Last Friday, the team at New Home + Condo Guide watched the Canadian Home Builder Association (CHBA) 2020 Virtual Awards Gala on YouTube. It was a little different than being in a room buzzing with people, but it still showcased the same amazing talent and achievements in architecture, design, and sales and marketing. One thing never ceases to amaze me — the risks these people take to make their visions and dreams a reality. If you aspire to own a new home or condo, and truly want to move forward with the idea of homeownership as we begin to reopen the country, ask yourself what is holding you back. I reflected upon how my own path to homeownership zigzagged. I started out as a renter and then took the leap into real estate by purchasing the most dilapidated home I could afford with my new hubby. It just so happened to be on the same street where Canadian television and radio personality Marilyn Denis lived — a terrific neighbourhood, lucky for us (and yes, her home was much newer, and nicer, than ours). After several years of renovating, we rented out the home and moved in with my parents to save some money. Before I knew it, the property’s value rose. We sold, and were not only able to purchase a nicer home in a community we loved, we started investing in real estate, too. Regardless of life’s circumstances, we can never see more than one step ahead. If you’re looking for a little bit of inspiration, and who isn’t right now, I urge you to check out the accomplishments of the winners of the CHBA Awards by visiting the Canadian Home Builders’ Association YouTube channel. ON MARCH 28 Valecraft planned to participate in ‘Crush It For Cancer’ for The Ottawa Regional Cancer Foundation. This fundraising initiative supports local research, clinical trials, and cancer coaching, as well as many other services, offered free of charge by the Cancer Foundation. Unfortunately this year the event was cancelled due to COVID-19. This, however, did not stop the Valecraft Homes team – Valecraft Velocity from supporting the cause. They exceeded their goal and raised $15,107 to donate to the Ottawa Regional Cancer Foundation programs that support families facing cancer. In total, a stunning $64,441 was raised for local cancer care.

BASEMENT RENTALS CAN HELP YOU GET INTO THE HOUSING MARKET by MICHELLE HOPKINS In 1989, Don Campbell and his wife purchased their first home and rented their finished basement as way to pay off their mortgage sooner. “The rent from our basement suite buffered our income,” says the author and senior analyst with the Real Estate Investment Network (REIN). “In addition, we travel a lot, so knowing 16

someone was always home offered us a sense of security.” Campbell is a huge proponent of basement suites as a way “to get into the housing market.” If you’re wondering if you should finish your basement right away, Campbell says doing so can potentially increase the value of your home by a considerable amount.
Now, that’s reason enough. Best of all, says the veteran financial expert, most banks will allow you to use the rental income for your basement suite to qualify for a mortgage. That’s critical if you are a firsttime homebuyer and must prove you can afford the payments under the federally mandated Bank of Canada stress test.

DON CAMPBELL’S TIPS FOR FIRST-TIME LANDLORDS: 1. PROTECT YOUR PRIVACY
Ask yourself if you will be OK seeing a stranger walking around your property every day. Is this lack of privacy worth the extra money? 2. TRY TO AVOID RENTING TO FAMILY
As NICE as it sounds to help out, renting to a family member is fraught with potential relationship crushers. If a tenant stops paying or become a nuisance, there are ways to solve that problem. However, it is much more difficulty to use “eviction” or “collection” rules against a family member without destroying the relationship and having the repercussions ripple out into the rest of the family.
According to Campbell, the stress test means homebuyers with less than a 20 per cent down payment will need to prove they can afford mortgage payments based on which is greater – the Bank of Canada’s five-year benchmark rate or their contractual mortgage rate plus two per cent.
3. SIGN A PROPER WRITTEN LEASE
Never, ever, ever let anyone move in without both of you signing a proper lease that clearly defines rules, responsibilities and costs. And never ever let a tenant move in without providing you with the full security deposit and first month’s suite rent.
4. KNOW YOUR LANDLORD RULES
Before you dive into the rental market, make sure you study up on the rules and responsibilities. They are strict and they are clear, and so must you be from the beginning of the tenant relationship. You can find these rules on the provincial government website. 5. TELL YOUR HOME INSURANCE COMPANY
Critical. You must, in all cases, advise your insurance company that you are renting out a suite. If you don’t, and there is an incident where you need to use the coverage, you may likely get denied coverage. 6. RESEARCH THE TAX REPERCUSSIONS
Speak with a real estate experienced accountant to ensure that you are claiming all of the deductions you can as well as properly planning for any change in the capital gains exemption if and when you sell your house. Do it right, do it upfront or be prepared for a big tax bill in the end.

We all have spots that are magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. KEEP YOUR PANTRY DECLUTTERED
Most people can’t resist buying items that are on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess,
PURCHASE FURNITURE THAT DOES DOUBLE-DUTY
Consider purchasing a few multifunctional furnishings such as an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage. CREATE AN IN/OUT ZONE
Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys and wallets. It can also act as a landing spot for briefcases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you go out again. ARE YOU BEING HELD HOSTAGE BY YOUR STUFF?
If you are reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: You’ll have more free time
in your day and be more relaxed in your home. FEELING STUCK
If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to take action. GROWING YOUR OWN VEGGIES THIS YEAR? THEN A RAISED VEGETABLE PLANTER IS A MUST jump this year of 3.5 per cent. When choosing the right garden for you, consider going with a raised planter, which has some significant benefits over just plowing out a section in the lawn.

With many Canadians at home this summer and wanting to grow their own vegetables at home, the raised planter has become the must-have item. Over and over, I have clients asking to remove large sections of their backyard spaces to install vegetable gardens. Part of this comes from the new Canada food guide, which has increased its emphasis on eating plant-based food. The other factor? Food prices continue to climb, with an expected 20

1. WEED CONTROL – A large portion of weeds that live in our yards travel under the soil via rhizomes (rootlets). With a raised bed, you can place a liner of garden cloth at the bottom to completely prevent new weeds from invading your soil. Another simple trick is to put a good layer of cardboard in the bottom of your planter before you fill it. The cardboard will naturally stop any weeds from growing
up into your raised bed. As it breaks down, the cardboard also feeds your plants! Even the weeds that spread via seeds, like dandelions, have a harder time getting over the walls of your garden, providing less competition for your veggies. 2. PEST CONTROL – Animals, like gophers and groundhogs, are limited in their ability to get into the beds because they don’t typically jump. A planter that is 20 inches tall is even effective in stopping some rabbits – as they are reluctant to leave the safety of the ground. If you have a real pest problem, consider putting your planters on legs!
3. BETTER SOIL – While the soil in your yard might be great for trees and perennials, vegetables like to get special treatment. Filling your beds with a high-grade triple mix (topsoil, peat, and compost or manure) ensures that your tomatoes are getting the best. Another benefit to adding your own soil is that you can better control compaction, making it easier for the roots of the plants to access more nutrients and water – and produce better returns for you! 4. ACCESSIBILITY – Gardening where you can reach it without having to bend over! It’s a dream for anyone who has strained their back digging on their knees in a vegetable bed. Higher definitely makes it easier, but also consider that you can control the pathways in between the beds, making them level and more stable for walking. One caution: Don’t make your raised beds too wide! Keep them between four and five feet so that you can easily reach into the middle. 5. APPEARANCE – No one can deny that a raised bed just looks good. They are neat and tidy, with all of the soil contained in one space. Having multiple beds is perfect for those like me – who want organization, even outdoors. I’m such a fan of the raised bed, that I built 25 of my own raised planters, complete with trellises for beans and peas. My garden is probably a little big for most homeowners, but adding a few raised beds is simple! It’s literally a wood box on the ground filled with soil. The key is using the right products for your bed. The type of wood that you use is a big deal. Wood is porous; anything that is on the wood will
eventually leach into your garden and get into your veggies. Using clean woods that can handle moisture are your best bet. Cedar has traditionally been considered the best choice. It is a ‘clean’ wood, which means that it doesn’t have any preservatives or chemicals. This product can be harder to find and is often more expensive Pressure-treated is a blend of woods that have been treated to withstand the elements longer. Up until recently, I would never consider using pressure-treated because testing showed that the preservatives would leach out of the wood and into the soil, eventually being absorbed into the plants themselves. That’s all changed now. New technology from MicroPro Sienna is making treated-wood garden-friendly. The copper used in the treatment of the wood becomes inert when it comes in contact with the soil, allowing this product to be used in vegetable gardens and children’s playgrounds and decks. It has also passed thorough environmental testing to be used around freshwater lakes and rivers. This year, get on trend with a vegetable garden perfect for your own family! When I decided to tackle my backyard, I felt overwhelmed. There was so much to do! Can you relate? After much deliberation, I chose to put in a new concrete patio, creating a clean slate for the backyard. This really was the jumping-off point for the entire design. It was my vision to have three different zones (dining, lounging and food prep), and concrete served as a great way to separate the spaces. Once I had decided on the dimensions of the new concrete areas, I needed to measure the spaces for furniture. I had fallen in love with an 8-ft. reclaimed teak table, but it was too big for my side yard. That didn’t stop me! Last minute, I decided to increase the area of the concrete patio to accommodate the table. I just couldn’t live without it. When choosing the sectional for the lounge area, I knew I needed something that would be durable and weather-proof but comfortable as well. The South Beach three-piece aluminum outdoor sectional seating set from
Home Depot was a perfect choice. It has an aluminum frame, so it’s lightweight and rustproof, and is completely covered in Sunbrella fabric so it’s UV resistant and weatherproof, too. Once the furniture was in place, it was time to accessorize. This is the most important step if you want your outdoor living space to feel like an extension of your indoors. My biggest tip? Use lots of pillows and tons of throw blankets (check out bouclair.com for a great selection). This not only looks cosy and comfortable but makes for an extremely inviting area. Anyone can put patio furniture in their backyard, but accessories can help completely personalize the space. For lighting, I used stringed lights and low-lying lanterns to create an intimate outdoor feel (cost effective as well). Plus, they look pretty. And last but not least, incorporating splashes of colour
here and there (I chose a sapphire blue Weber barbecue and lots of greenery) can bring a backyard to life. I’m thrilled with my backyard retreat, and I hope it can inspire your own makeover. New disclosure requirements in the Condominium Act provide owners with more information than ever, but all of this information can quickly become overwhelming. What are all the documents and what do they tell you? The following is an overview of the rules and regulations governing condo living. CONDOMINIUM DECLARATION
The declaration is like the constitution of a condo. It provides information regarding each suite’s boundaries and share of common expenses expressed as a percentage of the total budget. The declaration also describes any recreational facilities and how they will be used. It can also contain restrictions on the use or occupation of the units and common elements. A review 26

of the declaration will tell you exactly what you are buying. A declaration can only be changed if over 80 per cent of the owners agree to the change. This makes subsequent changes to the declaration difficult and rare.
By-laws can be passed, appealed or amended by the board of directors. Before becoming effective, by-laws must be approved by a majority of the units of the corporation and registered with the land registry office.
BY-LAWS
The by-laws control how condominium corporations are run. They outline the qualifications of condominium directors, their remuneration (if any), and the quorum necessary for a meeting. The by-laws may also outline when and how the condominium can borrow money. This is important if there is ever a special assessment levied. As an alternative to a special assessment, the condo may be able to borrow funds, if allowed in the by-laws, rather than make up any shortfalls from the unit owners.
CONDOMINIUM RULES
The board of directors can also make, amend or repeal rules. The rules govern the safety, security or welfare of the owners and the property or assets of the corporation. They typically prevent unreasonable interference with the use and enjoyment of the common elements or units. It’s common for the rules to prevent owners from renting out their units for short periods of time (ie. Airbnb) or restrict visitors’ use of the common elements. It is also
increasingly common for the rules to limit the number and/or size of pets allowed in the building. Rules can vary greatly in each condominium, so even if you are familiar with condo living it’s important to review the rules in each building you buy into. They can impact lifestyle choices, which while not legal issues, should be considered carefully as they can have a large impact on your day-to-day life. STATUS CERTIFICATE
Perhaps the most important document you’ll receive is the status certificate. This document gives buyers details of the financial and legal circumstances for the condominium building. A status certificate will include information regarding increases in common expenses, law suits against the
condominium corporation and any upcoming large expenditures for repairs. A status certificate will also have information about the individual condo unit. It indicates if the current owner is in default of paying common expenses and if any increase in common expenses has been declared by the condominium board. While sifting through these documents may seem overwhelming, careful review of the rules and regulations governing your condo could save you a lot of time and unexpected cost down the road. You should also seek the advice of a real estate lawyer and accountant who can point out abnormalities or possible red flags. Don’t forget the best help you can get is from a real estate lawyer
