Going into this summer is like coming out of an 18-month long hibernation. There’s no more mask mandate, so we can finally see people’s faces again, and we can finally visit friends, explore the country and even look forward to travelling abroad again sometime soon! We can also start to visit presentation centres, attend grand openings and events and expand our in-person searches for our new homes. While virtual tours are a great way to deal with pandemic safety protocols, there’s no substitute for a visit to a presentation centre, where you can walk through a show home, feel the materials and get an idea of the flow of the space and the quality of the building. And the selection of new projects coming to market is expanding. With immigration set to return to normal levels, interprovincial migration, and the continued low interest rate environment, there is strong demand that is set to continue throughout 2021 and well into 2022. So (if you are vaccinated) get out there and begin a return to regular summer fun, have barbeques, go swimming, camping, and get back to enjoying our beautiful province and country. Summer is here and it’s a great time to start your search for your perfect new home.

Interior Infinite at the Polygon The Polygon Gallery presents Interior Infinite, on view from June 25 to September 5, 2021. This group show explores “carnivalesque expression as an act of resistance against the status quo”, featuring a group of 15 international artists whose works span photography, video, performance, and sculpture, including Nick Cave, Dana Claxton, Zanele Muholi, Aïda Muluneh, Skeena Reece, Yinka Shonibare CBE, Sin Wai Kin, Carrie Mae Weems, and Zadie Xa.

Oakridge x Pac Rim Patio In time for prime patio season, Westbank and Oakridge have transformed the Fairmont Pacific Rim Plaza into a unique outdoor pop-up patio. The plaza reflects the design for the 10-acre park at Oakridge, inspired in equal part by the rice terraces of Southeast Asia and the coastal temperate rainforests of British Columbia. The

grassy patio is defined by distinct, carved hills creating topographic forms, and has more 50 seats, to sit, relax and enjoy the view. The patio features a playful menu by Fairmont Pacific Rim’s executive chef, Damon Campbell, a line of handcrafted cocktails, live music and the Oakridge Food Truck. Open daily from 12 pm – 8 pm.

Format by Cressey’s New Mural Format by Cressey is proud to welcome a stunning, new art installation to East Vancouver at 1503 Kingsway - the location of Cressey’s newest community development. Cressey collaborated with East Vancouver artist Katie So and Vancouver Mural Festival to showcase a substantial 180ft mural that highlights the prevalence of nature and community gardens in East Vancouver through an ode to the fig tree. The mural along Kingsway is one of many ways Cressey is celebrating the vibrancy of East Vancouver. Southlands Tsawwassen Farmers’ Markets The weekly Southlands Tsawwassen farmers’ markets began on Saturday, June 19 from 10 a.m. to 2 p.m. in Market Square. Let’s taLk about Housing BoB Rennie in Conversation with DaviD eBy by susan M boyCe The conversation was candid when Bob Rennie and the Honourable David Eby, BC’s Attorney General and Minister Responsible for Housing, met for a virtual luncheon at the Urban Development Institute (UDI). No surprise to the crowd “zooming” in to attend, affordability and lack of rental housing dominated much of the conversation. CreaTe supply

Always a straight shooter, Rennie was quick to put political resistance to meaningful action firmly on the table. “It’s my belief civic politicians have a hard time enacting anything that takes place outside their four-year mandate because of the political risk.” 30  New Home + Condo Guide  |  July 10–24, 2021

He wants to see nonmunicipal incentives replace city quotas. “If provincial and federal governments gave $10,000 per door for market rentals, $15,000 per door for non-market rentals, and $7,500 per door for homes under $1 million in Vancouver or under $750,000 in other regions, that would have a significant impact.” Eby agreed incentives are the way to go. “We have to provide some level of additional support and incentive to local governments to do the right thing – even if it’s as simple as defining the level of density required within a given transit corridor.”

Poised to follow in the footsteps of Cambie Corridor’s success, higher density remains one of the top three priorities for development along Broadway Corridor. “I feel there’s been a shift in public sentiment about density,” Eby said, noting this shift is driven, in large part, by a younger generation of voters who embrace increased density and aren’t afraid of vocalizing that point of view. Both Eby and Rennie see the pandemic-driven requirement to take city council hearings online as the great leveller when it comes to open dialogue about planning for increased density. “Virtual council meetings have allowed people of any age to show up,” Eby said. “If

you’ve got a full-time job and a family to look after, sitting through a meeting at City Hall that could run to midnight is probably not high on your priority list. But if you can attend without leaving home, it suddenly becomes possible.” TenanTs FirsT

Acknowledging the heated controversy around renovictions, Eby believes there needs to be greater collaboration between tenants, landlords, developers, and municipal governments. “When someone’s lived in a building for 20, 30, even 40 years, it’s almost impossible to find affordable accommodation somewhere else. So when tenants ask city council for help, there needs to be a response. These people need to be protected, but the aging, mouldy building that was often built during the MURB years doesn’t. It needs to be replaced.” Rennie offered one possible solution. When a developer wants to build a tower on or near a site currently occupied by temporary modular housing, make it a condition they incorporate twice the number of existing non-

market units and move the existing tenants into half of them. Net result: no one is forced back onto the risk-laden street and more homeless people can enjoy safe accommodations. But he stressed this needs to be planned and agreed on by all stakeholders, or it won’t happen. Looking at market rental housing, he predicted that although it’s doubtful any single company would indefinitely locate 100,000 or more employees in one city due to fears of the potential for civic unrest, demand from American mega-employers like Amazon or Microsoft will continue putting pressure on Metro Vancouver developers to increase quality rental supply. Which makes it even more ironic that despite knowing there is a

tsunami of highlypaid, highly-skilled technology leaders who will need rental accommodations in Vancouver, the lengthy approval process that’s plagued local developers will continue to create massive roadblocks to building it. Once again, Rennie believes incentives to fast-track applications are the best solution both for rental and multi-family development. “If you gave every city staff just $2.50 per door that was approved and 3,000 units got the nod, that would add up to a $7,500 bonus at the end of the year.” Not an insignificant amount, and one that’s likely to snowball since faster approvals would mean greater numbers of approvals overall. Yet another of Rennie’s suggestions to reduce FOMO pressure (Fear of Losing Out) and thus increase affordability could be to rezone the area east/west between Main and Boundary and north/south between Hastings and 33rd Avenue to become 100% townhomes within the next quarter century.

In closing, Rennie pointed out another, significant housing-related benefit to the pandemic—a increased consciousness about the real issues around housing affordability. “Cause and supply is the new conversation, and that’s good. I believe the last election was a Covid election. The next one will be a housing election.” For too many years, he added, whenever developers asked for more supply,

it was interpreted to mean they want more money. Yet it’s a wellestablish rule of economics: the way to reduce the price of any commodity is to increase supply, and by working collaboratively

Things are looking up for British Columbia, as the number of vaccinated citizens rises and announcements of re-opening our economy this September have been made by our officials. This means more people back to work, and also taking much needed vacations, whether local or abroad. Summer is typically a slower market for real estate in BC, when people take time off with their families and friends. This makes the summer a great time to buy, with prices typically a little less than the fall. Those that buy in the summer months before this usual market rise benefit from the equity in the homes they purchased earlier in the year. The same can be said for the spring market which is usually busier than the fall market in typical years. If you are around at all this summer, your best bet for equity gain and getting the best value for your purchasing dollars is to look and see what is available in July and August, before the market increases. On top of all this, immigration is set to fully re-open either late this year or early next year, forecasting another market surge in British Columbia. Currently only citizens, permanent residence, refugees and foreign nationals have been allowed in by the federal government (with some exemptions) during the pandemic.

Eastleigh

The market and economy overall are expected to get busier once these conditions are removed. The best opportunity is to get in before this happens while the market is a little slower and reap the benefits once the market picks up again, as it always does in the long run. Some great options are to look for are homes in city centres, on or near rapid transit or future rapid transit ,and close to college and university campuses. DOWN PAYMENT VS DEPOSIT WHAT IS THE DIFFERENCE BETWEEN DEPOSIT AND DOWN PAYMENT AND AT WHAT POINT IN THE PROCESS IS EACH PAID?

The deposit is the money that you put down to secure the property that you are purchasing. In other words, you are proving that you are serious about buying the property. There is no set amount on how much the deposit amount is. However, most often the deposit is five per cent of the purchase price. When you are writing an offer to purchase with your real estate agent, they will require a deposit amount. That amount depends on the purchase price and how quickly you will be closing on the sale. The deposit is applied against the purchase price of the property when the sale closes. The deposit will become part of the down payment. The down payment is the money that you put up front when you purchase a property. Down payments typically range

from five per cent to 20 per cent of the total value of the property. The minimum down payment required to purchase a property is five per cent. There are different down payment requirements when you are purchasing. You can put as little as five per cent down payment, but if you are purchasing a rental or investment property you will need to put a minimum of 20 per cent down payment. The full amount of the down payment is payable when the sale closes. HERE ARE A COUPLE OF EXAMPLES:

Example 1: The buyers are buying a property with a purchase price of $500,000. They will be putting a 10 per cent down payment ($50,000). They removed subjects and it has become a firm offer on November 1st. They will be giving a deposit of $25,000 and they will be closing on January 15th. The buyers will need to pay the balance of the down payment on the closing date of $25,000 for a total down payment of $50,000.

Example 2: The buyers are buying a property that is under construction and the developer is asking for a 10 per cent deposit. The property that they are purchasing is $619,900 plus GST. They have given a deposit of $61,990. The final purchase price with GST is $650,895. The buyers are only putting a down payment of 5% ($32,544.75), therefore, the buyers will get the difference back at the time of closing.
