Well, 2020 is coming to a close in the near future, which I’m sure will be a relief for most people. Our last print issue was a casualty of this year’s inclination towards calamity: the headline for this very page was dramatically missing a headline, and our “10 Minutes With… Tim Bontkes” incorrectly identified Tim as Tom in the headline. Apologies! We have endured a lot this year, but we have also experienced, first-hand, how kind, calm and resilient we can be. One thing that wasn’t negatively affected by 2020 was the housing market in our region. Our rational and competent leadership, along with our generally mellow Canadian attitudes and mild and beautiful environment have made Metro Vancouver more appealing than ever for people to call home. The holidays are also approaching, and though they may look different than usual, for this year we can celebrate our loved ones from afar and know that when we get to hug them tight again, we will never take it for granted. Maybe next year will find you celebrating in a beautiful new home! CONCORD PACIFIC’S THE ARC WINS A PRESTIGIOUS BILD AWARD The BILD Award for Best International Project of the Year went to Concord Pacific’s The ARC. In the decision, BILD judges stated “The 30-storey ARC building is inspired by natural elements like the wind and shoreline. A skyhigh swimming pool, connecting both condo towers of the project from up above, is the highest of its kind in Canada”.
Updates to the Broadway Plan: Phase 2 This report is the result of an engagement phase that involved about 1,800 people who live, work, play, shop, and learn in the neighbourhoods in the Broadway area. The engagement activities used during this phase concentrated on both broad and focused engagement with groups who were under-represented in Phase 1. participating in the Broadway planning process. The report summarizes outreach to aboriginal interests, youth, non-profit organizations, council advisory committees, small businesses and workers, disproportionately impacted communities, renters, and neighbourhood people using broad engagement techniques like pop-ups and open houses. It’s simply a place to start to estimate the price range of homes that you could qualify for. Pre-approval is a more indepth analysis of your financial situation, as you will complete an application, and consent to obtain your credit report. At this point, the lender has more detailed information on your income, assets and liabilities, and your information has been checked and verified. Your credit report has been pulled to learn about your credit score, history and credit worthiness. approved for a mortgage and the amount you may be approved for. The pre-approval can also guarantee current mortgage rates for up to 120 days. It is important to acknowledge that you are not guaranteed to get a mortgage if you are prequalified or pre-approved. Many things can happen during the process and some lenders may give a pre-approval letter without actually verifying your information or a borrower may not give completely accurate information about their situation. Now that we have explained the difference between getting pre-qualified and pre-approved, it’s important to figure out how much you can afford to pay before you start looking. Most home buyers have a rough idea of how much they would feel comfortable paying every month on their mortgage. However, there is no quick and dirty way to translate that monthly payment into a specific maximum mortgage amount, because other factors have to be taken into consideration, such as down payment amount, mortgage default insurance, property taxes, strata fees (if applicable) and heating costs. And, you might be qualified to borrow more or less than you think, depending on your income, debts and credit history. Shop around for the best mortgage. Most people think
“bank” when they think mortgage, but there are many other options available by working with a Mortgage Expert. It’s been a year like no other. A pandemic slammed the world into lockdown, escalating climate change brought a maelstrom of natural disasters, millions lost their jobs overnight, and entire industries have been decimated, some possibly beyond repair. Still, we humans are a resilient lot, and here in the Lower Mainland, we’re bouncing back at a rate that’s surprising many folks. This issue we chat with Ryan Berlin, director of intelligence and senior economist at rennie, about the realities of this changing landscape.

and with governments at all levels expected to borrow and spend heavily for years, the Bank of Canada has all but committed to maintaining interest rates where they are into 2023. WILLIAM AND AVIVA DISCOVER KEYSTONE by SUSAN M BOYCE Some things are just meant to be. And that’s exactly the way it happened when William and Aviva discovered Keystone in Langley. The couple had been searching for a new, larger home for some time, but nothing they saw felt right. Some people just want a place to spend 15 minutes on an exercise bike, or be able to catch some rays on a rooftop deck; and some desire a heli-pad and a robotic car elevator – we all have our differences in what we’re looking for (and willing to pay for) in condo amenities. With a competitive condo market, many developers are going over-the-top with the number and imagination of the amenity packages they are offering. These can really add to your health and quality of life, but they also add to your monthly strata fees, so it’s important to balance what you will use and what you can afford. including the highest glass-bottomed swimming pool in North America (it’s a terrifying 20 storeys up), there are quite a few developments in our region that are setting new standards when it comes to amenity options. In North American surveys, the most used amenities are gyms and rooftop decks. But with more and more people bringing up families in condos, as well as people downsizing into townhomes or condos, amenities geared towards people of different ages can make all the difference. One of the most extensive amenity packages is coming to ERA Maple Ridge, a master-planned community by Swiss Real. After taking into account feedback from both buyers into the first phase as

Anthem’s SOCO in Coquitlam is another exciting project with more than 43,000 square feet of of indoor and outdoor amenities, including a contemporary coworking space with meeting rooms, fitness centre with yoga room, indoor sports courts, a workshop for projects and a dedicated music room and sound studio. Outside there’s a fitness track, sports court for table tennis or badminton, play area, outdoor lounge and entertaining BBQ area.

Blue is a colour that many of us gravitate towards. It’s a very approachable colour that can be calm and casual, while simultaneously bold and sophisticated. In the world of design, that opens the door to an abundance of inspiration. Pantone’s colour of the year has been Classic Blue, and while 2020 is slowly creeping to an end and we await the release of a new inspirational colour for 2021, let’s not dismiss this colour just yet. It’s a powerful, long lasting hue that is beyond workable when designing or decorating a space. Whether you choose a soft, light and calm blue as a wall colour, or make a bold statement with rich cobalt blue kitchen cabinetry, you will find that it’s easy to not only create a great palette around this colour, but also create a space that feels relaxed. Blue and white has always been a classic combination in design and decor. It makes a statement, but somehow does not appear as bold or dominant as a black and white pairing can. This is a colour that can make you feel like you are being a bit “edgy” in your designs, but not so much so that you feel it’s too risky or difficult to commit, as some colours can be. 52 New Home + Condo Guide | Nov. 14–28, 2020
If you’re not comfortable in “going big” with a strong shade of blue for a wall colour or upholstery, then try introducing it on a smaller scale in pillows, accessories or your area rugs. This can either ease you into a stronger approach or give you the flexibility if you tire of it. However you decide to use blue, the adaptability of this colour is seemingly endless. If deep, rich, or bright shades of blue are not quite right for you, a smoky grey blue or a soft light blue with a hint of green creates a warm and stunning space. Playing with the undertones of blue creates equally workable pairings with a multitude of other colours ranging from rich reds, oranges and mustards to greens, aubergines and chocolate browns. Ultimately, next year’s colour of the year may be the next “It girl,” but blue will always continue to be the star of the show, maintaining its timeless foothold in design.
