If you aspire to own a new home or condo, and truly want to move forward with the idea of homeownership, ask yourself what is holding you back. Yes, I know money is often the biggest obstacle, so what needs to change in your life in order for you to move your bank account in the right direction? I reflected upon how my own path to homeownership zigzagged. I started out as renter and then took the leap into real estate by purchasing the most dilapidated home I could afford with my new hubby. It just so happened to be on the same street where Canadian television and radio personality Marilyn Denis lived — a terrific neighbourhood, but essentially an old cottage in the city with zero appeal. I loved it, but my friends and family were stunned. After several years of renovating, we rented out the home and moved in with my parents in an effort to save up some serious dollars. We were very fortunate that they were avid travellers at the time. They even allowed our 235-lbs. English Mastiff to live in their tiny, previously pet-free semi. Yes, I am lucky, and very grateful. Before I knew it, our newly renovated property’s value rose and we sold it. We were not only able to purchase a nicer home in a community we loved, we started investing in real estate, too. Regardless of life’s circumstances, career paths, or past accomplishments, we can never see more than one step ahead. There’s no way I could have planned it all out — nobody, myself included, would have predicted I’d be editing a magazine called New Home + Condo Guide, and that I’d be selling a home during the pandemic, but that’s a story for another day. Check out this issue to discover some of the opportunities and ways you can get the edge on buying a new home in today’s market. We hope you enjoy this issue. WHAT TAXES ARE PAYABLE ON CLOSING?

It is the week before your closing on your newly constructed home. Your lawyer has just reached out to explain the money you need to bring in. All of this is set out in the Statement of Adjustments received from the builder’s lawyer, which clarifies the numbers relating to real estate taxes and HST. Quite likely, it will all seem confusing. As the buyer, you are responsible for property taxes from the day of closing, and the prior owner (the builder) is responsible for property taxes up to the day before closing. When closing on a new build condominium or freehold property, be aware that at the time of closing, the taxing authority has not yet assessed your property, so there is no tax being billed or collected on your new home. Months will pass before roll numbers are created for each new property. When they are issued to the local municipality, a tax bill will be sent. These tax bills include property tax charges back to the creation date of the new property, so you will receive what are called omit or supplementary tax bills. These charges can often include 12 to 18 months’ worth of tax obligations. You will also receive a tax bill for the current cycle., At closing, the builder will make an educated guess on the current and future tax situation and adjust accordingly. Remember, when you later get your assessment and true tax bill, you may be entitled to an adjustment from the builder.
The HST situation is confusing from the start. First, if you or a member of your immediate family is going to live in the home, you are entitled to the HST rebate. If you intend to rent it out, you are not entitled to it on closing, but apply to get it back with your tax return. Then, of course, there is the issue of assignments. If you have assigned your agreement, make sure it is in the assignment agreement that the buyer of your unit understands they will not qualify for the rebate on closing, and they will have to get it back later. Moreover, you will have an obligation to collect HST on the increase in value and possibly on the deposit, from the assignment buyer, and remit to CRA. Further, in pre-construction condominium assignments with occupancy closings, an assignee must confirm whether the unit has ever been occupied. If it has been, then the assignee may not be eligible for the rebate and must make sure it is handled in the assignment offer. Finally, don’t forget that HST may be levied on all appliances and other chattels that come with the property. The moral of the story is that you really should retain an experienced lawyer to help you through these issues, whether you’re buying or selling. Realtors are valuable resources, but it’s your lawyer who will take the time to review everything properly, answer any questions and ensure you are protected. FINDING FINDLAY CREEK If Findlay Creek is on your list of new communities to explore this summer, you’ll discover why Ottawa’s real estate market continues to break records. With a population of almost 9000, according to the 2016 Canada Census, there were nearly 3,000 dwellings at that time — numbers that are sure to be going up when the 2021 census is released. Having opened its first school, Vimy Ridge Public School, in 2017, new places like Diamond Jubilee Park Splash Pad and Skateboard Park, which are part of the fabulous, multi-phased Diamond Jubilee Park, keep kids busy for hours. 4 FACTORS TO CONSIDER WHEN BUYING YOUR FIRST HOME

In the last year, there has been more emphasis and value placed on our homes. With many of us working from home for the foreseeable future and lockdown measures keeping us inside, there’s a renewed appreciation for homeownership and having a larger space. Combined with lower interest rates, this has led to an upswing of activity in the Canadian housing market, especially among first-time buyers. At Homewise, we’ve seen an influx of applications from firsttime buyers looking to get into the market. If you are doing this for the first time, there’s a few things you should consider before getting started to ensure you’re prepared and that there are no surprises. After all, this is one of the biggest investments you’ll ever make, and it should also be an exciting experience. 1. GET PRE-APPROVED AND KNOW WHAT YOU CAN AFFORD
For first-time buyers in particular, getting pre-approved for a mortgage is highly recommended. While it isn’t mandatory, a preapproval pulls in your personal and financial information to help you establish what you can afford right from the start and what you’re eligible to borrow. Based on this, you can determine what you need for a down payment and how much to budget for other household expenses. In a hot real estate market like the one we’re in now, there’s a lot of competition. 14

A pre-approval gives you greater credibility in the eyes of sellers and increases your chances of getting the home that you want. 2. MAKE SURE YOUR CREDIT IS IN GOOD STANDING
Taking the time to review your credit score will help you decide whether you’re able to make a purchase in the near future. Your credit score is a “rating” given to you based on your repayment history to credit cards, lines of credit, student loans and auto loans, and this is a key factor that lenders use to determine your eligibility for a mortgage. Typically, lenders are looking for a credit score of 650 or higher for a Prime A mortgage (although there are unique situations where it can be as low as 600). However, if you find yourself in a situation where your credit score is on the lower end, there are other options such as B and private lenders. There are also ways to increase your credit score, such as paying bills off on time and ensuring you have multiple credit facilities to show that you are able to keep control of your expenses. 3. SHOP AROUND AND CHOOSE THE RIGHT LENDER
When it comes to a mortgage, products and terms vary from one lender to the next, which is why you’ll want to do your research and get a full picture of what’s available in the market. As a first-time buyer, it’s important to know that there are lenders beyond the big banks, such as monoline lenders and credit unions, that often offer better features and rates. Most importantly, they also have potentially lower penalties if you ever have to break
your mortgage. You may not realize it, but most first-time buyers break their mortgage before the end of their term. Shopping around gives you the opportunity to compare various options and find the fullfeature mortgage that’s right for you. Taking the time to understand the details of your mortgage can save you tens of thousands of dollars in the long run. 4. FIND A GREAT REALTOR
Finding that right realtor for you is a game changer. When you are ready to buy, interview multiple realtors to see who has the same values as you and who you feel understands your situation. Check with your family or friends for their referrals. A strong realtor can be the difference between a long home search and a short one. The longer the search takes, the more expensive your home could be. PROJECT LAUNCHES DURING A PANDEMIC

Due to COVID-19 many aspects of our lives have probably changed forever. The way developers launch their new projects to the public may also have changed for good — goodbye to endless lines outside of sales centres and eager buyers literally camping outside overnight (perhaps that’s not a bad thing?) and hello to online appointments in the comfort of your own home! Here are some of the ways real estate developers have adapted to today’s unprecedented conditions. FIRST-CLICKED, FIRST-SERVED BASIS.
This is essentially a virtual “line up.” A specific launch date and time is advertised by the developer to their list of on-line registrants, 16

usually accompanied by an email count down to the launch. Once the clock hits, potential buyers are then provided with a link to book their virtual, phone, or, in some rare cases, an in-person appointment. Those that are quick to click, get first dibs! Another variation to this process happens when potential purchasers are instructed to send an email to the developer at a specific time. Then, the developer contacts everyone in the order that the emails are being received to give purchasers the opportunity to make their reservations. BEST BID
A method we haven’t seen too often yet, but is bound to become
more common is a bidding system. Not only does this system work well in this new virtual reality, but it also gives the developer an opportunity to maximize their profits in this red-hot seller’s market. Essentially, buyers are given a period of time to register their best offers using an on-line bidding system. SIGNING OF SALES CONTRACT AND COOLING-OFF PERIOD
Some sales staff will walk their purchasers through the signing of the sales agreement during their virtual appointment, insisting on getting a fully executed contract in hand on the spot. Others will give the buyer a couple of hours to review
and sign the contract after their appointment. Typically, purchasers would be given 3-5 days to chat with their lawyer, financial advisor or mortgage broker. Recently we are seeing this time frame getting shorter and shorter, with some developers considering removing this cooling-off period altogether. Instead, the buyers are provided with all of the information to review ahead of time, so that once they are ready to commit to a specific home during their appointment, it’s a firm deal. This of course only applies to freehold purchases — a 10 day cooling-off period is still mandatory in all preconstruction condominium sales.
DEPOSIT
With high demand and low supply, developers want to have 100 per cent assurance that they have a sale on their hands as quickly as possible. Since most of the time purchasers are not there in person with a cheque in their hands some developers are now equipped to accept credit card payments online during the sales appointment. Others will give purchasers a couple of hours to drop off a certified deposit cheque before returning the property in question back to the open market. While this new way of business is very convenient, I do miss the chaos of a launch day!
Enthusiastic buyers knocking elbows in line while sharing stories about their families, framed floor plans hanging on walls with little green and red dot stickers, and the occasionally free glass of champagne… What’s not to miss? My hope is that one day these new community project launches will become a hybrid of old and new.

Five tips to make your pint-sized pad feel more

o, you have a small space? Not to worry, there are worse things in life, such as avocadocoloured appliances, and carpeted bathrooms. We’ve established that maybe your space isn’t as large as you’d like it to be, but let’s build that bridge and get over it. A small space doesn’t have to have a small design impact. If anything, smaller areas can serve as the spot where you pack the biggest punch. Here’s how you can make your itty-bitty space feel larger than life.
Tiles Add some spice with a patterned tile, maybe a mini-mosaic or even bold geometric design. Play with the application, why not bring them from the floor to the wall to create a full-on moment. Make sure you grab samples so you can try out some interesting patterns and configurations. Make it unique. A smaller space requires less product, so even if you’re designing something one of a kind, it likely won’t cost you an arm and a leg.
Wallpaper Wallpaper is amazing with a capital A when it comes to creating a wham, bam, pop or pow in your small space. Our design firm believes you can never go wrong with a bold floral wallpaper. There are thousands out there to choose from. Try to think of some of the things you like the most, such as colour, style, pattern, material or texture, before you start to look for your perfect wall covering. You don’t want to get sucked down the wallpaper rabbit hole. Trust us when we say you will blink and it will be four hours later, you won’t know where you are, what your name is, or what you’re having for dinner. Consider this a friendly warning! 18

Paint Splash that colour! If you have a pint-sized space, why not use it as an opportunity to splash a beautiful colour that makes your heart happy. We love to incorporate pops of colour on cabinetry, walls and even ceilings. Paint is the quickest and most cost-effective way to transform any space. Don’t be afraid of dark colours in small spaces – they can make a teeny-tiny space look even bigger, as long as there is contrast.
Don’t forget the earrings, and by earrings, we mean wall decor. Think of it like this: You aren’t going to get all dressed up but not put on earrings. They’re a must! Wall decor is important; however, in a small space, you have to be mindful of the scale of the piece you are putting up. Try using large white matting and a thin metal frame to keep your art piece simple, updated and stylish.

eal or faux, plant lover or plant serial killer, or in between, one thing is for sure: We have an innate longing to connect to the great outdoors. Also known as biophilia, it implies that our need to connect with nature affects our physical, mental and social needs which ultimately improves our wellbeing and productivity. This concept is used in interior design by introducing
aspects such as plants, water, natural light as well as elements such as wood and natural stone to simulate nature indoors. How do interior decorators and designers do it? By adding greenery into their design schemes. Plants have been proven to not only reduce stress but also increase happiness and help purify the air. They also improve our clarity of thought, as well as acting as a natural mood booster. Now more than ever, as the world continues to urbanize
and a lot of our time is spent indoors, it is not only necessary but essential to create indoor environments that reference nature in different ways. he mudroom plays a critical role in the overall function and aesthetic of a home. It’s where you come in from the rain and snow, drop your boots and bags, and leave the outside world, or go out into it. It’s a transition space. In the grander scheme of your home, a well-organized, wellfunctioning mudroom catches the incomings and culls the clutter, so your home’s living areas can really shine. And like many other “utilitarian” rooms in the home, the mudroom can be a style icon in its own right. Here are some modern mudroom tips to keep in mind:
Make it ‘niche’ Organization in this room is key, and a system that works for you, is one that’s made for you. When
designing a mudroom for a client, it never ceases to amaze me how different and unique each client’s organizational and lifestyle needs are. A system tailored to their specific needs and wants will never disappoint. When designing an organizational space for your home, be mindful of your lifestyle and consider other members of your household. Who will be using the space, how often, and for what? And equally importantly, what will they have in tow? Pets with food bowls, beds, leashes and toys? Children with backpacks, hockey bags and swimming gear? Snow pants and winter boots? What about your own needs and wants? If you have really unique needs, such as having to accommodate a lot of people (and stuff) or your space has atypical dimensions, such as very high ceilings, a
custom storage system will be the best use of your space. This will create dedicated areas to hang coats, store bags, shoes, dog essentials, sports equipment and the like. The nice thing about custom cabinetry is that you can tailor it to your needs. Custom is the more expensive option, but I’d argue it’s well worth the price. If you choose to go custom, work with a designer to avoid costly mistakes; they will inform you of all your options. There are amazing and innovative products that maximize every inch of space. Think pullout shoe racks, speciality drawers for keys and electronic devices, or adjustable rods and shelves you can change as your child grows. With the skills of an experienced cabinet maker, you could have an organized mudroom within a reasonable timeline. nexthome.ca 27
Make it fabulous If you’re working with a designer such as myself, style is likely already part of your plan. Don’t discount the importance of aesthetics, art and accessories in this space. How do you want to feel as you come and go? Ideally, your mudroom is as warm, welcoming and inspiring as the rest of your home. Tile, wallpaper, texture, colour and the right lighting can really make this onceutilitarian room really stand out. As a designer and mum of three small children, I can speak from experience that with a little forethought, a home can be equally functional and fabulous. If 2020 has taught us anything, it’s that life can get crazy, and “home” is our haven. Approach the hectic transitional rooms in your home – and the chaos happening there – with serenity, simplicity and of course, some stylish organization.
If budget is of primary concern, there are also some great budgetconscious products available at big-box retailers. With thoughtful design, stock cabinetry can look fabulous. However, this cabinetry comes only in standard sizes, and it can be labour-intensive to assemble and install. While you’re poring over all your storage options, think beyond traditional cabinetry. Maybe you even have a piece that you can up-cycle for use in this space. A large antique armoire or dresser can serve as an attractive statement piece in the entrance or hallway, while doubling as extra
shoe or bag storage. When it comes to selecting products and materials, always opt for durability. For flooring, choose a material that is slip and stain-resistant, and can withstand the wear and tear typical of high-traffic areas. Avoid using softer stones that are susceptible to scratches from dirt tracked in on people’s shoes. Add even more style and function with a washable, water-resistant rug. I love the indoor/outdoor rugs from Dash & Albert, which are easily washable, stain-resistant, and protect your floors while collecting dirt so it doesn’t get tracked into your home.
