Marlin Spring co-founders launch new foundation CEO Benjamin Bakst and CFO Elliot Kazarnovsky, co-founders of Toronto-based real estate company Marlin Spring, have launched the Marlin Spring Foundation. This non-profit organization is dedicated to supporting groups with youth-focused mandates in three key areas: education, mental health and youth programming. The Foundation is committed to working with NGOs that have a track record of success. “Since we launched our real estate business five years ago, we have been dedicated to giving back to the community,” says Benjamin Bakst. “Now, we will be supporting the greater community on a broader level. Pearson allocates $40M to WeWork workspaces open create ‘Union Station West’ at Hudson’s Bay on Queen This year is sure to be full of GTA transit news. The latest buzz is about Union Station West, the pet name given to a project being promoted by the Greater Toronto Airports Authority (GTAA), the operator of Toronto Pearson International Airport. A visit to its website, unionstationwest.ca, talks about a major, multi-modal transit hub that “would serve the airport, the employment area, and reduce congestion on the surrounding road network”. Planned to be completed in the early 2030s, Union Station West would connect three neighbouring cities in the west—Brampton, Mississauga, and Etobicoke— plus, it will make it easier to get to the airport, according to the website. The GTAA recently announced its intention to partner with Metrolinx by making a $40 million commitment to build this regional transit network. It has already invested $38 million in work currently underway, and there are plans to explore ground connections to the future Union Station West and the surrounding Airport Employment Zone. A potential Kitchener GO rail corridor connection, as well as improved LRT and bus connections are also to be explored.
Sales numbers for T.O. show balanced market
WeWork celebrated the official launch of WeWork Hudson’s Bay on Queen Street on Jan. 23. Located inside the home of one of Canada’s oldest and most iconic brands, Hudson’s Bay, WeWork Hudson’s Bay is the brand’s largest building in Toronto to date, supporting a thriving and diverse community of entrepreneurs, startups and large businesses in the centre of the city. The unique agreement combines workspace with retail, attracting a new wave of users into this historic building. WeWork’s innovative workspace is directly visible into the adjacent upper retail floors occupied by Hudson’s Bay, bridging these two communities together while offering entrepreneurial condo dwellers alternative work space solutions in addition to working-from-home and coffee shop options. WeWork Hudson’s Bay officially opened its doors in November 2019, where they’ve welcomed members across industries including logistics, software, education, hospitality, law, wellness and more. The building’s expansive floor plans allow for a range of unique amenities and environments - most notably, a dedicated Town Hall or large, flexible event space overlooking Toronto City Hall designed to bring the outside community together in our space for engaging events, casual meet-and-greets, and more. WeWork opened its first Toronto building in August 2017 at 240 Richmond St, where it has since grown its footprint to 10 buildings throughout the city.
According to its latest report, the Teranet–National Bank National Composite House Price Index was up 0.2 per cent in November of last year from the previous month. This was a good showing for a month of November — in seven of the last 10 Novembers, the index has declined said the report. The last quarter of the year is typically a seasonal slow period. If purely seasonal variations were taken out, the resulting seasonally adjusted index would show a fourth consecutive monthly increase. The composite index for Toronto was about flat. Its flatness coincides with a plateauing of home sales, not necessarily worrisome given that this market is balanced, it stated. nexthome.ca 13

As the largest mixed-use downtown development in Canadian history, Square One District will transform 130 acres around Square One Shopping Centre. The project will eventually comprise more than 18,000 residential units, a transit mobility hub, community buildings, parks, green spaces and office space. The first phase includes two residential towers with 402 rental apartments and 575 condominium suites which are 36 and 48 storeys respectively.

Renovating in 2020? Planning is the Key to a good Renovation

After all the activity of the holidays and the New Year, February is the time that many people’s attention turns to planning a renovation for their home. If you are planning an upgrade or renovation you are in good company, based on Statistics Canada’s Canadian Housing Survey (2018), over one million Canadian homes are in need of major repair. Renovations and repairs may include a smaller job like a bathroom refresh or finishing a basement to meet changing life needs, or maybe it’s something more substantial. Regardless of the project, understanding the process and planning is a key factor in achieving the results you want. Your first step should be to develop a very clear vision of what is required. Take time to articulate what goals you want to achieve with your renovation and develop a clear description of what you want to change. Write down your priorities and items that you’d like to have if your budget allows. Make sure everyone in your home participates in the discussion so you have a complete picture of what is needed. and approvals you will need. In some municipalities obtaining building permits and approvals can take many weeks and even months. This is another reason to start the process early. When you are comfortable with the preliminary design, budget and timetable, you’re ready to draw up a written contract with your renovator. The contract sets out the precise scope of the work, the price, a schedule of payments, a reasonable timetable for completing the work, productspecific details and a warranty clause. The contract should be reviewed by a lawyer. A RenoMark renovator will provide a contract for all projects. Remember good contracts provide protection to both parties in the event of a dispute or problem. Since it’s impossible for me to provide all the nuances of planning

Condo Living BeComes the ChoiCe for More faMiLies After decades where young, single professionals were the primary target for many urban developers, a new demographic is starting to attract the attention of the condo market in Toronto. Although no one is denying the massive supply and demand that still exists for teeny 600-square-feet units in the downtown core. available outside Toronto in the surrounding 905 area. “Condominiums represent an alternative for young families, and there are several reasons why a growing household would consider living in a condo in downtown Toronto and across the GTA,” says real estate agent Ross Bongelli of RE/MAX Condos Plus. “The two most important include affordability and being closer to work. Not to mention the huge investments being made on building new
elementary schools and enhancing common areas and parks in the downtown core in recent years.” Could family-sized condo units be changing Toronto’s real estate market? Pick an evening in downtown Toronto and the landscape has changed drastically in recent years. You’ll now see a steady stream of strollers lining the sidewalk mixed in with the herds of commuters. It’s easy to see why a 15-minute walk or short TTC ride to work or having your child’s daycare located down the street from your condo is such an appealing proposition. But there are a few things condo families should consider about small-space living says designer Desta Ostapyk who will be speaking about this and other design trends at the upcoming 2020 GTA Home & Reno Show running from February 14 – 17 at the International Centre Mississauga. to prepare and help families with small children considering moving into a condo. Space SaverS – space is an issue for most parents regardless of where you live. It’s especially a challenge in smaller spaces, but there are several hacks to help save space, for example: Look for under of overhead storage. Designer tip: Going vertical is always key for maximizing spaces and minimizing the appearance of clutter. It’s easy to find solutions that won’t take up valuable floor space and will still look great in your space. Look for multifunctional pieces vs bulky, cumbersome singleuse furniture. Make sure to buy things that transition well such as a highchair that serves double duty as a swing when converted, stools that contain storage space, or pull-outs for couches for when you have company.
childproofing – Safety is a lot easier in a condo, except for some childproofing stressors such as access to windows and balconies in high story buildings, or direct access to an elevator that can take curious kiddos almost anywhere, including outside. practical playroomS – Wall decals are a great way to add character and whimsy to a small footprint and gives your child a sense of personal space. Adding picture ledges, especially clear acrylic ones, are also a great way to displaying books and accolades in a way that won’t be intrusive into the space. If you’re feeling crafty, you may want to consider a curtain rod on the wall with curtain ring clamps as a clean and creative way to display kid’s artwork that also allows you to easily change out items on a regular basis.

During the first couple weeks of the year, the Canadian Mortgage and Housing Corporation released data on the 2019 housing market in the Toronto Census Metropolitan Area (CMA). Local builders and developers completed just 27,410 new units in 2019, the lowest level for the Toronto CMA since 1998. There were less than 12,700 condominium apartment completions, the lowest figure since 2012. 22 New Home + Condo Guide | Feb. 1–15, 2020
Analyzing units over time presents a challenge, as the composition of an average unit has changed drastically over the past 15 years. It’s hard to compare things over time when they’re changing. In the early 2000s, the average home getting built in the GTA was a 2,500-sq. ft. single-family home in the suburbs with three or four bedrooms. In 2019, the average home getting built is an 800 sq. ft. condominium apartment with two bedrooms. So we’re building a similar number of homes, but we’re delivering considerably less square footage, and way fewer bedrooms. This is contributing to our housing crisis. In 2018, the population of the
Toronto CMA grew by 125,000 people, with estimates for 2019 calling for another 130,000 people. Basically, a city the size of St Catharine’s has moved to the Toronto CMA in each of the last two years. CMHC’s forecast for population growth in 2020 is for the CMA to increase by just under 140,000 people. There will always be people that want to reduce immigration as a way to calm house price growth, but I welcome all newcomers. We need to make it easier to build more to accommodate everyone. Three years ago, the talk was about foreign investors driving up the new home market and new home prices. The year the new

50-storey towers as far as the eye can see. The planning process and the fees associated with small scale developments have been a killer for small players trying to add gentle density and a couple more apartments to existing neighbourhoods. If you get a flyer in the mail for a new development in your neighbourhood, get the night off from Netflix and go to the public meeting, lend your support for the project and for more housing supply. Chances are, the latest “solution” to the housing crisis that someone is touting, either a speculation tax, or offshore investor tax. Your $3 million dollar home surcharge is not going to solve our housing crisis, in fact, not much will. The best solution for ensuring that it doesn’t get a lot worse is more housing supply.

New disclosure requirements in the Condominium Act provide owners with more information than ever, but all of this information can quickly become overwhelming. What are all the documents and what do they tell you? The following is an overview of the rules and regulations governing condo living. CONDOMINIUM DECLARATION
The declaration is like the constitution of a condo. It provides information regarding each suite’s boundaries and share of common expenses expressed as a percentage of the total budget. 30 New Home + Condo Guide | Feb. 1–15, 2020
The declaration also describes any recreational facilities and how they will be used. It can also contain restrictions on the use or occupation of the units and common elements. A review of the declaration will tell you exactly what you are buying. A declaration can only be changed if over 80 per cent of the owners agree to the change. This makes subsequent changes to the declaration difficult and rare. BY-LAWS
The by-laws control how condominium corporations are run. They outline the qualifications
of condominium directors, their remuneration (if any), and the quorum necessary for a meeting. The by-laws may also outline when and how the condominium can borrow money. This is important if there is ever a special assessment levied. As an alternative to a special assessment the condo may be able to borrow funds, if allowed in the by-laws, rather than makeup any shortfalls from the unit owners. By-laws can be passed, appealed or amended by the board of directors. Before becoming effective, by-laws must be approved by a majority

The board of directors can also make, amend or repeal rules. The rules govern the safety, security or welfare of the owners and the property or assets of the corporation. They typically prevent unreasonable interference with the use and enjoyment of the common elements or units. It’s common for the rules to prevent owners from renting out their units for short periods of time (ie. Airbnb) or restrict visitors’ use of the common elements. It is also increasingly common for the rules to limit the number and/or size of pets allowed in the building. Rules can vary greatly in each condominium, so even if you are familiar with condo living it’s important to review the rules in each building you buy into. They can impact lifestyle choices, which while not legal issues, should be
Perhaps the most important document you’ll receive is the status certificate. This document gives buyers details of the financial and legal circumstances for the condominium building. A status certificate will include information regarding increases in common expenses, law suits against the condominium corporation and any upcoming large expenditures for repairs. A status certificate will also have information about the individual condo unit. It indicates if the current owner is in default of paying common expenses and if any increase in common expenses has been declared by the condominium board. While sifting through these documents may seem overwhelming, careful review of the rules and regulations
governing your condo could save you a lot of time and unexpected cost down the road. You should also seek the advice of a real estate lawyer and accountant who can point out abnormalities or possible red flags. CoNDo COMMUTE BarBara LawLor Shopping for a new condo is about location, location, location in many ways, one of which is the consideration of your future commute from the residence you choose. It would be lovely if you could measure from points A and B on a map and judge accordingly, but of course, it is not that simple. This “as the crow flies” approach is counterproductive, as roads are rarely straight, and geographical aspects such as ravines, hills, lakes and bridges enter into the equation. Then there are varying speed limits, areas that tend to bottleneck and the like. The moral of the story is that if you are looking at new condos that are out of the vicinity where you work and live now, pay special attention to how long your commute will be, whether by foot, transit or vehicle. I advise potential purchasers to take the time to actually do their commute from the buildings they are looking at, and to make that trip during morning and afternoon rush hours. We all know the timing can be incredibly different from off hours. Keep in mind, too, that two condos that are the same distance from your work place may have very different timings due to the parameters of the commute. work. I suggest experimenting with your commute by vehicle, and then using public transit. You may find transit is quicker and more economical. It also leaves time for reading the newspaper or going over your presentation for the day. And wouldn’t it be wonderful to not have to find a parking spot downtown? As you compare condominiums, remember to log these times into your spreadsheet or whatever you are using to keep track of pros and cons. If the commute is longer from a building that is otherwise perfect, maybe think out of the box. Many employers today offer flex hours so that employees can

avoid major rush hours, and even some work-from-home days. It is worth asking about. There is also the option of car-pooling if you know someone else who is purchasing in your condo. Oh, then there may be some of you who work from home and just commute to an occasional meeting. For you, timing may not be critical, but then again, you still want a location that is convenient for traveling to and from activities, family, friends, cottages, etc. Fortunately, by provincial requirements, new condominiums are situated close to amenities and transit to make the most of existing and future infrastructure.
Your new condo comparison list will include many other factors, such as exterior architecture, building amenities, features and finishes, suite design and price. But location is really the key consideration that gets the shopping process moving along. Even if you purchase a condo suite as an investment, you want a convenient location for potential renters. The point is, look at it carefully – and compare fairly.

Three winning teams and one Canadian design school transform Toronto’s lifeguard stations into thought-provoking pieces of pop-up art The sixth annual Winter Stations Design Competition has selected three winning submissions which will be brought to life at Toronto’s east beaches starting February 17. Three designs were selected from 273 submissions from around the world by this year’s Winter Stations design jury. Artists, architects and designers were asked to create bold designs at the site of the lifeguard stations that are dotted along the beachfront. Each winning submission celebrates Toronto’s winter waterfront landscape and aims to draw people outside to interact with installations, the winter and each other. This year, the three winning designs will be joined by an installation from Centennial College. The theme for Winter Stations’ sixth anniversary is Beyond the Five Senses. Designers were asked to explore how our senses interact and overlap to provide us with a picture of our environment and how we interact with it, demonstrating our subjective relationship to reality or displaying a distorted one. “We wanted this year’s theme to look beyond the five senses to bring interactive art to the water’s edge,” said Winter Stations co-founder, Roland Rom Colthoff, RAW Design. “Winter Stations has always been about bringing joy, warmth and conversation to the long, cold Canadian winter landscape.” Founded by RAW Design, Ferris + Associates, and Curio, Winter Stations Design Competition was conceived as a way of using design to inspire Torontonians to visit the beach in the winter. 38 New Home + Condo Guide | Feb. 1–15, 2020

An open bell tower structure creates clanking metal sounds in the wind, while a diagonal black chimney draws up the aromas of oils set into the beach sand at its base. A horizontal white extrusion reflects the expansive horizon, framing a view of the water and back to the city. This is all underscored by a lateral red beam, establishing a tactile bench within the structure, the only point of physical contact with the observer.

Noodle Feed goes beyond physical senses and creates a shared augmented reality environment where people can interact in new ways and consider that the world is much more than we perceive. The colourful forms and tangible nature of the ‘noodles’ are designed to attract attention, while the rough matte texture of recycled sailcloth contrasts with the soft, springy cushioning of the objects, inviting visitors to move them into chairs, beds and shelters. An Augmented Reality App lets visitors leave digital traces of their time at the installation, including photos, stories and drawings that can be seen by other users in physical space.

This installation consists of three structures of varying sizes formed of a series of stacked wooden rectangular prisms laid out in a circular shape around a giant steel drum. Where the prisms overhang, metal bells of varying shapes and sizes will hang. Some of the structure’s prisms might also be made into steel drums. The elements of the lake’s environment will release the bells’ sound like a wind chime. Visitors can use sticks chained to the structure to play along with the sounds produced by the lake’s elements. looP installation launChes january 15 This year, Winter Stations and the Waterfront BIa announced a renewed partnership to continue bringing interactive public art to the waterfront during the shoulder seasons. For the last three years they have partnered on Winter Stations’ sister exhibition Ice Breakers, but in an effort to diversify the offerings and showcase public art, the partnership evolved to mount two exhibits leading up to the launch of Winter Stations. The first, called Impulse, brought a series of illuminated seesaws to harbourfront Centre last fall. The second, called Loop, will be installed at York Street Park from January 15 until February 9. Loop is a cross between a music box, a zoetrope (a 19th-century optical toy) and a railway handcar. The retro-futuristic machine, more than two metres in diameter, creates animated fairy tale loops. It activates when a group of people work a hand lever, revealing a lit-up image cylinder that creates the illusion of motion in the drawings.

There are generally two types of conventional mortgages – a fixed-rate and an adjustable-rate mortgage. An adjustable-rate mortgage means the interest rate can change over the term of the loan. AmoRTizATion This process combines the interest and principal together in an established schedule of payment installments, rather than simply paying off interest at the start, which helps build home equity early on.

CLoSing Closing refers to the meeting that takes place where the sale of the property is finalized. At the closing, buyers and sellers sign the final documents, and the buyer makes the down payment and pays closing costs. It is advisable to have a lawyer facilitate closing.
Condo ownERShip Condominium ownership is real estate that is independently owned and sellable, but the owners of the individual units also collectively own the common areas, amenities and utilities which are managed collectively by the owners as outlined in the Ontario Condominium Act.
CLoSing CoSTS In addition to the actual price of a home, there are also closing costs, which will typically make up about two to five percent of the purchase price, not including the down payment. Examples of closings costs include the mortgage processing costs, title insurance, and excise tax, and legal fees.

New Home + Condo Guide asked HVAC specialist, Linda Oliveri Blanchard, to demystify heating and cooling systems in a new home, and offer up advice to new-home buyers on what to look for. New Home + Condo Guide:
Today’s newly constructed homes strive to be properly sealed to be more energy efficient than homes of the past. Because of this, new homes require mechanical ventilation systems to remove moisture and provide sufficient fresh air. But the ventilation world is filled with acronyms: HVAC (Heating, Ventilation and Air Conditioning), HRVs (Heat Recovery Ventilators), and Energy (or Enthalpy) Recovery Ventilation (ERV). Could you clarify what these terms mean?
Linda Oliveri: An HVAC system is what is used to move air between indoor and outdoor areas and provide heating and cooling services to a building. These are the systems that keep you warm in the winter and cool in the summer. These systems can also clean and filter indoor air in order to improve the quality, and they can maintain humidity levels to keep you comfortable. The most common combined system in new homes uses a single blower to circulate air via an internal duct system in the home.
An HRV system keeps a home supplied with fresh outdoor air by expelling stale air while drawing in outside air. As the stale, warm air is expelled, the HRV’s core warms the incoming fresh, cold air before it is further heated by the furnace and distributed to the home. This results in a constant supply of fresh air, less drafts, and greater comfort in the home. An ERV also recovers heat like an HRV, but it also recovers the energy trapped in the humidity, therefore making it
more efficient. Instead of just transferring heat, it transfers both heat and moisture. NHCG: How much of a home’s typical energy costs come from its HVAC system? LO: While the exact figure of a typical home’s energy usage being attributed to HVAC can vary due to multiple factors (for example size of home, number of occupants, lifestyle and habits of the occupants, etc.), it is generally accepted that up to 70 per cent of a home’s energy costs can be attributed to HVAC systems. This includes heating, cooling, domestic hot water consumption, ventilation, etc. NHCG: How important is it to maintain HVAC equipment and how often should it be done?
Would this include replacing air filters? LO: It is very important to regularly maintain your home’s HVAC system, and an annual inspection and maintenance is recommended. Regular maintenance of your home’s HVAC systems can help with prolonging the life of the equipment, maintaining the efficiency and optimal performance of the equipment, and can even catch costly problems before they occur. Regular maintenance can improve the indoor air quality in a home as well. While an annual maintenance should be performed by a professional gas technician, homeowners can help the performance of their equipment by ensuring that they replace their furnace filters every three months.
NHCG: What is a programmable thermostat, where would it be located in a home and is it beneficial to have one? LO: A programmable thermostat allows homeowners to set a schedule for how they would like their heating and cooling systems to run. This helps reduce inefficiencies in fuel consumption, and it also provides optimal comfort for the occupants of the home. As an example, homeowners can set a schedule to decrease the heating set point during the day while no one is home. Then they can increase the heating set point to be at a comfortable temperature in the evening when the occupants return from work or school. And then overnight, the temperature can be dropped again in order to provide comfort while sleeping.
A thermostat is typically located in a central living area of the home, usually in a family room or hallway. It should not be located near entryways or exterior doors. To take the idea of a programmable thermostat one step further, homeowners can also install Smart thermostats. These are programmable thermostats which also have the capability of being controlled remotely using an app installed on the homeowner’s smart phone or computer. This extra step can help increase energy efficiency even more, and provide homeowners with peace of mind while away from their home for an extended period of time. NHCG: Many people have heard of tankless water heaters. How are they different from a traditional water heater and are they more energy efficient?
LO: A tankless water heater is very different than a traditional hot water tank. While a tank will store (on average) 50 gallons of water that it must keep hot at all times, a tankless does not store any water in it at all. It is a flow-through system. It will only ever turn on when a hot water tap is turned on in the home. As the cold water flows through the tankless water heater, it will be heated to 120 degrees Fahrenheit. In addition, since a tankless will modulate the amount of natural gas needed to heat the water based on the demand, it can potentially use a lot less fuel. This results in a much more energy-efficient water heater. As a comparison, while a traditional tank may have an energy efficiency of up to 0.67 EF (about 67 per cent efficient), a tankless water heater may have an energy efficiency of up to 0.97 EF (about 97 per cent efficient).
NHCG: Final thoughts: What advice would you give new-home owners on what factors to consider – or which systems to choose – to make their home as energy efficient as possible? LO: I would suggest that homeowners strongly consider energy efficiency when investing in an HVAC system. While they may seem to have a higher cost upfront when compared to less efficient systems, the investment is worth the energy savings, indoor air quality, and homeowner comfort. I would also suggest that homeowners look into installing Smart Home systems which include Smart thermostats. These are a great tool for monitoring energy consumption in a home, and for providing ultimate comfort and peace of mind.

Wonderful windows! Is there anything more welcome in a room? From a designer’s perspective, I doubt it. Windows become the natural focal point of any given space, as the source of light and views. In fact, when you ask people what they want most in a home, “windows” and “views” will often top the list. It’s easy to understand why. Let’s start with the obvious: Naturally lit spaces are more functional and “warmer.” Everything looks more vibrant and alive in the light of day. When you’ve got great windows, rooms appear larger – which bodes well for compact spaces. A window or two completely transforms even a small room. Windows these days come in a wide variety of shapes, sizes and designs. Here are some things to think about to highlight your windows.
Finishing touches Think of the window trim as the frame containing a beautiful piece of art. You want something that will complement the view, but also be a feature piece on its own merit. A contemporary trend is painting the trim work in a dark shade of grey or black, as an alternative to the traditional white baseboards, window and door frames. Also, consider your window dressings. Are you leaning toward contemporary shutters or blinds, or a classic curtain? When shopping, consider which type of window covering will best meet your needs for privacy, which will vary depending on whether this is a public versus a private space, like a bedroom or bathroom. Size and shape As they say, go big or go home. If you’re adding windows, make them as large as allowed by the building code. Alternately, window walls have been trending for some time. Position a large mirror opposite your window, and you’ve just visually doubled your window area and outdoor views! Choose a mirror that complements the overall aesthetic of the space and draws attention to its reflection.

Today, many are looking to create a contemporary style of kitchen with sleek surfaces and well-honed finishes. Yet, without the high functionality of smart storage, your modern kitchen could soon turn into a cluttered frustrating mess. Consider these tips when designing a contemporary kitchen look.
LIGHT AND AIRY WITH MAXIMIZED STORAGE
Clean and simple is the cornerstone for contemporary design, which is why we like to suggest that our clients look at simple cabinetry with clean lines and then add texture and warmth with hits of colour throughout the space. We often use contrasting coloured materials under islands to achieve that hit of colour. Not only does a large island function as a major storage component in a kitchen, but it also acts as a focal point for the kitchen space. Appliance garages are a great way to store small, yet bulky appliances like mixers, blenders and food processors. Tucked away, they remain accessible, yet out of sight. The popular butler’s pantry is another added storage area, particularly when it extends out of the kitchen and into the hallway. This extra space is ideal for storing additional appliances, drinking glasses and bar stock. Consider tall pantry towers with shelves, pullout baskets and shallow drawers within your kitchen renovation plans. SMART STORAGE MEANS LESS BULK AND CLUTTER
Smart storage also means that bulky, built-in appliances seamlessly merge with pantry cabinets and other millwork to maximize space. To maximum area, place all appliances on one wall. Many of our clients want a dedicated coffee area. But between appliances, cups, etc., they take up a lot of surface space. Add in a smart-storage coffee nook with contemporary, swing-out cabinet doors that fold away to maintain clean lines. Finally, consider where you will have your garbage area. We often move garbage and recycling bins off the kitchen floor and into large lower cabinet drawers to now reduce visual clutter.
EXTEND CABINETS TO THE CEILING
Large cabinets not only look stylish in a contemporary kitchen but also double as extra storage. Consider having in your kitchen renovation tall upper cabinets that extend to the ceiling with no “dust collecting” gaps between the cabinets and ceiling. We design most cabinets to the ceiling, which adds loads of extra storage to the average-sized kitchen. If you are leery about being able to reach those heights, consider adding a modern hook or sliding ladder to reach top shelves. Having the right design team will ensure that all the details are cohesive while giving you a kitchen with enough storage. Choose a design plan first that offers you streamlined surfaces, functionality and efficiency. After all, you want your kitchen not only to look stylish but to also be truly functional, a space you want to spend time cooking and entertaining in for years to come.

Stronger tones add character to any room while warmer pastels remain popular for a more neutral, muted decor choice. Striking textures, patterns and finishes: Imitation cement tiles boasting colourful designs are growing a fan base for its ability to add visual interest in the home, while neutral textures are favoured to bring a touch of Mediterranean heat or Bohemian-style. Metallic: Metal finishes will be increasingly stylish – with natural gold, copper and brass highlights creating one-of-a-kind shiny, reflective surfaces that glisten in natural light. Primarily used as wall coverings, deep metallic finishes exude a raw, organic feel. Underfoot, neutraltoned metal finishes for floors will continue trending.
