Giant Tiger — and there is an historic downtown core set beside Canada’s very own Mississippi River. Less than a half hour’s drive from Carleton Place you’ll find the community of Carp, located just 33 kilometres from the city. With its own kindergarten to Grade 8 public school in the heart of town, Carp has a small-town charm and is the smallest of the three areas we’re looking at in this issue. Being closest to both the city of Ottawa, where even more amenities abound, and Kanata, which is less than 15 minutes away by car, it has a variety of shops and services in 14

town as well. The convenience of this location can’t be beat if you prefer to be just outside of these busier areas. There are plenty of golf courses in the region, as well as and places to enjoy the outdoors, such as South March Highlands Conservation Forest, just minutes away. ARNPRIOR

Just north west of Carp, about 20 minutes by car, is Arnprior, the last community on our Ottawa West tour, and it’s not lacking for outdoor recreational assets either. Known for its close proximity to the Ottawa River, it has many beautiful riverside parks, such as Robert Simpson Park, where the giant trees provide lots of shade, and a splashpad and climbing gym keep the kids busy. The views along the river are also stunning. Arnprior also has its own regional hospital, a high school, a dance school, and two elementary schools as well as a number of daycares and a music school. There are shops and plenty of places to dine, including an incredibly popular chip truck on Madawaska Boulevard called Wes’ Chips, (rated 4.7 stars on Google). There are several grocery stores in Arnprior, too. Since the widening of Hwy. 417 to four lanes, Ottawa West has experienced significant growth, just one of the many reasons these three communities are among the fastest growing in the Ottawa region. CONFUSED ABOUT BUYING NEW? HERE’S SOME ANSWERS

Question: What are development charges? Answer. Development charges are

fees levied by the municipality on new construction. Those fees are intended to cover the cost new infrastructure like sewer pipes, community centres, roads and fire stations. Instead of taxpayers 16

taking on these costs, they are charged to the developer and then later passed onto the purchasers, either partially, or in their entirety. It’s crucial to protect yourself before you sign your purchase agreement and to negotiate with the developer to add a clause in order to “cap” these development charges. This is something you can do before signing, or during the conditional period, with the help of your lawyer and real estate agent. If, for example, the fees are capped at $5,000 and

the total charge is $25,000, you will be accountable for $5,000. The developer is accountable for the additional $20,000. In my experience, a $5,000-$7,500 cap is pretty common in Ottawa. Depending on the market and the popularity of the project, the buyer may have the power to negotiate this cap to a lower number. If you’re buying after the ground has been broken, the developer should be able to give you a good idea of the development charges, or cap it, without much pushback.

While it’s nice to express yourself through your home style, you can do so through light fixtures, paint colours and furniture. When it comes to finishes that are harder to change in the future, like flooring and kitchen cabinetry, try to stick with styles that are not too personal. If you feel overwhelmed or unsure of your own design skills, hiring a professional interior designer to visit the show room with you could be an investment worth making. Q. What are occupancy fees?

Q. What are the advantages to purchasing a newly constructed home? A. Knowing that you are the first owner of a home is a great feeling. The biggest advantage of buying pre-construction though is the ability to choose the look and design of the space. While some developers will only allow you to choose the finishes, others will give you the freedom to make changes to the actual layout. Another huge bonus is the Tarion Warranty. Tarion is a non-profit organization established to protect the rights of new-home buyers and regulate new-home builders. Q. How do I make sure to pick the right finishes for my new home? A. When time comes to choose your interior finishes, I suggest steering clear from passing fads. Choose neutral, timeless, un-

A. This fee is essentially rent paid to the developer during the period of time between the date of occupancy and the registration date when you buy a pre-construction condo. This period is also known as “interim occupancy.” The occupancy date is the date you get the keys to the unit and have the legal right to occupy the property, but not ownership. Once the building reaches a certain percentage of occupied units the developer can start the registration process with the City in order to declare the building as a condominium. Once the building is registered, you would become a homeowner and start paying your mortgage, property taxes and condo fees. Interim occupancy can last anywhere from a few weeks to over a year, which is why it’s extremely important to be aware of this and budget accordingly. The occupancy fee is made up of three parts: interest on the

remaining balance of the purchase price of your condo, municipal taxes for your unit, condo fees for your unit. The good news is that a majority of the time this amounts to less than actual rent would be for the property. It’s essential to note that most developers do not allow rentals in the building during interim occupancy. This is detrimental to investors, since this could result in months of vacancy and lost income. Make sure to negotiate with the developer and attain the right to rent your unit, if that’s the reason for your purchase. Q. What is the best source of information for upcoming developments? A. Unfortunately, shopping for a pre-construction property can be time-consuming. The resale world is a lot more straightforward, as essentially everything is listed in the MLS system and can be found on realtor.ca. When it comes to pre-construction developments buyers often have to go to multiple websites and sales centres to gather all of the necessary information. NextHome.ca is a great source of information on present developments and is the website I often use for reference. I also suggest working with an agent that’s experienced in preconstruction sales in the areas of the city you’re looking in - it’s our job to stay fully informed on upcoming projects, completion dates and price differences between various developments. There’s nothing like getting older to make you realize what you value in life. And one thing the pandemic has taught all of us is how critical “home” is to our quality of life. Many empty-

nesters and seniors talk about “moving down,” when in fact they simply mean moving into a more compact residence. I don’t think of it as “down,” because in many ways, these homebuyers

Let’s start with what happens beforehand – namely, decluttering. Buyers talk about how freeing it is to give away, throw away or pass down possessions they no longer need or necessarily even want. know what will fit into their new spaces, and they appreciate how large an uncluttered room looks compared to one that’s full of stuff. They have reached a point in life at which they want to make the most of their surroundings without continually adding items to them. Then there’s the benefit of less maintenance than it takes to keep up a large lowrise home. A lot of seniors opt for small one-storey bungalows with just enough yard to have a garden. Sometimes, these homes include a condominium component for exterior maintenance and snowplowing. It’s nice to hand over those duties to someone else. Of course, the epitome of convenience is the condominium suite. Purchasers coming from large lowrise homes understand the value they get for the maintenance fees they pay – namely, outsourced tasks such as mowing the lawn and plowing snow. Others are anxious to enjoy life more without having to sweat those outdoor chores. Avid travellers also appreciate the luxury of being able to lock the door and leave, knowing their home will be looked after and protected by security features, including the eyes-on-the-street of the concierge. These buyers are typically in two distinct groups. First, there are those moving from a more than 3,000-sq.-ft. home to

something like a 1,000-sq.-ft. condo, and then using remaining equity from their large home sale to buy a time-share in Florida or a cottage in Muskoka. The second group is more interested in moving up to more luxury. They tend to stay where they are and purchase a pied-à-terre as their retirement home someday. It may be smaller than what they have now, but you can bet it will be gorgeous. Whatever your decision, if you buy new, you get the most advanced construction materials and techniques, energy-efficient features and warranty protection. Today’s suite designs are so well planned that they “live” a lot larger than their square footage numbers. When it comes to real estate, buy the best you can at any time. At the heart of this stunning office are design elements that spark joy and healing

hen it came to the design of this office, it was all about creating a space for inspiration and healing. My client lost her husband to cancer. As a result, she and her daughter needed a space to feel joy and comfort, even in painful moments. My client hired me to transform a room into a shared office space that could be used with her daughter. The area had to symbolize a new beginning. She needed a space where they could heal and honour her passing husband’s memory. My goal was to create a shared space that would feel feminine and peaceful – which was no small task. The first thing I worked on when developing this area was picking the colour palette. It required thoughtfulness to ensure the colour scheme was comforting and soothing. I chose yellow as the primary hue because it represents optimism. The next focus was on furniture placement, making sure the layout brought a great view of

the outdoors. The work desks were positioned to take advantage of the window and natural lighting. A room with a view and a connection to nature increases a sense of calm. Plants are also a great way to introduce a serene outdoor vibe; they also help absorb toxins. If you don’t have a green thumb, don’t worry – snake plants are a great, durable option. Lighting was next. Adding overhead lighting and wall sconces created visual interest, while bringing balance for a soothing environment. The lighting also places focus on the art in the room, which plays such a significant role. The artwork in this room demonstrates representation; this was important, as the client wanted to make sure her daughter could see herself represented in the artwork. Altogether, the room makes you feel optimistic. And who wouldn’t want this feeling in an office? This space is ideal for our lovely client to connect with her daughter and create memorable moments as they work and engage together.

Louis Duncan-He shares insight on decorating with yellow and grey and why it’s a timely colour combination

t came as no surprise when Pantone released its two colours of the year – Ultimate Grey and Illuminated Yellow. Although the combination has been quite a popular pairing through the decades, they couldn’t be more different in terms of the feelings and emotions they conjure. Yellow, with its bright,

effervescent sheen, directly contrasts to the monotonous and monochromatic dullness of grey. One symbolizes joy and optimism, while the other elicits an almost sterile sense of the familiar. As a result of these naturally opposing qualities, they’re not the most straightforward combination to execute. But with an understanding of how to balance

their inherent characteristics, they can be a fresh and elegant accent to any home. The effect that yellow has on a space is similar to the impact turmeric has on food; a little goes a long way. Yellow by nature is an attention-drawing hue – we don’t use it as a highlighter because it fades into the background. Because of this, it’s most effective


when used with confidence and a sense of purpose. Our homeowners wanted a serene and contemporary retreat, with the elegance and gravitas of the Guggenheim. They wanted fresh, contemporary, understated yet compelling... which naturally led to the idea of yellow as an accent. To make sure the home didn’t get too loud and vibrant, we used grey as a key element and diffuser. We used it to upholster the custom sectional and as a base note in rugs, artwork and decor. In a way, grey is like a chameleon – it can take on the tint and hue of nearby colours. When mixing grey and yellow, think about the vibrancy and contrast levels. To hit the perfect curated note in this home, we mixed in an abundance of texture, shapes and sheen throughout. Our starting point in the formal dining room was a custom-designed trio of yellow, black and grey abstract art pieces. Understanding the impact of their dominating presence, we turned up the collective volume of the rest of the room. Using a high-gloss white lacquer table, creamy and natural chairs, and modern and structural white Pantone chairs as table ends,

we brought up the energy and interest level of the remaining space, which mellowed out the attention-drawing artwork. When trying to round out your space, think about the varying stylistic differences between your two loudest pieces. While turning up the volume can be used as a balancing tool in some cases, never underestimate the power of mother nature. At Louis Duncan-He Designs, that natural West Coast perspective is embedded in our DNA. In the Great Room, we added natural driftwood tables; ombre textured throw pillows, canary kissed florals and a large-scale rug with a fluid water motif in a golden spectrum of yellow and greys. With the room’s sheer size, openness and ceiling height, the best way to add serenity and tone down our striking accent colour

was to go natural. Introducing more stylized and sculptural pieces would have skewed the space more dramatic and daring, which would have taken the room in an entirely different direction. You can never go wrong with the addition of natural and organic elements to a home, and by doing so in this space, we were able to hit that perfect note straddling high-end design and relaxing oasis. Thinking about the past year, and looking forward to the future, grey and yellow seem to be the exact combination of colours that accurately reflect the emotional state of the rest of the world. While I can certainly appreciate the symbolism that lives within this powerful colour combination, I marvel at the transformative powers they can have in our hearts and home.

through. Of course, a few tips from a professional designer will go a long way to mastering this classic look. Here’s how you can add interest to a monochromatic interior, while staying true to this one-hue wonder. Colour is often an easy way to add personality and warmth to a home. It brings the eye

where you want it, and even in small doses, it can have a strong impact. When you’re working with just one colour option within a monochromatic motif, you can create the same effect using contrast and vibrancy. Crank up the brightness and saturation of your colour of choice and use it to highlight


the focal points in the room, and take the eye where you want it to focus. When your colour palette centres around light neutrals or white, add pops of black in small but powerful punches. You can also achieve a different level of contrast using materials and texture. Incorporate wood and stone and other natural elements into your space, with items such as glass and reflective metallics. Each of these is different from the others in terms of texture, but they’re all neutral by style standards, so they won’t compromise your overall monochromatic aesthetic. What about the “soft” elements in your space? Pillows and throws, window treatments, upholstery and the rug beneath your feet can all go a long way in adding warmth and texture to a monochromatic space. Linen, silk, cotton, corduroy, wool, faux fur, chunky knits and other options

Lighting also plays a key role in bringing depth and dimension to a space, and should include a combination of ambient, task and accent lighting. Task lighting is intended to illuminate a specific area, such as a kitchen countertop or desk. Last but not least, accent lighting is decorative and is used to highlight features such as architectural elements, artwork or other focal points. Together, your lighting plan will enhance your home’s function, while adding a sense of warmth and welcome.
