EQ Awards – The winners have been announced
The leaders of the Ontario building industry recently held a virtual event to celebrate, connect and share their successes at the EQ Awards. EnerQuality is the No. 1 certifier of energy-efficient housing in Canada and the market leader in residential green building programs. This year’s awards also served as a catalyst for the industry to collectively take action with the attendees raising $3,825 for Second Harvest this year – enough to provide nearly 8,000 meals to their agencies. Several new awards were added this year, including the Green Renovation Project of the Year and Licensed Professional of the Year. This year, the Greater Ottawa Home Builders’ Association (GOHBA) walked away with the Home Builder Association of the Year and GOHBA President Roy Nandram of RND Construction Ltd., was named as Champion of the Year. Since the beginning of March, the Bank of Canada’s overnight rate has been on a steady decline, hitting a record low of 0.25 per cent. This rate drop has led to a large decline in interest rates for mortgages, and it has increased home affordability among Canadians and spiked considerable activity in the marketplace. 16 New Home + Condo Guide | Oct. 10–24, 2020
With more buyers entering this hot market, it’s important not to lose sight of the financial responsibilities that come with making this investment. If you’re in the process of looking for a home, one of the best ways to be prepared is to understand all of the costs associated with making this purchase. first, how do interest rAtes impAct home AffordAbility?
Interest rates impact housing affordability because they dictate how much you can actually borrow for a mortgage. With
interest rates as low as they are, this has increased the purchasing power and overall housing affordability among buyers and homeowners in Canada. While this is an opportunistic time in the market, there are many other cost factors that need to be considered. mortgAge prepAyment penAlties
Before you decide on a mortgage, be aware of the prepayment penalties associated with the various products. Every lender has different terms and conditions when it comes to prepayment
Before committing to a lender, here are some questions you can ask: • Do I have any prepayment privileges? • What is the amount that can be prepaid without any penalties? • Are there any fees for making early prepayments? • How often can prepayments be made? • When can prepayments be made? closing costs
Often overlooked, closing costs are a collection of expenses applied on top of your home’s purchase price. These fees are important to consider at the start of your home search because they can impact your overall affordability. Closing costs typically account for 1.5 to four per cent of a home’s purchase price and vary depending on the city or province you’re buying in. Some of these costs may include home inspection, property taxes and insurance, land transfer tax, lawyer and appraisal fees, and more. Taking the time to understand the closing costs that come with your home purchase will help you budget more effectively, simplify your home search and ensure that you’re not biting off more than you can chew. cmhc insurAnce
penalties and privileges. These penalties come into play when a homeowner decides to either refinance their mortgage or make a larger payment that exceeds their privileges. Depending on the lender you choose, these penalties can amount to tens of thousands of dollars, making this a key cost consideration during your home search. If paying off your mortgage early is a goal, understanding these details is key and can lead to substantial cost savings. At Homewise, our borrowers often choose mortgages with lower penalties, even if it means having a slightly higher rate. Working with more than 30 banks and lenders, we provide a wide selection of mortgage options and are transparent in making buyers aware of the penalties before locking anything in.
If you’re buying a home with a down payment that’s less than 20 per cent, you’ll be required to pay mortgage default insurance. This is used to protect lenders in the event that a borrower is unable to make their mortgage payments. This insurance can be paid in a lump sum or added to your monthly mortgage payment, and will vary based on the size of your down payment. For example, if you put five per cent down on a $425,000 condo ($21,250), you will be required to pay a four per cent premium, or $16,150. However, if you put 11 per cent down ($46,750), your premium lowers to 3.1 per cent, or $11,726. The larger your down payment, the less insurance you are required to pay. Another hidden cost to consider is the provincial sales tax associated with the insurance, which is due at the time of closing. homeownership costs
Once you move into your home, there are costs that will come with owning. This includes annual costs such as property taxes, but also maintenance costs, heating and electrical and home furnishings. Be prepared to keep savings available for the home once you move in. If you’re in the market to buy a home, taking these additional costs into consideration will make the home shopping process easier and ensure you’re prepared to make this investment over the long term. Buying a home is a very exciting milestone, but it also involves great responsibility. It’s paramount that you take these additional costs into consideration. If you do have questions, working with an unbiased advisor to ensure you are making the right decisions. Getting preapproved is a great starting point.

THE DANGERS OF THE RESALE ASSIGNMENT

Recently the real estate associate in my office had a difficult situation arise relating to what purported to be, an assignment of a resale condominium. I want to talk about this because there is a minefield of possible outcomes that could have gone wrong. Let’s start at the beginning. What is an assignment in a real estate transaction? What are you buying? When you buy an assignment deal you are NOT buying the property; in reality you are buying the Agreement of Purchase and Sale (the “Offer”). Oh, what does that mean, you ask? It means a whole bunch of things. First of all, unlike new homes where the builder generally has an assignment clause built into the Offer, generally the seller in a resale assignment may have no idea this has happened. There is a reason. Here you are, the seller, when you suddenly realize you did not get the full price for your house, someone bought it and flipped it for a higher price and is making money that you believe should be yours. seller will be very unhappy and will express this to their lawyer. Now everything may go fine but the seller may make it a very difficult transaction for the innocent purchaser and if there is anything on title, or not perfect, it may all go sideways. In order to avoid this situation I recommend that every seller insist that their agent put in a clause either preventing assignments or allowing an assignment, with a cost built in and requiring the seller’s consent — model it after the new-home market in every regular Agreement of Purchase and Sale. This will also protect the assignment purchaser and seller, one way or the other. Another thing to remember for the purchaser of an assignment: HST. There is no HST payable on a resale home purchase, BUT, there is HST payable on the purchase of the Offer. This is something that needs to be dealt with properly in every assignment agreement by the agent. Who pays the HST? Also ensure the numbers reflect properly what you are paying for the assignment only,
or Canada Revenue Agency may decide HST is payable on the entire purchase price. Every seller of an Offer also needs to be prepared to close the transaction. Huh? You thought sold the Offer, and you’re out of there waiting for your money. Nope, if your assignment purchaser fails to close for any reason, you are still on the hook to the original seller and liable to lose your deposit and get sued if it does not close. Even if the original seller refuses to cooperate the assignment seller can always close and then resell to the assignment purchaser. This will result in two Land Transfer Tax payments, but such is life. Here is another fun issue for the assignment seller. How do you guarantee that you get my profit on the sale of the Offer? This is a delicate matter as, unless security was built into the Offer, there is no way to guarantee you get paid. You have a right to sue; maybe a right to tie up the property, but all of this costs money for lawyers and takes time. Thankfully, there
are still many reputable lawyers that advise their clients to live up to their obligations. So what is the moral of the story? If you do a resale assignment, have a lawyer that understands these things review the Offer and ensure the clauses necessary to protect you, whether buying or selling, are there. Perhaps the most difficult part of writing these articles relates not the actual writing, but thinking of a topic to address. Here are some helpful tips to handle the stress of autumn.
Double the amount you make and freeze it for quick meals on the busiest nights.
What’s for dinner?
Avoid the stress and expense of last-minute dinner decisions with a little advanced planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever is available or comes home first can start preparing it.
Make school lunches easy.
Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer. Pack lunches the night before and refrigerate. Assign an area in the fridge for school lunches and drinks.

As a result, stress increases and there is a greater chance of errors. With smaller children, encourage independence by storing their foods low enough for the little ones to reach. inVolVe the kids.
You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a step-bystep checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills.

Handle small messes as they happen to save time and effort in the long run. Rinse dirty dishes and put them in the dishwasher immediately after use, before the food hardens and sticks. If something spills in the fridge, clean it as soon as you notice. If you stain an article of clothing, pre-treat it right away. When it came to the re-decorating of our living room, I knew that I wanted something dramatic and casual at the same time. A strange dynamic, right? During the design process, I fell in love with a matte black fireplace that I saw on Pinterest and immediately added it to my vision board for the room. As you can see, the fireplace made it into the space. Really, it’s the focal point! To create the dramatic wall effect, I used matte black shiplap to clad the fireplace box. Next, I wanted to bring in some mixed metals and I was able to do that with lighting and drapery hardware. For our seating, the tufted sofas provide plenty of comfort and seating space. To keep it from feeling too formal or feminine in our living room, I added a dark camelcoloured leather armchair and accented everything with pops of blue. A crisp white coffee table was the perfect addition to the space and a sisal rug completed the cosy look.

TIle TReNdS Eye-catching colour: From pale rosé and minty green to punches of indigo blue, forest green, burgundy and black — it’s all about colour. Stronger tones add character to any room while warmer pastels remain popular for a more neutral, muted decor choice. Striking textures, patterns and finishes: Imitation cement tiles boasting colourful designs are growing a fan base for its ability to add visual interest in the home, while neutral textures are favoured to bring a touch of Mediterranean heat or Bohemian-style. Bright, glossy tiles resembling a lacquered finish are also taking centre stage. Dynamic shapes: Compelling shapes – from fish scales to diamonds and hexagons – are gaining traction as a fun, free-spirited way to elevate a room. Computer-generated 3D effects will also create intricate tile designs that play with light and shadows for futuristic decor palettes. Super-sized tiles: When it comes to tiles in, bigger is better. The new standard is 60 by 60 centimetres, with large rectangular tiles – measuring 60 by 120 centimetres – gaining popularity for an upscale look. Longer, wider planks will steal the spotlight for flooring, and used on walls, it creates a sleek, modern vibe.

STONe TReNdS Stone wrapping: Elegant and sophisticated stone slabs will envelop entire rooms as consumers experiment with all surfaces for an inviting, one-ofa-kind decor look. From floorto-ceiling stone slabs on walls to kitchen islands to stairways and floors, stone delivers a striking, cocooning ambiance.
Metallic: Metal finishes will be increasingly stylish – with natural gold, copper and brass highlights creating one-of-a-kind shiny, reflective surfaces that glisten in natural light. Primarily used as wall coverings, deep metallic finishes exude a raw, organic feel. Underfoot, neutraltoned metal finishes for floors will continue trending. Distressed looks: What’s old is new again as distressed looks continue to hold appeal for both floors and walls, imitating the look of old marble floors worn by years of foot traffic, and creating an air of old-world charm and craftsmanship.
Colour infusion: Warm whites are no longer monotone and flat, but rather, contain lively textures in hints of grey or gold. Rosé, burgundy, jade green and icy blue return as light and colourful choices suitable for all rooms. Black will also increasingly be in vogue, particularly with white and gold veining that is mysterious, deep and ultra-chic. Brighter, bolder veins: While white marble with light grey veining will always be a classic choice, stronger marble colours with active veins of wine red, emerald green and bright blue are starting to steal the show. Rather than hanging expensive artwork, these surfaces are works of art themselves. Natural richness: The outdoors continues to move indoors with the rise of honed surfaces and finishes that resemble raw materials and radiate the richness of nature. Leathered marble, terrazzo and concrete looks are becoming increasingly popular for its moody vibe.

Today, many are looking to create a contemporary style of kitchen with sleek surfaces and well-honed finishes. Yet, without the high functionality of smart storage, your modern kitchen could soon turn into a cluttered frustrating mess. Consider these tips when designing a contemporary kitchen look.
LIGHT AND AIRY WITH MAXIMIZED STORAGE
Clean and simple is the cornerstone for contemporary design, which is why we like to suggest that our clients look at simple cabinetry with clean lines and then add texture and warmth with hits of colour throughout the space. We often use contrasting coloured materials under islands to achieve that hit of colour. Not only does a large island function as a major storage component in a kitchen, but it also acts as a focal point for the kitchen space. Appliance garages are a great way to store small, yet bulky appliances like mixers, blenders and food processors. Tucked away, they remain accessible, yet out of sight. The popular butler’s pantry is another added storage area, particularly when it extends out of the kitchen and into the hallway. This extra space is ideal for storing additional appliances, drinking glasses and bar stock. Consider tall pantry towers with shelves, pullout baskets and shallow drawers within your kitchen renovation plans. SMART STORAGE MEANS LESS BULK AND CLUTTER
Smart storage also means that bulky, built-in appliances seamlessly merge with pantry cabinets and other millwork to maximize space. To maximum area, place all appliances on one wall. Many of our clients want a dedicated coffee area. But between appliances, cups, etc., they take up a lot of surface space. Add in a smart-storage coffee nook with contemporary, swing-out cabinet doors that fold away to maintain clean lines. Finally, consider where you will have your garbage area. We often move garbage and recycling bins off the kitchen floor and into large lower cabinet drawers to now reduce visual clutter.
EXTEND CABINETS TO THE CEILING
Large cabinets not only look stylish in a contemporary kitchen but also double as extra storage. Consider having in your kitchen renovation tall upper cabinets that extend to the ceiling with no “dust collecting” gaps between the cabinets and ceiling. We design most cabinets to the ceiling, which adds loads of extra storage to the average-sized kitchen. If you are leery about being able to reach those heights, consider adding a modern hook or sliding ladder to reach top shelves. Having the right design team will ensure that all the details are cohesive while giving you a kitchen with enough storage. Choose a design plan first that offers you streamlined surfaces, functionality and efficiency. After all, you want your kitchen not only to look stylish but to also be truly functional, a space you want to spend time cooking and entertaining in for years to come.
