Based on the number of events our very own Julie DeBoer covered for this issue’s #InsideOttawa, the fall pre-construction housing market looks like it will not be slowing down anytime soon. One reason for this is no doubt interest rates, which are historically low. And, on top of that, there is plenty of population growth happening in Ottawa right now. If the resale market has got you down, it’s time to check out what’s new in this issue — covering pre-construction real estate is what we do best. We break it all down by providing you with information that’s relevant to the new home and condo market exclusively. COMMUNITY VIBES
A FRIENDLY WALK THROUGH EQ HOMES’ EQUINELLE COMMUNITY eQuinelle recently released four golf course lots and four green space lots at its Kemptville golf-course community — and what a community it is! On my wanders through one day, two lovely gentlemen stopped to see if I needed help with pictures, and I witnessed a lady escort a baby turtle across the road. We had a chat and she directed me to the gorgeous gardens that another resident grows for the pleasure of everyone picking up their mail. I also chatted with an 11-year resident who had nothing but good things to say about the neighbourhood. It was the best kind of way to hang out with strangers. 6

Catching up with Caivan
Glenview Homes’ Flagstaff releasing new lots weekly A limited number of townhomes were released in Flagstaff on Saturday Sept. 19 with Jamie and Mina assisting all the happy new homeowners with their purchases. New homes are being released weekly in this Barrhaven community of townhomes and singles. The community offers a vast selection of local amenities, from shops and restaurants, to nearby parks and schools.
Caivan held the final release of its trademarked OpenPlan Singles in Orleans Village on September 12. While this family-oriented community approaches completion, you can keep your eye on Caivan’s other communities – Fox Run in Richmond, which released lots on September 19, and The Ridge in Barrhaven. A model visit to eQ Homes’ Provence I enjoyed a socially responsible visit with Stephanie and her main model, Oliver – eQ Homes’ fantastic model home/ sales office located in the master-planned community of Provence in Orleans. Fun fact: eQ’s latest home designs are named after the eQ team’s kids. The human Oliver loves to play hockey and hang out with his little brother.
More releases on the horizon for Minto Minto had releases from west to east over the past couple of weeks, temporarily selling out at the communities of Arcadia in Kanata, Quinn’s Pointe in Barrhaven, and Aquaview in Orleans. 8

THE RISE OF THE
ELECTRIC VEHICLE IRINA POPOVA
From the first crude electric vehicle invented in 1832, to the start of mass production in the 1990s, the popularity of electric cars has come a long way. Today, ownership of an EV is something a large portion of the Canadian population is striving towards - 64 per cent of Canadians say that 16
New Home + Condo Guide |
Sept. 26–Oct. 10, 2020
they are considering an electric vehicle as their next car purchase. While public charging stations are becoming a more familiar sight, most EV owners do need to have their own charging capabilities located at their residence. In order to strengthen the infrastructure needed to make EV ownership more convenient, some important changes were made by the Ontario Government’s Ministry of Municipal Affairs in the last couple of years as response to the fact that the number of electric vehicles on the roads of
the province have been growing by leaps and bounds recently. On May 1, 2018, changes to the regulations under the Condominium Act established a new process for residents when obtaining approval from the condo board to install personal use charging systems in condominium buildings. Essentially, these changes provide the residents with the right for approval, unless this installation would negatively affect the structural integrity of the property; and/or pose a health and safety risk to the other occupants.
This change provides many condo owners with flexibility to buy an EV in the future and have charging capabilities right in their own parking spot. The entire cost to install a charging station without having a rough-in in place already could vary between $5,000$20,000 though, depending on the location of your parking spot within the garage, age of the building, and many other factors. If you are purchasing a preconstruction condo, however, and have a choice to add a rough-in at your parking spot at the time of purchase, I recommend taking that opportunity! This will greatly decrease your installation costs in the future and, given the scarce number of charging stations in condo buildings, this decision is bound to increase your resale value.
While researching this subject, I’ve come across a few condo developers that offer a rough-in as an upgrade option, but most have yet to catch on to this trend. However, at Zibi Kanaal, each parking spot includes a roughin already. The cost to add an actual charging station, should the need arise in the future, would be somewhere between $3,000$5,000. Another change affecting freehold new construction came into effect on January 1, 2018. Essentially, these changes to the Ontario Building Code ensure that every new single detached, semidetached and row townhouse that has a garage, carport or a driveway attached to the property now must be provided with a rough-in for a future charging station. This includes a minimum
200-amp panel board, a conduit that is not less than 1-1/16 trade size, and a square 4-11/16 trade size electrical box. While this all sounds like gibberish to most, it does eliminate a lot of potential headaches in the future, should a new homeowner decide to become an EV owner. Installing a charging station when all of the right supply is already present greatly decreases the costs associated with the installation.

ADVICE | FINANCIAL
THE ETERNAL MORTGAGE DILEMMA‌ SHOULD YOU GO FOR A FIXED OR VARIABLE INTEREST RATE?
ALISA ARAGON
Fixed and variable mortgage rates are quite different in terms of how they are funded. Fixed mortgages rates follow the patterns of Canada Bond Yields, plus a spread, where the bond yield is driven by economic factors such as inflation, unemployment, and exports. The bonds are purchased by a mortgage lender 20
New Home + Condo Guide |
and are sold as a mortgage to a borrower and then re-sold as an income-based security back to the financial market. Variable mortgage rate products are based on the prime lending rate. This is a fluctuating yard stick used by the Bank of Canada to determine borrowing rates on all loans in Canada. The rates are driven by the same economic factors, except variable rates fluctuate with the movements in the prime lending rate, the rate at which banks lend to their lower credit risk clients. When inflation is high, the Bank of Canada will
Sept. 26–Oct. 10, 2020
increase the prime rate to make the borrowing of money more expensive and when inflation is low, the Bank of Canada will decrease the prime rate to stimulate the economy and encourage borrowing of money. What is the difference between a fixed and a variable rate? FIXED RATE:
The fixed rate is generally higher than a variable rate. The interest rate will remain constant or fixed for the term of the mortgage which means your mortgage payments will remain the same throughout the term.
VARIABLE RATE:
A variable rate can change during the term of the mortgage which means your actual mortgage payments can either increase or decreased during the term of the mortgage. The great thing about a variable rate is that you have the option to lock into a fixed rate at any time if you are starting to feel that you are not comfortable with an increase. While your interest rate will not double overnight, (and even if it did go up by 0.25 per cent) the savings you would have already earned would put you on a level playing field, or you could possibly still be ahead. If you decide to switch from a variable to a fixed rate, the fixed rate will be determined based on what the fixed rate is at that time for the remainder of your term. Variable rates are offered based on the prime rate and either at a premium or at a discount. While the discount remains the same during the term of the mortgage, the prime rate may go up or down. Which means that variable rates are based on the Bank of Canada who sets the benchmark for interest rates, based on inflation. Currently the benchmark rate for the Bank of Canada is 2.45 per cent. For example, a lender might offer you Prime -0.40% (2.45% - 0.50% = 1.95%) which means that if the Bank of Canada or the lender increased their prime rate your discount will remain constant yet your mortgage payments will increase. It is good to know that Bank of Canada reviews its benchmark rate about eight times
a year. The Bank of Canada has made a second unscheduled cut to its benchmark interest rate due to the COVID-19 crisis. Another big difference between a fixed and a variable rate is how the penalty is calculated should you get out of the mortgage early and the lender that holds your mortgage. If you have a variable rate, the maximum you would most likely pay a three-month penalty interest. However, if it is a fixed mortgage, you will pay the greater of either the Interest Rate Differential (IRD) or threemonth interest. The IRD is calculated by determining the difference between the mortgage rate in effect and the rate available at the time of the pre-payment, multiplied by the term remaining on the mortgage. The interest rate differential is meant to compensate the lender for having
the mortgage paid early. Most lenders have different ways of calculating their pre-payment penalties, therefore, it is critical that you find out how they will be calculated upfront before signing your mortgage, even more so if you think you might need to get out early. A Mortgage Expert can help you determine if a fixed or variable rate based on your individual needs.
Alisa Aragon obtained her Mortgage License from the University of British Columbia and started her own mortgage business in 2011. She has recently established a new company, Bridgestone Financing Pros, and is on the Board of Directors for the Homebuilders Association of Vancouver (HAVAN).

New Home + Condo Guide |
Sept. 26–Oct. 10, 2020
Small space living can be wonderful, but it does require some creative thinking. While you may feel that you have compromised on your square footage, this doesn’t mean you need to compromise on style, comfort or the functionality of your home. Our clients reached out to us shortly after moving into their new condo in the heart of the city. Falling in love with the unit’s massive amount of natural light and a fantastic location was easy, but making this small space feel inviting and functional proved to be a bit of a challenge. There are many tricks of the trade that can be implemented when designing for small space living. We started with a calm colour on all the walls, Benjamin Moore’s Silver Satin, which is very light and airy, nowhere near as stark as a white can be. Keeping the rooms consistent and even toned can trick the eye into believing they are actually more spacious, while adding punches of colour and texture keeps it from appearing flat and ordinary. We accented the small, open concept living room with a simple, wellscaled, sofa and introduced these small, but beautiful caned chairs for extra seating and great texture.
A glass waterfall coffee table was the perfect piece to complement this space. I love using glass in small spaces, especially when you are afforded so much natural light. It’s a great way to keep the light moving throughout and emphasize the spaciousness of your room. In the adjacent dining room, we repurposed the client’s existing dining table, adding some freshness to it with new upholstered dining chairs. We designed a custom built-in bar which not only provided much needed extra storage, but also camouflaged an unsightly wall of oddly positioned bulkheads and alcoves that at first glance made the space appear much smaller than it really was.
We continued the soft shades of blues and greys into the kitchen, highlighting the simple white cabinetry with a beautiful eye-catching, yet calm, marble backsplash and then punching it up with black pendant lights. Another little space-saving trick for small spaces is to use pocket doors instead of swing doors. In this condo, we opted to further enhancing the space by adding a barn door. Not only did it afford us much needed space for storage in the master bedroom, it also created a great focal point in a rather long, narrow and uninspiring hallway. Small space living can be fabulous, stylish and inviting. However, the key is to have a welldesigned plan, well curated pieces that complement the space and functional storage to avoid clutter. With this in mind, you are on your way to creating the “small space” home of your dreams.
Some tips to get you started: • Edit and de-clutter, one of the first things that makes a space appear small is clutter. Make sure you have functional storage and a proper space for everything. • Multi-functional furniture is a great asset in a small space, a coffee table that converts to a desk, or shelving with a hidden desk for example; select wisely and make every piece count. • Think vertically to maximize storage and not lose valuable square footage on the floor. • Don’t clutter the floor space with a mish-mash of small furniture pieces, selecting a few well-scaled pieces or even an oversized piece can actually make the room feel larger.

big style, small space
Little Touches that make a huge difference by LISA ROGERS
DECORATING A SMALL SPACE
isn’t actually that different than decorating a large one: It just requires a bit of ingenuity and understanding what works in the space and what doesn’t. While your focus will be different when you’re working with less square footage, the basic rules of design are very much the same. I’ve taken this challenge to task with a recent property development I’m working on in conjunction with Dunpar Homes – the Kingsway Village Square. This luxury building offers upscale condominium living in a carefullycrafted boutique rental residence, and as creative designer, it’s my job to decorate our first two model suites – with all the right interiors and finishes. It’s proven to be a really fun project to manage because it’s made me look at design differently. Naturally, I have less room to work with so it means I have to think about furniture, 24
New Home + Condo Guide |
finishes and lighting in a way that works for a smaller space. Whether you’re looking to update a condominium, studio apartment or small home, check out these tips on ways to optimize your space. FIND THE RIGHT LIGHT
First, if you have plenty of natural light, let it shine through! Keep window treatments airy with sheer fabrics so light can come through easily, and you’re not weighing down your space with heavy curtains or blinds. Add additional lighting throughout your space but avoid any big floor or table lamps – they just add “bulk” – and opt for wall sconces, pendant lights or string lights that don’t take up too much real estate. MIRROR, MIRROR ON THE WALL
If you aren’t blessed with a lot of natural light in a room, mirrors can add additional light and the
Sept. 26–Oct. 10, 2020
feeling of additional space by reflecting back any natural and non-natural lighting you do have. It will give the illusion of more square footage, so think about using one large mirror in your room or arrange a few smaller ones throughout. TRY ‘FLOATING’ PIECES
Shelves and nightstands that are built into the walls can keep your floor clear of any cluttering obstacles and free up some extra space as well. THE BIGGER THE RUG, THE BETTER
Believe it or not, you don’t want to skimp on size with
your rug. A tiny rug just makes the room feel equally as small, so pick a floor covering that’s large enough so most of the furniture will sit on it, or go wall-to-wall. AVOID HEAVY FURNITURE
When dressing a small space, your furniture has to look light. For example, instead of investing in a sturdy block of a coffee table, opt for a piece that has legs on it. Why? It helps carry the eye in and around your space, which gives the impression of a bigger room.
KEEP COLOURS NEUTRAL
This seems fairly obvious, but lighter walls give the illusion of a bigger space, where darker walls do the opposite. My favourite hues are from Benjamin Moore: CC40 or Chantilly Lace. I often use both of them in design. USE FURNITURE THAT IS MULTI-PURPOSE
For the Kingsway Village Square, I also picked pieces that are multi-purpose, such as a high top table that I put in the kitchen area that acts as a work station as well as an eating area. You can get creative with storage options, too: Ottomans that can store your linens, or built-in cabinetry under your bed. Nowadays, there are so many chic storage options that work double-duty as a piece of decor. ADD SOME COLOUR
Yes, you can! Use colour for your pillows, bedding, artwork or carpets, but I always caution about going too overboard with really bold patterns of palettes. You want to minimize the “noise,” as it were, so my advice is to add your colour, but keep it fresh, light and harmonious.

ennifer Lawrence, the Academy Award-winning star of Silver Linings Playbook, The Hunger Games, and American Hustle, put her stunning New York penthouse in The Laurel up for sale last July and, with a downturn in the Manhattan luxury-condo market, has lowered the original price of $15.45 million to $14.25 million (all U.S. dollars) — now down to $12 million. Purchased in 2016 for $15.6 million, taking a loss on the property might not faze one of the highest-paid actresses in Hollywood. Though Lawrence got her big break in New York,
she now spends her time in Los Angeles close to the studios. Lawrence lived the fairy tale that so many people fantasize about. As a teenager who was born and raised in Kentucky and acting in plays put on by her church group. It was a matter of being in the right place at the right time when on a 2006 vacation trip to New York with her parents at age 14, she was discovered by a talent scout who arranged an audition. The audition went so well, they convinced her parents to let her audition in Los Angeles and her star was on the fast track leading quickly to television

Fast forward to today at age 29, she has won an Academy Award for Best Actress in Silver Linings Playbook and three Golden Globes, a BAFTA award, seven MTV Movie Awards and six People’s Choice Awards. Her unassuming, down-to-earth personality and ability to keep life’s priorities straight in the face of fame, fortune and continuous media attention has made her America’s girl next door — and it doesn’t hurt that her acting roles have been some of the best in Hollywood. By 2016, Lawrence could afford any living accommodations that suited her fancy and she picked a glamorous duplex penthouse on New York’s Upper East Side at the top of The Laurel, a 30-storey condominium. Aside from its
