Spring is traditionally a busy season for new openings in the pre-construction market. If you’re looking for a new home, your timing could not be better to start shopping around. In the pages ahead, you’ll find new launches as well as upand-coming communities to explore. There’s plenty of gorgeous spaces and design advice in this issue, too, courtesy of our sister publication, Reno + Decor. But, as our cover story indicates, it’s all about saving for your new digs and understanding costs. If you’re serious about saving money to purchase real estate, keep your sights set on your goal. It’s worth it. Buying a new home or condominium is a team effort. Before venturing into the market, make sure you’ve got a trusted group of experts on your side, including a financial adviser, such as a mortgage broker, and a real estate lawyer. They should be working alongside you every step of the way. Most people have a budget in mind from the get-go. If you don’t, I suggest using an online mortgage calculator to play with the numbers. Find one that takes monthly expenses into account, such as the calculators you’ll find on realtor.ca. Remember, there’s more costs to take into consideration than just the monthly mortgage payment. It’s time to pick your top places to visit armed with all the knowledge you need to make a solid purchasing decision. Enjoy this issue, and happy new-home hunting.

If you think your purchase price is the only amount you will be paying your builder on closing you should read the fine print of your contract, or better yet, have a real estate lawyer review it for you. INTERIM OCCUPANCY CLOSINGS
Before the final closing for a condominium, there will be an interim occupancy, where your unit is ready for occupancy, but minor construction in the building is not complete and the condominium is not yet registered, meaning there is not a legal title for your unit that can be transferred to you. 6

During the interim occupancy phase, you can move into the unit without paying for the balance of your purchase price, but you will pay a monthly occupancy fee. Under the framework of Ontario’s Condominium Act, the occupancy fee is comprised of: 1. Interest on the unpaid balance of your purchase price; 2. An estimated amount of property taxes; and 3. Estimated condo fees. While many believe that an occupancy fee is another way for builders to extract more money from buyers, builders should not profit from occupancy closings. ADJUSTMENTS ON CLOSING
Whether freehold or condominium, your builder may charge you for several adjustments on final closing. The adjustments, which will be
presented in a document called the Statement of Adjustments, will range from water and hydro connection fees, new home warranty enrollment fees, to fees for tree planting, driveway paving, and development levies. Development levies can be the most unpredictable as they can range from hundreds of dollars to tens of thousands of dollars unless the builder agreed to limit them to a specific amount during the negotiation phase of the agreement. Every new home offer has an adjustment section in the Agreement of Purchase and Sale and the adjustments are set out; usually in broad strokes or without a specific number attached. Adjustments are supposed to be delineated in the Tarion Addendum, but it never seems to quite happen that way.
As the Purchaser the onus is on you to insist that your adjustments are spelled out. There is nothing worse than coming to closing and being as an example, $4000 short. No one needs that kind of last minute pressure when you have a couple of days to close and you find out you do not have enough money. Post-Closing Adjustments The final closing does not necessarily signify the end of adjustments between a builder and purchaser because there may be re-adjustments to some charges well after closing. If your property has a yard, builders often charge a grading deposit. Often around $1,500, this is money the builder will hold until the municipality assumes responsibility for your subdivision and confirms that the grading on your property complies with the municipality’s approved plans. It may take years for municipal
assumption, and once that is done, you may contact the builder to demand a return of your deposit. Don’t forget!!!!! Another major adjustment for which you will need to followup on is municipal property taxes. The builder may charge you for an estimated amount of property taxes because your property has not yet been assessed and taxes are being paid at the vacant land rate. After closing, you will receive a supplementary tax bill, indicating the new assessed amount of taxes for your property. Usually, you will be able to present the new tax bill to your builder and have them re-adjust for property taxes since the builder has to pay taxes proportional to their ownership of the property. In most cases, the assessment will mean the builder will pay you back for a portion of your supplementary tax bill. Don’t Forget!!!!!

Ratehub.ca, a financial product comparison website, conducted a study to see how everyday luxuries impact your savings. SO, WHAT DO YOU HAVE TO GIVE UP?
Many of us love the finer things in life, but the costs of these luxuries add up. For example, a specialty beverage at Starbucks costs an average of $4; takeout meals cost approximately $15; every Uber ride you take will amount to about $16.40; brunch costs approximately $25; and nights out will set you back $65. First-time homebuyers are feeling the affordability pinch in hot markets such as Ottawa, but also plan to use their growing savings to boost their down payment, according to a recent survey from BMO Bank of Montreal. “The Canadian housing market, overall, is incredibly strong right now with record demand and tighter supply pushing prices up,” says Hassan Pirnia, head of personal lending and home financing products, BMO Bank of Montreal. “While some buyers are looking to accelerate their move into the market anticipating price appreciation, we are seeing others pause on their homeownership plans. According to the BMO survey, 80 per cent of first-time buyers intend on using some or most of their increased savings to boost their down payment. Nationally, respondents expect to spend $433,000 on their first home, compared to $529,000 in Ontario.

HIGH-INTEREST SAVINGS ACCOUNTS
GUARANTEED INVESTMENT CERTIFICATES (GICS)
When choosing where to park your cash, there are a number of factors to consider. One key component in your choice of bank should be the interest rate of your savings account. High-interest savings accounts have different interest rates depending on the financial institution. If you’re shopping for a new bank, be sure to compare interest rates with other banks or credit unions. Many financial institutions will often have promotions encouraging you to switch that involve a high interest rate either for a set period, or permanently. Do your research and make sure you’re saving with an institution that gives you the best rate. Keep in mind, Canada is in a historically low interest rate environment, so the difference between rates may seem tiny. But if your savings are large enough, that tiny difference can have a decent impact over time.
This investment vehicle provides plenty of peace of mind. The guarantee the name refers to doesn’t mean you’ll definitely make a lot of money. It guarantees you definitely won’t lose money, which is a promise you can’t get from most other investments. GICs let you lock in a certain sum (a minimum investment of $500 or $1,000 is typical) for a specific period of time, usually one to five years. The longer you keep money in the GIC, the higher the interest rate is and the more interest you’re likely to earn. This makes GICs an excellent option for people looking to grow their savings over the long term, but who don’t want to take on risk.
3 THE HOME BUYERS’ PLAN
An RRSP is a type of account that holds a variety of investments, such as GICs. RRSPs have three advantages. First, everything you contribute to your RRSP is tax deductible. Second, you can invest
from an RRSP and any profits from those investments remain tax free as long as they stay in the RRSP. Third, if you’re a first-time homebuyer, you can withdraw up to $25,000 from your RRSP taxfree to put toward your first home when you participate in the Home Buyers’ Plan. If you’re purchasing your first home with a partner or spouse, you can withdraw as much as $25,000 from each of your accounts for a total of $50,000 to put toward your home. But there’s a catch: The Home Buyers’ Plan essentially works as a loan to yourself, so you must contribute at least one-fifteenth of the amount in your RRSP over a 15-year period or the money withdrawn will be taxed.
4 THE BOTTOM LINE
Investing your down payment in stocks can be risky if you’re buying a home within the next few years, since there’s a chance you could lose money. A safe investment option, such as a high-interest savings account or a GIC, can give you a better return on your money.

MORTGAGE MISTAKES HOW NOT SHOPPING AROUND CAN COST YOU THOUSANDS

For Canadians buying a home, one of the first things on your to-do list should be to figure out where to get a mortgage. A recent survey conducted by Homewise found that more than half of prospective homebuyers in Canada under the age of 45 – many of them first-timers – don’t shop around for a mortgage. Among those mortgage-seekers, more than half of them would go only to their own bank or one of Canada’s big banks. Unfortunately, it’s clear that many don’t realize there are many other, potentially better mortgage options available in the marketplace that can save them thousands of dollars. Although heading to your current bank might seem like the easiest way to find a mortgage, it can be restricting because it’s only one option out of the many that exist. When you don’t shop around, you lose access to the different rates and features available, as well as the potential opportunity to save thousands of dollars. No two lenders are the same, which is why it’s necessary to broaden your search, understand the different mortgage features and options, while determining how they align with your specific needs. Of course, shopping around can help homebuyers get a view of the best available rates in the market. 14

However, rate is often not the largest money saver; it’s actually the mortgage key features. For example, many buyers break their mortgage early (before the end of their five-year term), whether it’s to move to a new home, refinance and other reasons. Certain lenders have substantially higher penalties for breaking a mortgage early – as much as tens of thousands of dollars. While a slightly lower rate may save you $20 a month, having a view of the potential penalties based on the lender can save you five to 10 times more over time. If you’re a homebuyer who wants to pay down your mortgage as fast as possible, shopping around is also essential to ensure your mortgage includes the necessary prepayment features. If your mortgage contract doesn’t facilitate lump sum prepayments, you will be restricted from paying down your mortgage more than what is allowed. Some lenders allow for 20 per cent annually, others as low as five per cent. Shopping around from the get-go helps to avoid such situations, while saving you more money in the long run. A final reason to shop around is that some prospective buyers get turned down by their bank, and they assume they won’t get preapproved elsewhere. Many lenders and lender types have differing qualification standards, so people who may have been turned down in the past, can still realize their homebuying dreams. There are two options when it comes to shopping around for a mortgage. One way to do this is by
going from lender to lender and comparing options on your own. Although this isn’t a bad idea, it can be incredibly time consuming and tedious, because you’ll need to resubmit your information and have your credit pulled each time you meet with a new lender. Instead of going through this hassle, contract a mortgage company such as Homewise, which works with multiple lenders. Purchasing a new home is expensive enough (especially these days!). Here is your guide to preparing your pockets for closing costs associated with home-buying. 16

Closing costs when buying a resale property are typically around 1.5-2 per cent of the purchase price. These costs consist of the following: legal fees, home inspection, closing adjustments (refund to seller of pro-rated pre-paid property taxes, condo fees, utilities), Land Transfer Tax (LTT), title insurance, CMHC insurance and moving costs.
There are some ways to lower those costs. First time homebuyers can get up to $4,000 rebate on the LTT. You can avoid paying for the CMHC insurance by increasing your down payment to 20 per cent. Also, make sure to ask your mortgage specialist to cover the appraisal fee, if possible. NEW CONSTRUCTION

These consist of development charges, Tarion warranty fee, taxes and other miscellaneous fees (examples: utility meter installation, mortgage discharge fee), all of which can add up to thousands of dollars. In addition, the land transfer tax is payable on new construction as well! Lawyer fees, title insurance, CMHC insurance and moving costs also apply. For investor buyers, it’s also important to note that HST is not included in the sale price and will need to be paid on the day of closing. While it’s possible to eventually get that refunded, this is a high closing cost to consider and I recommend seeking an accountant’s advice. To avoid unexpected surprises on the day of closing make sure the development charges are capped in your purchase agreement, and that you know exactly what’s included in your purchase price

in terms of upgrades. While most experienced developers include all applicable taxes in the purchase price for end-users, I suggest triple-checking this. I have seen developers charge additional taxes on parking spots, storage lockers and upgrades. Hiring a lawyer who is comfortable with pre-construction contracts is very important. As well, something to note is that while homebuyers are able to put down five per cent when buying their first property, most developers require a deposit of 15-20 per cent on all preconstruction sales. Occasionally though, developers do offer deposit promotions for first-time homebuyers, usually when the building is nearing completion. In closing, buying a house is amazing, but being housepoor is not so great. Knowing your financial comfort level is the key to a stress-free home buying process. Lean on the team of professionals around you for personalized advice and trust the process. Happy shopping!

A
fter selling their cottage, my city client’s desire to have an outdoor getaway at home, where they could relax and enjoy being outside, inspired the renovation of their backyard. Before the redesign, the backyard fell short and did little to encourage their outdoor living aspirations. With my landscape design ideas and the interior design help of Erin Feasby and Cindy Bleeks of Feasby & Bleeks Design, the
family can now dine, cook, lounge, entertain and swim in their newly renovated backyard. The homeowners didn’t want to see a wooden fence surrounding the perimeter of the yard. They wanted lots of green to fill in the space and make it feel like a cottage in the city. We went with a planting palette of greens, whites, yellows and purples and kept a good-sized patch of sod for the family dog. We used various plants and flowers from boxwoods to black-eyed Susans and even lined the property with
green cedars and pyramidal European hornbeams to give that green backdrop they were looking for. We also included a couple of eastern white pines – a nostalgic reminder to the homeowner’s cottage. We placed potted plants around the pool to add extra greenery to the expansive patio. We planted topicals, perennials and annuals. Some of the plants will die in the winter, but the homeowner may choose to put seasonal cuttings in the planters for winter interest when the snow flies.

New fencing, some made from pressure-treated stained pine and some in black aluminium, keeps it open and airier. The wood fence was stained a dark colour, which helps the fence recede into the background. The backyard is paved with Permacon, an engineered material, in a light grey colour. Due to the freeze-thaw cycle of Toronto, the pavers were dry-laid in an aggregate base. There are so many great seating areas around the backyard. One is an area with a natural gas firepit beside the pool – a nice spot to relax in the evenings and well into the fall season. The furniture was repurposed from the family cottage and updated with new outdoor fabrics. For a bit of formality, we added a boxwood hedge around the
dining patio along with planters that include fresh herbs. The homeowner loved the large maple tree trunks on her neighbour’s property, so we used aluminum fencing so as not to hide the trunks. To connect this patio to the one around the pool, we used four large pavers pushed together to create lovely, large steppingstones. Sod in between the stepping-stones adds a hit of green between the two patios. The back corner of the yard is a lounge sitting area, complete with a sectional sofa, coffee table and lots of great shade cast by the cantilevered umbrella. This corner is a cosy nook that acts as the backyard’s living room. Overall, this backyard is a green oasis, a great escape from the hustle and bustle of city life.
