Presented as a lottery, single-family homes and Avenue townhomes in Quinn’s Pointe were on offer. By 11:30 a.m., the cars were lined up the street and the parking lot full as future new-home owners vied for a spot. Meanwhile, in Orleans, Minto had a limited release of executive townhomes and single-family homes at its Avalon Encore community.

A BEGINNER’S GUIDE TO ARRANGING

A MORTGAGE MARNIE BENNETT Over the years, I’ve worked with clients – from accountants to engineers – whose ease with numbers would make your head spin. But, in my experience, such “mathletes” are far outnumbered by those of us who face financial calculations with apprehension. Thank heavens for mortgage specialists. Whether you opt to go through a broker or your financial institution, a good specialist will guide you with patience and know-how through the intricacies of choosing a mortgage. Remember, a mortgage pre-approval is the way to go. This means visiting your specialist before shopping for a home, and obtaining a realistic budget to work from. Preapproval also speeds up the purchasing process once you’ve found your perfect home. In comparison with the early 1980s, when mortgage rates surpassed 20 per cent, today’s rates – which tend to hover below four per cent – seem astonishingly low. But substantial savings can still be found by choosing certain mortgage features over others. Here are some of the most basic options you’ll encounter: TERM LENGTH

A term is a set length of time, typically ranging from one to 10 years, in which a certain mortgage rate applies. At the term’s end, you renew your mortgage for another 12

term. The shorter the term, the lower the interest rate; however, by choosing a longer term, you’re insuring yourself against the possibility of skyrocketing mortgage rates in the future. FIXED RATES, VARIABLE RATES AND CAPPED RATES

A fixed interest rate remains the same throughout the term, while a variable rate rises and falls along with the prime rate. While the second option means accepting some unpredictability, it may yield greater savings than a fixed rate. A capped rate is a type of variable rate that cannot exceed a set upper limit. If interest rates are low but you’re facing a longer closing date, you may choose to be locked into a capped rate, which will apply once your mortgage payments begin. FREQUENCY OF PAYMENTS

Most lenders offer weekly, biweekly, semi-monthly or monthly payments. While at first glance the difference between bi-weekly payments (every other week) and semi-monthly (twice a month) may seem unimportant, it works

out to two more payments per year. Ultimately, those extra installments could take a couple of years off the life of your mortgage. Of course, there are many more mortgage features that your specialist can introduce to you. Trust me: By the end of the process, you’ll feel like a specialist yourself. HOW TO SAVE LARGE ON A REAL ESTATE PURCHASE

The first consideration in purchasing real estate is to make sure you do not overpay. To prevent overpayment, utilize the services of a Realtor who will determine by comparison a fair price to be paid. A second significant way of saving large is through choosing the best financing terms. Of course, we all realize that we need to find the best interest rate available, but most people don’t realize the amount of savings that can be had just by doing one of, or as many of, the following: 1. Choosing no more than a 25year amortization and find out what the payments would be if you reduced the amortization term further, even if by one year, easier to do when the interest rates are as low as they 16

are today. Every year of interest that you can save is substantial. Some lenders and mortgage brokers are trying to push a 30and 35-year amortization. While this may help some people keep their mortgage payments lower right now, in the long run, they are paying more in interest and the true benefits of these longer amortization terms are realized by the lender not the borrower. 2. Choose weekly or bi-weekly, not monthly payments, as this will help to accelerate the amount of time that would be required to pay off your mortgage as you will be lowering the principal at a quicker rate. 3. Most mortgage products offer a prepayment privilege where you can put a lump sum of money down on your mortgage, usually

once a year on the anniversary date, without penalty. If you are able to do this, it will give you a large savings. 4. If you can’t manage to do a lump sum prepayment, then doing something as simple as adding a few dollars to your weekly or bi-weekly mortgage payment would help significantly, too. You would be surprised how much time and paying of interest you can save by even making your mortgage payment $10 more than what the lender has calculated your weekly or bi-weekly payment to be.

THE COST OF

UPGRADES by MARLENE EISNER One of the great things about buying a newly constructed home is the ability to ‘make it your own.’ Sure, the builder has specific floorplans, but most builders are flexible when it comes to making changes to the interior of a home. Changes can involve everything from moving walls and opening up spaces to adding storage, upgrading appliances, finishes, heating systems, adding smarthome features, finishing a basement and in some cases, adding an in-law or rental suite. If we all had really deep pockets, choosing our upgrades to customize our ideal dream home would be a breeze. But most people have budgets to follow, although that doesn’t mean upgrades are off the agenda. Greg Graham is the COO of Cardel Group of Companies and president of Cardel Homes. He 26

says a few factors are critical when considering upgrades. First and foremost, buyers should pay special attention to what it will cost to have any upgrades installed during a new-home construction. “Under mortgage qualification rules, buyers should find out if they have sufficient room within the approved financing to add upgrades,” advises Graham. “You don’t want to be disqualified under pre-approvals or alternatively, have to reach into your pocket to add more equity, unless of course you have planned for it.” The key, he says, is to focus on the things that are really important to you, determine what needs to be done now or later, and constantly reassess your budget. “Structural upgrades (if they are offered by the builder) should always be considered first,” says Graham. “For example, if you

desire a kitchen nook extension or prefer developed basement stairs, these types of upgrades can’t be added later or are very expensive to add later. Consider all exterior structural items, too, such as adding windows or extending a garage, as critical in deciding on final selections and associated costs.” Interior design selections can always be added at the time of purchase, if it is within your budget, to customize your home to your personal taste and lifestyle. Buying a condominium as a rental property can be a great investment, but now that you’re a landlord, it’s important to understand the rules and regulations that govern you and your tenant WHAT RULES APPLY?

All landlords and tenants are governed by the Residential Tenancy Act, 2006 (RTA). The RTA outlines the rights and responsibilities of landlords and of tenants who rent residential properties. It also covers the leasing agreement and issues such as maintenance and repairs, tenancy agreements, rent, entering a rental unit and ending a tenancy. In a condo building, the Condominium Act, 1998 also applies. The Condominium Act sets out the relationship between the owners, the condo corporation and the board of directors. This means that you have to give your tenants a copy of the condo rules and make sure they adhere 28

to them. The condominium corporation may have its own rules on rentals as well, which could include a minimum number of months for the rental and other obligations. It is important to read your condo rules prior to entering any lease agreement. DO TENANTS HAVE ACCESS TO AMENITIES?

Tenants must follow the same rules as owners, and have the same rights as owners when using building amenities. However, parking spaces and/or lockers can be included in the lease agreement at the discretion of the unit owner. Owners can choose to retain those for themselves or rent them to another tenant.


HOW MUCH CAN YOU CHARGE?

When you’re renting a unit to a new tenant, you can set the rent based on current market prices. There is no maximum. The market price for a unit may be higher than that paid by a previous tenant. The RTA covers most types of rental units. Generally, landlords can increase rent: • only once every 12 months; • with 90 days written notice; and • based on the guidelines set for that year by the Ontario Ministry of Municipal Affairs and Housing. SUBLETTING AND SHORT-TERM RENTALS

What if your company sends you for three months of training in another city? It is becoming increasingly popular for people to list their condo on a short-term rental site to make some money while they are away. Be careful; lots of new condos have specific rules governing short-term rentals, such as a minimum number of months on a lease. When buying an income property, it is important to read the rules prior to firming up your deal, and express this intention clearly to your Realtor and lawyer. These rules prevent owners from converting their units into a vacation rental. Condo declarations can also spell out requirements, such as each unit shall be occupied and used only as a private single-family residence.

If you’re renting out a unit for a longer term, any tenants have to abide by the terms of the rules and declaration, too. Therefore, a tenant cannot lease the unit out for short-term stays. If you decide to sublet your unit, notify your insurance company to see if and how your policy covers damage caused by tenants. When renting out your condo unit, you are responsible for following the rules of the corporation. Always check the rules to make sure you’re not in violation. Make it clear in your rental agreement that your tenant is bound by the condo rules, and give them a copy. A condo can make a great investment, but you’ll save time and money if you put in some work at the beginning to understand your rights and responsibilities as a landlord.
