I confess, I am someone who enjoys being warm at all times. Having just flipped the calendar to March, I know the arrival of a mild, sunny day could be followed by an ice storm the next, right into April. The main thing that has kept me going this winter is the warmth of my home. Located just 30 minutes away from downtown Ottawa by car, Kemptville’s small-town charm is attracting new residents in record numbers, and man’s best friend could not be happier. Yes, there are amenities such as Kemptville District Hospital, proximity to Hwy. 416, and numerous schools, parks and shopping districts to enjoy. Believe it or not, the housing market across Canada finished up a total of 12.6 per cent in 2020, and it doesn’t look to be slowing any time soon. Heavily influenced by strong demand, real estate is seeing a major boost in activity. For Canadians looking to purchase a home this year, it’s important to prepare and take the necessary steps beforehand so you can buy with confidence. 1. ORGANIZE YOUR FINANCES

When it comes to your finances, it’s essential to understand that buying a home is more than just a down payment and monthly payments. You need to also account for closing costs, as well other expenses once your home closes. Further, once you move into your home, there may be unforeseen expenses that arise. So, it’s very important to be aware of all potential expenses at the onset. On top of this, you’ll also want to know what you can afford based on your current financial situation. That’s why getting pre-approved is a key step in the process. 2. GET PRE-APPROVED

Getting pre-approved for a mortgage is beneficial for a variety of reasons. It helps you understand your overall home affordability, the rates and mortgage features available, 14

and it gives you an idea of what your monthly payments will be. As Ottawa continues to grow and develop, large scale master planned communities are beginning to take over the real estate market. From Zibi and Greystone Village in central Ottawa, to Fernbank Crossing in Stittsville - there is something out there for everyone! These communities often offer a variety of properties: rental 16

accommodations, freehold homes, condos, retirement residences, and commercial opportunities. If you are thinking of purchasing a home in a master planned community, here are some pros and cons to keep it mind. DEVELOPER’S REPUTATION

Since the developer will likely be involved in the building of the community for the entirety of the process, their reputation is more important than ever. Which means that there is usually more attention and care paid to the quality of the build, the customer experience pre and post-sale, and timely

results. Unlike a one-hit wonder builder, in this case the future sales and profits often depend on the previously completed phases of the community. WELL-ROUNDED LIFESTYLE

Master-planned communities are planned down to the last detail, to ensure that all of the necessities and day-to-day activities can be lived out in the development. Many amenities are typically included - from community centres and fitness facilities, to shops and restaurants. Ensuring that the homeowners have quick access to everything from retail,


to entertainment, to recreation, and more. As well, a lot of thought is put into landscaping, green space, traffic studies and transit access. Some builders even organize community events, inviting current residents and future potential homeowners to enjoy. This adds a warmer community feeling and further contributes to a well-rounded lifestyle. FUTURE RESALE VALUE

Regardless of how long you plan on owning a home in a master-planned community, resale potential is always important to keep in mind. Typically, the future value of your home can be affected negatively by unexpected construction or unwanted changes in the neighbourhood. With a pre-planned site plan, these surprises are usually easy to avoid. The goal in these developments is to create both variety and cohesiveness, for an overall pleasing look and flow of the entire site. This should have a positive effect on property values in the neighbourhood. LIVING IN CONSTRUCTION

An obvious “con” to buying a home in a masterplanned community is the possibility of lengthy on-going construction. Especially if you are one of the early adapters. Although most developers will go the extra mile to ensure that future construction is scaffolded out of sight and construction machinery is not using the already-occupied streets of the community. Depending on what stage you buy at,

some amenities may not be available for your use right away. However, you are likely paying much less for your property now in comparison with what future residents will be willing to pay, once they see a more finished product. POTENTIALLY HIGHER DEVELOPMENT COSTS

It is sometimes possible that the development charges you will be billed for on closing may be higher in a master-planned community compared with a one-off development. Just remember to ask for a cap on those development charges, if possible, before you sign your Agreement of Purchase and Sale. Since more amenities and infrastructure are required, the city may charge the developer additional fees. Find out beforehand which fees are being passed on to purchasers. In closing, if you are looking for a home in a location that would provide an all-around cohesive lifestyle then a master-planned community might be the right choice for you. CONDO ASSIGNMENTS WHAT YOU NEED TO KNOW ABOUT HST

JAYSON SCHWARZ, LLM AND HAMZA AHMAD, JD Many clients think that doing an assignment of a home purchase agreement is a simple transaction, but the reality is far different. It is an extremely complex transaction and, 18

if not handled properly, can result in the loss of a lot of money. There are two issues relating to HST that assignors (sellers) and assignees (buyers) should consider when entering pre-construction freehold and condominium assignments. HST ON ASSIGNMENT FEES

HST is payable on an assignment sale of an Agreement of Purchase

and Sale (APS). Remember, when you do an assignment, you are not selling the house or property – you are selling only your APS. The issue is what you pay the HST on, who pays it and how much that will be. Generally, the HST will be in addition to the price, and paid for by the buyer. Your assignment agreement must be clear to show what

the profit is on the transaction, as it should only be the profit that is subject to HST. The standard realtor’s form of an assignment agreement does not include sections on crucial issues regarding HST. It is important you get a lawyer to help carefully draft the assignment agreement to reduce the risk of future issues with CRA. In a resale home

situation, HST is payable on the profit only provided the assignment agreement is properly drafted. As an interesting aside, most people would reasonably conclude that getting back your deposit is not subject to HST, but CRA takes the position that it is – even though CRA lost in a court ruling that said there is no HST on deposit returns.

Adjustments on closing can surprise homebuyers new to pre-construction properties, and assignments only add to the potential shock. The builder will want to collect the HST on closing of the original purchase where there has been an assignment sale, and the buyer will need to get the HST back later. Newly built properties are subject to HST, but some or all of the HST payable can be recovered immediately on closing through the HST New Housing Rebate (the Rebate). The Rebate has specific rules that may affect a purchaser whose circumstances change over time; the Rebate is provided only if the purchaser or an immediate family member resides at the property, and if the builder accepts that this is correct and there has been no assignment outside that group. In pre-construction condominium assignments with occupancy closings, an assignee must confirm whether the unit has ever been occupied. If a unit has been occupied, then the assignee may not be eligible for the Rebate. The moral of the story is that you really should retain an experienced lawyer to help you through these issues, whether buying or selling. Realtors provide an important service, but a lawyer will take the time to review everything properly and make sure you are protected, and that there are no open questions.

How to create a functional and fetching small laundry room

ike other utilitarian areas in the home, the laundry room has evolved in recent years. No longer just a place to wash, dry and fold, the laundry room has taken on new life, becoming a place to indulge in “laundry therapy,” as some people call it. Indeed, something is soothing about freshly laundered linens, soft sheets and crisp collars. Whether you love it or hate it, laundry can’t be avoided, but it can be less of a chore. Here are some of our favourite tips to bring beauty and brawn, for a room you’ll actually look forward to spending time in. First things first – location. Where you plan your laundry room in the home will affect its style, your lifestyle and your budget, so consult a design professional so you’re aware of the implications of your choices. An upper-level laundry room is a popular option for those who have some room to spare upstairs. It’s brighter than the basement and eliminates the need to lug loads up and down flights of stairs. If you’re adding a brand new laundry room, tying it into the existing plumbing from a nearby bathroom will be cheaper and easier overall. On the other hand, if you’re working with an

tip If you’re working with limited space, a stacking set is a popular option in condos and smaller homes. Meanwhile, a side-by-side washer and dryer offer a nice, large surface for folding clothes.

existing laundry room or you don’t have space to spare on an upper floor, basements offer their own distinct (and completely functional) benefits. It acts as an out-of-the-way work area, a great buffer zone for machine noise, and less damage in the event of a flood (yes, it happens). With your laundry room placed, now you can start to think about how you will use it. This room has an important job to do, so start with the appliances. Your washer and dryer are the crux of this space, and you’ll quickly find that the right ones can make your dayto-day run that much smoother. Consider drum size in addition to any special features you’d like to have: Top or front-loading, sanitizing, noise level and energy rating, programmable settings… the list goes on. Storage is another essential element in a high-functioning laundry room. Incorporate a mix of open and closed shelves, which offer a blend of out-of-sight storage (for the messy stuff) as well as easy access and display areas that can enhance function and add visual interest.

My third laundry room musthave is good lighting. Generally speaking, the brighter, the better. Amplify natural light in the room with semi-transparent blinds or sheers on windows and light colours on walls, cabinets and countertops. Also be sure to layer in bright ambient lighting and task lighting in key areas, such as above counters, machines, laundry sink and ironing area, as well as accent lighting for all the lovely details. While function needs to be top of mind in the laundry room, don’t discount the importance of the aesthetic details that will bring the space to life. After all, you won’t

want to spend time in a room that sucks the energy out of you. Add some fun to your laundry room through colour, pattern and texture. hat a year 2020 has been! With all the uncertainty and dramatic shifts that have affected us in various ways, we can all agree that we are ready to put this year behind us and look forward to new possibilities that 2021 has to offer. At the onset of the pandemic and during the lockdown, we were forced to slow down and take stock of what really matters. helf styling has become a favourite way to not just add storage to a room, but bring in some personality, too. A great shelf display creates points of interest and tells a story that words can’t convey. The trend has become even more relevant lately, with our homes becoming ground zero for work, play, relaxation and inspiration. Of course, there’s the all-important Zoom meeting background – the little snapshot behind you that your professional and casual contacts get to see. This brings us to the topic of shelf styling, otherwise known as “shelfies.” Your bookshelf is

a great opportunity to show yourself and your style. Whether you’re accessorizing a large custom built-in or a small, “big box” bookcase, here are some styling tips to achieve a thoughtful and curated look.

Furthermore, you’ll want the overall display to be balanced, as well. Evaluate the visual weight of the large items and the overall arrangements. Is the display too top-heavy, skewed to one side or evenly distributed?

Aim for equilibrium

May the odds be ever in your favour

Balance is soothing and somehow satisfying. It’s “right.” We naturally tend toward equilibrium in our interiors, from our rooms and the furnishings in them, right down to our bookshelf accessories. Start by arranging larger pieces, such as books, photos and art, toward the back of the shelf. Then, layer in your smaller pieces in front.

Taking balance a step further, odd-numbered groupings of items are pleasing to the eye and the mind, allowing us to naturally create symmetry that people are naturally drawn to. Arrange your collections in groups of three or five on shelves, or on any surface for that matter – tabletop, desk or mantle.


These groupings create little “landscapes,” and when done correctly, they become landmarks in the room. The eye naturally gravitates to the largest item in the centre and takes in the details around it. When it comes to the items you choose to display, I believe in the holy trinity of shelf styling: Books, art/accessories and plants. These offer an effortless and intriguing mix of colour, texture and shape, which keeps the eye moving from one grouping to the next. Alternate your accessories to keep your shelves interesting. This can include seasonal additions, trendy new buys or a rotation of existing collections. Just remember: For every new item you bring in, take one out. You don’t have to display everything – rather, be selective. In the case of a bookcase, less really is more.

Lighting Can you actually see the items that you’ve carefully selected and thoughtfully arranged? Or are these treasures hidden in the shadows? If you’re designing a room from scratch or renovating a space, plan your shelves and display areas together with your

lighting plan. A built-in bookcase with strategically placed, focused pot lights can instantly elevate your collections from mere accessories to artfully displayed treasures. If you’re styling an existing bookshelf but want to enhance the light around it, consider adding sconces or overhead upper embedded shelf lighting (electrician recommended!) or, as a DIY option, small table lamps or light strings arranged on your shelves can do the trick.

Perhaps right now, you are seeking inspiration to style your own shelves. But those very same shelves could soon serve as inspiration in your home and a sneak peek into your own interests and indulgences. Shelf styling is an art, and it takes time. Experiment with existing items, display pieces you love and think beyond the cubby, so to speak. The bookshelf is not just for books anymore

Every year, the design world and decoristas everywhere await the announcement from Pantone declaring the Colour of the Year. Pantone’s astute colour selection influences product development and design decisions from fashion to home furnishings. For 2021, Pantone has chosen not one but two colours to encapsulate the new year: The calming shade of Ultimate Gray 17-5104 and the vibrant yellow colour Illuminating 13-064. Tropical plants to green your winter Here in Canada, we endure a long, cold winter that encourages us to reach for tropical plants for good reason. There is literally no better way to introduce humidity and oxygen into the indoor environment. With the right care and located in the right place, your indoors plants will live a good long life and you will reap many benefits from them.

Light requirements Observing the growth and changes in your tropical plants allows you to determine if they are receiving enough light. Plants that don’t get enough light will usually look pale, have longer than normal stems, and smaller than normal leaves. Sometimes, a plant will look as if it is reaching for light: A sure sign that it needs to either be placed in a sunnier window or the natural light augmented with artificial light. Plants with colourful foliage will often lose colour when they do not get enough light and revert to green leaves. Plants that are receiving too much light often develop burn spots on the leaves. In some cases, the leaves will turn pale and watery before wilting and drying up. These symptoms can have other causes, but if a plant is sitting in the hot sun on a southfacing windowsill when these symptoms occur, it is a good bet that too much light is the problem. Move it away from the window at least during mid-day, and give it a couple of weeks to determine if that makes a difference. Note that a south facing window

will produce less than 200 foot candles of light in winter and more than 2,000 foot candles in early summer. A plant that is happy in a sunny window this time year may not be so happy come summer.

Fertilizer Fertilizing indoor plants in winter is necessary only when you see new growth developing, or the plant is in bloom. Otherwise, your tropical plants are “resting” this time of year and will not benefit from a fertilizer application. It is best to err on the side of caution and give plants a little less than the amount the instructions call for. There are several forms of fertilizer available: Granular, slowrelease granules and spikes, and water soluble. In our opinion, the best choice for houseplants is a water-soluble formula. The elements in it are readily available for the plant’s use and you will be able to see the effect right away. Choose from synthetic plant food such as 20-20-20 or an organic such as Pro Mix Liquid plant food. The final step in choosing your houseplant fertilizer is determined by the plants you have. Some, such as African violets and geraniums, have fertilizers formulated specifically for them. African violet fertilizer, for instance, often is a 10-30-30 with traces of boron, copper, iron, manganese, molybdenum and zinc. Do not fertilize plants when they are wilted, dry or dormant – in other words, not growing.

Maintenance At this time of year, the air in most Canadian homes is very dry and conditions are perfect for insects

to thrive. To raise the humidity around your plants, place a tray filled with pebbles and water under your plants. The water should not touch the bottom of the pots. The pebble/tray will create a humid atmosphere due to evaporation. Keep the leaves free from dust accumulation by washing them with a soft cloth that has been sprayed with insecticidal soap. African violets and other “hairy” leafed plants should not be misted or washed with a cloth. They should be washed in lukewarm, soapy water. Just hold the soil in place with your fingers while inverting the plant, swish the plant in the soapy water and rinse twice in clear water. Knowing when to give your indoor tropical plants attention – and when to back off – is the secret to long term success.
