Many builders and developers across Ontario have been busy making shopping for a new home or condominium a safe and secure process during the COVID-19 crisis. Thankfully, huge advances in technology have allowed them to stay connected to their current and prospective clients using tools such as FaceTime and Zoom. This special issue of New Home + Condo Guide focuses on a few of these new developments and provides info on new initiatives that the real estate industry has implemented to keep Ontario safe and moving. Deemed an essential service, Ontario’s residential building industry has, where possible, continued to build with health and safety guidelines in place. Now, almost two months later, the Province is allowing certain businesses with street-front entryways to reopen. Since many builder sales offices have street-facing entrances, most are now again open for business and receiving visitors. With social distancing practices and other health and safety protocols firmly in place, this is the first small step toward our economic recovery as a province and a country. We’re advising our readers to call the builders’ sales centres in advance to set up an appointment time in order to avoid line ups. Please check the ads throughout this issue, as well as the builder directory at the back of this issue, for contact information. We’re thrilled to be back at the wheel and providing our readers with expert information and advice regarding Ottawa’s many great new-home communities. HOUSE HUNTING DURING THE PANDEMIC

Within days following the initial government announcement in March urging social distancing, real estate professionals across Canada were forced to quickly adapt to the new way of doing business. On March 23, 2020, real estate services were deemed essential by the province of Ontario. However, it does not mean that it’s business as usual. The Real Estate Council of Ontario and the Ottawa Real Estate Board was strongly advising 8

that only essential transactions take place during these unprecedented times. Since then, industry leaders have come up with creative new tools, rules and practices in order to ensure that those homebuyers and sellers who need to move during this time can do so safely. PRE-CONSTRUCTION SHOPPING

If you are shopping for a new-build home, a majority of developers still operate with sales centres and model homes open by appointment only or via video meetings. This is a great time to sharpen your online shopping and research skills

and purchase a pre-construction property without ever leaving your home. Some developers are offering incentives and special lot releases to buyers right now, so this could an opportunity to snag a deal from the safety of your home. RE-SALE HOME SHOPPING

The home-buying process looks especially different for those shopping for a re-sale property or looking to sell their home to buy a new build. Below are some of the new practices my brokerage and many others across Canada have put into place in order to protect our clients. Our main goal is to minimize in-person interactions and provide as much information

as possible virtually before conducting physical tours. VIRTUAL SHOWINGS AND 3-D TOURS.

This is where technology comes into play. 3-D Tours have become more popular than ever before, and are mandatory for all of our listings. They can provide a buyer with a sense of size, layout, and flow of the home that photographs or video showings cannot offer. ShowingTime (a software used by real estate agents in Ontario) now offers the ability to book a virtual tour, guided by either the listing agent, buyer agent or even the seller themselves. Whether you use FaceTime, Skype, WhatsApp or Zoom, you can get detailed video viewings remotely. While regular open houses have been banned, MLS has now launched a virtual open house feature on its affiliated sites. Buyers can now attend a video open house via Zoom, Facebook or Instagram hosted by the listing agent through a link made available during the open house hours on realtor.ca. PRE-SHOWING RESEARCH

We encourage buyers to conduct a drive-by viewing before an inperson showing is scheduled. It is important to carefully consider the location of the property and its surroundings before proceeding with a physical tour. We’ve created a custom Property Summary document

that offers far greater detail than the standard MLS data sheet. We want the buyer to gather as much information as possible about the property prior to booking a tour. In addition to the Property Summary document, we provide buyers with a detailed neighbourhood report on the subject property, including information on schools, parks and recreation, transit, safety, and convenience. Our goal is to maximize efficiency by highlighting details that may affect a buyer’s decision. While this is standard practice, we are now putting even more emphasis on pre-qualifying all buyers prior to booking inperson showings – mortgage pre-approval or other means of financing must be in place.

IN-SHOWING PROCEDURES

When booking a showing, we’ll ensure that no other appointments are taking place during the same time block. We’ll also advise the seller to keep doors open and lights on whenever possible, to minimize the amount of surfaces touched by the buyer or their agent. Before entering the property, buyers are instructed not to touch any hard surfaces and to thoroughly sanitize or wash their hands. Wearing gloves and masks during the showings is not mandatory, but is certainly encouraged if done correctly. A two-metre distance must be kept between buyer and agent

throughout the showing. When possible, showings are limited to two buyers and no children. Sellers are instructed to sanitize surfaces between each showing. DISCLOSURES AND LEGAL PROTECTION

Buyers and agents are now asked to complete a safety checklist disclosing their current health status and exposure risk prior to a showing confirmation being granted. When completing purchase paperwork, buyers will notice several new legal inclusions pertaining to COVID-19 delays and interruptions. We have worked closely with trusted legal experts to develop a list of custom clauses and conditions to provide yet another form of protection. This incredibly unprecedented time has led to amazing innovation in many aspects of our lives, real estate included. As stressful as this transition has been, it’s also been inspiring to see real estate professionals in Ontario come together in Facebook groups and video conferences in order to collaborate and develop strategies to safely serve our clients. While I hope that we can soon get back to shaking our clients’ hands and giving them congratulatory hugs, I also plan on using many of these new creative tools and practices in the future. Our business will never be the same, but maybe that’s a good thing. Irina Popova is a real estate agent and co-owner of Blue Panda Realty. OTTAWA HOUSING MARKET ADAPTS TO PANDEMIC

MARLENE EISNER The coronavirus may have changed the way we live, for now, but it hasn’t changed where or how people need to live. According to at least one industry insider, interest in local real estate is high, with homebuyers still looking for their dream home. “In Ottawa, while consumer foot traffic has declined, consumer interest remains steady as mortgage rates are favourable and home inventories remain low,” says Greg Graham, COO of Cardel Homes, a new-homebuilder in Ottawa (pictured here). to rethink how they do business, and the new-home market is no exception. While many sales centres and model homes are closed, imagination, ingenuity, flexible thinking and the use of technology have kept the doors open for people searching for a place to call home. “We have moved to a virtual and highly interactive communicative strategy with phone, email, text, live chat and online communications,” Graham tells New Home + Condo Guide. “[We use] a lot of social media to continue to promote our ongoing operations and open-for-business message. to allow us to operate in a safe manner…. This may result in delayed closing dates, so customers should stay in touch with their builders concerning final occupancy and closing. …continued on page 14

Warranty work has been suspended due to direct contact with clients, so staff are performing PDIs on behalf of the customer so that they can close. Customers still perform their PDI once they take occupancy.” Thankfully, the technology available to us is being used in the best possible way to connect builders, buyers, sellers, design centres and trades people. Graham says that at Cardel, some of the tools being used include online software, virtual tours, video, photos, TEAMS, Zoom and electronic communications. “Online contracts, DocuSign and e-transfers are also being used to help move transactions forward,” he explains. “I expect these technologies and others to continue to play an important role in our industry after the pandemic.” Graham says the new processes put into place have been successful largely due to all the 14

parties involved respecting health guidelines and social distancing. “Our customers, prospects, trades, suppliers and staff have all been amazing. They have continued to demonstrate patience, understanding and cooperation in working through any challenges. I believe the online world will continue to play a significant role in the new home (and resale) selling, contract and closing process.” In the meantime, Graham offers up some advice for anyone considering purchasing a new home or condo. “Respect the agents, the construction teams and warranty staff – they are doing the best they can to deliver a high level of service while respecting the social distancing and health and safety of everyone. Drive by your property, take pictures from afar if interested but do not enter the property. Stay in constant communication with the sales consultants. Stay informed.”

No one knows what the new normal will be, he says, but as things slowly open up, he says social distancing will still be important, making for longer delivery times for new homes. But that doesn’t mean buying a new home or condo during this time is a bad idea. “Mortgage rates remain low and very favourable for new buyers,” says Graham. “Supply remains limited in Ottawa, so continue to do your homework, continue to ask questions, be prepared, communicate and only move forward when you are comfortable and ready.” Marlene Eisner is an awardwinning print and online editor and journalist. OTTAWA REAL ESTATE PROFESSIONALS INNOVATING NEW WAYS TO SERVE NEW-HOME BUYERS

For the last few months or so, for many industries, it has not been ‘business as usual.’ Nonetheless, the unusual circumstances dictated by the coronavirus pandemic has led to some surprisingly innovative ways to serve consumers, especially in Ottawa’s newhome and real estate markets. “The impact of COVID-19 on Ottawa’s new-home market was felt almost instantaneously midMarch when emergency measures were put into place,” Cheryl Rice, president of PMA Brethour (Ottawa) and a real estate broker, tells New Home + Condo Guide. “At PMA Brethour Realty Group, the pandemic presented us the opportunity to review our service delivery and to shift to where we could add the most value to our clients during this difficult period. environments for all PMA team members nationwide to replace physical interactions with each other and with our clients. We also merged our PMA sales training and team learning sessions to an online videoconferencing venue to deliver training and policy direction. Much of this information

is passed on to our clients for their benefit and that of their customers. Physical distancing has placed obvious constraints on the industry and our ability to service our customers in traditional ways, but this new virtual way of doing business has increased our ability to deliver more personalized service and customized solutions.” By implementing easy-touse technology, PMA has made the information accessible for anyone, adding online market data and videoconferencing tools such as Zoom and Microsoft Teams. Sales teams now plan virtual launches, and transactions such as the completion of the agreement of purchase and sale that would normally require an in-person meeting at the sales office, are being fulfilled using DocuSign solutions. “Emails enhanced with video


messages are also growing in popularity for follow-up communications,” says Rice. The company has also created the PMA Insider Concierge Service for prospective buyers and developer clients, a one-stop service through a dedicated workfrom-home call centre team, to provide preliminary information about its builder communities. The call centre arranges virtual appointments with the sales team, who are also working from home. One of the positive outcomes of the new business reality, says Rice, is how people are feeling united in working together. “What I’ve observed is interesting and not at all surprising. Everyone in our community has come together in this fight; collectively we feel more empathy and caring for each other. My team and I are reaching out to our clients and

prospects not to sell, but to check in and ask how they’re feeling and coping with the pandemic. And they’re doing the same for us. We talk about our families, the best DIY videos, we exchange recipes, and we share perspectives on this new reality. Courtesy and compassion are first and foremost, and our clients seem to appreciate it.” Moving forward, Rice reflects on the company’s corporate culture motto: Stay Positive, Stay the Course, and Create a Sense of Occasion. Stay positive; the situation is temporary – things will normalize. Stay the course and take your time. “Always remember that anything as monumental as a real estate purchase should be a long-term play. Have confidence in the long term but do your homework, educate yourself about all aspects of your purchase decision, and

talk to the right professionals.” As for the future, Rice says this: “I’d like to start with this quote by U.S. President John F. Kennedy: ‘When written in Chinese, the word “crisis” is composed of two characters. One represents danger and the other represents opportunity.’ “Ottawa’s real estate sector demonstrated creativity, innovation and adaptability during a pandemic – this is an incredible achievement that represents the resiliency of our local industry, with positive implications for the future. The pandemic crisis has brought our local industry back to the basics of delivering strong customer service and instilling pride in building communities. While the COVID-19 situation has caused us to change our approach, we have been able to continue providing elevated home financing advice and support to our customers during this time through the use of digital capabilities, including required signatures on official documents transmitted through email. Where clients are unable to engage with us digitally, we continue to leverage our retail branch network and reinforce physical distancing in all in-person interactions. Any purchaser wishing to meet at a local branch should call ahead first to confirm their preferred branch is open (as we have temporarily closed many of branches due to COVID-19) and also to book an appointment by telephone or through mobile check-in.


Are you using different technologies than before to facilitate pre-approvals and/or mortgages? PG: Several years ago, TD introduced a robust and userfriendly digital mortgage preapproval tool where customers can obtain an online mortgage approval in minutes, which lets customers apply for a mortgage pre-approval when and where they want. Leveraging digital e-signing capabilities isn’t new to the bank however, bringing that technology to a high-touch, advice-based channel like ours is relatively new for us. NHCG: Can you offer any advice to buyers of new homes/condos during this time? Any due diligence items they should be mindful of? PG: Our first piece of advice would be to ensure you stay safe throughout the home financing process and adhere to physical distancing guidelines at all times during any in-person interactions. The other piece of advice, which

management and employees. Safety comes first, so we are following the best practices and guidelines for sanitation, physical distancing and cleanliness set out by our federal and local governments, provincial health agencies and the World Health Organization.


First and foremost, our movers wear clean uniforms and protective gear such as masks and disposable latex gloves. They wash and/or sanitize their hands carefully. Once done, they wipe down the truck door handles, steering wheel, dashboard and cab interior with disinfectant wipes. During COVID-19 we are no longer performing on-site estimates at the customer’s home. We are leveraging technology to perform a virtual walk through a customer’s home as well as performing telephone estimates and customers now can enjoy a brand new chat feature available to them on our franchisee’s websites. Visit twomenandatruck.ca to see a video of one of our drivers performing this procedure. They also sanitize the interior of the truck box. Two days before every scheduled move, we call our customers for an update, asking if anyone is ill or has been out of the country and recently returned. If the answer is yes, we postpone the move. And let’s talk physical distancing. Staying six feet away

from each other during a move is just one step. We ask that no more than two persons remain in the home during the move, and that they stay secluded in one room in the house during the move to the degree that’s possible to limit customer contact. At our 26 locations across Canada, we stagger the dispatching of moves by 15-minute increments to keep the number of our employees coming into the franchise at one time to a minimum. We also attempt to use the same crews during each week, to decrease their exposure to others. Of course, if any of our staff becomes ill, they stay home and self-isolate for 14 days before returning to work. We also advise them to call their doctor or the public health number, and/or to self-assess at the Ontario website created for that purpose. Although change is challenging, it is also exciting. No one handed us a playbook for dealing with COVID-19. We are figuring it out as we go. We find the main thing is to allow common sense to prevail and to drive decision-making.

Safety comes first, as it always has at our company. This concept takes on a heightened importance as a result of the current pandemic. Throughout the year, pandemic or not, people move for a variety of reasons, such as leases expiring, divorces, job relocations, as examples. The real estate market may be slower right now, but many people will be looking to move in June, July and August – our busiest time of the year. We know that our customers and communities are counting on us to stay healthy and continue to provide this very essential service. Even during this unusual pandemic situation, we are still moving Canadians forward!

On the other hand we must not forget we are in this together and need to reach out and help each other. Over the last little while many of our clients have spoken to us about ensuring that all personal matters are resolved in order to have peace of mind, particularly in the event that something should happen that was unexpected. 24

DO YOU HAVE A WILL?

If you do, is it up to date and does it represent your current situation or state of affairs? It is very important especially if you have very young children to have your wills completed — not so much the money part, but the part about instructions around resolution regarding custody if something happens to both parents. Make sure this is very clear. A will also stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs,

allows for an orderly disposition of everything from your favourite cuff-links or earrings to your realty, stocks and bonds. It will allow you to determine if you are to be cremated, buried or quick frozen. You may not be aware of it, but in Ontario you have the opportunity, should you have investments in private corporations or significant personal property, i.e. boats, trains, planes, jewelery, art, etc., to have two wills. The primary will undergoes the usual probate or administrative process and would be subject to the fees charged by the province but the secondary or nonadministered personal property will is exempt from that process. Maybe you own real estate and it should be transferred to a


holding company and a family trust set up as a planning concept. Perhaps you need to structure your business to take into account succession and tax planning. Often an entrepreneur starts a business, owns all the shares in his corporation and it is extremely successful. Time passes, the value increases, the owner wishes to bring his or her children into the business but there are tax impediments to doing so. Now is the time, while we are preparing our personal matters, to review everything and plan for the future. There are tax planning techniques fully approved by the government that will solve these issues. WHAT ABOUT POWERS OF ATTORNEY?

A power of attorney is used when you are physically or mentally incapacitated and there are two kinds. The first is for your body,

i.e. what care will you, or will you not, receive? Your representative appointed pursuant to a power of attorney for your health matters will determine that together with your physicians. This is particularly important for older people with respect to their mental health. The other is for the management of your financial affairs. What if you broke both your arms and cannot sign a cheque or you are otherwise incapacitated and someone has to pay your bills, make deposits etc.? The most important thing to do is to achieve peace of mind. In these times of turmoil and uncertainty, now is the time to prepare a will and powers of attorney. Speak to a lawyer and an accountant with tax experience and plan for the future. Let us all look forward to getting past the current troubles and continuing our lives with certainty.

HOW GREEN IS YOUR GARDEN?

By PATRICIA JOHNSON A garden may only look green, here’s how to make it environmentally friendly There are many shades of green in the garden, but in the last few years a new one has become the vogue, the environmental green. You would think that gardening would be naturally environmentally friendly, and for the most part it is, but there is always room for improvement. Whether you own a house with a yard or simply a condo with a balcony, here are a few suggestions based on the holy trinity of environmentalism; reduce, re-use and recycle. Reducing water use is a major concern. Minimize the amount of water you need by planting native plants, being genetically adapted to this environment they are more drought tolerant and less thirsty than plants from more exotic locales, plus have the added 26

benefits of being more disease and pest resistant. Maximize the water that you do use by installing a drip irrigation system or using a soaker hose to get water to the roots where it is needed instead of on the foliage. Water in the morning to reduce evaporation loss in the heat of the day. Zeolite, a natural volcanic material, can be added to soil to hold in moisture, a layer of mulch keeps soil cool and moist in summer heat as well. And catch as much of that natural water from the great faucet in the sky as you can with rain barrels. Another simple environmentally friendly practice involving reducing, re-using AND recycling is composting. Composting isn’t as yucky or as complicated as a lot of people think. Akin to the ancient art of alchemy, turning lead into gold, you’re instead turning kitchen and yard waste into black

gold, rich crumbly soil full of good micro-organisms. Buy a compost bin or make your own, choose a sunny spot and start cooking. The name of the game here is balance, getting the right ratio of Nitrogen (“greens” - vegetable peelings, coffee grounds, grass clippings) to Carbon (“browns” – dead leaves), alternate layers of greens and browns, sprinkle a little soil on top to speed things up, and keep moist. The pile should have the consistency of a wrung-out sponge, stirring the pile regularly will aerate it and speed things up as well. Compost is ready when it looks and smells like dirt. Topdress your lawn, dig it into flowerbeds, add it to containers, your plants will love you for it. If space is a premium consider worm composting. That’s right, worms, red wrigglers to be specific. They can be kept in a plastic storage bin


partially filled with shredded and moistened newspaper, to which food scraps are added. There they happily munch away, producing rich castings (otherwise known as worm poop), which can be added to soil as a natural fertilizer. Although the bin can be kept outdoors during warmer weather it must be brought in for the winter.

Check your plants regularly to catch problems in the early stages before things get out of control, then use the most benign practice possible. Not all bugs are bad bugs and if you spray you will be wiping out the beneficial insects along with the problem ones. Try squishing, cutting off affected leaves or hosing down the plant or tree to knock off aphids or spider mites. Be willing to accept a few bugs if the damage they do is strictly cosmetic. If you do decide to declare all out war and bring out the big guns of chemical spray use something with a low level of toxicity and low environmental impact and follow the directions

on the label, more is not necessarily better in this case. Healthy soil means healthy plants, fewer problems with insects or diseases and less chemical use. Plan for the right plant for the right place – match the plant’s light and soil requirements with the conditions that you have in your yard, or, if you are growing in containers group plants with similar light and watering needs together. If you have recurring problems with a plant it is a good indication that something is amiss and maybe it’s just time to try something else in that spot. So even when it comes to gardening tread lightly on the earth, be a good steward, by making the microcosm of your growing space greener you are at the same time making the macrocosm of the earth a bit greener too. There is something to be said about having an elegant, grown-up home that’s also kid-friendly. Believe it or not, having a sophisticated home that functions for your growing family is achievable. When developing the design of this four-bedroom family home, I truly wanted it to be sophisticated but functional. With a little extra thought and creative planning, it can be done. Here are some key design tips for creating a cohesive, functional family-friendly home. Start by re-thinking the purpose of the rooms in your house and change it up to suit your everyday living. It can be a struggle to space-plan your home. It’s essential to stand back and look at how you think you should use the space versus how you actually use the area. These can be vastly different. As a designer, I often consider changing out the purpose of a room to suit our client’s lifestyle. That’s precisely what we did for this bright and airy family home. We swapped out the traditional living room at the front of the house for a home office with custom built-in shelves. Many modern families no longer need a formal sitting area. And although it’s nice to look at, it’s not practical. We added some extra personality by cladding the backs of the shelves in a luxurious navy grasscloth to add depth. The cabinets below can hide toys or board games for occasional play times as well. This small sunny zone is now a convenient place to sit back and read a book or squeeze in a conference call to the office. Another change you can make is to re-purpose your formal dining

area. In this case, we converted the dining room into an open space for entertaining instead. We already had a great eating nook adjacent to the kitchen where the family spent all their meals together. So instead of having a formal dining table that rarely gets used, there’s a grand piano that steals the show. Don’t forget, just because the room isn’t being used the way the builder intended it, doesn’t make it wrong. It makes it yours! You can also add practical sophistication with a mix of old and new. Get rid of your old, stained college futon! Nobody

wants to sleep on it anyways. Instead, find unique vintage pieces, so it’s not all big box store finds. By blending these old items with some more contemporary pieces, you’ll make your home feel more curated and expensive! Sophisticated design is easy, but making it practical can seem impossible. Just remember that family-friendly homes require flexibility. I continually remind my clients that how they think a room should function is not always how it works best. Think beyond the traditional uses for rooms, and live your life by a design that suits how you wish to truly live every day.
