This is it — our last issue of the summer season. And what an unusual summer it’s been! In terms of the Ottawa real estate market this summer, things haven’t slowed down much at all. Thousands of people purchased new homes as lifestyle changes demanded a need for different accommodations because of the pandemic. The last year has shown us how important it is to have adaptable living spaces in our homes to accommodate sudden lifestyle changes. In fact, many homebuilders in the region have already altered the function of their single- and multifamily residences to accommodate these new needs. Including a finished basement, a home gym, and ensuring there are plenty of electrical outlets for lighting and electronics, are options you can talk to your builder about in advance of construction. Several seniors and families I spoke to said they’d be willing to sacrifice floor space for more pantry space and larger freezer/ refrigerated storage units, too. Creative storage space is key. The pandemic has taught us the limits of finding places to study and work as well as spaces to stash computers, notebooks and printers at the end of the day while making them easy to retrieve in the morning. In this issue we have plenty design and housing news, as well as legal and financing advice, and a story on the popularity of the housing auctions in the Ottawa area. I hope you enjoy it!

GIFTING YOUR CHILD A DOWN PAYMENT
When you gift your child a down payment, it can commonly be either an outright gift, or you may have to go on title to the property to secure the mortgage. If the funds are an outright gift and you have other beneficiaries to consider, you need a Will. A down payment is a large gift, and you want to ensure that the other beneficiaries of your estate, your other children, as an example, are not disadvantaged. Your Will can be a powerful tool to equalize payments made to children during
your life. Planning ahead is essential to anticipating and mitigating issues that may arise down the road. There is nothing worse than a family splitting up and fighting over money after a death. Alternatively, the bank might request that you take a percentage of the ownership of the property. Typically, this would be as tenants in common with your child, to secure the mortgage. You would minimize the size of your share, even though you are on the hook for the whole mortgage, and in your Will, you would leave your share to your child.

This way, you would use your Will as a means of assisting this child, while at the same time taking care of your other children or chosen beneficiaries, in a fashion to properly reflect an equitable outcome, or as you may otherwise require. It is critical to plan for, and be clear on, what happens to the property if you or your child die. Whether it’s an investment or principal residence, property almost always forms the largest part of an estate. If you don’t have a Will, upon death, that percentage of
ownership will pass in accordance with law and either your spouse, children, parents or siblings could end up as the child’s partner in the child’s home; generally not a good result. You also need to consider what would happen if your child dies first. If the child has a Will, he or she can designate what happens to the property – how it passes, who is responsible for maintenance, the mortgage payments, hydro, water and gas. Without a Will, it can all be a huge mess, as the matter trundles through the administration process, pending the appointment of an Administrator of their Estate. Real life can get complicated quickly. While the housing market is steady, and your kids may be calling for help, don’t let this stress you out. Setting up a Will is a simple and effective way to plan for the future, and account for the past. We can ensure that you know exactly what is going to happen to your property no matter what life throws at you. Remember, it is critically important that you have your Will completed with Powers of Attorney – before closing. Please, don’t leave your family with a problem.

If you have recently listened to the radio or browsed social media you have probably seen the ads for a new home-auctioning service that has generated a lot of buzz in the Ottawa real estate world. While auctioning off homes has been a common occurrence in other countries, like Australia and the UK, it has yet to become a norm on this side of the pond. But, is that about to change? With this combination of the arrival of various auctioneers in the real estate space and buyers fatigued from blind bidding wars on homes during the hottest market Ottawa has ever experienced, the timing for this new trend just may be perfect. Time will tell, but here is everything you need to know about how this could change the home-buying process. RESALE HOMES
Typically, when multiple buyers are interested in the same property, they find themselves in a “multiple offer” situation. Due to the privacy laws that real estate agents in Ontario have to abide by, no terms of any of the offers may be disclosed to the eager buyers. That means total blind bidding. This comes with its pros and cons of course — the winning bids could be hundreds of dollars apart from the rest, or it could
be tens of thousands of dollars apart. However, this kind of buying process is regulated, so if there is any suspicion about unethical practice the regulatory body can ask for proof of offers. During an online auction, the interested buyers see the other bids in real-time. There is a predetermined end time for each auction, however this time is extended if the bidders remain active. This brought me back to the days of eBay (anyone else?) and the thrill of that last-minute bid on an item you’ve been eyeing, only to be outbid at the last second. The winning bidder can have some peace of mind knowing how much more they have decided to purchase the property for above the second highest bidder. But, there is no regulatory body over this process yet in order to ensure that each bidder acts in good faith. Since home auctions have been working well in other countries for many years, chances are some regulations will be put in place in order to protect consumers if this new way of buying and selling real estate sticks around.
PRE-CONSTRUCTION SALES
Developers in Ottawa have yet to jump on this bandwagon, but we have seen at least one or two builders try out the blind bidding process online, which is sort of the combination of the above-described selling styles. With the cooling market, we are finally experiencing some shelved inventory which does not bode well for auction-style project launches. So, it’s unlikely that we will see developers participating in this new trend any time soon — and if and when we do, I’ll be sure to let you know! In closing, the basics regarding the way real estate has been traded in this province have not changed in many, many years. And while it will most likely take a long time for a major transformation of the system to take place, perhaps we are due for a little shake up of the status quo, don’t you think? Stay tuned!

Many Canadians set the goal of buying a home. However, the process isn’t always easy to do on your own, especially the first time around. From making a down payment and getting approved for a mortgage to keeping up with rising prices, it’s common for firsttime buyers to get discouraged. Fortunately, there are a number of tools available to help you reach the goal of homeownership. DETERMINE AFFORDABILITY WITH PRE-APPROVAL
I can’t tell you how many potential homebuyers come to us at Homewise and discover they can afford a lot more than they expected. Getting pre-approved helps you gain a broader view of your current financial situation and affordability, as well as the potential monthly fees that come with a mortgage. HELP FROM A CO-SIGNER
Sometimes, first-time buyers are unable to make a home purchase because their credit score needs improving or their monthly income isn’t sufficient. Applying with a co-signer is a great solution to these common roadblocks. A co-signer is someone who applies for a mortgage with you, legally agrees to take liability on the loan and is responsible to pay off the debt if 12

you’re unable to make payments. If you currently have too much debt or not enough income to afford a particular home, having a co-signer could increase your home affordability and chances of mortgage approval. GIFTED DOWN PAYMENT
Roughly 30 per cent of Canadian homebuyers get help from a parent or family member when making a down payment – most commonly in the form of a gift. This is considered to be a portion of money that is given to the buyer by a parent or family member to use toward their down payment. You are then required to provide your lender a gift letter that explains who your family member is, the amount they are giving you and an explanation that the money is being used for your home purchase and doesn’t need to be repaid. GOVERNMENT INCENTIVES
Over the years, the Canadian government has introduced many great programs and incentives for first-time buyers. These include: 1. The Home Buyers’ Plan (HBP) The HBP allows first-time homebuyers to withdraw up to $35,000 tax-free from their Registered Retirement Savings Plans (RRSPs) to buy or build a qualifying home. It gives you the chance to tap into additional funds to pay your required down payment and re-contribute this money back into your RRSP within a 15-year period. If you’re buying a home with someone who also qualifies for
the HBP, the two of you will be eligible to double the maximum amount to $70,000 when you apply together. 2. Land Transfer Tax Rebate As a homebuyer, you’ll need to pay for land transfer taxes when you buy a home along with other essential closing costs. Fortunately, for first-time buyers, there’s a Land-Transfer Tax Rebate to offset this additional cost. 3. First-Time Home Buyer Incentive This incentive serves as a great tool for first-time buyers to reach their homeownership goals. It is a shared equity program that offers first-time buyers five per cent on the purchase price of resale properties and 10 per cent on the purchase price of new builds to put toward a down payment. Essentially, the government makes a shared investment in your home and participates in the transaction with you, which is why the amount is registered as a second mortgage on the property. Buyers are then required to pay the money back interest-free to Canada Mortgage and Housing Corp. within 25 years of purchase or once the property is sold. hen your hanging baskets are hanging just a little more than you want, and your petunias have gone stringy, it’s time to assess a sprucing-up – think about replacing them with reliable fall blooming plants. Here are our top perennials for fall colour:
The cultivated varieties are related to the native plant, only they flower longer, and the blooms are arranged in tight masses for best effect. Butterflies love these, too. Plant lots where you want to punch up the colour using bright white, red or blue. Yes, blue. It’s hard to find perennials with a blue flower this time of year, but asters are your number one choice. They are winter hardy north of Ottawa, too.

2. Sedum Spectabilus There are many sedum varieties to choose from, but “spectacle” is a favourite this time of year. This plant produces a broad flower in various colours covering the range between red/bronze and magenta. We recommend that you plant a few up near the front door where butterflies will find them. As you approach the front door, you will be greeted by a winged greeting committee as they forage for nectar and pollen.
4. Roses We think of roses as late spring and early summer flowering plants – people use them in June weddings for this reason. That is accurate, but rose bushes generally bloom a second time quite reliably, right about now. The main difference in a fall rose blossom is that it lasts much longer than the spring production, due to the cool temperatures this time of year. We have picked roses and brought them indoors as cut flowers as late as mid-November. A bonus is that you can get a great deal on rose bushes this time of year at most garden retailers. All you have to do is prepare the soil with lots of triple mix and plant them. Rose petals are edible – another bonus. Shrub roses will survive our winter without protection; most others need to be mounded up with about 30 cm of soil, but not for some time yet – early to midNovember works in most areas.
3. Chrysanthemums The introduction of Belgium mums 25 years ago means more affordable varieties of this flower today. Now you can purchase a gorgeous garden mum for less than the old-fashioned ones, with a flower bud count that is through the roof. Really. Mark had one last year at the front door, and he counted more than 700 blossoms on it. That’s about two cents per blossom. You can’t get better value for your bloom-bucks than that. In cool fall weather, they last up to six weeks. They tolerate early season frost, and with some luck, they may come back next year. They are not as reliably winter hardy as the asters.

Colour has a way of changing our lives. No joke As a designer and colour consultant, I used to apply my colour skills mainly for children’s spaces – because kids love colour. However, I now see most of my residential and commercial projects include a voracious appetite for pigment. People have opened up to what I have long preached: Colour has a way of changing our lives. No joke. Prismatically, our moods and outlooks are significantly impacted by what we surround ourselves with, and colour is one of the most critical influences. Colour has been my thing since I was a child. Today, I am still deeply attached to the spectrum, and I read a lot about the psychology of colour. My work as a designer and colour consultant means more than just ascetically shifting and physically transforming things. It’s something more profound; colour is a personal form of communication. It can cause reactions and change your
