Relocating from one coast to the other? Moving to your first place? Changing homes can be exciting and certainly stressful. But not if you have the facts. You can eliminate the anxiety associated with moving by taking control of the situation with confidence. Understanding the real estate market is part of the story. Knowing what you need and what you can afford is the more important part of the equation. Make a prudent purchasing decision that doesn’t keep you up at night should interest rates rise. How? Do this by working with an accredited mortgage broker or a trusted lender. Have them show you what your monthly costs will look like using different scenarios regarding rates and terms. Interest rates are low, and some economists expect that the Bank of Canada may hold the interest rate until at least 2023. Don’t make decisions based on interest rates rising or falling. Know what your options look like and choose your home accordingly. Any expert, including the ones we’re fortunate to feature in our bi-weekly issues, will tell you that buying a home or condo is a long-term commitment. I asked my lovely Instagram followers to let me know what they would like to know or learn more about when it comes to purchasing new construction. I received lots of great questions and picked a few of them to answer here. Keep your questions coming! 10

developers now install highefficiency furnaces and appliances in their homes, not many go above and beyond to create a truly environmentally conscious product. With profits being the main driving force behind most new construction, building Green may not always fit into that equation.

A good indicator of whether your future home will be “planet friendly” is if the developer aims to have the project LEED-certified. This certification process is overseen by the Canada Green Building Council—a third-party organization that uses a point system to determine what level of certification will be awarded. Starting at the level of being “Certified” and going up to “Platinum” level, LEED points are earned using variety of

considerations including water and energy efficiency, resourceful utilization of sustainable materials during construction, indoor air quality and much more. However, some builders may choose not to go through the certification process but could still be implementing many of the same criteria. So, if living in an environmentally friendly home is something that is important to you (as it should be to all of us!), asking the right questions may give you that reassurance.

A. Signing a contract with anyone is a big deal, especially when it involves hundreds of thousands of dollars! The main protection provided to every buyer of new construction homes in Ontario is Tarion. Tarion is a thirdparty governing body, funded by consumers, that acts as a regulator for all builders in Ontario. It ensures that builders abide by building codes and quality standards of construction and provides warranty protection. The warranty lasts for seven years and coverage includes any defects in finishes to major structural deficiencies. Tarion provides protection for your deposit in case the builder goes

bankrupt or fundamentally breaches the contract—up to $60K for a purchase price under $600K or 10 per cent of purchase price, up to $100K total if the price is above $600K. They also investigate homeowner warranty claims and assist in resolving disputes between homeowners and homebuilders. Q. Is HST included in the price? A. For most of us, purchasing

real estate is already an expensive venture so it’s important to know whether you will be faced with the extra 13 per cent of taxes to pay on closing. With most big developers, the sales taxes are included in the price of the home. In which case, the homeowner ‌continued on page 12 nexthome.ca 11

agrees to assign all tax rebates to the developer. The developer then applies for these rebates on the buyer’s behalf. However, if the purchaser does not qualify for the maximum rebate amount provided by the federal and provincial governments, then the difference will be charged back to the purchaser. Keep in mind though, if you are buying the property for strictly investment purposes and plan on renting it out right away then you will be responsible for paying those taxes on closing and then going through the rebate process yourself. Also important to note—there is a maximum rebate of $24,000. Of course, I advise that you seek a real estate lawyer and an accountant’s advice regarding this matter. Q. What if my plans change

before the home is built and 12

I can no longer go ahead with the purchase? A. If you are purchasing a home based on renderings and a floorplan long before construction has begun, then it’s very possible that you won’t be taking physical possession of your new home for at least a year or more, and in cases such as a condo, for multiple years. Many things can change during this waiting period. Perhaps your financial situation has changed or you were offered a job in a different city for example? It’s possible that you may no longer be able to, or want to, move ahead with completing your purchase. What happens then? Legally you are still bound to the purchase. If you break the contract then the developer can keep your deposit and seek further legal action. While this is a scary scenario, there is something

you can do to protect yourself. When signing the purchase agreement, make sure that you are allowed to “assign” the contract at any point before the date of occupancy. This would allow you to transfer the purchase to someone else and to no longer be held responsible. While some builders may push back on this, it may be possible to negotiate this inclusion in to the contract. Over time you can save up more deposit and based on past history and the fact it takes years to complete a building and turn it over to the owners, the value of your unit should rise, allowing you to have an asset worth more on the closing than you paid for it. Another advantage is choice. Buyers of pre-construction condos are able to select everything from their frontage and floor plans to fixtures and finishes. There are many varieties of condominiums. A buyer can choose from townhouses, high- or lowrise. In addition many projects contain

a myriad of common elements aimed at enhancing your lifestyle. COOLING-OFF PERIOD

someone has entered an agreement of purchase and sale with a builder for a preconstruction condo, and then wants to sell the unit before being required to take possession or close. This needs a clause in your Agreement of Purchase and Sale permitting assignments. Most builders allow this, but build in costs for the privilege of letting you do that. Assignments can be more complicated than a resale. Essentially you are selling a new buyer your agreement of purchase and sale. You are selling the paper not the unit. Remember, you

Often, pre-construction condo buildings have a time lag between the original contract being signed, and the buyer moving in and/ or having the property registered in their name. This leaves space for life to get in the way of your plans; new partners, new jobs, new kids or a global pandemic can all change your circumstances. What worked for you at the time of signing might not work with your lifestyle today. In addition, some original buyers are looking forward to market trends and banking on an appreciation in price. Assignments allow buyers to realize profits sooner, rather than waiting for a final closing. Another advantage to assigning a property is avoiding paying land transfer tax. Rather, it’s the new buyer, or Assignee, who is responsible for land transfer tax on final closing. With the right team of mortgage, legal and real estate advisors, you can navigate these uncertain times.

all is for planting. We have been saying this in the business for almost 25 years now – ever since growers started producing trees, shrubs and evergreens in containers. We like planting now, and generally have more success with September and October planting than in spring. Put another way, the only way that a newly planted tree, shrub, evergreen or rose will grow and thrive in your garden is after it has developed a system of roots that will support the top growth that we see and wait for so anxiously after planting. HOW DO YOU KNOW GOOD ROOTS?

You will know that a woody plant has the right kind of roots while shopping at the nursery by pulling it out of the pot. You do not have to yank it all the way out of the pot, but far enough to see the extent to which they fill it. If they completely fill the pot or turn 20

around the interior contour of it, you have a potential problem getting the plant to establish itself in your garden. Ideally, you should buy plants that fill about half of the pot with roots; the other half should be the soil mix. This plant needs no lessons on how to grow. It will hit the new soil at your home running. Most fall-planted nursery stock will put down new roots before the hard frost of late November or December. The new root growth will benefit in the long run as you can gain up to one year’s growth over the specimens that you plant next spring. If you can’t pull the plant out of the pot, then push your finger through the surface of the soil. If that is not possible, the chances are pretty good that the whole pot is full of roots – not a good sign. We recommend you take a pass on root-bound plants.


HOLE PREP

Second only to buying a quality plant, is the preparation of the planting hole. Dig a hole at least twice as wide as the root mass of the plant and 1.5 times as deep. Back fill with quality triple mix (equal parts topsoil/peat/ compost), place the plant in the hole and top the hole up with more triple mix. Stomp on it with the heel of your boot to get the soil in firm contact with the roots. By doing this, you are sending a message to the roots that it is indeed time to find a new home and get growing. Set the plant a few centimetres above grade for proper drainage, allowing the water to drain away from the centre of the plant, not into it. WHAT IF THE PLANT IS POT-BOUND?

You cannot always choose a plant with perfect roots. If you bring home some nursery stock that is pot-bound or even partially potbound, be sure to pull the roots out from the circular mass that they have grown into while inside the pot. Use a sturdy knife or even the tip of a small trowel to get a grip on the roots and pull them out. You will do some ripping and tearing in the process and you may suffer some self-doubt that you are somehow doing the plant harm. Worry not. You can remove up to one-third of the roots without causing damage to the plant. Once planted with new soil firmly packed around its roots,

After you have planted your new winter hardy plants in the garden, it’s important not to let them dry out and not to kill them with more water than they can use. As a rule, we suggest you put your finger in the soil about four to five cm deep (two to three in.) and if the soil is dry, it’s time to water. They love nothing more than the oxygen-charged, warm water from a rain barrel. As winter approaches, autumn planted plants will thrive next spring. 1 Have you noticed that arches are having a major moment in design? The first thing that pops into my mind when I think of an arch (or arc) is the rainbow, that perfect burst of colour in unison after a rainfall; it’s a natural wonder that always inspires. SMALL BATHROOM? DON’T FRET! THERE ARE SO MANY WAYS TO DESIGN A SMALL SPACE EFFICIENTLY AND AESTHETICALLY TO TRULY MAKE A SPLASH

W

hen it came to the design of this bathroom, I opted for a fresh and fun look without the typical white on white palette. For the floors, I wanted to add pattern and texture. When playing with pattern in a small space, your eye is simultaneously distracted and amused. The ever-so-popular herringbone pattern in a black slate material of four-by-16-in. pieces was the perfect choice for this space, the intensity of the colour grounds the whole bathroom floor while the motif feels intricate and current. By elevating the double vanity off the ground, I was able to appreciate the intricacy of the floor while maintaining a spacious feel in this small space. Although the prefab Kohler vanity is raised off the ground, it still provides ample storage for this shared bath. Opting to go with a white finish for this vanity ties into the crisp, white tones of the sinks, tub and toilet. If space permits, squeezing in two sinks makes the most of a bath, as it provides grandeur and maximizes function for siblings who are sharing a bathroom. Selecting a bathtub in this space provided the dual function of bathing and showering. A small upgrade to a drop-in tub verses a self-skirted acrylic tub goes a long way in this bathroom and allowed us to tile the front of the bathtub for a truly custom and integrated look. This automatically takes this small bathroom from basic to upgraded. More so, it’s the seamless look of the larger natural stone wall tiles that truly creates a cohesive look around the tub surround and the tub skirt. In small spaces, the use of natural stone is worth the splurge, as the quantity of material needed is smaller, yet you can achieve a high end look by handpicking more luxurious materials. Being savvy about the types of natural stones available on the market is also key to maintaining a conscious budget. The stone selected for the bathtub perimeter is a muted blue-grey natural stone in a 12-by-24-in. format, which becomes a soft contrast against the black floors. This affordable stone option allowed us to achieve a lux look for less, while maintaining a fresh and airy look with a soft-hued material. Having fun with metals is optimal in a small spaces, as it customizes the overall look and allows the fixtures to pop. The contemporary brushed brass faucets and tub fixtures were a bold yet fitting choice

against the contemporary tile selections. A matching towel rack hung above the toilet and adjacent to the bathtub provides ample space for towels, and frees up much needed space in the vanity for toiletries. When tackling a small bathroom design, careful consideration must be taken to incorporate a variety of elements, finishes and materials that are going to be aesthetically pleasing yet functional. The emphasis becomes more about focusing on the beautiful composition of components and details that are incorporated used, versus the size of the space.

How we maximized the space of this small bathroom • ADDING TOWEL HOOKS near the tub • HANGING ONE LARGE MIRROR over the double vanity instead of two, to open up the space and create a more minimal look • ADDING A SHOWER NICHE to provide a dedicated space for shampoos and soaps • Opting for a SKIRTED TOILET to provide a clean and contemporary look that just simply feels more minimal and less cumbersome than the conventional toilet • Having fun with CABINET HARDWARE adds a sense of whimsy and personalizes the space

Having listed their California home in 2018 at US$47 million and with only one price cut in 2019 to US$43 million, it just sold over the asking price at US$45.5 million to the co-founder of RoundTable Health Care Partners. A classic East Coast style that stands out from the general Mediterranean architecture in the area, the Lowe estate is sited on just over three acres.
