They say home is where the heart is. What better time to listen to your heart – and government and health officials – than to stay at home so we can stop the spread of COVID-19. Staying home and practising social distancing is vital for us to flatten the curve to beat this virus. But that doesn’t mean life doesn’t go on and won’t return to a reasonable facsimile of what ‘normal’ means to us. Until then, if you are still dreaming of owning a new home, there are ways to keep that dream alive. Many Ottawa builders and developers offer virtual tours of model homes, by-appointmentonly viewing and sales staff available by phone or email. In this way, you can continue to look – and find – your new home. To help you along, turn to financial expert, Alisa Aragon’s article on page 24 for the most recent mortgage updates from major lenders and financial institutions. If you have already bought your new home and want to know what your design centre experience will be like, check out page 20 for all the details. But most importantly, stay home and stay healthy. Together we can change things around so we can get back to the things we love to do.

COVER STORY

Smart-home technology and you By MARLENE EISNER Smart-home technology: Unless you’re a confirmed Luddite, it’s likely you’ve heard this term bandied about between friends, neighbours and anyone interested in new tech and how it can make a home environment easier to manage. One of the many advantages of buying pre-construction is being 12

New Home + Condo Guide |

Mar. 28–Apr. 11, 2020

able to decide the smart-home features you want before your home is built, saving the retrofitting costs of a pre-sale. Controlling your home heating and cooling remotely, turning lights on before you get home and telling Siri to turn on your music is fun for sure, but there is much more to smart-home tech

than that. Is having a smart-home something you should consider? “The simple answer is yes,” says Greg Graham, COO of Cardel Group of Companies. “The more complicated answer is, ’It depends on the particular purchaser and their personal preferences’.” Today’s new homes are built

with internet as part of the critical utility infrastructure such as gas, cable and hydro, says Graham. As a result, many people already have access to options like Netflix, online video gaming, and the use of Skype for businesses. Other smart-home technologies currently available and growing in popularity include Google Smart Home speakers, home video security, video doorbells, and controlling lights, blinds, thermostats and appliances. “This is where client preference comes in,” says Graham. “Some people are concerned about security, which is justifiable. Others are concerned with being bombarded with information, while others love the freedom and convenience of technology

integration. We believe in allowing our customers choice and independence of decisions. The underlining technology is installed in the base home. How far a client wants to take the integration is entirely up to them. “In today’s Covid-19 climate, we certainly appreciate the access to technology we all enjoy for information and entertainment. We are going to learn some very valuable life lessons from the current pandemic, which could have great benefits to the connected home.” Irina Popova is a real estate agent and co-owner of Ottawabased Blue Panda Realty. She says although smart-home technology has been around for a while, it has increased in popularity as people are becoming more aware of what’s out there, and as they become more comfortable using their smart phones and technology in general. And it’s not just Millennials. “Smart homes are a concept that now appeals to all age groups and types of purchasers,” says Popova. “For example, a service that’s great for snowbirds and frequent travellers is leak-detection technology. It can remotely shut off water supply upon detecting moisture around the furnace or sump pump, as well as send in a technician to the home right away to take care of the problem.” To answer the increased demand, she says a large majority of new-home builders have recognized that smart-home technology is more than just a passing fad, and now offer it to homebuyers either as an upgrade or included in its basic packages. Providing opportunities to create a smart home is one thing, but keeping up on quickly evolving technology is key. “We are always in discussion with our trades and suppliers about new and innovative solutions to help our

homeowners live better,” says Jan Coulis, director of marketing at Minto Communities. “Our current Smarter Home package, powered by Enercare, was rolled out to new communities (and new stages of communities) throughout 2019 and is now available for new homeowners moving in 2020 and beyond.” Says Graham: Cardel is constantly researching and assessing new-home construction and this is not limited to smarthome technology but includes home design, energy efficiency, improved construction methods and construction schedule. Technology continues to play a much more significant role in the overall new home sales and the construction environment. For example, 3-D printing is an evolving area to watch, virtual tours, automated online sales and yes, technologies that will help us mange our lives more efficiently continue to get developed.” So how do you choose? What are some of the more affordable, and worthwhile options? According to Graham, most homebuyers are interested in features that revolve around their comfort and security, making the thermostat, lights and security camera/video the top three items Cardel tends to see. Coulis says other features are included in Minto homes. “The Minto Smarter Homes essentials package includes the top smart-home features that should be included pre-construction – the thermostat, water leak sensor, and Smarter Homes hub. Other components can be installed after homeowners move in, but the key to ease of use and to optimize the system is to have those components all part of the same package and working together on the same app,” she says. Smart-home; it’s coming to a new-home community near you. nexthome.ca 13

6 WAYS TO USE

BAMBOO by SARA DUCK

Are you looking to create more of a “green” home? Small steps such as considering the materials that are used in your decor and wardrobe purchases can have a big impact on the environment and your well-being. Bamboo-based furniture and clothing have been gaining in popularity these environmentally conscious days because of its sustainability as one of the world’s fastest growing raw materials. Its production into fibres has very low environmental impact, it produces twice as much oxygen than other trees and it’s grown without pesticides or chemical fertilizers. Here are six simple ways to introduce this natural trend into your living space.

ADVICE | INDUSTRY INSIDER

THE IMPORTANCE OF A

GOOD TEAM IRINA POPOVA

Assembling a team of competent professionals to guide you through your home-buying process is important. Having all of your ducks in a row and a team that works well together to get things done quickly and smoothly is key. REAL ESTATE AGENT

If you’ve been thinking of making a purchase, have funds for a down payment and a stable income, you can kick things off by reaching out to a real estate agent. Since realtors are on the front-line of real estate, they can often be a connector between you and other professionals whose services you will require in the future. How to ensure that you’re hiring the right agent? There are a few ways to do this. Ask your friends, family and coworkers who have purchased real estate in the past about their experience and whether they would recommend their realtor. I suggest interviewing three or four agents before committing to working with one exclusively. Don’t be afraid to ask some tough questions, just as an employer would ask a potential employee at an interview. Remember, you are hiring someone to assist you with a huge investment and life-decision. You owe it to yourself to ensure that you have complete trust and faith in your real estate representative. 18

New Home + Condo Guide |

Mar. 28–Apr. 11, 2020

MORTGAGE BROKER

Once you’ve found your realtor, ask them to connect you with a few mortgage brokers. A mortgage broker will be able to provide you with a mortgage pre-approval based on your credit score, down payment amount and income. Your agent will likely have a couple of mortgage brokers who they usually work with and will be happy to make the introduction. A good mortgage broker is someone who’s quick to respond, willing to not only provide you with mortgage rates but to actually educate you on the various products offered by lenders, and be willing to answer your call on the weekends and outside of office hours. Real estate never stops! REAL ESTATE LAWYER

Same applies to a real estate lawyer – they play an essential role in the transaction. Hiring a lawyer who’s familiar with the local laws and regulations and has a reliable team of law clerks and associates

is what I’ve found to be essential. As a real estate agent myself, I’ve watched many mortgage brokers and lawyers ‘kill the deal’ because they were either unavailable, inexperienced or just incompetent. Like many other real estate agents, I’ve narrowed down my pool of preferred professionals through those experiences. TEAM WORK IS EVERYTHING

It’s really important to have a team working with you who have a good line of communication between each other and know how to work well together. This will provide you with the best chance to have a seamless transaction. Irina Popova is a real estate agent and co-owner of Blue Panda Realty. She has been specializing in the central Ottawa market since 2013.

This is often dictated by the latest trend but it is very personal to the client. If you’ve collected inspiration, bring it to your appointment. Whether it’s fabric swatches, cut-outs from magazines or something you’ve pinned/saved online, a collection of inspiration will help guide designers to achieve the overall look. Generally speaking, for singlefamily homes, you have the following: Before construction appointments – two, twohour sessions; cabinetry appointments – two, 1.5-hour sessions; colour appointments – two, two-hour sessions NHCG: When it comes to personalizing a home, what is the difference between standard features and upgrades? COVID-19 UPDATE YOUR MORTGAGE: WHAT YOU NEED TO KNOW

has lowered the overnight rate from 125 to 75 bps, to reduce the interest cost burden for businesses and consumers alike.

ALISA ARAGON

WHAT DOES THIS MEAN FOR YOU?

Since being labelled a pandemic by the World Health Organization (WHO), the effect of COVID-19 has begun to ripple through the world’s economy, including Canada, and has caused several effects. With the quarantine, selfisolation, cutbacks, temporary business and store closures, many people will need assistance with their existing mortgages and mortgage financing. FINANCIAL EFFECTS

The one most people are talking about is that the Bank of Canada 24

New Home + Condo Guide |

Mar. 28–Apr. 11, 2020

This will affect anyone with variable rate mortgages, home equity lines of credit (HELOC), and lines of credit. Most lenders have started reducing their prime rate to 2.95 per cent from 3.45 per cent before the first Bank of Canada announcement on March 4. However, lenders have reduced the discounts on variable rate mortgages. Fixed mortgage interest rates are dependent on the bond market, which has dropped considerably. Typically, fixed mortgage rates move upwards or downwards in parallel to the bond market.

Currently, lenders (including banks, credit unions and monolenders - lenders that are federally regulated and have access through them via mortgage experts only) have increased fixed rates as of March 24 and again this week. The reason being is that the lenders need liquidity. Therefore, fixed interest rates are increasing. In addition, the OSFI (Office of the Superintendent of Financial Institutions) has suspended the proposed revision in the qualifying mortgage rates slated to begin April 6. Therefore, mortgages with less than 20 per cent down payment (high ratio) will continue to qualify based on the Benchmark of Canada rate, currently at 5.19 per cent, but it is expected to fall soon to 5.04 per cent. over 20 per cent down payment (conventional) will continue qualifying at the greater of the benchmark of Canada rate or the contract rate plus two per cent. WHAT YOUR LENDER CAN DO FOR YOU?

Due to the COVID-19 outbreak, many lenders are providing homeowners with beneficial options during this time to help alleviate some of the financial stress. Depending on your lender, the following are some options available for you during this time: • Deferred mortgage payments (some lenders up to six months) • Re-amortization of the loan • Capitalization of outstanding interest and costs • Special payment arrangements 26

New Home + Condo Guide |

Mar. 28–Apr. 11, 2020

Lenders are asking that you contact them if your financial situation is due to the COVID-19 virus and if you are in true financial stress. Each lender has their own formal process that you would need to go through for them to defer your mortgage payments. And at some point, you will need to make good on those missed payments. Mortgage payment deferrals are not being offered to clients that are still actively employed and are not experiencing financial hardship. The lender can require you to provide third party verification such as a record of employment, letter from employer confirming layoffs, etc. It is important for you to contact your lender before you miss a payment, as it will affect your credit report.

At this point, it is critical that you stay informed from reliable information sources. Information is power and the more information you have at your disposal as the situation develops, the better prepared you will be to manage your household and finances.

Alisa Aragon obtained her Mortgage License from the University of British Columbia and started her own mortgage business in 2011. She has recently established a new company, Bridgestone Financing Pros, and is on the Board of Directors for the Homebuilders Association of Vancouver (HAVAN).

NEXTHOME to our valued readers and social media followers; Amid the ongoing COVID-19 pandemic, many of Ottawa’s homebuilders have taken the extraordinary measure of limiting show home operations to “by appointment only”, or have shortened hours, or have closed entirely for the time being. Many have also put in place enhanced safe practices and cleanliness protocols to protect customers, visitors, vendors, trades and employees and to help curtail the spread of the virus.
